v\u00e2nzare pentru un apartament, Bucure\u0219tiul poate fi considerat, \u00een momentul de fa\u021b\u0103, drept cea mai activ\u0103 pia\u021b\u0103 pe plan na\u021bional \u2013 fapt deloc surprinz\u0103tor, de altfel, dat fiind faptul c\u0103 aici se g\u0103se\u0219te, datorit\u0103 densit\u0103\u021bii demografice, \u0219i cea mai mare cerere. Potrivit celui mai recent raport de pia\u021b\u0103 realizat de <strong><strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong><\/strong>, cel mai mare ora\u0219 al \u021b\u0103rii este urmat, din acest punct de vedere, de Bra\u0219ov, Timi\u0219oara, Cluj-Napoca, Constan\u021ba \u0219i, respectiv, Ia\u0219i.<\/p>\n<p>Important de observat este c\u0103, raportat la perioada similar\u0103 a anului anterior, majoritatea marilor centre regionale analizate au consemnat diminu\u0103ri ale perioadei de v\u00e2nzare. Astfel, pe pia\u021ba bucure\u0219tean\u0103, timpul necesar pentru tranzac\u021bionarea unui apartament a fost, \u00een intervalul iulie-septembrie 2019, de 48 de zile \u2013 la o distan\u021b\u0103 considerabil\u0103 fa\u021b\u0103 de celelalte ora\u0219e analizate. Spre compara\u021bie, \u00een trimestrul al treilea din 2018, \u00een Capital\u0103 erau necesare 56 de zile pentru \u00eencheierea unei tranzac\u021bii.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"65_de_zile_timpul_necesar_pentru_tranzactionarea_unui_apartament\"><\/span>65 de zile, timpul necesar pentru tranzac\u021bionarea unui apartament<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>O sc\u0103dere semnificativ\u0103 a perioadei de v\u00e2nzare pe segmentul apartamentelor a avut loc trimestrul trecut \u0219i \u00een Ia\u0219i, unde acest indicator a ajuns la 83 de zile (fa\u021b\u0103 de 114 zile \u00een perioada similar\u0103 din 2018). \u00cen Cluj-Napoca, timpul necesar pentru \u00eencheierea unei v\u00e2nz\u0103ri a sc\u0103zut de la 99 de zile anul trecut, la 71 de zile anul acesta, \u00een vreme ce, \u00een Timi\u0219oara, o locuin\u021b\u0103 a ajuns s\u0103 fie tranzac\u021bionat\u0103, \u00een medie, \u00een 65 de zile (\u00een sc\u0103dere de la 78 de zile).<\/p>\n<p>Cele dou\u0103 mari ora\u0219e care au consemnat, \u00een ultimul an, cre\u0219teri ale perioadei de tranzac\u021bionare pentru un apartament sunt cele vizate, de obicei, ca destina\u021bii de vacan\u021b\u0103, anume Bra\u0219ov \u0219i Constan\u021ba. \u00cen cel dint\u00e2i caz, acest indicator s-a majorat u\u0219or, de la 56 la 59 de zile \u00een ultimele 12 luni; \u00een cel de-al doilea, cre\u0219terea a fost mai \u00eensemnat\u0103, anume de la 59 la 75 de zile.<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/piata-imobiliara-in-t3-2019-preturile-locuintelor-si-au-accelerat-cresterea-ca-urmare-a-majorarii-cererii-si-a-faptului-ca-se-construiesc-proiecte-in-zone-mai-bune_db\/\">Pia\u021ba imobiliar\u0103 \u00een T3 2019: Pre\u021burile locuin\u021belor \u0219i-au accelerat cre\u0219terea ca urmare a major\u0103rii cererii \u0219i a faptului c\u0103 se construiesc proiecte \u00een zone mai bune<\/a><br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/visezi-la-casa-ta-20-000-de-locuinte-noi-scoase-la-vanzare-in-6-mari-centre-regionale_db\/\">Visezi la casa ta? 20.000 de locuin\u021be noi scoase la v\u00e2nzare \u00een 6 mari centre regionale!