Pentru a merge mai departe, pia\u0163a are nevoie (\u015fi) de altceva. <\/strong><\/p>\n<p>Dac\u0103 ai un buget de maximum 60.000 de euro \u015fi te afli \u00een c\u0103utarea unui apartament nou, probabil c\u0103 ai sim\u0163it pe pielea ta c\u0103 nu ai la dispozi\u0163ie prea multe op\u0163iuni reale. Asta de\u015fi ofertele dezvoltatorilor abund\u0103, iar t\u00e2rgurile imobiliare se \u00eenghesuie s\u0103-\u0163i prezinte c\u00e2t mai multe ansambluri. Andrei Sandu, directorul general al agen\u0163iei MediaCity, observ\u0103 c\u0103, \u00een ciuda num\u0103rului relativ ridicat, cea mai mare parte a locuin\u0163elor disponibile pe pia\u0163\u0103 nu se potrivesc profilului consumatorului actual. <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/VictorZaharia\/\">Victor Zaharia<\/a>, directorul agen\u0163iei Coldwell Banker Opera, d\u0103 exemplul unor unit\u0103\u0163i locative proiectate \u00een perioada de boom, cu suprafe\u0163e de 150 de metri p\u0103tra\u0163i la trei camere, ale c\u0103ror pre\u0163uri sunt pe m\u0103sur\u0103. \u201eMajoritatea cump\u0103r\u0103torilor care ar vrea trei camere nu au bani de un asemenea apartament\u201d, subliniaz\u0103 Zaharia.<\/p>\n<p><strong>Construc\u0163iile reziden\u0163iale, la nivel minim <\/strong><br \/>\nPentru moment, dat fiind c\u0103 majoritatea cump\u0103r\u0103torilor \u00eenc\u0103 a\u015fteapt\u0103 o rea\u015fezare a pie\u0163ei imobiliare pentru a porni achizi\u0163iile, aceast\u0103 situa\u0163ie nu reprezint\u0103 o mare problem\u0103. Pu\u0163inele oferte de locuin\u0163e noi care se pliaz\u0103 pe buzunarul sub\u0163iat de criz\u0103 al rom\u00e2nului sunt suficiente pentru a satisface nevoile celor c\u00e2\u0163iva cump\u0103r\u0103tori hot\u0103r\u00e2\u0163i s\u0103 \u00eencheie tranzac\u0163ii acum.<\/p>\n<p>Andrei Sandu observ\u0103 \u00eens\u0103 c\u0103, \u00een ultimii doi ani, nu s-au mai pornit aproape deloc investi\u0163ii imobiliare. Reducerea la minimum a motoarelor din construc\u0163ii se vede deja  prin livr\u0103rile reduse de locuin\u0163e noi \u00eenregistrate \u00een primele luni ale acestui an. Potrivit unui raport de pia\u0163\u0103 al Jones Lang LaSalle \u015fi Reas, \u00een trimestrul unu al anului 2010 au fost finalizate doar 346 de unit\u0103\u0163i locative, cu aproximativ 25% mai pu\u0163in dec\u00e2t \u00een aceea\u015fi perioad\u0103 a anului trecut. \u201eRitmul de construc\u0163ie de noi spa\u0163ii reziden\u0163iale este deja foarte mic \u00een compara\u0163ie cu al celorlalte capitale est-europene. Av\u00e2nd \u00een vedere activitatea restr\u00e2ns\u0103 din sectorul construc\u0163iilor reziden\u0163iale, \u00een 2010 putem asista la o sc\u0103dere semnificativ\u0103 a locuin\u0163elor livrate\u201d, se arat\u0103 \u00een studiul citat. La o compara\u0163ie cu cifrele anun\u0163ate de c\u0103tre dezvoltatori la \u00eenceputul acestui an, diferen\u0163a este semnificativ\u0103. Potrivit datelor centralizate de MediaCity \u00een prim\u0103vara lui 2010, 2.600 de locuin\u0163e aveau termenul de livrare anun\u0163at pentru 2010. Acestora li se mai ad\u0103ugau, la modul teoretic, alte c\u00e2teva mii de unit\u0103\u0163i anun\u0163ate pentru livrare \u00een 2008-2010, dar al c\u0103ror termen a fost dep\u0103\u015fit.