Cluj-Napoca, Bucure\u0219ti \u0219i Timi\u0219oara, ora\u0219ele cu cel mai mare nivel al pre\u021burilor apartamentelor, Capitala a \u00eenregistrat, pe cartiere, cele mai semnificative varia\u021bii la acest capitol \u00een T1 2019.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ca \u0219i trimestrul anterior, marja de cre\u0219tere a pre\u021burilor apartamentelor \u00een cele mai mari pie\u021be imobiliare ale \u021b\u0103rii s-a situat la un nivel de sub 2%, potrivit celui mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong>. Dup\u0103 un avans de 1,7% fa\u021b\u0103 de cele trei luni anterioare, preten\u021biile v\u00e2nz\u0103torilor de apartamente din Cluj-Napoca au ajuns, \u00een primul p\u0103trar din 2019, la un nivel de 1.560 de euro pe metru p\u0103trat util. Locuin\u021bele din Bucure\u0219ti s-au scumpit, pe de alt\u0103 parte, cu 1,3%, ajung\u00e2nd la o valoare de 1.320 de euro pe metru p\u0103trat util. \u00cen primele trei luni din an, apartamentele din Timi\u0219oara s-au men\u021binut, practic, la o medie de 1.200 de euro pe metru p\u0103trat util, ora\u0219ul de pe Bega p\u0103str\u00e2ndu-\u0219i locul al treilea \u00een clasamentul na\u021bional al ora\u0219elor cu cele mai scumpe apartamente. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cel mai mare avans al pre\u021burilor, \u00een cuantum de 5,9%, a avut loc, perioada analizat\u0103, \u00een cartierul Some\u0219eni: aici, pre\u021bul mediu solicitat pentru un apartament a ajuns la 1.280 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.210 euro pe metru p\u0103trat trimestrul anterior). O cre\u0219tere important\u0103, de 3,5%, a avut loc \u0219i \u00een Baciu, o \u201elocalitate-dormitor\u201d a capitalei Transilvaniei, unde a\u0219tept\u0103rile proprietarilor au ajuns la 1.010 euro pe metru p\u0103trat (de la 980 de euro pe metru p\u0103trat). Cre\u0219teri importante au mai avut loc \u0219i \u00een Plopilor (+3,2%), precum \u0219i \u00een zonele Gheorgheni-Andrei Mure\u0219anu (+2,5%) \u0219i Iris (tot +2,5%). <\/p>\n<p>Ca \u0219i \u00een trimestrul anterior, c\u00e2teva cartiere din Cluj-Napoca au cunoscut \u0219i ieftiniri la \u00eenceputul acestui an. Cea mai important\u0103 sc\u0103dere de pre\u021b, \u00een valoare de 2,1%, a fost consemnat\u0103 \u00een Flore\u0219ti, unde un apartament a ajuns s\u0103 coste, \u00een medie, 880 de euro pe metru p\u0103trat util. Deprecieri mai temperate, mai mici de 2%, au avut loc \u0219i \u00een Gruia-D\u00e2mbul Rotund-Gar\u0103-Bulgaria (-0,8%), precum \u0219i \u00een cartierul Zorilor (-0,4%). Pe de alt\u0103 parte, cele mai mici cre\u0219teri de pre\u021b au fost \u00eenregistrate \u00een arealul central \u0219i ultracentral (+0,2%), dar \u0219i \u00een M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu (+0,8%).<\/p>\n<p>\u00cen clasamentul zonelor cu cele mai scumpe apartamente din Cluj-Napoca, arealul central \u0219i ultracentral se situeaz\u0103, \u00een continuare, pe primul loc, cu o valoare medie de listare de 1.800 de euro pe metru p\u0103trat util pentru un apartament. Pe pozi\u021bia secund\u0103, la o distan\u021b\u0103 relativ redus\u0103, se afl\u0103 cartierul Plopilor, unde o asemenea unitate locativ\u0103 poate fi achizi\u021bionat\u0103 cu 1.770 de euro pe metru p\u0103trat util. De men\u021bionat sunt \u0219i zonele Gheorgheni-Andrei Mure\u0219anu (unde preten\u021biile v\u00e2nz\u0103torilor ajung la 1.680 de euro pe metru p\u0103trat util), Zorilor (cu 1.580 de euro pe metru p\u0103trat) \u0219i M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu (tot cu 1.580 de euro pe metru p\u0103trat). <\/p>\n<p>Ceva