pia\u021b\u0103 lansat de compania de consultan\u021b\u0103 imobiliar\u0103 Colliers International, stocul de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-birouri\">spa\u0163ii de birouri<\/a><\/strong> din Bucure\u0219ti a ajuns, anul trecut, la aproape 2,7 milioane de metri p\u0103tra\u021bi, \u00een cre\u0219tere cu 12% fa\u021b\u0103 de anul precedent. Reprezentan\u021bii companiei estimeaz\u0103 c\u0103, \u00een urm\u0103torii doi ani, livr\u0103rile pe acest segment de pia\u021b\u0103 ar putea ajunge la 700.000 de metri p\u0103tra\u021bi, din care 200.000 ar fi spa\u021bii programate pentru 2020, iar restul, pentru 2021. Aceste cifre ar echivala cu un plus de 25% la stocul actual de birouri. <\/p>\n<p>Este de a\u0219teptat ca un asemenea avans s\u0103 intensifice competi\u021bia pentru atragerea de noi chiria\u0219i, ace\u0219tia fiind pu\u0219i, astfel, \u00eentr-o pozi\u021bie de for\u021b\u0103 \u00een negocieri. Av\u00e2nd \u00een vedere, \u00eens\u0103, realit\u0103\u021bile pie\u021bei, consultan\u021bii Colliers se a\u0219teapt\u0103 ca o parte din livr\u0103rile programate pentru 2021 s\u0103 fie am\u00e2nate, mai ales dac\u0103 dezvoltatorii nu vor reu\u0219i s\u0103 g\u0103seasc\u0103 chiria\u0219i-ancor\u0103. <\/p>\n<blockquote><p>\u201eValul de livr\u0103ri din 2019 se reduce anul acesta la 200.000 de metri p\u0103tra\u021bi, dar cu o revenire spectaculoas\u0103 \u00een 2021, c\u00e2nd dezvoltatorii promit aproximativ 500.000 de metri p\u0103tra\u021bi, un maxim istoric. Astfel, cre\u0219te competi\u021bia \u00eentre dezvoltatori, dar \u0219i \u00eentre ace\u0219tia \u0219i proprietarii de cl\u0103diri moderne, care au pierdut prin reloc\u0103ri, doar anul trecut, chiria\u0219i care ocupau 140.000 de metri p\u0103tra\u021bi. Chiria\u0219ii vor fi cei care se vor bucura de oportunit\u0103\u021bi, pentru c\u0103 Bucure\u0219tiul \u00eencepe s\u0103 devin\u0103 o pia\u021b\u0103 a chiria\u0219ilor de cl\u0103diri de birouri. Va cre\u0219te competi\u021bia pentru atragerea de noi chiria\u0219i, inclusiv \u00een detrimentul proprietarilor de cl\u0103diri mai vechi, unele aflate \u00een pozi\u021bii foarte bune, dar care au fost construite de dezvoltatori f\u0103r\u0103 experien\u021b\u0103 \u0219i care nu au investit \u00een \u00eembun\u0103t\u0103\u021biri tehnice. C\u00e2t a costat refacerea lui<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Zona_de_Centru-Vest_cea_mai_activa_la_livrari\"><\/span>Zona de Centru-Vest, cea mai activ\u0103 la livr\u0103ri<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Suprafa\u021ba spa\u021biilor de birouri livrate \u00een 2019 a fost de aproximativ 286.000 metri p\u0103tra\u021bi, aproape dublu fa\u021b\u0103 de cei 150.000 de metri p\u0103tra\u021bi livra\u021bi \u00een 2018, dar sub estimarea ini\u021bial\u0103 a consultan\u021bilor Colliers, de 360.000 de metri p\u0103tra\u021bi, deoarece dou\u0103 proiecte mari au fost am\u00e2nate pentru acest an.