<\/p>\n<p><strong>Pre\u0163uri \u015fi suprafe\u0163e rezonabile<\/strong><br \/>\n\u00cen acest context, nevoia de unit\u0103\u0163i locative adaptate la condi\u0163iile actuale ale pie\u0163ei, este una stringent\u0103 &#8211; \u00een ciuda perioadei de recesiune.<\/p>\n<blockquote><p>Oferta de locuin\u0163e noi este, \u00eentr-o oarecare m\u0103sur\u0103, limitat\u0103. Clien\u0163ii care sunt interesa\u0163i de achizi\u0163ia unui apartment nou au de ales \u00eentre acelea\u015fi c\u00e2teva ansambluri. Or, pe acestea clien\u0163ii le cunosc deja foarte bine, observ\u0103 <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/aerimescu\/\">Adrian Erimescu<\/a>, general manager al www.imobiliare.ro. Tocmai din aceast\u0103 cauz\u0103, adaug\u0103 el, proiecte noi care s\u0103 propun\u0103 altceva ar putea fi binevenite pe pia\u0163\u0103 \u2013 cu singura condi\u0163ie ca pre\u0163urile s\u0103 fie conforme cu a\u015ftept\u0103rile clien\u0163ilor finali.<\/p><\/blockquote>\n<p>Victor Zaharia arat\u0103 c\u0103, \u00een ciuda atmosferei generale de expectativ\u0103, cerere de locuin\u0163e exist\u0103. D\u0103 exemplul c\u00e2torva tranzac\u0163ii pe care le-a \u00eenceput anul trecut \u015fi care au fost am\u00e2nate nu din lips\u0103 de bani, ci pentru a vedea cum evolueaz\u0103 pia\u0163a. \u201eEu cred c\u0103 acum e timpul ca dezvoltatorii s\u0103 construiasc\u0103, pentru ca, atunci c\u00e2nd se va ie\u015fi din criz\u0103, s\u0103 vin\u0103 cu noile produse\u201d, subliniaz\u0103 Zaharia. El precizeaz\u0103 c\u0103, \u00een momentul revenirii sectorului reziden\u0163ial, nu se va mai vinde orice, la orice pre\u0163, cu orice compartimentare. Pia\u0163a are nevoie de locuin\u0163e cu suprafe\u0163e \u015fi la pre\u0163uri rezonabile, arat\u0103 directorul Coldwell Banker Opera. \u00cen opinia sa, pentru a fi vandabil, un apartament cu dou\u0103 camere ar trebui s\u0103 se situeze undeva la 60 de metri p\u0103tra\u0163i, iar o garsonier\u0103 la 40 de metri p\u0103tra\u0163i. \u00cen plus, pre\u0163ul pe metru p\u0103trat nu ar trebui s\u0103 dep\u0103\u015feasc\u0103 1.200 de euro (cu excep\u0163ia zonelor centrale). Un alt punct important este localizarea favorabil\u0103.<\/p>\n<p><strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-5598\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home-300x300.jpg\" alt=\"\" width=\"300\" height=\"300\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home-300x300.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home-140x140.jpg 140w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home-150x150.jpg 150w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home-250x250.jpg 250w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dream-home.