nu este deloc limitat\u0103 la aceste c\u00e2teva ora\u0219e.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>O dovad\u0103 c\u0103 apetitul pentru dezvolt\u0103ri imobiliare exist\u0103 \u0219i dincolo de grani\u021bele marilor aglomer\u0103ri urbane este oferit\u0103 de jude\u021bul Sibiu \u2013 unde datele centralizate de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong> arat\u0103 c\u0103 livr\u0103rile de locuin\u021be sunt mai ridicate dec\u00e2t \u00een Bra\u0219ov \u00eendeosebi datorit\u0103 activit\u0103\u021bii consemnate \u00een dou\u0103 localit\u0103\u021bi apropiate de re\u0219edin\u021ba de jude\u021b. Potrivit datelor Agen\u021biei Na\u021bionale de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI), din punctul de vedere al volumului de tranzac\u021bii, pia\u021ba imobiliar\u0103 bra\u0219ovean\u0103 este de circa trei-patru ori mai mare dec\u00e2t cea sibian\u0103. Astfel, \u00een cel dint\u00e2i jude\u021b au fost \u00eencheiate, pe tot parcursul anului 2018, 26.995 de tranzac\u021bii imobiliare, iar \u00een primul trimestru din 2019 au fost consemnate 6.120 de asemenea opera\u021biuni. \u00cen jude\u021bul Sibiu, pe de alt\u0103 parte, pe parcursul lui 2018 au fost \u00eencheiate 9.398 de tranzac\u021bii imobiliare, iar \u00een primul trimestru al anului \u00een curs, 1.976.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"La_livrari_de_locuinte_judetul_Sibiu_depaseste_Brasovul\"><\/span>La livr\u0103ri de locuin\u021be, jude\u021bul Sibiu dep\u0103\u0219e\u0219te Bra\u0219ovul<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cu toate acestea, datele Institutului Na\u021bional de Statistic\u0103 (INS) arat\u0103 c\u0103, din punctul de vedere al activit\u0103\u021bii de construc\u021bii de locuin\u021be, pia\u021ba sibian\u0103 este mai mare dec\u00e2t cea bra\u0219ovean\u0103. Astfel, potrivit estim\u0103rilor Imobiliare.ro \u0219i Analize Imobiliare, locuin\u021bele finalizate pe parcursul anului 2018 \u00een jude\u021bul Bra\u0219ov s-ar ridica la circa 2.900 de unit\u0103\u021bi locative, \u00een cre\u0219tere de la 2.509 unit\u0103\u021bi finalizate pe parcursul lui 2017. Estim\u0103rile pentru jude\u021bul Sibiu, pe de alt\u0103 parte, ar fi de 3.300 de locuin\u021be livrate \u00een 2018, \u00een cre\u0219tere de la 2.886 \u00een anul precedent. Interesant este c\u0103 aceste date nu sunt rezultatul unei tendin\u021be trec\u0103toare, \u00eentruc\u00e2t statisticile oficiale arat\u0103 c\u0103 \u0219i la nivelul anului 2008 livr\u0103rile de locuin\u021be erau mai ridicate \u00een jude\u021bul Sibiu (3.040 de unit\u0103\u021bi locative) dec\u00e2t \u00een Bra\u0219ov (1.835 de locuin\u021be). <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Piata_sibiana_sustinuta_de_localitatile_mai_mici\"><\/span>Pia\u021ba sibian\u0103, sus\u021binut\u0103 de localit\u0103\u021bile mai mici<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Este necesar\u0103, \u00eens\u0103, o cercetare mai atent\u0103 a acestei situa\u021bii aparent paradoxale. Datele INS relev\u0103 c\u0103, \u00een 2017, cele mai multe locuin\u021be din jude\u021bul Sibiu, anume 1.085 de unit\u0103\u021bi, au fost finalizate \u00een ora\u0219ul Cisn\u0103die <strong>(foto)<\/strong>, localizat la circa 10 km de re\u0219edin\u021ba de jude\u021b. Pe locul al doilea se afl\u0103 localitatea \u0218elimb\u0103r, aflat\u0103 la circa 5 km de Sibiu, cu 827 de locuin\u021be livrate \u00een 2017. Abia pe locul al treilea se g\u0103se\u0219te capitala de jude\u021b, cu 778 de unit\u0103\u021bi locative livrate \u00een decurs de un an. De\u0219i diferen\u021bele fa\u021b\u0103 de celelalte dou\u0103 localit\u0103\u021bi nu sunt foarte mari, faptul c\u0103 activitatea de construc\u021bii din aceast\u0103 unitate administrativ-teritorial\u0103 este sus\u021binut\u0103 puternic din afara re\u0219edin\u021bei sale este semnificativ. <\/p>\n<p>Altfel stau lucrurile \u00een jude\u021bul Bra\u0219ov, unde marea majoritate a locuin\u021belor finalizate \u00een 2017, anume 1.676, se afl\u0103 \u00een capitala de jude\u021b. Spre compara\u021bie, \u00een localit\u0103\u021bile limitrofe ora\u0219ului de la poalele T\u00e2mpei (R\u00e2\u0219nov, Ghimbav, S\u00e2npetru) au fost construite, \u00een decurs de un an, mai pu\u021bin de c\u00e2te 200 de unit\u0103\u021bi locative.<\/p>\n<p>Aceast\u0103 situa\u021bie arat\u0103 c\u0103, de\u0219i dezvoltatorii de locuin\u021be \u2013 la fel ca cei care doresc s\u0103-\u0219i ridice o cas\u0103 pe cont propriu \u2013 iau \u00een vizor \u00een primul r\u00e2nd marile ora\u0219e, interesul lor nu se limiteaz\u0103 strict la grani\u021bele acestor centre urbane. Astfel, un poten\u021bial ridicat de dezvoltare au \u0219i localit\u0103\u021bile cu o densitate demografic\u0103 mai mic\u0103. Este cunoscut, desigur, exemplul jude\u021bului Ilfov, care a atras \u0219i continu\u0103 s\u0103 atrag\u0103 numeroase dezvolt\u0103ri reziden\u021biale \u00een diferite zone de la periferia Capitalei, dar \u0219i cel al ora\u0219ului Flore\u0219ti, care s-a dezvoltat, \u00een ultimii ani, ca un adev\u0103rat \u201esatelit\u201d al Clujului. Sibiul dovede\u0219te, o dat\u0103 \u00een plus, c\u0103 \u0219i ora\u0219ele mai mici sunt atractive pentru construc\u021biile de locuin\u021be. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresteri_pe_linie_la_livrarile_de_locuinte\"><\/span>Cre\u0219teri pe linie la livr\u0103rile de locuin\u021be<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit statisticilor oficiale, toate regiunile de dezvoltare ale \u021b\u0103rii au consemnat cre\u0219teri ale volumului de locuin\u021be livrate \u00een ultimii cinci ani (\u00een perioada 2014-2018). Cel mai mare avans, \u00een cuantum de 90%, a avut loc \u00een regiunea Centru, unde anul trecut au fost finalizate 8.437 de unit\u0103\u021bi locative. Pe locul al doilea se situeaz\u0103 regiunea de Nord-Vest, cu un plus de 57% (p\u00e2n\u0103 la 11.074 de unit\u0103\u021bi), urmat\u0103 de Vest (+53%, p\u00e2n\u0103 la 5.465 de unit\u0103\u021bi), de Sud-Est (+51%, p\u00e2n\u0103 la 7.408 unit\u0103\u021bi), de Bucure\u0219ti-Ilfov (+35%, p\u00e2n\u0103 la 11.272 de unit\u0103\u021bi), de Sud-Vest-Oltenia (+16%, p\u00e2n\u0103 la 2.932 de unit\u0103\u021bi), de Sud-Muntenia (+13%, p\u00e2n\u0103 la 5.615 unit\u0103\u021bi) \u0219i Nord-Est (+10%, p\u00e2n\u0103 la 7.522 de unit\u0103\u021bi). <\/p>\n","protected":false},"excerpt":{"rendered":"<p>De\u0219i marile centre regionale sunt considerate, \u00een primul r\u00e2nd datorit\u0103 densit\u0103\u021bii demografice, cele mai atractive pentru dezvolt\u0103ri imobiliare, activitatea de construc\u021bii nu este deloc limitat\u0103 la aceste c\u00e2teva ora\u0219e.
