pre\u021burile apartamentelor \u0219i-au continuat traiectoria ascendent\u0103, \u00eens\u0103 au intrat pe o pant\u0103 u\u0219or mai abrupt\u0103 comparativ cu 2018.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La sf\u00e2r\u0219itul lui decembrie 2019, suma medie solicitat\u0103 pentru apartamentele disponibile spre v\u00e2nzare la nivel na\u021bional (at\u00e2t vechi, c\u00e2t \u0219i noi) a ajuns la 1.341 de euro pe metru p\u0103trat util, potrivit <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a><\/strong>; aceast\u0103 valoare marcheaz\u0103 o cre\u0219tere de 1,6% fa\u021b\u0103 de finele lui noiembrie, c\u00e2nd o asemenea unitate locativ\u0103 putea fi achizi\u021bionat\u0103, \u00een medie, cu 1.320 de euro pe metru p\u0103trat util. Comparativ cu perioada similar\u0103 a anului anterior, c\u00e2nd preten\u021biile v\u00e2nz\u0103torilor se situau la 1.239 de euro pe metru p\u0103trat util, nivelul de pre\u021b valabil la \u00eenceput de 2020 este cu 8,2% mai ridicat. Important de men\u021bionat ar fi c\u0103, de\u0219i apartamentele s-au apreciat ceva mai mult \u00een 2019 fa\u021b\u0103 de 2018, marjele de cre\u0219tere \u00eenregistrate \u00een cei doi ani anteriori au fost mai ridicate dec\u00e2t at\u00e2t \u2013 este vorba despre un avans de aproape 11% \u00een 2017 \u0219i, respectiv, de un plus de 10,4% \u00een 2016. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen cel mai mare ora\u0219 al \u021b\u0103rii, a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente au ajuns la o medie de 1.413 euro pe metru p\u0103trat util la sf\u00e2r\u0219it de 2019, \u00een cre\u0219tere cu 1,9% fa\u021b\u0103 de luna noiembrie (c\u00e2nd costau 1.387 de euro pe metru p\u0103trat util). \u00cen ultimele 12 luni, apartamentele din Capital\u0103 au consemnat, per ansamblu, un avans de 5,8% (de la 1.335 de euro pe metru p\u0103trat util \u00een decembrie 2018). Tendin\u021ba de cre\u0219tere a fost sus\u021binut\u0103 mai ales de locuin\u021bele din blocurile vechi, care s-au apreciat cu 9% \u00een decurs de un an, de la 1.232 la 1.343 de euro pe metru p\u0103trat. Apartamentele noi, pe de alt\u0103 parte, au ajuns \u00een ultima lun\u0103 a anului la un nivel de pre\u021b de 1.462 euro pe metru p\u0103trat util, ceea ce marcheaz\u0103 un avans de 3,5% la 12 luni, de la 1.412 euro pe metru p\u0103trat util.  <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span>Bra\u0219ov:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la poalele T\u00e2mpei, apartamentele costau, \u00een medie, 1.178 de euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui decembrie 2019, \u00een cre\u0219tere cu 1,7% fa\u021b\u0103 de noiembrie (de la 1.158 de euro pe metru p\u0103trat) \u0219i, respectiv, cu 6,9% fa\u021b\u0103 de perioada similar\u0103 a anului anterior (c\u00e2nd se situau la 1.102 euro pe metru p\u0103trat). Unit\u0103\u021bile locative vechi au ajuns la o valoare de listare medie de 1.144 de euro pe metru p\u0103trat util, \u00een condi\u021biile unui avans anual de 5,7% (de la 1.082 de euro pe metru p\u0103trat). Locuin\u021bele noi, pe de alt\u0103 parte, au consemnat o cre\u0219tere de 6,4% anul trecut, de la 1.155 la 1.229 de euro pe metru p\u0103trat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen 2019, capitala Transilvaniei a \u021binut, din nou, capul de afi\u0219 \u00een ceea ce prive\u0219te cre\u0219terile de pre\u021b \u00een r\u00e2ndul marilor ora\u0219e analizate. Aici, <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a><\/strong> a ajuns la o valoare de 1.712 euro pe metru p\u0103trat util la