class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> \u0219i <a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a>, propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia (apartamente, dar \u0219i case) s-au apreciat cu 1,6% \u00een cel din urm\u0103 trimestru din 2018 fa\u021b\u0103 de cele trei luni anterioare. Pe parcursul \u00eentregului an, pre\u021burile solicitate de c\u0103tre v\u00e2nz\u0103tori s-au majorat, per ansamblu, cu 5,3%. Aceast\u0103 cifr\u0103 arat\u0103 c\u0103 tendin\u021ba de temperare a scumpirilor de pe pia\u021ba reziden\u021bial\u0103 s-a accentuat vizibil anul trecut, \u00een condi\u021biile \u00een care \u00een 2017 \u0219i 2016 erau consemnate cre\u0219teri de 9,1% \u0219i, respectiv, 12,4%. De men\u021bionat este c\u0103, \u00een ultimul trimestru din 2018, nivelul pre\u021burilor se situa cu 27,6% sub sub cel \u00eenregistrat \u00een urm\u0103 cu zece ani (T4 2008). <\/p>\n<blockquote><p>\u201e\u00cen urm\u0103 cu un an, constatam apari\u021bia unor factori \u00abperturbatori\u00bb pe pia\u021ba reziden\u021bial\u0103, care aveau s\u0103-i fr\u00e2neze expansiunea, \u0219i declaram c\u0103 2018 avea s\u0103 fie un an de stabilizare \u0219i de cre\u0219tere moderat\u0103. \u00centr-adev\u0103r, anul 2018 a consolidat evolu\u021bia cresc\u0103toare a pre\u021burilor propriet\u0103\u021bilor reziden\u021biale \u00eenregistrat\u0103 din 2014 \u00eencoace (c\u00e2nd am notat cele mai sc\u0103zute valori din ultimii zece ani), \u00eens\u0103 ritmul anual de cre\u0219tere a \u00eencetinit la 5,3%. S-ar p\u0103rea, a\u0219adar, c\u0103 cei interesa\u021bi de achizi\u021bia unei locuin\u021be nu au mai fost dispu\u0219i s\u0103 accepte scumpiri similare celor din anii anteriori.\u201d<\/p>\n<p><strong>Dorel Ni\u021b\u0103, Head of Data and Research \u00een cadrul Imobiliare.ro \u0219i Project Manager al AnalizeImobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<p>Trendul de \u00eencetinire a ritmului scumpirilor pe pia\u021ba locuin\u021belor este confirmat \u0219i de statisticile oficiale privind pre\u021burile de tranzac\u021bionare ale propriet\u0103\u021bilor reziden\u021biale din Rom\u00e2nia. Astfel, cele mai recente date publicate de Eurostat \u0219i Institutul Na\u021bional de Statistic\u0103 (INS) arat\u0103, pentru al treilea p\u0103trar din 2018, un plus de 4,3% \u00een Uniunea European\u0103 (fa\u021b\u0103 de perioada similar\u0103 din 2017), \u00een vreme ce, pe pia\u021ba local\u0103, avansul anual a fost ceva mai accentuat, anume 5,7%.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca_nu_mai_conduce_topul_scumpirilor\"><\/span>Cluj-Napoca nu mai conduce topul scumpirilor<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ceea ce prive\u0219te evolu\u021bia pre\u021burilor la apartamente, Bra\u0219ovul <strong>(foto)<\/strong> s-a situat, dintre marile ora\u0219e, \u00een fruntea clasamentului scumpirilor \u2013 at\u00e2t \u00een T4 2018, c\u00e2t \u0219i pe parcursul \u00eentregului an. Aici, preten\u021biile v\u00e2nz\u0103torilor de apartamente au consemnat un avans trimestrial de 1,6% \u0219i, respectiv, unul anual de 7,5%, p\u00e2n\u0103 la o valoare de 1.080 de euro pe metru p\u0103trat util. \u00cen Timi\u0219oara, pre\u021burile s-au majorat cu 1,2% \u00een ultimul trimestru \u0219i, respectiv, cu 7,1% \u00een 2018, ajung\u00e2nd la o valoare de 1.200 de euro pe metru p\u0103trat. \u00cen Constan\u021ba, cre\u0219terea la trei luni a fost de 0,6%, iar cea anual\u0103 de 6,6%, suma medie solicitat\u0103 pentru un apartament ajung\u00e2nd la 1.140 de euro pe metru p\u0103trat. <\/p>\n<p>Tendin\u021ba de temperare a scumpirilor este vizibil\u0103 inclusiv \u00een Cluj-Napoca, unde apartamentele s-au apreciat cu 0,9% \u00een ultimul trimestru din 2018 \u0219i, respectiv, cu 6,2% pe parcursul \u00eentregului an, p\u00e2n\u0103 la o valoare de 1.530 de euro pe metru p\u0103trat util. Bucure\u0219tiul ocup\u0103 pozi\u021bia a cincea \u00een clasamentul cre\u0219terilor de pre\u021b, cu un avans trimestrial de 1,1% \u0219i unul anual de 5,8%, p\u00e2n\u0103 la 1.300 de euro pe metru p\u0103trat util. Dintre centrele regionale monitorizate constant de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>, Ia\u0219iul se situeaz\u0103 pe ultimul loc \u00een materie de scumpiri, avansul anual cifr\u00e2ndu-se aici la 3,4%, \u00een contextul unei sc\u0103deri de 0,1% \u00een ultimul p\u0103trar al lui 2018, p\u00e2n\u0103 la o valoare de 980 de euro pe metru p\u0103trat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Orasele_din_sudul_tarii_au_cele_mai_ieftine_apartamente\"><\/span>Ora\u0219ele din sudul \u021b\u0103rii au cele mai ieftine apartamente<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dac\u0103 cele mai scumpe apartamente pot fi g\u0103site \u00een ora\u0219ele mai sus-men\u021bionate \u2013 acestora ad\u0103ug\u00e2ndu-li-se \u0219i Craiova, cu o medie de 1.090 de euro pe metru p\u0103trat util \u2013, cele mai accesibile re\u0219edin\u021be de jude\u021b sunt tot acelea din jum\u0103tatea de sud a \u021b\u0103rii. Pe primul loc din acest punct de vedere se situeaz\u0103 \u00een continuare Re\u0219i\u021ba, unde pre\u021bul mediu solicitat s-a men\u021binut la o valoare de 500 de euro pe metru p\u0103trat util, iar pe locul al doilea se afl\u0103 Giurgiu, cu o medie de 520 de euro pe metru p\u0103trat. Aceste dou\u0103 ora\u0219e sunt urmate de Alexandria, unde un apartament poate fi achizi\u021bionat cu 590 de euro pe metru p\u0103trat util, de T\u00e2rgovi\u0219te (630 de euro pe metru p\u0103trat util) \u0219i, respectiv, de Drobeta Turnu Severin (640 de euro pe metru p\u0103trat util).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cerere_versus_oferta\"><\/span>Cerere versus ofert\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ultimul trimestru din 2018, volumul c\u0103ut\u0103rilor de locuin\u021be din marile centre regionale ale \u021b\u0103rii era cu 11% mai mic dec\u00e2t \u00een perioada similar\u0103 a anului anterior \u2013 trendul fiind resim\u021bit \u00een toate cele \u0219ase pie\u021be analizate. Ora\u0219ele \u00een care poate fi observat cel mai mare declin anual la c\u0103ut\u0103rile de apartamente \u0219i case sunt Ia\u0219i (-24%), Cluj-Napoca (-23%), dar \u0219i Timi\u0219oara (-22%), \u00een vreme ce sc\u0103deri de dou\u0103 cifre au fost consemnate \u0219i \u00een Constan\u021ba (-17%) \u0219i Bra\u0219ov (-12%). Cea mai mic\u0103 marj\u0103 de diminuare a cererii, pe de alt\u0103 parte, a fost \u00eenregistrat\u0103 \u00een Bucure\u0219ti, care este \u0219i cea mai mare pia\u021b\u0103 imobiliar\u0103 a \u021b\u0103rii \u2013 aici, volumul c\u0103ut\u0103rilor de locuin\u021be a \u00eenregistrat un recul anual de doar 4%.<\/p>\n<p>Pe de alt\u0103 parte, datele <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong> arat\u0103 \u0219i o sc\u0103dere a ofertei totale de locuin\u021be, \u00een consonan\u021b\u0103 cu ceea ce s-a \u00eent\u00e2mplat cu cererea. Astfel, num\u0103rul total de propriet\u0103\u021bi reziden\u021biale disponibile spre v\u00e2nzare \u00een cele \u0219ase mari ora\u0219e ale \u021b\u0103rii (apartamente \u0219i case construite \u00eenainte de anul 2000) s-a diminuat, pe parcursul a 12 luni, cu 7,2%. Sc\u0103deri au fost consemnate \u00een cinci dintre cele \u0219ase ora\u0219e analizate, anume \u00een Bra\u0219ov (-16,2%), Cluj-Napoca (-13,2%), Ia\u0219i (-9%), Bucure\u0219ti (-6,7%) \u0219i, respectiv, Timi\u0219oara (-4%). Singura excep\u021bie de la regul\u0103 o constituie Constan\u021ba, unde oferta de locuin\u021be s-a majorat cu 9,4% \u00een ultimele 12 luni.
