finele lui decembrie 2018, suma medie solicitat\u0103 pentru apartamentele noi \u0219i vechi disponibile spre v\u00e2nzare la nivel na\u021bional a ajuns la o valoare de 1.239 de euro pe metru p\u0103trat util, \u00een sc\u0103dere cu 0,2% fa\u021b\u0103 de luna precedent\u0103, de la o valoare de 1.242 de euro pe metru p\u0103trat. Pe tot parcursul anului trecut, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a><\/strong> a consemnat un avans de 6,4% al pre\u021burilor, \u00een condi\u021biile \u00een care, \u00een decembrie 2017, preten\u021biile v\u00e2nz\u0103torilor se situau la o medie de 1.164 de euro pe metru p\u0103trat util. Spre compara\u021bie, pre\u021burile apartamentelor au consemnat o marj\u0103 de cre\u0219tere de aproape 11% \u00een 2017 \u0219i, respectiv, de 10,4% \u00een 2016. <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/cresteri-reduse-la-preturile-locuintelor-in-t3-2018-cum-arata-piata-rezidentiala_db\/\">Tendin\u021ba de temperare a ritmului scumpirilor<\/a> este, a\u0219adar, c\u00e2t se poate de evident\u0103 &#8211; iar acest fapt reprezint\u0103, desigur, un semn clar \u0219i pozitiv al stabiliz\u0103rii pie\u021bei, av\u00e2nd \u00een vedere c\u0103 un ritm de cre\u0219tere de 10% pe an este dificil de sus\u021binut pe termen mediu \u0219i lung.<\/p>\n<blockquote><p>&#8222;2018 pare a fi cel mai echilibrat an pe care l-a cunoscut pia\u021ba imobiliar\u0103 local\u0103. Este de a\u0219teptat ca apetitul cump\u0103r\u0103torilor s\u0103 creasc\u0103 pentru segmentul nou, \u00een aceste condi\u021bii.&#8221; <\/p>\n<p><strong>Daniel Crainic, director marketing Imobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen cel mai mare ora\u0219 al \u021b\u0103rii, preten\u021biile v\u00e2nz\u0103torilor au ajuns, la finele lui decembrie 2018, la o valoare de 1.335 de euro pe metru p\u0103trat, \u00een cre\u0219tere cu 0,5% fa\u021b\u0103 de luna precedent\u0103 (c\u00e2nd se situau la 1.329 de euro pe metru p\u0103trat util). \u00cen ultimele 12 luni, apartamentele din Capital\u0103 au consemnat, per ansamblu, un avans de 6% (de la 1.259 de euro pe metru p\u0103trat util \u00een decembrie 2017). Locuin\u021bele din blocurile vechi se situau, la finele lui 2018, la o valoare de 1.232 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 3,8% fa\u021b\u0103 de decembrie 2017, c\u00e2nd costau 1.187 de euro pe metru p\u0103trat. Apartamentele noi, pe de alt\u0103 parte, au ajuns \u00een ultima lun\u0103 a anului la un nivel de pre\u021b de 1.412 euro pe metru p\u0103trat util, ceea ce marcheaz\u0103 un avans de 8,1% la 12 luni, de la 1.306 euro pe metru p\u0103trat util. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span>Bra\u0219ov:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la poalele T\u00e2mpei, apartamentele costau, \u00een medie, 1.102 euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui decembrie, \u00een cre\u0219tere cu 1,9% fa\u021b\u0103 de noiembrie (de la 1.081 de euro pe metru p\u0103trat) \u0219i, respectiv, cu 9,4% fa\u021b\u0103 de perioada similar\u0103 a anului precedent (c\u00e2nd se situau la 1.007 euro pe metru p\u0103trat). Bra\u0219ovul se situeaz\u0103, astfel, dintre marile centre regionale analizate, pe primul loc \u00een clasamentul cre\u0219terilor anuale de pre\u021b la apartamente. Unit\u0103\u021bile locative vechi au ajuns la o valoare medie de listare de 1.082 de euro pe metru p\u0103trat util, dup\u0103 un avans anual de 7% (de la 1.011 euro pe metru p\u0103trat). Locuin\u021bele noi, pe de alt\u0103 parte, au consemnat o cre\u0219tere semnificativ mai substan\u021bial\u0103, anume 