finele lunii decembrie, \u00een cre\u0219tere cu 0,2% fa\u021b\u0103 de noiembrie (de la 1.709 euro pe metru p\u0103trat) \u0219i, respectiv, cu 10,1% fa\u021b\u0103 de perioada similar\u0103 a anului 2018 (de la 1.555 de euro pe metru p\u0103trat). Apartamentele vechi din ora\u0219 au ajuns la o valoare de 1.739 de euro pe metru p\u0103trat, ceea ce echivaleaz\u0103 cu un plus de 9,2% la 12 luni (fa\u021b\u0103 de un nivel de 1.593 de euro pe metru p\u0103trat la finele lui 2018). Locuin\u021bele nou-construite au \u00eenregistrat, \u00een aceea\u0219i perioad\u0103, o cre\u0219tere \u0219i mai semnificativ\u0103, anume 11,5%, de la 1.516 la 1.691 de euro pe metru p\u0103trat. <\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/cluj-napoca-primul-la-scumpiri-pe-piata-apartamentelor-in-luna-noiembrie-doar-in-iasi-au-avut-loc-ieftiniri_db\/\">Cluj-Napoca, primul la scumpiri pe pia\u021ba apartamentelor \u00een luna noiembrie. Doar \u00een Ia\u0219i au avut loc ieftiniri<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span>Constan\u021ba:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, suma medie solicitat\u0103 pentru un apartament s-a majorat cu 2,6% \u00een decembrie fa\u021b\u0103 de noiembrie (de la 1.179 la 1.210 euro pe metru p\u0103trat util) \u0219i, respectiv, cu 8,3% \u00een ultimele 12 luni (de la 1.117 euro pe metru p\u0103trat util). Constan\u021ba ocup\u0103, astfel, locul al doilea \u00een clasamentul anual al cre\u0219terilor de pre\u021b consemnate \u00een marile centre regionale monitorizate constant de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>. Apartamentele vechi din ora\u0219 se situau la un nivel de pre\u021b de 1.209 euro pe metru p\u0103trat util la \u00eenceput de an, \u00een cre\u0219tere cu 7,7% fa\u021b\u0103 de perioada similar\u0103 a anului anterior (c\u00e2nd costau 1.123 de euro pe metru p\u0103trat). Locuin\u021bele noi din ora\u0219 s-au apreciat chiar mai mult, anume cu 10,2%,  de la 1.100 la 1.212 euro pe metru p\u0103trat util. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span>Ia\u0219i:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, apartamentele noi \u0219i vechi au consemnat o cre\u0219tere de pre\u021b de 0,6% \u00een ultima lun\u0103 a anului trecut (de la 1.031 la 1.037 de euro pe metru p\u0103trat util); fa\u021b\u0103 de decembrie 2018, \u00eens\u0103, c\u00e2nd locuin\u021bele se tranzac\u021bionau cu 1.010 euro pe metru p\u0103trat, avansul s-a cifrat la 2,7%. Dintre marile ora\u0219e analizate, Ia\u0219iul este, astfel, centrul regional cu cea mai mic\u0103 marj\u0103 anual\u0103 de cre\u0219tere, situ\u00e2ndu-se la polul opus fa\u021b\u0103 de Cluj-Napoca. \u00cen ora\u0219ul din nord-estul \u021b\u0103rii, apartamentele din blocurile vechi s-au apreciat cu 5,3% \u00een ultimele 12 luni (de la 996 la 1.049 de euro pe metru p\u0103trat util), \u00een vreme ce locuin\u021bele nou-construite au consemnat o cre\u0219tere de doar 1,1%, de la 1.018 la 1.029 de euro pe metru p\u0103trat. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de pe Bega, a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente s-au majorat cu 0,3% \u00een decembrie fa\u021b\u0103 de noiembrie 2019 (de la 1.269 la 1.273 de euro pe metru p\u0103trat util) \u00een vreme ce, la 12 luni, avansul a fost de 5,5% (de la o valoare de 1.207 euro pe metru p\u0103trat util). Cu un pre\u021b mediu de 1.272 de euro pe metru p\u0103trat, apartamentele vechi din ora\u0219 sunt, \u00een prezent, cu 4,9% mai scumpe dec\u00e2t \u00een urm\u0103 cu 12 luni (c\u00e2nd costau 1.213 euro pe metru p\u0103trat).