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>Investi\u0163ie finlandez\u0103 \u00een locuin\u0163e pentru clasa medie<\/strong><br \/>\nDe\u015fi nu multe, anul acesta au existat c\u00e2teva \u00eencerc\u0103ri timide din partea dezvoltatorilor de a se adapta la condi\u0163iile actuale ale pie\u0163ei. Astfel, \u00een luna mai, fondul de investi\u0163ii finlandez Ahlstrom Capital a anun\u0163at dezvoltarea ansamblului Scandinavia Residence, prin intermediul unei companii de\u0163inute la nivel local. La finalizare, proiectul ar trebui s\u0103 cuprind\u0103 420 de apartamente dispuse \u00een \u015fapte blocuri, localizate pe \u015eoseaua Alexandriei.<\/p>\n<p>Potrivit lui Adrian Demu\u015fc\u0103, reprezentantul dezvoltatorului, lucr\u0103rile la prima faz\u0103 a ansamblului se afl\u0103 \u00een faza de ro\u015fu, iar primele dou\u0103 blocuri, cu 100 de apartamente, vor fi livrate \u00een decembrie. Cea mai ieftin\u0103 garsonier\u0103 din Scandinavia Residence cost\u0103 41.000 de euro, iar cel mai ieftin apartament cu dou\u0103 camere ajunge la 67.000 de euro. \u201eVizitatori avem mul\u0163i. Dorin\u0163a exist\u0103, oamenii \u00ee\u015fi doresc s\u0103 aib\u0103 un grad c\u00e2t mai mare de confort. \u00centrebarea este \u00eens\u0103 cum vor ob\u0163ine finan\u0163area necesar\u0103\u201d, spune Demu\u015fc\u0103. Acesta precizeaz\u0103 c\u0103, la modul ideal, cump\u0103r\u0103torii caut\u0103  suprafe\u0163e c\u00e2t mai mari, la pre\u0163uri c\u00e2t mai mici, \u00eens\u0103 limitele sunt dictate de posibilit\u0103\u0163ile lor de finan\u0163are. \u00cen mod clar, opineaz\u0103 el, pia\u0163a are nevoie de apartamente bine construite.<\/p>\n<p><strong>Apartamente cu dou\u0103 camere la 50.000 de euro<\/strong><br \/>\nUn alt proiect anun\u0163at anul acesta, \u00een luna iulie, este ansamblul Avalon Residence, dezvoltat \u00een Tunari de compania South Pacific. Acesta va cuprinde 46 de apartamente cu dou\u0103 camere, dispuse \u00een trei blocuri, ce vor fi construite \u00een func\u0163ie de evolu\u0163ia v\u00e2nz\u0103rilor. Suprafe\u0163ele locuin\u0163elor sunt de 52 de metri p\u0103tra\u0163i, iar pre\u0163urile se ridic\u0103 la  47.775 de euro, pentru un apartament cu teras\u0103, \u015fi de 49.875, pentru unul cu gr\u0103din\u0103 proprie.<\/p>\n<blockquote><p>Cercetarea noastr\u0103 de pia\u0163\u0103 ne-a ar\u0103tat c\u0103 exist\u0103 \u00eenc\u0103 cerere pentru locuin\u0163e dac\u0103 pre\u0163ul este unul accesibil (sub 50.000 de euro cu TVA inclus), iar finan\u0163area este disponibil\u0103. Exist\u0103 multe cupluri tinere interesate de apartamente cu dou\u0103 camere, iar aceasta este cu siguran\u0163\u0103 o op\u0163iune potrivit\u0103 pentru ei, at\u00e2t prin prisma pre\u0163urilor, c\u00e2t \u015fi a suprafe\u0163elor, subliniaz\u0103 Andrew Perlea, CEO al South Pacific.<\/p><\/blockquote>\n<p>Un alt punct de atrac\u0163ie pentru cump\u0103r\u0103torii cu un buget limitat este reprezentat de tehnologia de construc\u0163ie folosit\u0103 de c\u0103tre dezvoltator, ce permite ridicarea rapid\u0103 a locuin\u0163elor \u015fi promite costuri mai reduse cu 40% la \u00eentre\u0163inere.