<strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/wp-content\/uploads\/2019\/12\/InfograficAI_FINAL2019.pdf\">studiu<\/a><\/strong> realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> \u0219i <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong>, ritmul de cre\u0219tere a pre\u021burilor de pe pia\u021ba reziden\u021bial\u0103 autohton\u0103 a accelerat fa\u021b\u0103 de anul trecut. Astfel, la nivelul trimestrului al patrulea din 2019, locuin\u021bele (at\u00e2t apartamente, c\u00e2t \u0219i case) sunt cu 7% mai scumpe dec\u00e2t \u00een urm\u0103 cu un an. Spre compara\u021bie, \u00een perioada similar\u0103 din 2018, diferen\u021ba de pre\u021b la 12 luni se situa la 5,3%.<\/p>\n<p>Evolu\u021bia a fost diferit\u0103 at\u00e2t \u00een func\u021bie de ora\u0219, c\u00e2t \u0219i \u00een func\u021bie de segmentul analizat: \u00een Capital\u0103, ritmul de cre\u0219tere a pre\u021burilor s-a dublat comparativ cu 2018 pe pia\u021ba veche, \u00eens\u0103 s-a men\u021binut relativ constant pe cea nou\u0103; \u00een restul \u021b\u0103rii, avansul este de peste dou\u0103 ori mai mare pe segmentul vechi \u0219i, respectiv, de aproape cinci ori mai mare pe segmentul nou. Astfel, locuin\u021bele vechi au consemnat un plus de 9% \u00een Bucure\u0219ti, fa\u021b\u0103 de 6% \u00een restul \u021b\u0103rii; unit\u0103\u021bile locative nou-construite, pe de alt\u0103 parte, s-au apreciat cu 8% \u00een Bucure\u0219ti \u0219i, respectiv, cu 10% \u00een restul \u021b\u0103rii. Spre compara\u021bie, \u00een ultimul trimestru din 2018 locuin\u021bele vechi erau cu 4,6% mai scumpe \u00een Capital\u0103 \u0219i, respectiv, cu 2,6% \u00een rest, iar cele noi erau cu 9% mai scumpe \u00een Bucure\u0219ti \u0219i cu 2,1% \u00een restul \u021b\u0103rii. <\/p>\n<p>Important de men\u021bionat ar fi c\u0103 accelerarea ritmului de cre\u0219tere a pre\u021burilor locuin\u021belor este contrabalansat\u0103 de majorarea salariilor. Potrivit datelor Institutului Na\u021bional de Statistic\u0103 (INS), c\u00e2\u015ftigul salarial mediu nominal net a crescut cu 14,6% \u00een ultimul an, de la 2.720 de lei (\u00een octombrie 2018), la 3.116 lei (\u00een octombrie 2019). \u00cen construc\u021bii, salariul mediu net a fost 3.036 lei, fa\u021b\u0103 de 2.033 de lei anul trecut. <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/cluj-napoca-primul-la-scumpiri-pe-piata-apartamentelor-in-luna-noiembrie-doar-in-iasi-au-avut-loc-ieftiniri_db\/\">Cluj-Napoca, primul la scumpiri pe pia\u021ba apartamentelor \u00een luna noiembrie. Doar \u00een Ia\u0219i au avut loc ieftiniri<\/a><br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/evolutia-preturilor-pe-cartiere-in-cele-mai-mari-3-piete-imobiliare-ale-tarii_db\/\">Evolu\u021bia pre\u021burilor, pe cartiere, \u00een cele mai mari 3 pie\u021be imobiliare ale \u021b\u0103rii<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Un_upgrade_pe_doua_camere_vechi_16000_de_euro\"><\/span>Un upgrade pe dou\u0103 camere vechi, 16.000 de euro<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe tot parcursul lui 2019, pre\u021bul mediu solicitat pentru un apartament vechi cu dou\u0103 camere situat \u00een zona central\u0103 \u0219i semicentral\u0103 a Bucure\u0219tiului s-a situat la aproximativ 77.000 de euro, fa\u021b\u0103 de 74.000 de euro \u00een 2018. Spre compara\u021bie, o locuin\u021b\u0103 similar\u0103, dar situat\u0103 la periferie, a putut fi achizi\u021bionat\u0103 cu 61.000 de euro, \u00een cre\u0219tere de la 59.000 de euro. Diferen\u021ba \u00eentre cele dou\u0103 tipuri de propriet\u0103\u021bi s-ar situa, a\u0219adar, la 16.000 de euro (\u00een cre\u0219tere de la 15.000 de euro). <\/p>\n<p>Pe de alt\u0103 parte, bugetul necesar pentru a face un upgrade de la periferie spre zona central\u0103 \u0219i semicentral\u0103 a Capitalei este semnificativ mai mare pe segmentul nou: este vorba, mai exact, despre o diferen\u021b\u0103 de 40.000 de euro, fa\u021b\u0103 de 30.000 de euro anul trecut. Astfel, un apartament nou cu dou\u0103 camere a putut fi achizi\u021bionat, \u00een 2019, cu o medie de 93.000 de euro \u00een zona central\u0103 \u0219i semicentral\u0103, \u00een cre\u0219tere de la 82.000 de euro \u00een 2018. Pre\u021bul mediu solicitat pentru un apartament nou la periferie s-a men\u021binut, \u00eens\u0103, la un nivel relativ constant, anume 53.000 de euro (fa\u021b\u0103 de 52.000 de euro anul trecut). <\/p>\n<p><strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/wp-content\/uploads\/2019\/12\/InfograficAI_FINAL2019.pdf\">Click<\/a> pentru detalii!