num\u0103rului de achizi\u021bii de apartamente \u00een 2018.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit celui mai recent raport lansat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> \u0219i <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong>, \u00een colaborare cu Prim\u0103ria Sectorului 2 al Capitalei, \u00een Pantelimon <strong>(foto)<\/strong> au avut loc anul trecut 808 achizi\u021bii de imobile, \u00een Tei 695, iar \u00een Colentina 603 contracte. Spre compara\u021bie, \u00een zona central\u0103 a Bucure\u0219tiului au avut loc anul trecut 849 de v\u00e2nz\u0103ri. <\/p>\n<p>De men\u021bionat este c\u0103, din punctul de vedere al valorii propriet\u0103\u021bilor v\u00e2ndute, zona central\u0103 (cu 80 de milioane de euro) este urmat\u0103 de Pipera Sud (cu un total de 53,1 milioane de euro, pentru doar 301 tranzac\u021bii), apoi de Tei (50,9 milioane de euro), Pantelimon (44,5% milioane de euro) \u0219i, abia pe locul al cincilea, de Colentina (33,5 milioane de euro). Bine\u00een\u021beles c\u0103 discrepan\u021bele \u00eentre cele dou\u0103 clasamente nu fac dec\u00e2t s\u0103 sublinieze valorile comparativ mai mari ale propriet\u0103\u021bilor tranzac\u021bionate \u00een centrul \u0219i nordul Capitalei.  <\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/sectorul-2-centrul-si-pipera-sud-cele-mai-active-zone-la-tranzactii-imobiliare_db\/\">Sectorul 2: Centrul \u0219i Pipera Sud, cele mai active zone la tranzac\u021bii imobiliare. Vezi pre\u021burile de v\u00e2nzare!<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Pantelimon_codas_la_achizitiile_de_case\"><\/span>Pantelimon: coda\u0219 la achizi\u021biile de case<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe tipuri de propriet\u0103\u021bi, majoritatea cov\u00e2r\u0219itoare a contractelor de v\u00e2nzare, anume 746, au avut ca obiect apartamente, valoarea cumulat\u0103 a acestora ridic\u00e2ndu-se la 40,9 milioane de euro. Pe segmentul caselor \u0219i vilelor, Pantelimonul se num\u0103r\u0103 printre cartierele cu cele mai pu\u021bine tranzac\u021bii, aici fiind consemnate doar opt asemenea opera\u021biuni (cu un volum de 0,6 milioane de euro). <\/p>\n<p>C\u00e2t despre evolu\u021bia pre\u021burilor de tranzac\u021bionare la apartamente, o cre\u0219tere important\u0103 poate fi observat\u0103 pe segmentul unit\u0103\u021bilor locative mai mici de 35 de metri p\u0103tra\u021bi amplasate \u00een blocuri ridicate \u00eentre 1945 \u0219i 1977 \u2013 acestea au ajuns s\u0103 coste 35.700 de euro \u00een ultimul trimestru al anului, fa\u021b\u0103 de doar 22.000 de euro \u00een cel dint\u00e2i, ceea ce echivaleaz\u0103 cu o diferen\u021b\u0103 de 13.700 de euro.<\/p>\n<p>Un avans important a avut loc \u0219i \u00een cazul unit\u0103\u021bilor locative \u00een suprafa\u021b\u0103 de 55-74 de metri p\u0103tra\u021bi, finalizate dup\u0103 anul 2000, care  au ajuns s\u0103 se v\u00e2nd\u0103, \u00een medie, cu 96.900 de euro la sf\u00e2r\u0219itul anului, fa\u021b\u0103 de 82.000 de euro la \u00eenceputul acestuia. O sc\u0103dere demn\u0103 de luat \u00een calcul a avut loc, pe de alt\u0103 parte, pe segmentul locuin\u021belor cuprinse \u00eentre 55 \u0219i 74 de metri p\u0103tra\u021bi, dar finalizate \u00eentre 1978 \u0219i 2000: acestea au ajuns de la 69.200 de euro (\u00een T1 2018) la 62.900 de euro (\u00een T4). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Tei_locuintele_de_55-74_mp_s-au_apreciat_pe_final_de_an\"><\/span>Tei: locuin\u021bele de 55-74 mp s-au apreciat pe final de an<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe tipuri de propriet\u0103\u021bi, apartamentele de\u021bin, \u0219i \u00een Tei, \u00eent\u00e2ietatea, cu un total de 599 de contracte \u00eencheiate pe parcursul lui 2018, \u00een valoare de 45 de milioane de euro. Spre compara\u021bie, achizi\u021biile de case \u0219i vile au fost mult mai pu\u021bin numeroase, fiind consemnate doar 26 de asemenea opera\u021biuni (\u00een valoare de 3,4 milioane de euro). Pe segmentul terenurilor au avut loc 18 tranzac\u021bii (cu un volum de 1,4 milioane de euro), \u00een vreme ce contractele viz\u00e2nd alte tipuri de imobile au fost \u00een num\u0103r de 52 (\u0219i \u00een valoare de 1,1 milioane de euro). <\/p>\n<p>La capitolul valori de