u\u0219urin\u021b\u0103 decizia de cump\u0103rare.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cel mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong> relev\u0103 c\u0103 ritmul de cre\u0219tere a pre\u021burilor propriet\u0103\u021bilor reziden\u021biale a continuat s\u0103 \u00eencetineasc\u0103 \u00een al doilea trimestru din 2019 \u2013 fapt ce se vede mai ales \u00een marile ora\u0219e, \u00een frunte cu Bucure\u0219tiul. Compar\u00e2nd statisticile oficiale privind activitatea de tranzac\u021bionare cu datele despre cererea \u0219i oferta de locuin\u021be din pia\u021b\u0103, poate fi observat\u0103 o aparent\u0103 contradic\u021bie. Astfel, dac\u0103 volumul tranzac\u021biilor imobiliare \u00eencheiate la nivel na\u021bional este mai mic dec\u00e2t \u00een perioada similar\u0103 a anului trecut, cererea pentru propriet\u0103\u021bi reziden\u021biale de v\u00e2nzare este mai ridicat\u0103 dec\u00e2t \u00een urm\u0103 cu 12 luni, \u00een vreme ce oferta este, dimpotriv\u0103, mai sc\u0103zut\u0103. Aceast\u0103 discrepan\u021b\u0103 poate fi explicat\u0103 prin faptul c\u0103 \u00eentre faza de c\u0103utare a unei locuin\u021be \u0219i luarea unei decizii de achizi\u021bie intervine o perioad\u0103 mai lung\u0103 de a\u0219teptare.<\/p>\n<blockquote><p>\u201e\u00cen al doilea trimestru din 2019, cererea de locuin\u021be (cump\u0103r\u0103tori care au interac\u021bionat direct cu v\u00e2nz\u0103torii prin intermediul portalului <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>) a cunoscut o cre\u0219tere anual\u0103 de 14% \u00een cele \u0219ase ora\u0219e mari. Credem c\u0103 este o prim\u0103 reac\u021bie pozitiv\u0103 a cererii la temperarea cre\u0219terii pre\u021burilor. Clien\u021bii sunt mai aten\u021bi la produsul achizi\u021bionat, \u00ee\u0219i iau mai mult timp pentru informare \u0219i am\u00e2n\u0103 decizia de achizi\u021bie, de\u0219i proiectele aflate aproape de finalizare sunt mai scumpe. Dac\u0103 vor s\u0103 r\u0103m\u00e2n\u0103 \u00eentr-un anumit buget, cump\u0103r\u0103torii ar trebui s\u0103 aleag\u0103 proiecte care au ca termen de finalizare anul 2020 sau 2021.\u201d<\/p>\n<p><strong>Dorel Ni\u021b\u0103, Head of Data Imobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<p>Dup\u0103 ce s-a situat la 1,6% \u00een ultimul p\u0103trar din 2018 \u0219i, respectiv, la 0,8% \u00een primele trei luni din 2019, \u00een al doilea trimestru al acestui an ritmul de cre\u0219tere a pre\u021burilor cerute pentru propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia s-a \u00eenjum\u0103t\u0103\u021bit \u00eenc\u0103 o dat\u0103, ajung\u00e2nd la 0,38%. Totodat\u0103, cel mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong> arat\u0103 c\u0103 varia\u021bia anual\u0103 a pre\u021burilor s-a situat la +3,5% \u00een T2 2019, \u00een sc\u0103dere de la +4,6% \u00een cele trei luni anterioare. De men\u021bionat este c\u0103 nivelul actual al acestui indicator este cel mai sc\u0103zut din ultimii patru ani, adic\u0103 din primul trimestru din 2015, c\u00e2nd propriet\u0103\u021bile reziden\u021biale erau cu doar 2,7% mai scumpe dec\u00e2t \u00een perioada similar\u0103 a anului anterior. Spre compara\u021bie, cea mai mare valoare a acestui indicator, anume +13,4%, a fost atins\u0103 \u00een T3 2016.