Despre locurile de parcare \u2013 un gen de proprietate adesea trecut  cu vederea de c\u0103tre cump\u0103r\u0103torii de locuin\u021be noi, dar care promite un yield comparabil cu cel oferit de o locuin\u021b\u0103 achizi\u021bionat\u0103 \u00een scopul \u00eenchirierii ulterioare. \u201eLa noi, \u00een complexul Gran Via Park, locurile de parcare se \u00eenchiriaz\u0103 \u00eentre 300 \u0219i 400 de lei pe lun\u0103\u201d, a declarat Antoanela Com\u0219a, directorul general al Gran Via Rom\u00e2nia, \u00een cadrul unui webinar marca CPI, organizat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>. <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/vindem-si-mai-bine-decat-inainte-de-pandemie-cum-evolueaza-cele-patru-proiecte-rezidentiale-ale-unui-dezvoltator-cu-circa-1-800-de-locuinte-finalizate_db\/\">\u201eVindem (\u0219i) mai bine dec\u00e2t \u00eenainte de pandemie!\u201d. Cum evolueaz\u0103 cele patru proiecte reziden\u021biale ale unui dezvoltator cu circa 1.800 de locuin\u021be finalizate<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/solutia-spaniolilor-de-la-gran-via-la-schimbarea-preferintelor-cumparatorilor-de-locuinte_db\/\">Solu\u021bia spaniolilor de la Gran Via la schimbarea preferin\u021belor cump\u0103r\u0103torilor de locuin\u021be<\/a><\/strong><\/p>\n<p>Raport\u00e2nd c\u00e2\u0219tigul anual generat de o asemenea proprietate (\u00eentre 745 \u0219i 993 de euro, \u021bin\u00e2nd cont de cursul actual al BNR) la un pre\u021b de achizi\u021bie de 11.000-12.000 de euro (pentru un loc de parcare subteran), ob\u021binem un randament anual brut (f\u0103r\u0103 impozite) cuprins \u00eentre 6,2% \u0219i 9% pe an. <\/p>\n<p><strong>Spre compara\u021bie, \u00een materie de achizi\u021bii de locuin\u021be, un randament de 6-7% este considerat satisf\u0103c\u0103tor pentru pia\u021ba autohton\u0103.<\/strong> <\/p>\n<p>De men\u021bionat este c\u0103, \u00een ansamblul Gran Via Park, pre\u021bul unei garsoniere porne\u0219te de la 55.000 de euro (pentru o suprafa\u021b\u0103 de peste 44 de metri p\u0103tra\u021bi) \u2013 deci de aproximativ cinci ori costul unui loc de parcare. Pentru ca o asemenea locuin\u021b\u0103 s\u0103 genereze un randament anual de 9%, aceasta ar trebui s\u0103 fie \u00eenchiriat\u0103, nemobilat\u0103, cu mai bine de 410 euro pe lun\u0103. <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/randamentele-locuintelor-noi-din-bucuresti-printre-cele-mai-bune-din-regiune-in-ce-cartiere-se-amortizeaza-cel-mai-repede-investitiile_db\/\">Randamentele locuin\u021belor noi din Bucure\u0219ti, printre cele mai bune din regiune. \u00cen ce cartiere se amortizeaz\u0103 cel mai repede investi\u021biile?<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/solutii-de-investitii-si-randamentele-lor-actiunile-la-bursa-proprietatile-rezidentiale-aurul-si-depozitele-bancare_db\/\">Solu\u021bii de investi\u021bii \u0219i randamentele lor: ac\u021biunile la burs\u0103, propriet\u0103\u021bile reziden\u021biale, aurul \u0219i depozitele bancare<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Apetitul_pentru_acest_gen_de_proprietati_difera_de_la_un_proiect_la_altul\"><\/span>Apetitul pentru acest gen de propriet\u0103\u021bi difer\u0103 de la un proiect la altul<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Care este situa\u021bia locurilor de parcare \u00een ansamblurile reziden\u021biale din portofoliul dezvoltatorului spaniol? \u00cen ansamblul <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/bucuresti\/gran-via-park-bucuresti-5436\">Gran Via Park<\/a><\/strong>, acestea sunt foarte c\u0103utate. \u201eNu mai avem niciun loc de parcare disponibil, avem clien\u021bi care ne-au rugat \u0219i sunt pe lista de a\u0219teptare s\u0103 cumpere \u00een faza urm\u0103toare locuri de parcare, ei de\u021bin\u00e2nd dou\u0103 ma\u0219ini sau chiar trei ma\u0219ini \u2013 dac\u0103 au \u0219i un copil, are \u0219i copilul ma\u0219in\u0103 sau au \u0219i ma\u0219inile lor personale, dar au \u0219i ma\u0219ina de serviciu \u0219i nu au, efectiv, unde s\u0103 parcheze \u00een zon\u0103\u201d, a subliniat Com\u0219a. Aceasta a precizat \u00eens\u0103 c\u0103, \u00een cazul acestui proiect, exist\u0103 o asocia\u021bie de proprietari foarte puternic\u0103, cu un regulament foarte clar: cine parcheaz\u0103 pe drumurile interioare are ro\u021bile blocate \u0219i trebuie s\u0103 pl\u0103teasc\u0103 \u0219i o