tranzac\u021bionare, pe segmentul apartamentelor construite \u00eentre 1945 \u0219i 1977 poate fi observat\u0103 o tendin\u021b\u0103 de sc\u0103dere \u00een ultimul p\u0103trar al anului trecut, unit\u0103\u021bile locative de p\u00e2n\u0103 la 35 de metri p\u0103tra\u021bi ajung\u00e2nd la 30.000 de euro (fa\u021b\u0103 de 37.800 de euro \u00een trimestrul anterior), iar cele cuprinse \u00eentre 35 \u0219i 54 de metri p\u0103tra\u021bi sc\u0103z\u00e2nd la 46.000 de euro (de la 50.100 de euro). Excep\u021bia de la regul\u0103 o constituie apartamentele de 55 p\u00e2n\u0103 la 74 de metri p\u0103tra\u021bi, a c\u0103ror valoare de tranzac\u021bionare a crescut pe final de an, de la 63.200 la 69.600 de euro. <\/p>\n<p>Pre\u021burile apartamentelor finalizate \u00eentre 1978 \u0219i 2000, pe de alt\u0103 parte, au fost mai stabile pe final de an, cea mai semnificativ\u0103 varia\u021bie av\u00e2nd loc \u00een cazul unit\u0103\u021bilor de 55-74 de metri p\u0103tra\u021bi, care s-au apreciat cu pu\u021bin pest 2.000 de euro (p\u00e2n\u0103 la 7.400 de euro). Locuin\u021bele finalizate din 2000 \u00eencoace au cunoscut \u0219i ele sc\u0103deri ale valorilor de tranzac\u021bionare \u00een ultimul trimestru al anului, cu men\u021biunea c\u0103 tranzac\u021biile de acest tip au fost mai pu\u021bin numeroase. <\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/primul-studiu-asupra-preturilor-de-vanzare-ale-locuintelor-din-capitala_db\/\">Primul STUDIU asupra pre\u021burilor de V\u00c2NZARE ale locuin\u021belor din Capital\u0103, lansat de Imobiliare.ro \u0219i Analize Imobiliare, \u00een colaborare cu Prim\u0103ria Sectorului 2<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Colentina_apartamente_la_sub_20000_de_euro\"><\/span>Colentina: apartamente la sub 20.000 de euro!<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ceea ce prive\u0219te tipul propriet\u0103\u021bilor tranzac\u021bionate \u00een Colentina, cele mai numeroase au fost tot apartamentele, acestea ajung\u00e2nd la un total de 514 achizi\u021bii (\u0219i la o valoare de 29,3 milioane de euro). Casele \u0219i vilele, pe de alt\u0103 parte, au f\u0103cut obiectul a 18 contracte de v\u00e2nzare (cu un volum de 1,6 milioane de euro), \u00een vreme ce pe segmentul terenurilor din Colentina au avut loc 20 de tranzac\u021bii (cu o valoare de 1,7 milioane de euro). Achizi\u021biile de alte imobile au fost \u00een num\u0103r de 51, cu un volum de un milion de euro.  <\/p>\n<p>O caracteristic\u0103 interesant\u0103 a acestui cartier este c\u0103 aici pot fi g\u0103site unele dintre cele mai accesibile locuin\u021be \u2013 este vorba despre apartamente mai mici de 35 de metri p\u0103tra\u021bi, \u00een blocuri ridicate \u00eentre 1945 \u0219i 1977, care se tranzac\u021bionau, \u00een T4 2018, cu o medie de 16.700 de euro (\u00een cre\u0219tere de la circa 13.000 de euro \u00een trimestrul anterior); e vorba, \u00eens\u0103, \u00een aceste cazuri, de unit\u0103\u021bi locative monocamerale, confort II sau III. Apartamentele de p\u00e2n\u0103 la 35 de metri p\u0103tra\u021bi, dar amplasate \u00een blocuri ridicate \u00een perioada 1978-2000 \u0219i dup\u0103 aceea, au fost achizi\u021bionate, pe de alt\u0103 parte, la pre\u021buri semnificativ mai mari \u00een perioada men\u021bionat\u0103, anume 37.000 de euro \u0219i, respectiv, circa 48.000 de euro. <\/p>\n<p>C\u00e2t despre locuin\u021bele de 55-74 de metri p\u0103tra\u021bi, valorile de achizi\u021bie din T4 2018 au fost mult mai stabile raportat la perioada de construc\u021bie, acestea variind \u00eentre circa 62.400 de euro \u0219i, respectiv, 68.500 de euro. \u00cen ceea ce prive\u0219te apartamentele mai spa\u021bioase, de peste 75 de metri p\u0103tra\u021bi, cele mai multe tranzac\u021bii au vizat propriet\u0103\u021bi amplasate \u00een imobile ridicate dup\u0103 anul 2000, valoarea medie a acestora situ\u00e2ndu-se la 101.000 de euro la finele lui 2018, foarte aproape de nivelul consemnat \u00een primul trimestru. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>La nivelul Sectorului 2 al Bucure\u0219tiului, Pantelimon, Tei \u0219i Colentina se situeaz\u0103, dup\u0103 Centru, pe urm\u0103toarele trei pozi\u021bii \u00een clasament din punctul de vedere al num\u0103rului de achizi\u021bii de apartamente \u00een 2018.
