reziden\u021bial\u0103 autohton\u0103 a fost, \u00een 2019, cu 2,1 puncte procentuale mai mare dec\u00e2t \u00een 2018.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cel mai recent raport de pia\u021b\u0103 realizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong> relev\u0103 c\u0103 marja de cre\u0219tere a pre\u021burilor propriet\u0103\u021bilor reziden\u021biale din Rom\u00e2nia s-a situat, \u00een ultimul trimestru din 2019, la 2,9%, dup\u0103 un plus de 3,2% \u00een cele trei luni anterioare. Comparativ cu perioada similar\u0103 din 2018, nivelul actual al pre\u021burilor este cu 7,4% mai mare; spre compara\u021bie, \u00een T4 2018, diferen\u021ba anual\u0103 de pre\u021b se situa la 5,3%.<\/p>\n<p>Dintre ora\u0219ele cu peste 200.000 de locuitori din Rom\u00e2nia, opt centre regionale au avut, \u00een T4 2019, pre\u021buri medii solicitate de minimum 1.000 de euro pe metru p\u0103trat util pentru apartamentele disponibile spre v\u00e2nzare. Cluj-Napoca se situeaz\u0103 \u00een continuare pe prima pozi\u021bie \u00een clasament (cu o medie de 1.690 de euro pe metru p\u0103trat util), fiind urmat de Bucure\u0219ti (cu 1.390 de euro pe metru p\u0103trat), Timi\u0219oara (1.240 de euro pe metru p\u0103trat), Constan\u021ba (1.190 de euro pe metru p\u0103trat), Bra\u0219ov (1.150 de euro pe metru p\u0103trat), Craiova (1.090 de euro pe metru p\u0103trat), Ia\u0219i (1.020 de euro pe metru p\u0103trat) \u0219i, respectiv, Oradea (cu 1.000 de euro pe metru p\u0103trat). Capitala Bihorului este, astfel, nou-intrat\u0103 pe lista ora\u0219elor cu pre\u021buri medii pornind de la 1.000 de euro pe metru p\u0103trat util, dup\u0103 ce preten\u021biile v\u00e2nz\u0103torilor ajunseser\u0103 aici la 990 de euro pe metru p\u0103trat trimestrul trecut. <\/p>\n<blockquote><p>\u201ePe plan regional, pre\u021burile solicitate de proprietari \u00een Cluj-Napoca sunt aproape de plafonul de 1.700 de euro pe metru p\u0103trat util, dup\u0103 o cre\u0219tere anual\u0103 de 9,8%. Diferen\u021ba fa\u021b\u0103 de pre\u021burile medii din Bucure\u0219ti a crescut anul trecut la 290 de euro pe metru p\u0103trat util, de la 230 de euro pe metru p\u0103trat util \u00een 2018. Interesant este faptul c\u0103, la \u00eenceputul perioadei de cre\u0219tere, la sf\u00e2r\u0219itul anului 2014, \u00een Bucure\u0219ti se \u00eenregistrau pre\u021buri medii mai mari dec\u00e2t \u00een Cluj-Napoca.\u201d<\/p>\n<p><strong>Dorel Ni\u021b\u0103, Head of Data Imobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca_cel_mai_mare_avans_dintre_marile_orase\"><\/span>Cluj-Napoca, cel mai mare avans dintre marile ora\u0219e<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ceea ce prive\u0219te evolu\u021bia trimestrial\u0103 a pre\u021burilor, de men\u021bionat ar fi c\u0103 toate aceste centre regionale au consemnat cre\u0219teri \u2013 majoritatea \u00eens\u0103 mai mici de 2%. Excep\u021bie important\u0103 face ora\u0219ul Cluj-Napoca, cu un avans de 4,4% la trei luni; capitala Transilvaniei se situeaz\u0103, \u00eens\u0103, pe locul al doilea \u00een clasamentul major\u0103rilor de pre\u021b, fiind precedat de Br\u0103ila, cu un plus de 5,5%. Bucure\u0219tiul, pe de alt\u0103 parte, a consemnat trimestrul trecut un avans de doar 0,8% \u2013 ceea ce contrabalanseaz\u0103 cre\u0219terea de 5,5% resim\u021bit\u0103 \u00een cele trei luni anterioare.<\/p>\n<p>\u0218i raportat la perioada similar\u0103 a anului precedent evolu\u021bia pre\u021burilor a fost una ascendent\u0103 \u00een majoritatea marilor ora\u0219e analizate; excep\u021bie face, de data aceasta, doar Craiova, unde pre\u021burile apartamentelor au r\u0103mas, practic, la acela\u0219i nivel. \u00cen urma evolu\u021biilor diferite de trimestrul trecut, cea mai mare marj\u0103 anual\u0103 de cre\u0219tere, respectiv 9,8%, poate fi observat\u0103 acum \u00een Cluj-Napoca, care a detronat Capitala \u00een clasamentul scumpirilor \u00een T4 2019. Urm\u0103toarele locuri sunt ocupate de Br\u0103ila (9,7%), Gala\u021bi (+7,6%), Bra\u0219ov (+7,4%), Bucure\u0219ti (+6,9%), Oradea (+5,3%), Ploie\u0219ti (+4,5%), Constan\u021ba (+4,1%), Timi\u0219oara (+3,9%) \u0219i Ia\u0219i (+3,5%).<\/p>\n<p><strong>Cite\u0219te \u0219i: <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/in-2019-preturile-de-lista-ale-locuintelor-si-au-accelerat-cresterea-ce-s-a-intamplat-insa-cu-cele-de-tranzactionare_db\/\">\u00cen 2019, pre\u021burile de list\u0103 ale locuin\u021belor \u0219i-au accelerat cre\u0219terea. Ce s-a \u00eent\u00e2mplat, \u00eens\u0103, cu cele de tranzac\u021bionare?