amend\u0103. <\/p>\n<p>\u00cens\u0103 lucrurile nu stau astfel peste tot. \u201eAvem cazuri, cum este proiectul din <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/bucuresti\/timisoara-58-bucuresti-5434\">Timi\u0219oara 58<\/a><\/strong>, unde pentru ultima faz\u0103 doar 30% din clien\u021bi au achizi\u021bionat un loc de parcare [&#8230;]. Mul\u021bi nu se g\u00e2ndesc, la momentul achizi\u021biei apartamentului, sau nu studiaz\u0103 zona, s\u0103-\u0219i dea seama dac\u0103 \u00een momentul \u00een care se vor muta vor avea unde s\u0103-\u0219i parcheze ma\u0219ina\u201d, a ar\u0103tat reprezentanta companiei. \u00cen <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/bucuresti\/aviatiei-apartments-bucuresti-5440\">Avia\u021biei Apartments<\/a><\/strong> <strong>(foto)<\/strong>, pe de alt\u0103 parte, la cele 241 de apartamente contractate (dintr-un total de 291 finalizate), dezvoltatorul a v\u00e2ndut aproximativ 150 de locuri de parcare. \u201eDeci \u0219i aici avem clien\u021bi care nu achizi\u021bioneaz\u0103 locul de parcare\u201d, a ad\u0103ugat Com\u0219a. <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/dincolo-de-noua-casa-solutia-dezvoltatorilor-pentru-cresterea-puterii-de-cumparare-in-domeniul-locativ-la-ce-subterfugii-apeleaza-acum-romanii_db\/\">Dincolo de Noua Cas\u0103: solu\u021bia dezvoltatorilor pentru cre\u0219terea puterii de cump\u0103rare \u00een domeniul locativ. La ce subterfugii apeleaz\u0103 acum rom\u00e2nii<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/noua-casa-in-sfarsit-la-start-impactul-scontat-de-jucatorii-din-piata-rezidentiala_db\/\">Noua Cas\u0103, \u00een sf\u00e2r\u0219it la start? Impactul scontat de juc\u0103torii din pia\u021ba reziden\u021bial\u0103<\/a><\/strong><\/p>\n<p>Potrivit acesteia, \u00een special tinerii care nu au ma\u0219in\u0103 neglijeaz\u0103 s\u0103 fac\u0103 o asemenea achizi\u021bie, f\u0103r\u0103 s\u0103 se g\u00e2ndeasc\u0103 c\u0103 ar putea avea nevoie de un loc de parcare pe viitor \u2013 fie pentru uzul propriu, fie \u00een cazul rev\u00e2nz\u0103rii locuin\u021bei. \u201eIdeea este c\u0103 [\u2026], dac\u0103 actualul proprietar va dori s\u0103 v\u00e2nd\u0103 cuiva care are ma\u0219in\u0103, aici avem o problem\u0103\u201d, a punctat reprezentanta Gran Via. La aceasta se adaug\u0103 faptul deja men\u021bionat, anume c\u0103 exist\u0103 familii cu mai multe ma\u0219ini care ar fi dispuse s\u0103 \u00eenchirieze o astfel de proprietate.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"%E2%80%9EPrea_scump%E2%80%9D_zic_multi\"><\/span>\u201ePrea scump\u201d, zic mul\u021bi<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>De ce este adesea neglijat\u0103 achizi\u021bia unui loc de parcare \u2013 \u00een ciuda nevoii evident cresc\u00e2nde de a\u0219a ceva, mai ales la nivelul Capitalei? \u201eProblema e c\u0103 toat\u0103 lumea spune c\u0103 [&#8230;] este foarte scump. Ce nu \u00een\u021belege lumea este c\u0103 achizi\u021bioneaz\u0103, da, un loc de parcare a c\u0103rui suprafa\u021b\u0103 este, \u00een medie, 12,5 metri p\u0103tra\u021bi (cam 3,5 metri pe cinci). Dar noi nu lu\u0103m ma\u0219ina \u0219i o a\u0219ez\u0103m direct pe locul de parcare: avem nevoie de c\u0103i de acces, de c\u0103i de rulare etc.\u201d, a explicat reprezentanta Gran Via. <\/p>\n<p>Potrivit acesteia, \u00eemp\u0103r\u021bind suprafa\u021ba total\u0103 a unei parc\u0103ri la num\u0103rul total de spa\u021bii disponibile, se constat\u0103 c\u0103 fiec\u0103ruia dintre acestea \u00eei revin, de fapt, un total de 30 de metri p\u0103tra\u021bi (incluz\u00e2nd spa\u021biile comune). Or, \u00een cazul unui loc de parcare subteran, costurile de construc\u021bie pornesc de la 300 de euro pe metru p\u0103trat \u2013 presupun\u00e2nd, desigur, c\u0103 un dezvoltator reu\u0219e\u0219te s\u0103 fac\u0103 toate \u201eartificiile\u201d permise de lege ca s\u0103 ajung\u0103 la acest minimum. Com\u0219a a precizat \u0219i c\u0103, \u00een cazul \u00een care parcarea subteran\u0103 are mai multe nivele \u2013 necesit\u00e2nd, deci, o structur\u0103 de rezisten\u021b\u0103 mai puternic\u0103 \u2013, costurile de construc\u021bie vor cre\u0219te \u0219i ele.<\/p>\n<blockquote><p>\u201e\u00cenmul\u021bi\u021bi 300 de euro cu 30 de metri p\u0103tra\u021bi \u0219i o s\u0103 vede\u021bi c\u0103 ajunge\u021bi la un pre\u021b, la un cost direct al acestui loc de parcare, de 9.000 de euro.
