Pu\u0163ini v\u00e2nz\u0103tori accept\u0103 \u00eens\u0103 asemenea oferte.  <\/p>\n<p><\/strong>\u00cen contextul <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/articole\/preturile-la-imobiliare-fortate-sa-revina-cu-picioarele-pe-pamant_db\/\">reducerii semnificative a puterii de cump\u0103rare a popula\u0163iei<\/a>, atitudinea general\u0103 a cump\u0103r\u0103torilor de locuin\u0163e este una de a\u015fteptare a sc\u0103derii pre\u0163urilor. Florin D. este un exemplu perfect \u00een acest sens. Se afl\u0103 \u00een c\u0103utarea unui <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-2-camere-bucuresti-4375898\">apartament cu dou\u0103 camere<\/a>. Cerin\u0163ele sale sunt foarte precise: etaj intermediar, \u00eentr-un bloc cu patru niveluri, construit dup\u0103 cutremur, o zon\u0103 lini\u015ftit\u0103, apropiat\u0103 de parc (ia \u00een calcul  Iancului, Pantelimon, Dristor, Nicolae Grigorescu, Baba Novac). \u201eDeocamdat\u0103, doar m\u0103 uit pe portaluri imobiliare, nu am fost \u00eenc\u0103 la nicio vizionare. Nu vreau s\u0103 fac turism imobiliar, de vreme ce nu am dosarul f\u0103cut \u015fi aprobat de banc\u0103\u201d, spune el. Cu toate acestea, bugetul \u015fi-l calculeaz\u0103 foarte strict \u00eenc\u0103 de pe acum. \u201eDac\u0103 g\u0103sesc apartamentul dezastru, mai mult de 51.000-52.000 de euro nu dau. Dac\u0103 \u00eel g\u0103sesc f\u0103cut \u00een propor\u0163ie de 80%, sunt dispus s\u0103 urc la 56-58.000 de euro. Doar dac\u0103 ar ar\u0103ta foarte-foarte bine, a\u015f face un efort suplimentar pentru 60.000 de euro\u201d, spune Florin D.<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dscutieagentclient1.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dscutieagentclient1-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" class=\"alignleft size-medium wp-image-6019\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dscutieagentclient1-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dscutieagentclient1-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dscutieagentclient1-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/08\/dscutieagentclient1.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><strong>Oferte mai \u201epiperate\u201d, chiar \u015fi f\u0103r\u0103 tranzac\u0163ii <\/strong><br \/>\nChiar \u015fi \u00een actuala situa\u0163ie de pia\u0163\u0103, a\u015ftept\u0103rile cump\u0103r\u0103torilor nu genereaz\u0103 un ecou pe m\u0103sur\u0103 de cealalt\u0103 parte a baricadei. Ba chiar dimpotriv\u0103. De\u015fi august este o lun\u0103 foarte slab\u0103 din punctul de vedere al tranzac\u0163iilor, \u00een ultima s\u0103pt\u0103m\u00e2n\u0103 se observ\u0103 <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/articole\/cum-ar-fi-putut-fi-evitat-bubble-ul-imobiliar-si-ce-se-mai-poate-face_db\/\">o tendin\u0163\u0103 a proprietarilor de a cre\u015fte u\u015for pre\u0163urile<\/a>, spune <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/IonutButoi\/\">Ionu\u0163 Butoi<\/a>, secretar general \u00een cadrul Uniunii Na\u0163ionale a Agen\u0163iilor Imobiliare (UNAI). Aceea\u015fi tendin\u0163\u0103 este remarcat\u0103 \u015fi de <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/claudiu\/\">Claudiu Ha\u0163egan<\/a>, broker\/owner al agen\u0163iei Klauss&amp;Partners. \u201eOfertele care erau la 60.000 de euro le v\u0103d acum la 63.000 de euro\u201d, spune acesta. Ha\u0163egan explic\u0103 cre\u015fterea pre\u0163urilor de ofertare prin faptul c\u0103 majoritatea v\u00e2nz\u0103torilor vor s\u0103 r\u0103m\u00e2n\u0103 \u00een m\u00e2n\u0103 cu 60.000 de euro. Acesta este motivul pentru care listeaz\u0103 locuin\u0163a la un pre\u0163 ceva mai ridicat, pentru a avea de unde sc\u0103dea la negociere \u015fi a suporta cheltuielile suplimentare implicate de o tranzac\u0163ie. <\/p>\n<p><strong>Anul construc\u0163iei, tot mai important pentru cump\u0103r\u0103tor<\/strong><br \/>\n\u00cen momentul de fa\u0163\u0103, majoritatea apartamentelor cu dou\u0103 camere decente din pia\u0163\u0103 continu\u0103 s\u0103 se situeze cu c\u00e2teva mii de euro peste pragul de 60.000 de euro stabilit de Prima Cas\u0103, spune Ionu\u0163 Butoi. \u201eProprietarii s-au blocat \u00een momentul \u0103sta din punctul de vedere al pre\u0163urilor\u201d, recunoa\u015fte \u015fi Claudiu Ha\u0163egan. Acesta observ\u0103 chiar o lips\u0103 major\u0103 de diferen\u0163iere \u00eentre apartamente \u00een func\u0163ie de calitate, \u00een condi\u0163iile \u00een care mai to\u0163i proprietarii vor s\u0103 se alinieze la pragul de 60.000 de euro. \u201eCump\u0103r\u0103torul a \u00eenceput s\u0103 fac\u0103 diferen\u0163a \u00eentre <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/articole\/te-ai-hotarat-pentru-un-apartament-vechi-cum-alegi_db\/\">anii de construc\u0163ie<\/a>, proprietarul \u00eenc\u0103 nu. Pentru el, e totuna dac\u0103 blocul e din anul 1968 sau 1983\u201d, spune reprezentantul  Klauss&amp;Partners.<\/p>\n<p>Acesta arat\u0103 c\u0103, \u00een ciuda a\u015ftept\u0103rilor proprietarilor, v\u00e2nz\u0103rile efective au loc doar sub pragul psihologic de 60.000 de euro. De obicei, se \u00eent\u00e2mpl\u0103 ca poten\u0163ialii cump\u0103r\u0103tori s\u0103 fac\u0103 vizion\u0103ri la ofertele de 65.000 de euro, dar oferteaz\u0103 undeva la 58.000-59.000 de euro. \u201eTranzac\u0163ii se \u00eent\u00e2mpl\u0103 doar atunci c\u00e2nd proprietarul s-a s\u0103turat sau este presat s\u0103 v\u00e2nd\u0103\u201d, subliniaz\u0103 el. \u201eDac\u0103 nu e\u015fti obligat s\u0103 vinzi, nu la\u015fi la pre\u0163\u201d, arat\u0103 \u015fi Ionu\u0163 Butoi.
