Aceast\u0103 zon\u0103 este urmat\u0103, \u00een ordine, de Pantelimon, Tei, Colentina, Pipera Sud, Floreasca, Vatra Luminoas\u0103, Iancului, Andronache \u0219i Ion Creang\u0103. \u00cen condi\u021biile \u00een care, la nivel de sector, valoarea medie de v\u00e2nzare a unui apartament a ajuns, \u00een ultimul trimestru al anului trecut, la 64.000 de euro (fa\u021b\u0103 de 62.000 de euro \u00een T4 2018), pre\u021burile difer\u0103 destul de mult at\u00e2t \u00een func\u021bie de zon\u0103, c\u00e2t \u0219i de tipul imobilelor. <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/raportul-tranzactiilor-imobiliare-din-sectorul-2-apartamentele-detin-majoritatea-covarsitoare-vezi-preturile-de-vanzare-inclusiv-pe-segmentul-vilelor_db\/\">Raportul tranzac\u021biilor imobiliare din Sectorul 2: apartamentele de\u021bin majoritatea cov\u00e2r\u0219itoare. Zona Central\u0103:<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00cen zona Central\u0103 au fost consemnate, anul trecut, un total de 1.050 de achizi\u021bii de imobile, \u00een valoare de 91,1 milioane de euro. Spre compara\u021bie, pe parcursul lui 2018 au fost \u00eencheiate 992 de contracte de v\u00e2nzare, pentru imobile \u00een valoare cumulat\u0103 de 88,5 milioane de euro. Anul trecut, tranzac\u021biile cu apartamente au fost cele mai numeroase, acestea cifr\u00e2ndu-se la 855 de opera\u021biuni, cu o valoare de 74,9 milioane de euro; \u00een Centru au mai fost tranzac\u021bionate, de asemenea, 76 de case \u0219i vile, 23 de terenuri \u0219i 96 de alte imobile.<\/p>\n<p>Dintre apartamentele achizi\u021bionate \u00een zona Centru, 273 au fost construite dup\u0103 anul 2000, 241 \u00eenainte de 1945, 200 \u00eentre 1978 \u0219i 2000, iar 141 \u00eentre 1945 \u0219i 1977. Pantelimon<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00cen Pantelimon au avut loc, anul trecut, 926 de tranzac\u021bii imobiliare, \u00een valoare de 52,9 milioane de euro. Aceste cifre indic\u0103 o activitate ceva mai sc\u0103zut\u0103 dec\u00e2t \u00een 2018, c\u00e2nd au avut loc 964 de tranzac\u021bii, \u00een valoare de 54,2 milioane de euro. \u00cen num\u0103r de 864, tranzac\u021biile cu apartamente au fost, \u0219i anul trecut, cele mai numeroase, acestea ajung\u00e2nd la o valoare cumulat\u0103 de 48,1 milioane de euro; \u00een perioada analizat\u0103, \u00een aceast\u0103 zon\u0103 au mai fost tranzac\u021bionate doar patru case, patru terenuri \u0219i, respectiv, 54 de alte imobile.<\/p>\n<p>Dintre apartamentele tranzac\u021bionate \u00een 2019 \u00een Pantelimon, cele mai multe, anume 330, au fost construite \u00eentre 1945 \u0219i 1977, \u00een vreme ce 276 au fost ridicate \u00eentre 1978 \u0219i 2000, iar 257 dup\u0103 2000. \u0218i aici, apartamentele de dup\u0103 2000 au fost cele mai scumpe, chiar dac\u0103 au consemnat o sc\u0103dere semnificativ\u0103 pe parcursul lui 2019 (de la 1.400 de euro pe metru p\u0103trat \u00een T1 la 1.190 de euro pe metru p\u0103trat \u00een T1). Acestea sunt urmate de imobilele ridicate \u00eentre 1978 \u0219i 2000, care au ajuns la 1.150 de euro pe metru p\u0103trat (fa\u021b\u0103 de 1.140 de euro pe metru p\u0103trat la \u00eenceputul anului), \u0219i, apoi, de cele din 1945-1977, care au ajuns la o medie de 990 de euro pe metru p\u0103trat (de la 1.020 de euro pe metru p\u0103trat).<\/p>\n<h3><span class=\"ez-toc-section\" id=\"3_Tei\"><\/span>3. Tei<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00cen acest cartier au fost \u00eenregistrate, \u00een 2019, 631 de achizi\u021bii de imobile, \u00een valoare de 44,3 milioane de euro. \u0218i aici este vizibil\u0103 o diminuare a activit\u0103\u021bii de tranzac\u021bionare comparativ cu anul anterior, c\u00e2nd erau consemnate 796 de achizi\u021bii, \u00een valoare de 58,4 milioane de euro. \u00cen 2019, majoritatea contractelor, anume 569, au avut ca obiect apartamente, cu o valoare cumulat\u0103 de 40,3 milioane de euro; au mai fost tranzac\u021bionate, totodat\u0103, 24 de case sau vile, cinci terenuri \u0219i, respectiv, 33 de alte imobile.