16,2%, de la 994 la 1.155 de euro pe metru p\u0103trat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dac\u0103 anii trecu\u021bi a \u021binut capul de afi\u0219 \u00een materie de scumpiri pe segmentul reziden\u021bial, \u00een 2018 ritmul de cre\u0219tere a pre\u021burilor s-a temperat sensibil \u0219i \u00een Cluj-Napoca, \u00een concordan\u021b\u0103 cu trendul resim\u021bit la nivel na\u021bional. Astfel, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a><\/strong> a ajuns aici la o valoare de 1.555 de euro pe metru p\u0103trat util la finele lunii decembrie, \u00een sc\u0103dere cu 0,1% fa\u021b\u0103 de noiembrie (de la 1.556 de euro pe metru p\u0103trat), dar \u00een cre\u0219tere cu 6,7% fa\u021b\u0103 de perioada similar\u0103 a anului 2017 (de la 1.457 de euro pe metru p\u0103trat). Apartamentele vechi din ora\u0219 au ajuns la o valoare de 1.593 de euro pe metru p\u0103trat, ceea ce echivaleaz\u0103 cu un plus de 5,7% la 12 luni (fa\u021b\u0103 de un nivel de 1.507 euro pe metru p\u0103trat). Locuin\u021bele nou-construite au \u00eenregistrat \u00een acest r\u0103stimp o cre\u0219tere de 8,4%, de la 1.399 la 1.516 euro pe metru p\u0103trat. <\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/5-semne-de-maturizare-a-pietei-rezidentiale-in-2018_db\/\">5 semne de maturizare a pie\u021bei reziden\u021biale \u00een 2018<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span>Constan\u021ba:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, suma medie solicitat\u0103 pentru un apartament a sc\u0103zut cu 1,4% \u00een decembrie (de la 1.133 la 1.117 euro pe metru p\u0103trat util), dar a crescut cu 2% \u00een ultimele 12 luni (de la 1.095 euro pe metru p\u0103trat util). Constan\u021ba este, astfel, centrul regional cu cea mai mic\u0103 marj\u0103 anual\u0103 de cre\u0219tere a pre\u021burilor, ilustr\u00e2nd cel mai bine tendin\u021ba de stabilizare a pie\u021bei. Apartamentele vechi din ora\u0219 se situau la un nivel de pre\u021b de 1.123 de euro pe metru p\u0103trat util la finele lui decembrie, \u00een cre\u0219tere cu doar 3% fa\u021b\u0103 de perioada similar\u0103 a anului anterior (c\u00e2nd costau 1.080 1.090 de euro pe metru p\u0103trat). Interesant este c\u0103 locuin\u021bele noi din ora\u0219 sunt chiar mai ieftine acum dec\u00e2t \u00een urm\u0103 cu un an, \u00een condi\u021biile \u00een care pre\u021burile acestora au consemnat un recul de 1% pe tot parcursul lui 2018, de la 1.111 la 1.100 euro pe metru p\u0103trat util.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span>Ia\u0219i:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a><\/strong> a consemnat o cre\u0219tere u\u0219oar\u0103, de 0,2%, \u00een decembrie 2018 fa\u021b\u0103 de noiembrie (de la 1.008 la 1.010 euro pe metru p\u0103trat util) \u0219i, respectiv, un avans de 3,7% fa\u021b\u0103 de decembrie 2017 (de la 974 de euro pe metru p\u0103trat). \u00cen ultimele 12 luni, apartamentele din blocurile vechi s-au apreciat cu aproximativ 6%, de la 940 la 996 de euro pe metru p\u0103trat util. \u00cen acela\u0219i timp, locuin\u021bele noi au consemnat o cre\u0219tere de 2,4%, de la 994 la 1.018 euro pe metru p\u0103trat.<\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/imobiliarele-in-2019-ne-paste-o-criza-ca-cea-din-2008-datele-statistice-arata-ca-nu_db\/\">Imobiliarele \u00een 2019: Ne pa\u0219te o criz\u0103 ca cea din 2008? La un pre\u021b mediu de 1.213 euro pe metru p\u0103trat, apartamentele vechi din ora\u0219 sunt, \u00een prezent, cu 4,9% mai scumpe dec\u00e2t \u00een urm\u0103 cu 12 luni (c\u00e2nd costau 1.156 de euro pe metru p\u0103trat).