<\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_a_crescut_usor_dar_cumparatorii_nu_actioneaza_sub_presiune\"><\/span>Cererea a crescut u\u0219or, dar cump\u0103r\u0103torii nu ac\u021bioneaz\u0103 sub presiune<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen 2019, cererea de locuin\u021be din marile ora\u0219e s-a revigorat u\u0219or fa\u021b\u0103 de anul anterior, ajung\u00e2nd la 470.000 de poten\u021biali cump\u0103r\u0103tori (fa\u021b\u0103 de 460.000 \u00een 2018). Un fapt interesant este c\u0103, \u00een ciuda acestei tendin\u021be, cei interesa\u021bi de achizi\u021bia unei asemenea propriet\u0103\u021bi par s\u0103 fie mai relaxa\u021bi dec\u00e2t \u00een 2018 c\u00e2nd vine vorba de \u00eenchiderea tranzac\u021biilor: perioada medie de v\u00e2nzare s-a majorat, \u00een marile ora\u0219e, de la 67 la 93 de zile pe segmentul apartamentelor \u0219i, respectiv, de la 147 la 193 de zile pe cel al caselor \u0219i vilelor. <\/p>\n<p>Acest fapt explic\u0103, de altfel, men\u021binerea unui trend u\u0219or descendent \u00een ceea ce prive\u0219te activitatea de tranzac\u021bionare: pe baza datelor furnizate de ANCPI, <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong> estimeaz\u0103 c\u0103 volumul total al tranzac\u021biilor imobiliare consemnate la nivel na\u021bional va ajunge la circa 540.000 \u00een 2019. Aceast\u0103 cifr\u0103 ar marca o sc\u0103dere de 4% fa\u021b\u0103 de anul anterior, c\u00e2nd erau consemnate 560.000 de asemenea opera\u021biuni \u2013 \u00een ciuda faptului c\u0103 activitatea de tranzac\u021bionare a revenit pe plus \u00een trimestrul al treilea. De men\u021bionat este \u00eens\u0103 c\u0103 sc\u0103derea preconizat\u0103 pentru anul acesta este mai mic\u0103 dec\u00e2t cea consemnat\u0103 \u00een 2018 fa\u021b\u0103 de 2017, respectiv -10%. <\/p>\n<p>Pe fondul noilor achizi\u021bii, volumul creditelor pentru locuin\u021be acordate popula\u021biei la nivel na\u021bional s-a majorat cu aproximativ 10% \u00een decurs de un an; acest indicator s-a cifrat, potrivit datelor B\u0103ncii Na\u021bionale a Rom\u00e2niei (BNR), la 79,5 miliarde de lei \u00een octombrie 2019, fa\u021b\u0103 de 72,3 miliarde de lei \u00een octombrie 2019. <\/p>\n<p>De men\u021bionat este c\u0103, \u00een decembrie 2019, principala dob\u00e2nd\u0103 de referin\u021b\u0103 pentru creditele ipotecare, anume ROBOR la trei luni, era ceva mai mare dec\u00e2t \u00een perioada similar\u0103 a anului anterior, situ\u00e2ndu-se la un nivel de 3,06, fa\u021b\u0103 de 3,04%. Pe de alt\u0103 parte, indicele ROBOR la \u0219ase luni a sc\u0103zut, \u00een perioada analizat\u0103, de la 3,34% la 3,12%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Oferta_de_vanzare_pe_piata_veche_mai_mica_decat_pe_inchirieri\"><\/span>Oferta de v\u00e2nzare pe pia\u021ba veche, mai mic\u0103 dec\u00e2t pe \u00eenchirieri<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen contrast cu evolu\u021bia cererii, oferta de locuin\u021be vechi disponibile spre v\u00e2nzare s-a aflat \u00eentr-o u\u0219oar\u0103 sc\u0103dere anul acesta. Astfel, \u00een marile ora\u0219e din Rom\u00e2nia au fost scoase la v\u00e2nzare circa 40.000 de apartamente \u0219i case vechi, \u00een sc\u0103dere de la 41.000 \u00een anul anterior, jum\u0103tate din acest volum g\u0103sindu-se \u00een Bucure\u0219ti. Spre compara\u021bie, pe pia\u021ba veche exist\u0103 mai multe propriet\u0103\u021bi reziden\u021biale disponibile spre \u00eenchiriere: num\u0103rul acestora din urm\u0103 s-a majorat cu circa 14% pe parcursul lui 2019, anume de la 49.000 de oferte \u00een 2018, la 56.000. \u00cen parte, cre\u0219terea interesului pentru \u00eenchirieri \u00een r\u00e2ndul proprietarilor de locuin\u021be vechi poate fi explicat\u0103 prin concuren\u021ba tot mai mare pe care le-o fac locuin\u021bele noi \u00een marile ora\u0219e. <\/p>\n<p>Potrivit estim\u0103rilor <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\">Analize Imobiliare<\/a><\/strong> pe baza datelor INS, num\u0103rul locuin\u021belor finalizate anul acesta ar urma s\u0103 ajung\u0103 la cel pu\u021bin 62.000 la nivel na\u021bional, \u00een cre\u0219tere de la 59.700 de unit\u0103\u021bi locative livrate \u00een 2018. Acesta ar fi cel mai mare volum de livr\u0103ri consemnat din 2008 \u00eencoace (c\u00e2nd au fost finalizate peste 64.000 de unit\u0103\u021bi locative).