<\/p>\n<p>Dintre apartamentele achizi\u021bionate \u00een zona Tei, 245 au fost construite \u00eentre 1978 \u0219i 2000, 213 \u00eentre 1945 \u0219i 1977, iar 110 dup\u0103 anul 2000. Chiar dac\u0103 s-au ieftinit considerabil pe parcursul lui 2019, apartamentele ridicate dup\u0103 anul 2000 au r\u0103mas cele mai scumpe, cu o medie de 1.370 de euro pe metru p\u0103trat \u00een T4 2019 (fa\u021b\u0103 de un maximum de 1.850 de euro pe metru p\u0103trat atins \u00een T1). Spre compara\u021bie, celelalte tipuri de imobile au consemnat varia\u021bii de pre\u021b mult mai mici pe parcursul anului: cele ridicate \u00een perioada 1978-2000 au ajuns la 1.200 de euro pe metru p\u0103trat (fa\u021b\u0103 de 1.190 de euro pe metru p\u0103trat), iar cele din 1945-1977, la 1.070 de euro pe metru p\u0103trat (fa\u021b\u0103 de 1.080 de euro pe metru p\u0103trat).<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/in-luna-iunie-achizitiile-de-imobile-au-revenit-pe-plus-cresteri-spectaculoase-in-ilfov-si-brasov-acest-gen-de-proprietati-au-ajuns-la-o-cota-de-80-din-piata_db\/\">\u00cen luna iunie, achizi\u021biile de imobile au revenit pe plus! Cele mai active jude\u021be din Rom\u00e2nia, sub lup\u0103<\/a><\/strong><\/p>\n<h3><span class=\"ez-toc-section\" id=\"4_Colentina\"><\/span>4. Colentina:<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00cen Colentina au fost v\u00e2ndute, anul trecut, 791 de imobile, \u00een valoare de 43,6 milioane de euro. Spre compara\u021bie, \u00een 2018 au fost consemnate 704 tranzac\u021bii \u00een acest cartier, cu propriet\u0103\u021bi \u00een valoare cumulat\u0103 de 38,5 milioane de euro. Pe parcursul lui 2019, achizi\u021biile de apartamente au fost \u00een num\u0103r de 637, valoarea acestora ridic\u00e2ndu-se la 36,9 milioane de euro; contractele de v\u00e2nzare \u00eenregistrate \u00een aceast\u0103 zon\u0103 au mai vizat \u0219i 40 de case \u0219i vile,16 terenuri \u0219i 98 de alte imobile.<\/p>\n<p>Dintre apartamentele tranzac\u021bionate anul trecut \u00een zona Colentina, cele mai multe, anume 250, au fost construite dup\u0103 anul 2000, \u00een vreme ce 203 au fost ridicate \u00eentre 1978 \u0219i 2000, 180 \u00eentre 1945 \u0219i 1977 \u0219i doar patru \u00eenainte de 1945. Pre\u021burile de achizi\u021bie au avut evolu\u021bii diferite \u00een func\u021bie de perioada de construire, cele mai scumpe fiind apartamentele ridicate dup\u0103 anul 2000, cu o medie de 1.200 de euro pe metru p\u0103trat \u00een ultimul trimestru din 2019 (fa\u021b\u0103 de 1.070 de euro pe metru p\u0103trat \u00een T1). Pe de alt\u0103 parte, imobilele din 1978-2000 au ajuns la o valoare de 1.070 de euro pe metru p\u0103trat (\u00een sc\u0103dere de la 1.140 de euro pe metru p\u0103trat), iar cele din 1945-1977, la 1.020 de euro pe metru p\u0103trat (la fel ca \u00een primul p\u0103trar al anului).<\/p>\n<h3><span class=\"ez-toc-section\" id=\"5_Pipera_Sud\"><\/span>5. Pipera Sud<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Cu un total de 422 de achizi\u021bii de imobile \u00eenregistrate \u00een 2019, \u00een valoare total\u0103 de 34,4 milioane de euro, Pipera Sud se situeaz\u0103 pe locul al cincilea \u00een clasamentul celor mai active zone din Sectorul 2 al Capitalei. Pe parcursul lui 2019, tranzac\u021biile cu apartamente din aceast\u0103 zon\u0103 a Capitalei au fost \u00een num\u0103r de 339, valoarea acestora ajung\u00e2nd la 31,6 milioane de euro; \u00een perioada analizat\u0103 au mai fost tranzac\u021bionate o singur\u0103 cas\u0103, \u0219ase terenuri \u0219i 76 de alte imobile.<\/p>\n<p>Dat fiind c\u0103 Pipera Sud este una dintre cele mai noi zone reziden\u021biale ale Capitalei, majoritatea cov\u00e2r\u0219itoare a apartamentelor achizi\u021bionate aici, anume 325, au fost construite dup\u0103 anul 2000, restul f\u0103c\u00e2nd parte din imobile ridicate \u00eentre 1978 \u0219i 2000 (11 unit\u0103\u021bi locative) sau \u00eentre 1945 \u0219i 1977 (doar trei unit\u0103\u021bi). \u00cen ceea ce prive\u0219te pre\u021burile de tranzac\u021bionare, dup\u0103 un avans consemnat \u00een trimestrul al doilea din 2019 (de la o medie de 1.420 la 1.480 de euro pe metru p\u0103trat), locuin\u021bele ridicate dup\u0103 anul 2000 au ajuns, \u00een T3, la 1.400 de euro pe metru p\u0103trat, iar, \u00een T4, la 1.210 euro pe metru p\u0103trat.