<\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/piata-imobiliara-in-t1-2019-preturile-locuintelor-aproape-de-nivelul-de-acum-9-ani_db\/\">Pia\u021ba imobiliar\u0103 \u00een T1 2019: Pre\u021burile locuin\u021belor, aproape de nivelul de acum 9 ani<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Stabilizarea_preturilor_mai_pregnanta_in_Bucuresti\"><\/span>Stabilizarea pre\u021burilor, mai pregnant\u0103 \u00een Bucure\u0219ti<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Datele statistice relev\u0103 c\u0103 tendin\u021ba de temperare a ritmului scumpirilor este mai puternic\u0103 \u00een Bucure\u0219ti. Astfel, dac\u0103 aici apartamentele au consemnat o sc\u0103dere de 0,8% fa\u021b\u0103 de trimestrul anterior, \u00een restul \u021b\u0103rii acestea s-au apreciat cu 1,4%. Casele \u0219i vilele scoase la v\u00e2nzare, \u00eens\u0103, au cunoscut o sc\u0103dere mai mare la nivel de Capital\u0103 (-1,6%) fa\u021b\u0103 de restul \u021b\u0103rii (-0,6%). Comparativ cu perioada similar\u0103 a anului trecut, apartamentele sunt mai scumpe cu 2% \u00een Bucure\u0219ti \u0219i, respectiv, cu 3,8% \u00een \u021bar\u0103; casele \u0219i vilele, pe de alt\u0103 parte, sunt cu 2% mai ieftine \u00een Capital\u0103, dar cu 3,5% mai scumpe \u00een rest.<\/p>\n<p>Cu excep\u021bia Bucure\u0219tiului, majoritatea marilor ora\u0219e monitorizate constant de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> au consemnat, trimestrul trecut, cre\u0219teri ale pre\u021burilor apartamentelor \u2013 chiar dac\u0103 acestea nu au fost foarte mari. Cel mai important avans, \u00een cuantum de 1,7%, a fost cel din Bra\u0219ov (unde s-a ajuns la o sum\u0103 medie cerut\u0103 de 1.120 de euro pe metru p\u0103trat util), pe urm\u0103toarele locuri situ\u00e2ndu-se Timi\u0219oara (+1,2%, p\u00e2n\u0103 la 1.210 euro pe metru p\u0103trat), Ia\u0219i (+0,8%, p\u00e2n\u0103 la 1.000 de euro pe metru p\u0103trat), Cluj-Napoca (+0,7%, p\u00e2n\u0103 la 1.570 de euro pe metru p\u0103trat) \u0219i Constan\u021ba (+0,2%, p\u00e2n\u0103 la 1.140 de euro pe metru p\u0103trat). \u00cen Capital\u0103, pe de alt\u0103 parte, preten\u021biile v\u00e2nz\u0103torilor au ajuns la o valoare medie de 1.310 euro pe metru p\u0103trat.  <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Sfantu_Gheorghe_cea_mai_mare_scumpire_la_nivel_national\"><\/span>Sf\u00e2ntu Gheorghe, cea mai mare scumpire la nivel na\u021bional<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La fel ca \u00een ultimele trei trimestre, \u00een T2 2019 au existat c\u00e2teva re\u0219edin\u021be de jude\u021b unde preten\u021biile v\u00e2nz\u0103torilor de apartamente s-au majorat sensibil mai mult dec\u00e2t la nivel na\u021bional, dar \u0219i dec\u00e2t \u00een marile centre regionale. Pe primul loc \u00een clasamentul na\u021bional al scumpirilor se afl\u0103, astfel, Sf\u00e2ntu Gheorghe, cu un avans de 8,9%, p\u00e2n\u0103 la o medie de 760 de euro pe metru p\u0103trat util. Capitala jude\u021bului Covasna este urmat\u0103 de Giurgiu, cu un plus de 6,3% \u00een perioada analizat\u0103 (p\u00e2n\u0103 la 530 de euro pe metru p\u0103trat), apoi de Slobozia (+5,7%, p\u00e2n\u0103 la 700 de euro pe metru p\u0103trat), R\u00e2mnicu V\u00e2lcea (+4,9%, p\u00e2n\u0103 la 860 de euro pe metru p\u0103trat) \u0219i C\u0103l\u0103ra\u0219i (+3,7%, p\u00e2n\u0103 la 700 de euro pe metru p\u0103trat).