mai altfel stau lucrurile \u00een clasamentul zonelor cu cele mai accesibile apartamente din Cluj-Napoca. \u00cen primul r\u00e2nd, ecartul dintre primele dou\u0103 pozi\u021bii s-a accentuat,  Flore\u0219tiul cobor\u00e2nd sub pragul de 900 de euro pe metru p\u0103trat util, iar Baciu s\u0103rind de nivelul de 1.000 de euro pe metru p\u0103trat. Urm\u0103toarele dou\u0103 pozi\u021bii din top sunt ocupate, \u00een continuare, de zonele Some\u0219eni (cu 1.280 de euro pe metru p\u0103trat) \u0219i Iris (1.400 de euro pe metru p\u0103trat), \u00een vreme ce arealul M\u0103n\u0103\u0219tur-Borhanci-C\u00e2mpului a fost dep\u0103\u0219it de Gruia-D\u00e2mbul Rotund-Gar\u0103-Bulgaria (cu 1.440 de euro pe metru p\u0103trat). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cel mai mare ora\u0219 al \u021b\u0103rii a consemnat, pe zone, cre\u0219teri vizibil mai mari dec\u00e2t ora\u0219ul de pe Some\u0219 \u2013 majoritatea \u00een arealul de centru-nord al ora\u0219ului. Cel mai mult, respectiv cu 11,4%, s-au apreciat locuin\u021bele din Kiseleff-Aviatorilor (de men\u021bionat este \u00eens\u0103 c\u0103 \u00een acest cartier al Capitalei pre\u021burile sc\u0103zuser\u0103 substan\u021bial \u00een ultimele dou\u0103 trimestre din 2018, anume cu 5,6% \u00een T3 \u0219i, respectiv, cu 13,8% \u00een T4). Major\u0103ri importante au avut loc \u0219i \u00een Doroban\u021bi-Floreasca (+9,7%), \u00een \u0218tefan cel Mare (+9,4%), Parcul Carol-Cantemir M\u0103r\u0103\u0219e\u0219ti (+6,8%) \u0219i Victoriei-Roman\u0103-Universitate (+4,9%). <\/p>\n<p>Ca \u0219i \u00een cele trei luni anterioare, Bucure\u0219tiul a dep\u0103\u0219it Cluj-Napoca nu doar \u00een ceea ce prive\u0219te scumpirile, ci \u0219i \u00een ceea ce prive\u0219te cuantumul sc\u0103derilor de pre\u021b. Ieftiniri au avut loc, \u00een general, \u00een cartiere mai slab cotate, fie \u201emuncitore\u0219ti\u201d fie, cel mult, din perimetrul semicentral. Pe primul loc \u00een acest clasament, cu un declin trimestrial de 5,6%, se situeaz\u0103 zona Grivi\u021bei-Gara de Nord, aceasta fiind urmat\u0103 de Ferdinand (-3,1%), Pantelimon (-3%), Mo\u0219ilor (-2,8%) \u0219i, respectiv, Ghencea (-0,9%). <\/p>\n<p>\u00cen ciuda avansului important consemnat \u00een primul trimestru al anului, zona Kiseleff-Aviatorilor nu a reu\u0219it s\u0103-\u0219i rec\u00e2\u0219tige \u00eent\u00e2ietatea \u00een topul bucure\u0219tean al cartierelor cu cele mai scumpe apartamente. \u00cen fruntea acestuia se situeaz\u0103, a\u0219adar, tot Her\u0103str\u0103u-Nordului, unde preten\u021biile v\u00e2nz\u0103torilor au stagnat la o valoare de 2.560 de euro pe metru p\u0103trat util. La o distan\u021b\u0103 considerabil mai mic\u0103 dec\u00e2t trimestrul anterior se afl\u0103 acum locuin\u021bele din Kiseleff-Aviatorilor, care ajung la o medie de 2.340 de euro pe metru p\u0103trat util. Tot pe locul al treilea \u00een clasament, dar semnificativ peste pragul de 2.000 de euro pe metru p\u0103trat util, se afl\u0103 acum Doroban\u021bi-Floreasca (cu 2.190 de euro pe metru p\u0103trat util). \u00cen r\u00e2ndul celor mai bine cotate zone ale Capitalei intr\u0103 \u0219i Avia\u021biei (cu 1.920 euro pe metru p\u0103trat util) \u0219i, respectiv, Unirii (cu 1.750 euro pe metru p\u0103trat util). <\/p>\n<p>Cel pu\u021bin ca ordine, clasamentul zonelor bucure\u0219tene cu cele mai ieftine apartamente disponibile spre v\u00e2nzare a r\u0103mas, \u0219i el, neschimbat. Pe primul loc se g\u0103se\u0219te tot  Ghencea (cu o medie de 890 de euro pe metru p\u0103trat, la fel ca trimestrul anterior), acest cartier fiind urmat de Rahova (cu 980 de euro pe metru p\u0103trat), apoi de Giurgiului (1.000 de euro pe metru p\u0103trat), Giule\u0219ti (tot 1.000 de euro pe metru p\u0103trat) \u0219i Drumul Taberei (cu 1.060 de euro pe metru p\u0103trat). