la polul opus se situeaz\u0103 Timi\u0219oara, unde preten\u021biile v\u00e2nz\u0103torilor sunt vizibil mai apropiate, indiferent de zon\u0103.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen deplin acord cu tendin\u021ba \u00eenregistrat\u0103 la nivel na\u021bional, ritmul scumpirilor din cele mai mari pie\u021be reziden\u021biale ale \u021b\u0103rii a \u00eencetinit vizibil. Potrivit celui mai recent raport realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> \u0219i <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong>, \u00een ultimele trei luni ale anului trecut, pre\u021bul mediu solicitat pentru un apartament s-a majorat \u00een Cluj-Napoca cu 0,9%, p\u00e2n\u0103 la o valoare de 1.530 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.520 euro pe metru p\u0103trat util \u00een trimestrul anterior). \u00cen ultimul trimestru al anului trecut, \u00een Bucure\u0219ti, apartamentele s-au apreciat cu 1,1%, de la 1.280 la 1.300 de euro pe metru p\u0103trat util. Cu un avans general de 1,2% la pre\u021burile apartamentelor, Timi\u0219oara <strong>(foto)<\/strong> a ajuns, \u00een ultimele trei luni din 2018, la o valoare medie de listare de 1.200 de euro pe metru p\u0103trat util \u2013 p\u0103str\u00e2ndu-\u0219i, astfel, locul \u00een clasamentul na\u021bional al ora\u0219elor cu cele mai scumpe apartamente.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cea mai mare marj\u0103 de cre\u0219tere, anume 4,6%, a fost consemnat\u0103 trimestrul trecut \u00een arealul central \u0219i ultracentral din Cluj-Napoca: aici, pre\u021bul mediu solicitat pentru un apartament a ajuns la 1.800 de euro pe metru p\u0103trat util, adic\u0103 semnificativ peste media valabil\u0103 la nivel de ora\u0219. O cre\u0219tere important\u0103, de 3,8%, a avut loc \u0219i \u00een Flore\u0219ti, localitate transformat\u0103, \u00een ultimii ani, \u00eentr-un adev\u0103rat \u201ecartier-dormitor\u201d al ora\u0219ului de pe Some\u0219 \u2013 aici, un apartament costa, trimestrul trecut, 900 de euro pe metru p\u0103trat util. Cre\u0219teri importante au mai fost \u00eenregistrate \u0219i \u00een arealul Gruia-D\u00e2mbul Rotund-Gar\u0103-Bulgaria (+3,6%), Iris (+3,5%), dar \u0219i Baciu (+1,9%). <\/p>\n<p>De\u0219i nu substan\u021biale, \u00een Cluj-Napoca au fost consemnate \u0219i sc\u0103deri de pre\u021b trimestrul trecut. Cea mai important\u0103, de -1,7%, a avut loc \u00een Some\u0219eni, unde a\u0219tept\u0103rile v\u00e2nz\u0103torilor au ajuns la o medie de 1.210 euro pe metru p\u0103trat util; de men\u021bionat este \u00eens\u0103 c\u0103, \u00een cele trei luni anterioare, acest cartier se num\u0103ra printre cele care consemnaser\u0103 cele mai importante cre\u0219teri de pre\u021b (cu un plus de 3,3%). O u\u0219oar\u0103 sc\u0103dere de pre\u021b (-0,2%) a avut loc \u0219i \u00een M\u0103n\u0103\u0219tur-Borhanci-C\u00e2mpului, unde suma medie cerut\u0103 pentru un apartament a ajuns la 1.430 de euro pe metru p\u0103trat util. <\/p>\n<p>\u00cen ciuda varia\u021biilor de pre\u021b consemnate \u00een ultimele trei luni ale anului trecut, ordinea  zonelor cu cele mai scumpe apartamente din Cluj-Napoca a r\u0103mas, practic, neschimbat\u0103: pe primul loc se situeaz\u0103 tot arealul central \u0219i ultracentral, cu men\u021biunea c\u0103 ecartul fa\u021b\u0103 de urm\u0103torul cartier s-a accentuat vizibil. Astfel, \u00een Plopilor, locuin\u021bele s-au scumpit cu doar 0,9%, ajung\u00e2nd la o medie de 1.710 de euro pe metru p\u0103trat (la o distan\u021b\u0103 considerabil\u0103 fa\u021b\u0103 de locuin\u021bele din \u201einima\u201d ora\u0219ului). Pe urm\u0103toarele locuri \u00een clasament se afl\u0103 tot zonele Gheorgheni-Andrei Mure\u0219anu (acum cu o medie de 1.640 de euro pe metru p\u0103trat util), Zorilor (cu 1.590 de euro pe metru p\u0103trat) \u0219i M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu (1.570 de euro pe metru p\u0103trat util). <\/p>\n<p>Pe de alt\u0103 parte, o mic\u0103 schimbare a intervenit \u00een clasamentul zonelor cu cele mai accesibile apartamente din Cluj-Napoca. Pe primele dou\u0103 pozi\u021bii, cu pre\u021buri de sub 1.000 de euro pe metru p\u0103trat util, se situeaz\u0103 \u00een continuare cele dou\u0103 localit\u0103\u021bi limitrofe, anume Flore\u0219ti (cu o medie de 900 de euro pe metru p\u0103trat util de apartament) \u0219i Baciu (980 de euro pe metru p\u0103trat). Urm\u0103toarele dou\u0103 locuri sunt ocupate, la fel ca trimestrul anterior, de zonele Some\u0219eni (cu 1.210 de euro pe metru p\u0103trat) \u0219i Iris (1.370 de euro pe metru p\u0103trat), \u00een vreme ce arealul Gruia-D\u00e2mbul Rotund-Gar\u0103-Bulgaria a fost surclasat de M\u0103n\u0103\u0219tur-Borhanci-C\u00e2mpului (cu 1.430 de euro pe metru p\u0103trat). <\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/frana-la-scumpirile-locuintelor-in-2018-ritmul-de-crestere-a-incetinit-la-jumatate_db\/\">Fr\u00e2n\u0103 la scumpirile locuin\u021belor \u00een 2018: ritmul de cre\u0219tere a \u00eencetinit la jum\u0103tate!<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen cel din urm\u0103 p\u0103trar al anului trecut, cele mai semnificative major\u0103ri ale pre\u021burilor apartamentelor din Bucure\u0219ti au fost consemnate \u00een zona semicentral\u0103, precum \u0219i \u00een nordul ora\u0219ului. Ca pondere, varia\u021biile au fost ceva mai mari dec\u00e2t acelea consemnate \u00een cele trei luni anterioare, fiind cuprinse \u00eentre 3,6% \u0219i 7,6%. Pe primul loc \u00een topul scumpirilor se situeaz\u0103 zona Her\u0103str\u0103u-Nordului, cu un plus de 7,6%, aceasta fiind urmat\u0103 de Grivi\u021bei-Gara de Nord (+4,9%), Pipera (+4,6%), \u0218tefan cel Mare (+3,9%), dar \u0219i Ferdinand (+3,6%).  <\/p>\n<p>Interesant este c\u0103, trimestrul trecut, Bucure\u0219tiul a dep\u0103\u0219it Cluj-Napoca nu doar \u00een ceea ce prive\u0219te cre\u0219terile, ci \u0219i \u00een ceea ce prive\u0219te sc\u0103derile de pre\u021b. Astfel, \u00een Kiseleff-Aviatorilor a fost consemnat\u0103 un declin substan\u021bial al pre\u021bului mediu solicitat de c\u0103tre v\u00e2nz\u0103tori, \u00een valoare de 13,8% (\u00een condi\u021biile \u00een care trimestrul anterior avusese loc o sc\u0103dere de 5,6%). Cel pu\u021bin \u00een parte, volatilitatea pre\u021burilor din aceast\u0103 zon\u0103 bine cotat\u0103 a Capitalei se explic\u0103 prin num\u0103rul relativ redus de propriet\u0103\u021bi disponibile spre v\u00e2nzare, precum \u0219i prin eterogenitatea acestora. Ieftiniri semnificativ mai reduse au mai fost consemnate \u00een Cotroceni (-3,6%), Ghencea (-3,3%), Vitan Nou (-2,9%) \u0219i Parcul Carol-Cantemir M\u0103r\u0103\u0219e\u0219ti (-1,9%). <\/p>\n<p>\u00cen urma declinului substan\u021bial consemnat \u00een ultima jum\u0103tate de an, zona Kiseleff-Aviatorilor \u0219i-a pierdut \u00eent\u00e2ietatea \u00een clasamentul zonelor cu cele mai scumpe apartamente din Bucure\u0219ti. \u00cen fruntea acestuia se situeaz\u0103 acum zona Her\u0103str\u0103u-Nordului, unde o asemenea unitate locativ\u0103 a ajuns la o valoare de 2.560 de euro pe metru p\u0103trat util. La o distan\u021b\u0103 considerabil\u0103 se afl\u0103 locuin\u021bele din Kiseleff-Aviatorilor, care pot fi achizi\u021bionate, \u00een medie, cu 2.100 de euro pe