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"6_Floreasca\"><\/span>6. Floreasca:<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00cen Floreasca au fost \u00eencheiate, anul trecut, 190 de contracte de v\u00e2nzare, \u00een valoare de 15,1 milioane de euro. Datele pe 2019 relev\u0103 o cre\u0219tere destul de semnificativ\u0103 fa\u021b\u0103 de 2018, c\u00e2nd erau consemnate 151 de v\u00e2nz\u0103ri de imobile, \u00een valoare de 12,1 milioane de euro. Ca \u0219i \u00een celelalte zone analizate, tranzac\u021biile cu apartamente au fost, \u0219i aici, cele mai numeroase anul trecut: acestea s-au cifrat la 178 de opera\u021biuni, a c\u0103ror valoare s-a ridicat la 12,2 milioane de euro; spre compara\u021bie, tranzac\u021biile cu case \u0219i vile au fost \u00een num\u0103r de opt, acestora ad\u0103ug\u00e2ndu-li-se dou\u0103 achizi\u021bii de terenuri \u0219i dou\u0103 de alte imobile.<\/p>\n<p>Dintre apartamentele tranzac\u021bionate \u00een 2019 \u00een Floreasca, majoritatea cov\u00e2r\u0219itoare, anume 157, au fost construite \u00eentre 1945 \u0219i 1977, restul fiind amplasate \u00een imobile ridicate dup\u0103 anul 2000 (nou\u0103 unit\u0103\u021bi locative), \u00eentre 1978 \u0219i 2000 (\u0219apte unit\u0103\u021bi) sau \u00eenainte de 1945 (cinci unit\u0103\u021bi). Majoritatea propriet\u0103\u021bilor tranzac\u021bionate \u00een 2019, anume 134, au fost apartamente (cu o valoare total\u0103 de 8,7 milioane de euro); acestora li s-au ad\u0103ugat 19 case sau vile, patru terenuri \u0219i, respectiv, trei altfel de imobile.<\/p>\n<p>Dintre apartamentele achizi\u021bionate anul trecut \u00een aceast\u0103 zon\u0103 a Bucure\u0219tiului, cele mai multe, respectiv 92 de unit\u0103\u021bi, au fost construite \u00eentre 1945 \u0219i 1977, celelalte fiind amplasate \u00een imobile ridicate \u00eentre 1978 \u0219i 2000 (28 de unit\u0103\u021bi), dup\u0103 anul 2000 (nou\u0103 unit\u0103\u021bi) \u0219i, respectiv, \u00eenainte de 1945 (cinci unit\u0103\u021bi). Locuin\u021bele construite \u00eentre 1978 \u0219i 2000 au fost caracterizate de o mai mare stabilitate a pre\u021burilor de tranzac\u021bionare, acestea situ\u00e2ndu-se la o medie de 1.250 de euro pe metru p\u0103trat \u00een T4 2019, fa\u021b\u0103 de 1.230 de euro pe metru p\u0103trat \u00een T1. Imobilele finalizate \u00eentre 1945 \u0219i 1977 au ajuns, \u00eens\u0103, la o medie de 1.280 de euro pe metru p\u0103trat \u00een ultimul trimestru al anului, fa\u021b\u0103 de 1.120 de euro pe metru p\u0103trat \u00een cel dint\u00e2i.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"La_ce_surse_de_finantare_au_apelat_cumparatorii\"><\/span>La ce surse de finan\u021bare au apelat cump\u0103r\u0103torii?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Din punctul de vedere al surselor de finan\u021bare, raportul men\u021bionat relev\u0103 c\u0103 mai bine de jum\u0103tate dintre achizi\u021biile de imobile consemnate \u00een 2019 \u00een Sectorul 2 au fost sus\u021binute exclusiv din fondurile proprii ale beneficiarilor \u2013 este vorba, mai exact, de 2.724 de tranzac\u021bii (59% din num\u0103rul total), \u00een valoare de 185,6 milioane de euro (58% din valoarea total\u0103). Spre compara\u021bie, doar 4% dintre achizi\u021bii au fost realizate printr-un credit bancar, anume 161 de opera\u021biuni, \u00een valoare de 12 milioane de euro.<\/p>\n<p>Mai numeroase au fost, \u00een perioada analizat\u0103, tranzac\u021biile care au beneficiat de finan\u021bare mixt\u0103: acestea au fost \u00een num\u0103r de 1.120 (24% din total) \u0219i au ajuns la 86,1 milioane de euro (ceea ce echivaleaz\u0103 cu o pondere de 27% din valoarea cumulat\u0103 a imobilelor achizi\u021bionate la nivel de sector).