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ca \u0219i \u00een trimestrele anterioare, marjele de cre\u0219tere consemnate \u00een cartierele timi\u0219orene au fost mai mici at\u00e2t \u00een compara\u021bie cu Bucure\u0219tiul, c\u00e2t \u0219i cu ora\u0219ul de Some\u0219. Astfel, cel mai mare avans, \u00een cuantum de 3,4%, a fost \u00eenregistrat \u00een arealul Ultracentral-Medicin\u0103-Pia\u021ba Unirii (dup\u0103 un trimestru de sc\u0103dere \u0219i unul de stagnare). Tot cre\u0219teri au avut loc \u0219i \u00een Complex Studen\u021besc-Dacia-Elisabetin-Olimpia-Stadion (+3,1%), \u00een Central-B\u0103lcescu-Take Ionescu-Pia\u021ba Maria (+2,3%), \u00een Girocului-Soarelui-Buzia\u0219ului (+1%), dar \u0219i \u00een Lipovei-Aradului (+0,6%). <\/p>\n<p>Spre deosebire de celelalte dou\u0103 mari centre regionale ale \u021b\u0103rii, Bucure\u0219ti \u0219i Cluj-Napoca, pre\u021burile apartamentelor au sc\u0103zut trimestrul trecut \u00eentr-un singur cartier timi\u0219orean. Este vorba despre Braytim, unde preten\u021biile v\u00e2nz\u0103torilor s-au diminuat u\u0219or, anume cu 0,2% \u00een decurs de trei luni. \u00cen Torontalului, pe de de alt\u0103 parte, pre\u021burile au stagnat, \u00een vreme ce cre\u0219teri u\u0219oare au fost \u00eenregistrate \u00een \u0218agului-D\u00e2mbovi\u021ba-Iosefin-Steaua (+0,1%), Circumvala\u021biunii (+0,3%) \u0219i Bucovina-Simion B\u0103rnu\u021biu-G\u0103rii-Doroban\u021bilor-Mircea cel B\u0103tr\u00e2n (+0,5%). <\/p>\n<p>\u00cen ceea ce prive\u0219te clasamentul zonelor cu cele mai mari pre\u021buri la apartamente,  Ultracentral-Medicin\u0103-Pia\u021ba Unirii se situeaz\u0103, \u00een mod firesc, pe primul loc, la o distan\u021b\u0103 considerabil\u0103 fa\u021b\u0103 de cartierul de pe pozi\u021bia secund\u0103, anume Complex Studen\u021besc-Dacia-Elisabetin-Olimpia-Stadion \u2013 este vorba despre o diferen\u021b\u0103 de peste 200 de euro pe metru p\u0103trat, de la 1.510 la 1.300 de euro pe metru p\u0103trat util. Zonele de pe urm\u0103toarele pozi\u021bii sunt, \u00eens\u0103, mult mai apropiate ca nivel de pre\u021b: un apartament poate fi achizi\u021bionat cu 1.250 de euro pe metru p\u0103trat \u00een Central-B\u0103lcescu-Take Ionescu-Pia\u021ba Maria, cu 1.220 de euro pe metru p\u0103trat \u00een Circumvala\u021biunii \u0219i, respectiv, cu 1.210 euro pe metru p\u0103trat \u00een Lipovei-Aradului.<\/p>\n<p>\u00cen mod specific pentru Timi\u0219oara, zonele cu cele mai accesibile apartamente din ora\u0219 nu prezint\u0103 diferen\u021be foarte mari de pre\u021b fa\u021b\u0103 de aceste din urm\u0103 trei zone. Astfel, un cump\u0103r\u0103tor interesat de un apartament ar trebui s\u0103 scoat\u0103 din buzunar 1.160 de euro pe metru p\u0103trat \u00een \u0218agului-D\u00e2mbovi\u021ba-Iosefin-Steaua, 1.170 de euro pe metru p\u0103trat \u00een  Braytim, 1.180 de euro pe metru p\u0103trat \u00een Bucovina-Simion B\u0103rnu\u021biu-G\u0103rii-Doroban\u021bilor-Mircea cel B\u0103tr\u00e2n, 1.190 de euro pe metru p\u0103trat \u00een Girocului-Soarelui-Buzia\u0219ului \u0219i, respectiv, 1.200 de euro pe metru p\u0103trat util \u00een Torontalului. <\/p>\n","protected":false},"excerpt":{"rendered":"<p>Dintre Cluj-Napoca, Bucure\u0219ti \u0219i Timi\u0219oara, ora\u0219ele cu cel mai mare nivel al pre\u021burilor apartamentelor, Capitala a \u00eenregistrat, pe cartiere, cele mai semnificative varia\u021bii la acest capitol \u00een T1 2019.
