Loca\u021bia<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Centrele ora\u0219elor nu mai sunt determinate de km 0. Modul de via\u021b\u0103 al oamenilor \u0219i vibra\u021bia lor concureaz\u0103 noul centru al ora\u0219ului. \u00cen Timi\u0219oara, conform studiilor urbane realizate de dou\u0103 agen\u021bii renumite, noul centru al ora\u0219ului este zona Pia\u021ba Unirii \u2013 Iulius Mall, cu o dinamic\u0103 \u00een zonele de office, pentru c\u0103 stilul vie\u021bii moderne este \u00een jurul acestor obiective (social, shopping, school, leisure, office). Astfel, un apartament aproape de acest centru este recomandat. Proiecte precum Vivalia Grand, City of Mara, Isho, Origami Residence sau noul proiect NordOne Residence reprezint\u0103 loca\u021bii ideale din acest punct de vedere. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"2_Destinatia_proiectului\"><\/span>2. Destina\u021bia proiectului<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Configura\u021bia \u0219i destina\u021bia proiectului conteaz\u0103. Din acest punct de vedere, mixul de reziden\u021bial \u0219i office \u00een cadrul aceluia\u0219i proiect nu este \u00eentotdeauna de dorit, pentru c\u0103 va genera un trac zilnic intens (oameni \u0219i autoturisme). Un aspect important \u00een cazul valorii este acela c\u0103 \u2013 la fel ca \u00een ora\u0219ele europene unde acest fapt este o normalitate \u2013 pre\u021burile apartamentelor centrale vor deveni, \u00een timp, de dou\u0103 sau trei ori mai mari dec\u00e2t pre\u021burile apartamentelor periferice. Astfel, un apartament central cump\u0103rat azi \u00ee\u0219i poate dubla valoarea \u00een anii care vor veni, pe m\u0103sur\u0103 ce pia\u021ba reziden\u021bial\u0103 devine tot mai matur\u0103. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"4_Rentabilitatea_investitiei\"><\/span>4. Rentabilitatea investi\u021biei<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Apartamentele centrale sau cele din jurul noului centru se \u00eenchiriaz\u0103 cel mai rapid, beneficiind de un randament superior. Mai mult, loca\u021biile centrale sunt \u201evedetele\u201d investi\u021biilor de tip apart-hotel, turismul fiind cel mai activ \u00een centru. Iar \u00een cazul sc\u0103derii pie\u021bei, primele apartamente care pierd chiria\u0219ii sunt cele periferice \u0219i cele vechi, care sunt neoptimizate \u0219i au cheltuieli mai mari. Un apartament nou, central, este \u00eentotdeauna c\u00e2\u0219tig\u0103tor. Verifica\u021bi loca\u021bia, pre\u021burile pie\u021bei \u0219i posibilitatea de a \u00eenchiria un apartament \u00een regim hotelier (pe platforme de tipul AirBNB sau booking.com), unii dezvoltatori nepermi\u021b\u00e2nd, prin contract, aceast\u0103 op\u021biune. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"5_Facilitatile_comune\"><\/span>5. Facilit\u0103\u021bile comune<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe pia\u021ba reziden\u021bial\u0103 sunt anun\u021bate multe proiecte care au facilit\u0103\u021bi comune, acestea fiind prezentate ca avantaje. \u00cens\u0103 un cump\u0103r\u0103tor de apartament ar trebui s\u0103 \u021bin\u0103 cont \u0219i de costurile din viitor ale apartamentului (nu doar cele de achizi\u021bie) \u0219i s\u0103 pun\u0103 \u00een balan\u021b\u0103 avantajele \u0219i dezavantajele atunci c\u00e2nd alege viitorul apartament. <\/p>\n<p>De exemplu, un apartament \u00eentr-un complex cu sal\u0103 de sport sau piscin\u0103 comun\u0103 va genera cheltuieli \u201epe via\u021b\u0103\u201d, chiar dac\u0103 locatarii nu \u00ee\u0219i mai doresc acest serviciu. Experien\u021ba dezvoltatorului<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Este recomandat s\u0103 verica\u021bi istoricul dezvoltatorului sau al grupului din care acesta face parte. <\/p>\n<p>Un dezvoltator care construie\u0219te mii de apartamente a trecut prin toate erorile inerente pionieratului \u0219i s-a perfec\u021bionat, devenind un profesionist. Mai mult, rela\u021bia cu produc\u0103torii de matriale de construc\u021bii ofer\u0103 avantaje, care se reg\u0103sesc \u00een calitatea proiectului, adic\u0103 vei primi mai mult \u00een schimbul banilor investi\u021bi. Astfel, apartamentele construite de ace\u0219ti dezvoltatori experimenta\u021bi vor avea garan\u021bia know-how-ului, a calit\u0103\u021bii \u0219i a bunelor practici. De cealalt\u0103 parte, trebuie sa fim aten\u021bi at\u00e2t la apartamentele unor companii f\u0103r\u0103 experien\u021b\u0103 \u00een sectorul reziden\u021bial, c\u00e2t \u0219i la cei nou-intra\u021bi \u00een domeniu, care dezvolt\u0103 proiecte imobiliare la un nivel de amator, doar din dorin\u021ba unor randamente mari. Siguran\u021ba proiectului<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Un alt criteriu de care trebuie s\u0103 \u021binem cont \u00een alegerea unui apartament este \u0219i siguran\u021ba dezvoltatorului respectiv, adic\u0103 riscul proiectului. Dezvoltatorii consacra\u021bi beneficiaz\u0103 de \u00eencrederea b\u0103ncilor care ac\u021bioneaz\u0103 \u00een calitate de finan\u021bator, dar au \u0219i un rol foarte important pentru lini\u0219tea cump\u0103r\u0103torilor de apartamente care pl\u0103tesc avansuri \u0219i a\u0219teapt\u0103 predarea apartamentelor. B\u0103ncile sunt ca un \u201egarant al succesului unui proiect\u201d. Pe l\u00e2ng\u0103 faptul c\u0103 gestioneaz\u0103 la un nivel profesionist managementul riscului, filtr\u00e2nd cu aten\u021bie proiectele pe care le finan\u021beaz\u0103, b\u0103ncile analizeaz\u0103 \u0219i verific\u0103 zilnic dezvoltarea proiectului \u00een care au investit bani al\u0103turi de dezvoltator. Verifica\u021bi experien\u021ba dezvoltatorului, bonitatea financiar\u0103, rela\u021bia cu b\u0103ncile.