<\/a><\/strong><\/p>\n<div class=\"entry-content-inline-styles table-responsive\">\n<strong>ANEVAR: evolu\u021bii diferite ale valorilor de pia\u021b\u0103<\/strong><br \/>\nPotrivit datelor Asocia\u021biei Na\u021bionale a Evaluatorilor Autoriza\u021bi din Rom\u00e2nia (ANEVAR), \u00een Cluj-Napoca a avut loc o cre\u0219tere de 2,7% a valorii de pia\u021b\u0103 mediane pentru apartamentele de bloc, de la 1.441 de euro pe metru p\u0103trat \u00een primul trimestru din 2019, la 1.480 de euro pe metru p\u0103trat \u00een cel de-al treilea. \u00cen Capital\u0103, pe de alt\u0103 parte, valoarea de pia\u021b\u0103 s-a majorat u\u0219or, anume cu 1,3% per ansamblu, de la 1.190 de euro pe metru p\u0103trat, la 1.206 euro pe metru p\u0103trat, asem\u0103n\u0103tor fenomenului \u00eenregistrat \u00een Constan\u021ba, unde se observ\u0103 o cre\u0219tere de 1,4% de la primul trimestru la cel de-al treilea. \u00cen intervalul analizat, Timi\u0219oara p\u0103streaz\u0103 un trend u\u0219or cresc\u0103tor (de doar 0,6%), \u00een vreme ce, \u00een Craiova, valoarea de pia\u021b\u0103 median\u0103 s-a diminuat cu 1,4%, de la 1.089 de euro pe metru p\u0103trat, la 1.074 de euro pe metru p\u0103trat. Aceste date se bazeaz\u0103 pe valorile estimate de c\u0103tre evaluatorii autoriza\u021bi \u00een cazul evalu\u0103rilor realizate \u00een scopul garant\u0103rii \u00eemprumuturilor \u0219i colectate \u00eentre ianuarie 2019 \u0219i septembrie 2019 \u00een baza de date pe care ANEVAR o administreaz\u0103 prin IROVAL \u2013 Cercet\u0103ri \u00een evaluare (Baza Imobiliar\u0103 de Garan\u021bii \u2013 BIG).\n<\/div>\n<h2><span class=\"ez-toc-section\" id=\"Cerere_mai_mare_dar_oferta_mai_mica\"><\/span>Cerere mai mare, dar ofert\u0103 mai mic\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ultimul trimestru din 2019, interesul pentru achizi\u021bia de propriet\u0103\u021bi reziden\u021biale \u00een marile ora\u0219e a consemnat o marj\u0103 de cre\u0219tere destul de important\u0103 fa\u021b\u0103 de anul anterior. Astfel, aproximativ 157.000 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat apartamente \u0219i case scoase la v\u00e2nzare pe Imobiliare.ro \u00een cele mai mari \u0219ase centre regionale ale \u021b\u0103rii \u2013 cifr\u0103 ce echivaleaz\u0103 cu un avans de 25% fa\u021b\u0103 de perioada similar\u0103 din 2018. Toate marile centre regionale analizate au consemnat cre\u0219teri de dou\u0103 cifre: 49% \u00een Cluj-Napoca, 40% \u00een Ia\u0219i, 32% \u00een Bra\u0219ov, 31% \u00een Timi\u0219oara, 20% \u00een Constan\u021ba \u0219i, respectiv, 18% \u00een Bucure\u0219ti.<\/p>\n<p>Pe de alt\u0103 parte, \u00een concordan\u021b\u0103 cu estim\u0103rile <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong> din precedentul raport de pia\u021b\u0103, oferta total\u0103 de propriet\u0103\u021bi reziden\u021biale disponibile spre v\u00e2nzare \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii (apartamente \u0219i case construite \u00eenainte de anul 2000) a cunoscut, trimestrul trecut, o sc\u0103dere important\u0103 comparativ cu perioada similar\u0103 din 2018. Este vorba, mai exact, de un recul anual de 18% valabil la nivelul ora\u0219elor analizate, o tendin\u021b\u0103 descendent\u0103 la acest capitol put\u00e2nd fi observat\u0103 \u00een fiecare dintre acestea. C\u00e2t te-ar costa un upgrade de locuin\u021b\u0103 de la periferie spre centru<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"S2_2019_propice_pentru_tranzactii_imobiliare\"><\/span>S2 2019, propice pentru tranzac\u021bii imobiliare<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ceea ce prive\u0219te num\u0103rul de tranzac\u021bii, datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) arat\u0103 c\u0103 \u00een trimestrul al patrulea din 2019 au avut loc, pe plan na\u021bional, 157.184 de v\u00e2nz\u0103ri de imobile, \u00een cre\u0219tere cu circa 16% fa\u021b\u0103 de perioada similar\u0103 din 2018 (c\u00e2nd erau \u00eenregistrate 135.541 de asemenea opera\u021biuni). <\/p>\n<p>\u00cen ciuda evolu\u021biei ascendente din ultimele dou\u0103 trimestre ale anului trecut, raportat la tot parcursul lui 2018 poate fi observat\u0103 o u\u0219oar\u0103 sc\u0103dere a activit\u0103\u021bii de tranzac\u021bionare din pia\u021ba imobiliar\u0103. Astfel, num\u0103rul contractelor \u00eencheiate pe plan na\u021bional s-a cifrat la 540.180 \u00een perioada ianuarie-decembrie 2019, cifr\u0103 ce marcheaz\u0103 un declin de circa 4% fa\u021b\u0103 de anul precedent \u2013 c\u00e2nd erau tranzac\u021bionate, la nivel na\u021bional, aproape 563.501 de imobile.
