class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit celui mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong>, evolu\u021bia pre\u021burilor din cele mai mari pie\u021be imobiliare ale \u021b\u0103rii, anume Bucure\u0219ti, Cluj \u0219i Timi\u0219oara, ilustreaz\u0103 men\u021binerea tendin\u021bei de stabilizare a reziden\u021bialului autohton. \u00cen Bucure\u0219ti, pre\u021bul mediu solicitat de c\u0103tre v\u00e2nz\u0103torii de apartamente a consemnat o sc\u0103dere de 0,8% \u00een al doilea trimestru al anului, ajung\u00e2nd la o valoare de 1.310 euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.320 de euro pe metru p\u0103trat). Dup\u0103 un avans de 0,7% fa\u021b\u0103 de cele trei luni anterioare, preten\u021biile v\u00e2nz\u0103torilor de apartamente din Cluj-Napoca au ajuns, \u00een al doilea trimestru din 2019, la o medie de 1.570 de euro pe metru p\u0103trat util (de la 1.560 de euro pe metru p\u0103trat). \u00cen urma unui avans de 1,2%, pre\u021bul mediu solicitat pentru un apartament din Timi\u0219oara a ajuns, \u00een al doilea trimestru din 2019, la o medie de 1.210 euro pe metru p\u0103trat util.<\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/brasov-constanta-si-iasi-preturile-apartamentelor-pe-cartiere-in-t2-2019_db\/\">Bra\u0219ov, Constan\u021ba \u0219i Ia\u0219i: pre\u021burile apartamentelor, pe cartiere, \u00een T2 2019<\/a><\/strong><\/p>\n<p>Iat\u0103 cum au evoluat pre\u021burile apartamentelor pe zone \u0219i cartiere \u00een aceste trei mari ora\u0219e ale \u021b\u0103rii:<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Raportat la zone \u0219i cartiere, \u00een Capital\u0103 au fost consemnate varia\u021bii de pre\u021b importante, at\u00e2t pozitive, c\u00e2t \u0219i negative. Cel mai afectat de sc\u0103deri a fost arealul de centru-nord, \u00een vreme ce cre\u0219terile au avut loc \u0219i \u00een a\u0219a-numitele cartiere \u201emuncitore\u0219ti\u201d. Astfel, cel mai mare declin al pre\u021burilor solicitate de c\u0103tre v\u00e2nz\u0103tori, \u00een cuantum de 9%, a avut loc \u00een cartierul \u0218tefan cel Mare, unde apartamentele au ajuns la o medie de 1.500 de euro pe metru p\u0103trat util. Pe locul al doilea \u00een clasament se situeaz\u0103 zona Her\u0103str\u0103u-Nordului (cu un minus de 4,6%), urmat\u0103 de B\u0103neasa (-4,4%, p\u00e2n\u0103 la 1.610 euro pe metru p\u0103trat), de Doroban\u021bi-Floreasca (-3,7%) \u0219i, respectiv, de Victoriei-Roman\u0103-Universitate (-3,4%, p\u00e2n\u0103 la 1.670 de euro pe metru p\u0103trat).<\/p>\n<figure id=\"attachment_55714\" aria-describedby=\"caption-attachment-55714\" style=\"width: 800px\" class=\"wp-caption aligncenter\"><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2019\/07\/Bucuresti-Cluj-Timisoara-preturile-apartamentelor-pe-cartiere-in-T2-2019-0.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2019\/07\/Bucuresti-Cluj-Timisoara-preturile-apartamentelor-pe-cartiere-in-T2-2019-0.jpg\" alt=\"Bucuresti Cluj Timisoara preturile apartamentelor pe cartiere in T2 2019\" width=\"800\" height=\"533\" class=\"size-full wp-image-55714\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2019\/07\/Bucuresti-Cluj-Timisoara-preturile-apartamentelor-pe-cartiere-in-T2-2019-0.jpg 800w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2019\/07\/Bucuresti-Cluj-Timisoara-preturile-apartamentelor-pe-cartiere-in-T2-2019-0-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2019\/07\/Bucuresti-Cluj-Timisoara-preturile-apartamentelor-pe-cartiere-in-T2-2019-0-768x512.jpg 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a><figcaption id=\"caption-attachment-55714\" class=\"wp-caption-text\">Preten\u021biile proprietarilor din Capital\u0103 s-au diminuat, per ansamblu, cu 0,8% \u00een T2 2019<\/figcaption><\/figure>\n<p>Pe de alt\u0103 parte, cel mai mult s-au apreciat, trimestrul trecut, apartamentele din Giule\u0219ti, acestea consemn\u00e2nd un avans de 4,9%; pe locul al doilea \u00een clasament se situeaz\u0103 locuin\u021bele din 1 Mai (+4,5%, p\u00e2n\u0103 la 1.640 de euro pe metru p\u0103trat), urmate de cele din Cr\u00e2nga\u0219i (+4,3%, p\u00e2n\u0103 la 1.230 de euro pe metru p\u0103trat), Ferdinand (+3,9%, p\u00e2n\u0103 la 1.330 de euro pe metru p\u0103trat) \u0219i, respectiv, Tineretului-Timpuri Noi (+3,6%, p\u00e2n\u0103 la 1.540 de euro pe metru p\u0103trat).