<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cea_mai_mare_marja_de_negociere_in_Cluj-Napoca\"><\/span>Cea mai mare marj\u0103 de negociere, \u00een Cluj-Napoca<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Al\u0103turi de perioada de v\u00e2nzare, un alt element important pentru \u00een\u021belegerea dinamicii activit\u0103\u021bii de tranzac\u021bionare este marja de negociere \u2013 calculat\u0103 ca diferen\u021b\u0103 \u00eentre pre\u021bul de intrare a unei propriet\u0103\u021bi \u00een pia\u021b\u0103 \u0219i cel ultim, de ie\u0219ire. Cu o singur\u0103 excep\u021bie, \u00een cele \u0219ase mari ora\u0219e ale \u021b\u0103rii acest indicator s-a situat, trimestrul trecut, la un nivel mai ridicat comparativ cu perioada similar\u0103 a anului trecut. De\u0219i contrabalansat de tendin\u021ba general\u0103 de cre\u0219tere a pre\u021burilor apartamentelor, acest fapt reprezint\u0103, totu\u0219i, un avantaj important pentru poten\u021bialii cump\u0103r\u0103tori.<\/p>\n<p>Interesant este c\u0103, \u00een momentul de fa\u021b\u0103, cea mai mare marj\u0103 de negociere, de peste 5,5%, poate fi g\u0103sit\u0103 \u00een Cluj-Napoca, adic\u0103 exact acolo unde apartamentele au \u0219i cel mai mare pre\u021b mediu solicitat; spre compara\u021bie, \u00een perioada similar\u0103 a anului trecut, aceasta se situa la aproximativ 3,4%. Un alt ora\u0219 \u00een care disponibilitatea v\u00e2nz\u0103torilor de a l\u0103sa la pre\u021b dep\u0103\u0219e\u0219te pragul de 5% este Constan\u021ba \u2013 unde, \u00een urm\u0103 cu un an, acest indicator se situa la pu\u021bin peste 2%. Urm\u0103toarele dou\u0103 centre regionale din clasamentul celor mai mari marje de negociere sunt Bra\u0219ovul, cu 4% (\u00een u\u0219oar\u0103 cre\u0219tere fa\u021b\u0103 de perioada similar\u0103 a anului trecut), dar \u0219i Bucure\u0219tiul, unde v\u00e2nz\u0103torii sunt dispu\u0219i s\u0103 negocieze aproximativ 3,5% din pre\u021bul ini\u021bial al unei locuin\u021be (\u00een u\u0219oar\u0103 cre\u0219tere fa\u021b\u0103 de anul trecut).<\/p>\n<p>O marj\u0103 de negociere ceva mai mic\u0103 de 3% a fost valabil\u0103, trimestrul trecut, \u00een Ia\u0219i \u2013 de\u0219i aceasta este una dintre cele mai mici cifre consemnate \u00een marile ora\u0219e, ea marcheaz\u0103, totu\u0219i, o cre\u0219tere considerabil\u0103 fa\u021b\u0103 de perioada similar\u0103 a anului anterior, c\u00e2nd disponibilitatea spre negociere a v\u00e2nz\u0103torilor se situa la pu\u021bin peste 1%. \u00cen momentul de fa\u021b\u0103, centrul regional cu cea mai mic\u0103 marj\u0103 de negociere, anume 1%, este Timi\u0219oara, fapt ce sugereaz\u0103 o mult mai str\u00e2ns\u0103 corela\u021bie \u00eentre a\u0219tept\u0103rile financiare ale v\u00e2nz\u0103torilor, pe de-o parte, \u0219i cele ale cump\u0103r\u0103torilor, pe de alt\u0103 parte.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00cen contextul major\u0103rii cererii pentru locuin\u021be, apartamentele din marile ora\u0219e se tranzac\u021bioneaz\u0103 mai repede dec\u00e2t \u00een urm\u0103 cu un an, \u00eens\u0103 v\u00e2nz\u0103torii sunt dispu\u0219i, \u00een general, s\u0103 lase mai mult la pre\u021b.