<\/p>\n<p><strong>Ansamblu de garsoniere, destinat tinerilor<\/strong><br \/>\nUn pas de testare a pie\u0163ei contractate de criz\u0103 este reprezentat \u015fi de relansarea ansamblului reziden\u0163ial Quadra 2, dezvoltat \u00een zona Militari-Politehnic\u0103 de compania autohton\u0103 Conarg. Lansat ini\u0163ial \u00een anul 2008, proiectul ar fi trebuit s\u0103 cuprind\u0103 850 de locuin\u0163e, de la una p\u00e2n\u0103 la patru camere. Investi\u0163ia estimat\u0103 ini\u0163ial era de 75 de milioane de euro. Doi ani mai t\u00e2rziu \u00eens\u0103, Quadra 2 a suferit o \u201ecosmetizare\u201d major\u0103 pentru a se plia pe noile posibilit\u0103\u0163i ale consumatorului. Acum este promovat ca ansamblu reziden\u0163ial destinat tinerilor, fiind format din 226 de garsoniere \u015fi doar 16 apartamente cu dou\u0103 camere. Garsonierele au suprafe\u0163e cuprinse \u00eentre 37 \u015fi 51 de metri p\u0103tra\u0163i, iar pre\u0163urile pornesc de 39.000 de euro. Locuin\u0163ele cu dou\u0103 camere au 75 de metri p\u0103tra\u0163i \u015fi pre\u0163uri de la 76.000 de euro. Locuin\u0163ele vor fi livrate \u00een ultimul trimestru al acestui an, potrivit dezvoltatorului. Investi\u0163ia estimat\u0103 \u00een construc\u0163ia Quadra 2 se ridic\u0103 acum la 12 milioane de euro.<\/p>\n<div style=\"border: 1px solid #f0e58b;background-color:#fffcde;padding: 10px\">\n<strong>Opinia bloggerului<\/strong><\/p>\n<p>Pentru un client cu un buget mediu, de 60.000 de euro, c\u0103utarea unei case depinde de nevoile sale reale, precum \u0219i de priorit\u0103\u021bi. Exist\u0103 c\u00e2teva oportunit\u0103\u021bi, \u00eens\u0103 nu putem spune c\u0103 pia\u021ba e plin\u0103 de oferte. \u00cen primul r\u00e2nd, sfatul meu pentru cump\u0103r\u0103tor este s\u0103 nu se panicheze. Cele mai multe gre\u0219eli \u00een materie de tranzac\u021bii imobiliare au loc din aceast\u0103 cauz\u0103. Aud oameni spun\u00e2nd \u201cNu am g\u0103sit nimic, a\u0219a c\u0103 am cump\u0103rat asta\u201d. Dac\u0103 \u00eentr-adev\u0103r nu po\u021bi g\u0103si acum ce ai nevoie, atunci a\u0219teapt\u0103. <\/p>\n<p>Din p\u0103cate, cea mai mare parte a ofertei de azi nu se adapteaz\u0103 nevoilor consumatorului final. Zeci de ansambluri au fost proiectate pe baza unor criterii total diferite, pentru o pia\u021b\u0103 diferit\u0103. Au fost concentrate pe cu totul alte nevoi ale clien\u021bilor, iar acum este greu s\u0103 se schimbe \u0219i s\u0103 se adapteze la realitatea de azi. Pre\u021burile nu sunt proaste, problema este dat\u0103 de obicei de suprafa\u021b\u0103 (util\u0103 \u0219i construit\u0103), localizare \u0219i o de mul\u021bime de detalii care afecteaz\u0103 imaginea proiectului.<\/p>\n<p>\u00cen urm\u0103torii c\u00e2\u021biva ani, cred c\u0103 vor fi foarte pu\u021bine noi dezvolt\u0103ri, de vreme ce b\u0103ncile nu finan\u021beaz\u0103 noi proiecte, iar dezvoltatorilor le e team\u0103 s\u0103 fac\u0103 asta pe cont propriu. Cele c\u00e2teva noi proiecte vor avea \u00eens\u0103 o mai bun\u0103 localizare (de vreme ce pot fi cump\u0103rate terenuri \u00een zone mai bune, la pre\u021buri mai reduse), suprafe\u021be mai mici, spa\u021bii comune foarte atent proiectate \u0219i prea multe apartamente mici pe fiecare nivel.