<\/p>\n<p>\u00cen ciuda varia\u021biilor de pre\u021b consemnate \u00een al doilea trimestru al anului, clasamentul cartierelor bucure\u0219tene cu cele mai scumpe apartamente a r\u0103mas, \u00een esen\u021b\u0103, neschimbat. Astfel, pe primul loc se situeaz\u0103 tot Her\u0103str\u0103u-Nordului, unde preten\u021biile v\u00e2nz\u0103torilor au cobor\u00e2t la o valoare 2.440 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 2.560 de euro pe metru p\u0103trat). Urm\u0103toarele locuri sunt ocupate de Kiseleff-Aviatorilor, cu 2.270 de euro pe metru p\u0103trat util (de la 2.340 de euro pe metru p\u0103trat), de Doroban\u021bi-Floreasca (cu 2.110 euro pe metru p\u0103trat util, de la 2.190 de euro pe metru p\u0103trat), de Avia\u021biei (cu 1.860 de euro pe metru p\u0103trat, de la 1.920 euro pe metru p\u0103trat util) \u0219i, respectiv, Unirii (cu 1.750 euro pe metru p\u0103trat, la fel ca trimestrul trecut).<\/p>\n<p>\u00cen clasamentul zonelor bucure\u0219tene cu cele mai ieftine apartamente, pozi\u021bia frunta\u0219\u0103 este ocupat\u0103 de Ghencea (cu o medie de 890 de euro pe metru p\u0103trat), acest cartier fiind urmat de Rahova (cu 950 de euro pe metru p\u0103trat), apoi de Giurgiului (1.030 de euro pe metru p\u0103trat), Giule\u0219ti (1.050 de euro pe metru p\u0103trat) \u0219i Militari (cu 1.060 de euro pe metru p\u0103trat), care a surclasat Drumul Taberei.<\/p>\n<p><strong>Cau\u021bi un apartament \u00een Bucure\u0219ti? <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente\/bucuresti\">Vezi<\/a> ofertele momentului!<\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe zone, \u00een ora\u0219ul de pe Some\u0219 au avut loc, \u00een mod predominant, varia\u021bii pozitive. Cel mai mare avans, \u00een cuantum de 5,9%, a avut loc \u00een zona Iris, unde un apartament a ajuns la o medie de 1.490 de euro pe metru p\u0103trat util. Preten\u021biile v\u00e2nz\u0103torilor de apartamente s-au mai diminuat \u0219i \u00een Zorilor (-3,4%, p\u00e2n\u0103 la 1.530 de euro pe metru p\u0103trat), dar \u0219i \u00een Bun\u0103 Ziua-Europa-Calea Turzii (-0,2%, p\u00e2n\u0103 la 1.480 de euro pe metru p\u0103trat).<\/p>\n<p>\u00cen clasamentul zonelor cu cele mai scumpe apartamente din Cluj-Napoca, arealul central \u0219i ultracentral se situeaz\u0103, \u00een continuare, pe primul loc, un apartament cost\u00e2nd aici, \u00een medie, 1.840 de euro pe metru p\u0103trat util. Aceast\u0103 zon\u0103 este urmat\u0103 de Plopilor (unde preten\u021biile v\u00e2nz\u0103torilor se ridic\u0103 la 1.810 de euro pe metru p\u0103trat util), de Gheorgheni-Andrei Mure\u0219anu (1.720 de euro pe metru p\u0103trat util), dar \u0219i de M\u0103r\u0103\u0219ti-\u00centre Lacuri-Aurel Vlaicu (tot cu 1.600 de euro pe metru p\u0103trat). La polul opus, cele mai ieftine apartamente pot fi g\u0103site \u00een localit\u0103\u021bile limitrofe Flore\u0219ti (880 de euro pe metru p\u0103trat) \u0219i Baciu (1.040 de euro pe metru p\u0103trat), acestea fiind urmate de Some\u0219eni.<\/p>\n<p>\u00cen majoritatea cartierelor clujene, nivelul actual al pre\u021burilor apartamentelor este mai ridicat dec\u00e2t cel consemnat \u00een perioada similar\u0103 a anului anterior, cele mai mari diferen\u021be put\u00e2nd fi observate \u00een Iris (+11,4%), \u00een Grigorescu (+8,7%), \u00een Gruia-D\u00e2mbul Rotund-Gar\u0103-Bulgaria (+7,8%), dar \u0219i \u00een zona central\u0103 \u0219i ultracentral\u0103 (+7,5%).
