investe\u0219ti banii economisi\u021bi \u00een imobiliare? Te vei bucura, cu siguran\u021b\u0103, s\u0103 afli c\u0103 Bucure\u0219tiul este una dintre cele mai bune pie\u021be europene c\u00e2nd vine vorba de amortizarea investi\u021biilor \u00een locuin\u021be (prin \u00eenchiriere). Potrivit companiei de consultan\u021b\u0103 imobiliar\u0103 Imoteca The Residential Experts, dintre 17 capitale europene analizate, cel mai mare ora\u0219 al Rom\u00e2niei ocup\u0103 locul al treilea \u00een clasamentul pie\u021belor reziden\u021biale cu cele mai bune randamente (medii), dup\u0103 Bruxelles \u0219i Sofia. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Periferie_versus_centru\"><\/span>Periferie versus centru<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen mod interesant, cel mai bun randament \u00eel au, \u00een Bucure\u0219ti, apartamentele situate spre marginea ora\u0219ului \u2013 al\u0103turi de anumite proiecte boutique din centru, unde chiria dep\u0103\u0219e\u0219te cu mult media zonei. Astfel, la un pre\u021b mediu de 1.090 de euro pe metru p\u0103trat, randamentul din chirii ajunge, \u00een cel dint\u00e2i caz, la 5,09%; pentru o proprietate \u00een centru, \u00eens\u0103, unde pre\u021bul mediu este de 1.762 de euro pe metru p\u0103trat, yieldul este 4,65%. <\/p>\n<p>Randamentul unei locuin\u021be este ponderea reprezentat\u0103 de veniturile (nete) generate de respectiva proprietate din valoarea de achizi\u021bie a acesteia, ar\u0103t\u00e2nd c\u00e2t din investi\u021bia ini\u021bial\u0103 va fi recuperat\u0103 \u00eentr-o anumit\u0103 perioad\u0103 (de obicei un an). Un avantaj suplimentar este reprezentat de eficien\u021ba energetic\u0103 a construc\u021biei, de tip cas\u0103 pasiv\u0103. \u201eAm g\u00e2ndit \u0219i construit un proiect care \u00eel ajut\u0103 pe proprietar s\u0103 recupereze investi\u021bia mult mai repede dec\u00e2t la un apartament standard, \u00een cel mult 10 ani. Folosim tehnologii inovative care reduc at\u00e2t consumul \u0219i de energie electric\u0103, c\u00e2t \u0219i consumul de energie termic\u0103\u201d, spune Gabriel Foc\u0219eneanu, manager de proiect pentru LOFT Green Apartments. <\/p>\n<p>Pe de alt\u0103 parte, pentru o garsonier\u0103 de 45.000 de euro din noul ansamblu reziden\u021bial HILS Pallady Residence, randamentul ar fi 7,5% (\u00een condi\u021biile unei chirii de 280 de euro pe lun\u0103). Ca exemplu de proiect boutique, \u00een Odyssey Baneasa randamentul s-ar situa \u00een jurul valorii de 5,5%, mult peste media zonei. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Sofia_si_Bruxelles_randamente_medii_de_peste_5\"><\/span>Sofia, \u0219i Bruxelles, randamente medii de peste 5%<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Bulgariei, pre\u021bul pe metru p\u0103trat al apartamentelor din centru \u0219i de la pariferie este la jum\u0103tate \u00een compara\u021bie cu pre\u021bul cerut \u00een Bruxelles. Totu\u0219i, Sofia ocup\u0103 locul frunta\u0219 la randamentul din chirii pentru apartamentele de la periferie, unde metrul p\u0103trat se vinde cu 977 de euro, iar randamentul este de 5,93%, cel mai mare dintre toate cele 17 capitale europene analizate. \u00cen Bruxelles, pe de alt\u0103 parte, investitorii pot g\u0103si cel mai mare randament al apartamentelor din centru, anume 5,55%, \u00een condi\u021biile unui pre\u021b de de 3.208 euro pe metru p\u0103trat. Pe urm\u0103toarele dou\u0103 locuri \u00een clsament, dup\u0103 Bucure\u0219ti, se situeaz\u0103 Atena (un yield de 4,55% \u00een centru \u0219i 4,31% la periferie) \u0219i, respectiv, Bratislava (4,41% \u00een centru \u0219i 4,48% la periferie).