<\/p>\n<p>Zona de Centru-Vest a Capitalei a fost, de departe, cea mai activ\u0103, cu aproape 100.000 de metri p\u0103tra\u021bi de noi spa\u021bii office \u00een 2019, ceea ce \u00eenseamn\u0103 peste o treime din livr\u0103ri. R\u0103m\u00e2ne crescut interesul \u0219i pentru dezvolt\u0103ri \u00een centrul Capitalei, \u00een zona CBD (Central Business District) sau \u00een aria Floreasca &#8211; Barbu V\u0103c\u0103rescu. Cel mai mare proiect livrat a fost sediul Renault, construit de Globalworth \u00een zona de vest (47.000 de metri p\u0103tra\u021bi), urmat de Business Garden Bucharest (peste 41.000 de metri p\u0103tra\u021bi), realizat de Vastint, \u0219i Expo Business Park (peste 38.000 de metri p\u0103tra\u021bi), din zona Pia\u0163a Presei-Expozi\u0163iei, dezvoltat de Portland Trust.<\/p>\n<p>\u00cen afara Bucure\u015ftiului, \u00een 2019 au fost livrate proiecte totaliz\u00e2nd 94.000 de metri p\u0103tra\u0163i, trei sferturi din spa\u021bii fiind \u00een cl\u0103diri construite \u00een Cluj-Napoca (37.000 de metri p\u0103tra\u021bi) \u0219i \u00een Timi\u015foara (35.000 de metri p\u0103tra\u021bi), urmate de Bra\u0219ov (15.000 de metri p\u0103tra\u021bi) \u0219i Ia\u0219i (7.000 de metri p\u0103tra\u021bi). Anul acesta stocul de spa\u0163ii de birouri este estimat s\u0103 creasc\u0103 cu 150.000 de metri p\u0103tra\u021bi \u00een cele patru ora\u0219e. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Avans_de_12_la_inchirieri\"><\/span>Avans de 12% la \u00eenchirieri<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Peste 365.000 de metri p\u0103tra\u021bi au fost \u00eenchiria\u021bi \u00een 2019, \u00een cre\u0219tere cu aproximativ 12% fa\u021b\u0103 de anul precedent, ca urmare a expansiunii chiria\u0219ilor existen\u021bi, a intr\u0103rii de noi chiria\u0219i pe pia\u021b\u0103 sau a reloc\u0103rii anumitor chiria\u0219i \u00een cl\u0103diri moderne de birouri. Totodat\u0103, au fost semnate contracte de \u00eenchiriere pentru al\u021bi 144.000 de metri p\u0103tra\u021bi \u00een cl\u0103diri care vor fi livrate \u00een 2020 \u0219i \u00een anii urm\u0103tori.<\/p>\n<p>2020 se anun\u021b\u0103 un an bun pentru pia\u021ba de birouri, consultan\u021bii Colliers estim\u00e2nd o cerere \u00een jur de 320.000 de metri p\u0103tra\u021bi, dintre care 120.000 de metri p\u0103tra\u021bi suprafa\u021b\u0103 net\u0103. La fel ca \u00een anii trecu\u021bi, companiile de IT \u0219i cele de servicii financiare vor fi principalii generatori ai cererii \u0219i \u00een 2020.<\/p>\n<p>Chiriile pentru <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-birouri\">spa\u021bii de birouri<\/a><\/strong> se men\u021bin relativ stabile, la 18 euro pe metru p\u0103trat \u00een cl\u0103dirile premium din cele mai bune zone ale Bucure\u0219tiului (\u0219i o medie de aproximativ 14 euro pe metru p\u0103trat), respectiv \u00eentre 11 \u0219i 14,5 euro pe metru p\u0103trat \u00een alte centre din \u021bar\u0103. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Randamente_ridicate_pentru_investitori\"><\/span>Randamente ridicate pentru investitori<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Rom\u00e2nia are un randament investi\u021bional de 7% pentru cele mai bune cl\u0103diri de birouri (cu poten\u021bial s\u0103 coboare \u00een 2020), \u00een timp ce \u00een \u021b\u0103rile din regiune randamentele se situeaz\u0103 chiar \u0219i cu trei puncte procentuale mai jos: 4% \u00een Praga, 4,5% \u00een Var\u0219ovia \u0219i 5% \u00een Budapesta.<\/p>\n<p>Investi\u021biile \u00een cl\u0103dirile de birouri din Rom\u00e2nia au ajuns la un grad de maturitate crescut, iar, \u00een prezent, principalii factori diferen\u021biatori \u021bin de calitate.