metru p\u0103trat util. La mic\u0103 distan\u021b\u0103 la capitolul pre\u021buri se afl\u0103 acum zona Doroban\u021bi-Floreasca, care a atins pragul de 2.000 de euro pe metru p\u0103trat util. Clasamentul celor mai exclusiviste zone ale Capitalei  este completat de Avia\u021biei (cu 1.910 euro pe metru p\u0103trat util) \u0219i, respectiv, Unirii (cu 1.710 euro pe metru p\u0103trat util). <\/p>\n<p>\u00cen ceea ce prive\u0219te clasamentul zonelor cu cele mai ieftine apartamente disponibile spre v\u00e2nzare, \u00een Capital\u0103 exist\u0103 patru situa\u021bii \u00een care preten\u021biile v\u00e2nz\u0103torilor ajung la p\u00e2n\u0103 la un maximum de 1.000 de euro pe metru p\u0103trat util. Este vorba despre Ghencea (cu o medie de 890 de euro pe metru p\u0103trat), Rahova (950 de euro pe metru p\u0103trat), Giurgiului (1.000) \u0219i Giule\u0219ti (tot 1.000 de euro pe metru p\u0103trat). U\u0219or peste acest prag \u201epsihologic\u201d se situeaz\u0103 cartierul Drumul Taberei, unde o asemenea unitate locativ\u0103 poate fi achizi\u021bionat\u0103 cu 1.040 de euro pe metru p\u0103trat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Banatului, marjele de cre\u0219tere consemnate pe zone au fost mai mici dec\u00e2t \u00een Bucure\u0219ti, dar \u0219i dec\u00e2t \u00een Cluj-Napoca. Astfel, cel mai mare avans, de 1,8%, a fost consemnat \u00een arealul Bucovina-Simion B\u0103rnu\u021biu-G\u0103rii-Doroban\u021bilor-Mircea cel B\u0103tr\u00e2n, o cre\u0219tere similar\u0103 (de 1,7%) av\u00e2nd loc \u0219i \u00een Girocului-Soarelui-Buzia\u0219ului. Pe urm\u0103toarele locuri se situeaz\u0103 zonele \u0218agului-D\u00e2mbovi\u021ba-Iosefin-Steaua (+1,%), Lipovei-Aradului (+0,7%), dar \u0219i Complex Studen\u021besc-Dacia-Elisabetin-Olimpia-Stadion (+0,2%). <\/p>\n<p>La fel ca \u00een celelalte dou\u0103 mari pie\u021be imobiliare ale \u021b\u0103rii, Bucure\u0219ti \u0219i Cluj-Napoca, \u0219i \u00een Timi\u0219oara au fost consemnate trimestrul trecut sc\u0103deri de pre\u021buri pe segmentul apartamentelor. Cel mai semnificativ declin (-4,1%) a avut loc \u00een Torontalului, aceast\u0103 zon\u0103 fiind urmat\u0103 de Central-B\u0103lcescu-Take Ionescu-Pia\u021ba Maria (-2,2%) \u0219i, respectiv, Braytim (-0,6%). De men\u021bionat este \u0219i c\u0103, dup\u0103 un declin de 2,1% \u00eenregistrat trimestrul trecut, pre\u021burile au stagnat \u00een arealul Ultracentral-Medicin\u0103-Pia\u021ba Unirii.<\/p>\n<p>Fa\u021b\u0103 de Bucure\u0219ti \u0219i Cluj-Napoca, ora\u0219ul de pe Bega se diferen\u021biaz\u0103 \u0219i prin diferen\u021bele relativ mici de pre\u021b dintre cartiere, valorile medii de listare pentru un apartament variind \u00eentre un maximum de 1.460 de euro pe metru p\u0103trat \u0219i un minimum de 1.150 de euro pe metru p\u0103trat. Cel mai mare nivel de pre\u021b se g\u0103se\u0219te, ca \u0219i trimestrul trecut, \u00een zona Ultracentral-Medicin\u0103-Pia\u021ba Unirii, unde preten\u021biile v\u00e2nz\u0103torilor s-au men\u021binut la acela\u0219i nivel.<\/p>\n<p>La polul opus, cele mai accesibile apartamente din Timi\u0219oara sunt cele din \u0218agului-D\u00e2mbovi\u021ba-Iosefin-Steaua, pe urm\u0103torul loc situ\u00e2ndu-se cele din Braytim, cu o valoare medie de listare de 1.170 de euro pe metru p\u0103trat util. Nu cu mult mai scumpe sunt \u0219i locuin\u021bele din Girocului-Soarelui-Buzia\u0219ului (1.180 de euro pe metru p\u0103trat), cele din Bucovina-Simion B\u0103rnu\u021biu-G\u0103rii-Doroban\u021bilor-Mircea cel B\u0103tr\u00e2n (tot 1.180 de euro pe metru p\u0103trat) \u0219i, respectiv, Torontalului (1.200 de euro pe metru p\u0103trat util).