<\/p>\n<p>Tot la nivelul re\u0219edin\u021belor de jude\u021b ale \u021b\u0103rii au avut loc \u0219i c\u00e2teva sc\u0103deri de pre\u021b, \u00eens\u0103 acestea au fost destul de reduse per ansamblu. Cel mai mare declin a fost consemnat de apartamentele din Re\u0219i\u021ba, care s-au ieftinit cu 1,7% \u2013 fapt ce plaseaz\u0103 ora\u0219ul, din nou, pe primul loc \u00een clasamentul celor mai accesibile locuin\u021be, cu o medie de 500 de euro pe metru p\u0103trat util. O sc\u0103dere de pre\u021b de 0,9% a avut loc \u00een Craiova, unde apartamentele au ajuns la o medie de 1.080 de euro pe metru p\u0103trat. De asemenea, preten\u021biile proprietarilor s-au mai diminuat \u00een Bucure\u0219ti, dar \u0219i \u00een T\u00e2rgu-Jiu (-0,4%, p\u00e2n\u0103 la 970 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_oferta_si_tranzactiile\"><\/span>Cererea, oferta \u0219i tranzac\u021biile<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Aceast\u0103 evolu\u021bie a pre\u021burilor a avut loc \u00een contextul \u00een care, fa\u021b\u0103 de perioada similar\u0103 din 2018, volumul actual al cererii este, per ansamblu, cu 14% mai mare, iar tendin\u021ba de cre\u0219tere poate fi observat\u0103 \u00een toate marile centre regionale analizate. \u00cen patru din \u0219ase ora\u0219e, avansul anual consemnat de acest indicator a fost de dou\u0103 cifre: cea mai mare diferen\u021b\u0103 poate fi observat\u0103 \u00een Bra\u0219ov (+25%), ora\u0219ul de la poalele T\u00e2mpei fiind urmat de Bucure\u0219ti (+16%), Constan\u021ba (+13%), Timi\u0219oara (+10%). \u00cen Cluj-Napoca \u0219i Ia\u0219i, pe de alt\u0103 parte, au avut loc cre\u0219teri de sub 10%, mai exact +7% \u0219i, respectiv, +6%.<\/p>\n<p>\u00cen acelea\u0219i centre regionale poate fi observat un declin al ofertei fa\u021b\u0103 de perioada similar\u0103 din 2018, aceasta fiind cu 7,3% mai mic\u0103 dec\u00e2t \u00een urm\u0103 cu 12 luni. Sc\u0103deri din acest punct de vedere au avut loc \u00een cinci din \u0219ase ora\u0219e, anume \u00een Ia\u0219i (-10,2%), Bucure\u0219ti (-10,1%), Cluj-Napoca (-6,3%), Bra\u0219ov (-3,9%) \u0219i, respectiv, Timi\u0219oara (-3%). Ca \u0219i \u00een ultimele dou\u0103 trimestre, excep\u021bia de la regul\u0103 este reprezentat\u0103 de Constan\u021ba, unde oferta de locuin\u021be este u\u0219or mai mare dec\u00e2t \u00een urm\u0103 cu 12 luni, respectiv cu 0,8%.<\/p>\n<p>\u00cen ceea ce prive\u0219te activitatea de tranzac\u021bionare, datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) relev\u0103 c\u0103 trimestrul trecut au fost \u00eencheiate, pe plan na\u021bional, un num\u0103r de 125.474 de v\u00e2nz\u0103ri de imobile.
