jum\u0103tatea anului \u00een curs, ceea ce reprezint\u0103 un avans de 5% fa\u021b\u0103 de perioada similar\u0103 din 2019. Potrivit unui raport realizat de Colliers International, Rom\u00e2nia de\u021bine o pondere de peste 9% din stocul cumulat al celor mai mari 17 pie\u021be din Europa Central\u0103 \u0219i de Est (ECE) \u0219i are poten\u021bialul de a dep\u0103\u0219i un total de cinci milioane de metri p\u0103tra\u021bi p\u00e2n\u0103 la sf\u00e2r\u0219itul anului 2020. <\/p>\n<p>Reprezentan\u021bii companiei de consultan\u021b\u0103 estimeaz\u0103 c\u0103, \u00een primul semestru al acestui an, la nivel na\u021bional\u0103 au fost finalizate aproximativ 120.000 de metri p\u0103tra\u021bi de noi spa\u021bii industriale \u0219i logistice. Acest volum de livr\u0103ri a reprezentat o sc\u0103dere fa\u021b\u0103 de aceea\u0219i perioad\u0103 din 2019, c\u00e2nd stocul disponibil pe pia\u021b\u0103 a a fost suplimentat cu aproximativ 300.000 de metri p\u0103tra\u021bi. Bucure\u0219tiul a reprezentat 35% din volumul total al spa\u021biilor \u00eenchiriate, respectiv 87.500 de metri p\u0103tra\u021bi, iar cea mai mare pondere a tranzac\u021biilor au fost contracte noi (55%) \u0219i renegocieri (37%).<\/p>\n<p>\u00cen ceea ce prive\u0219te specificul activit\u0103\u021bii chiria\u0219ilor, dominant a fost sectorul retail sau FMCG (n.red., fast-moving consumer goods), care a generat 50% din toate contractele, \u00een timp ce \u00een Bucure\u0219ti cererea a fost dominat\u0103 de sectorul 3PL (n.red., third party logistics), cu o pondere de 35% din total, \u0219i, respectiv, produc\u021bie u\u0219oar\u0103, cu 33%. Noile spa\u021bii logistice ale Profi din Timi\u0219oara \u0219i Craiova au reprezentat cele mai importante tranzac\u021bii, acestea cumul\u00e2nd 115.500 de metri p\u0103tra\u021bi.<\/p>\n<p>Chiriile pentru spa\u021biile de depozitare de clasa A au r\u0103mas \u00een general stabile \u00een acest an, anume \u00eentre 3,8 \u0219i 3,9 euro pe metru p\u0103trat pentru spa\u021biile industriale \u0219i logistice din jurul Bucure\u0219tiului \u0219i, respectiv, \u00eentre 3,7 \u0219i 3,9 euro pe metru p\u0103trat pentru spa\u021bii din alte zone ale \u021b\u0103rii. Spre compara\u021bie, \u00een zona Var\u0219oviei, a Sofiei sau a Budapestei, chiriile se ridic\u0103 la cinci euro pe metru p\u0103trat. La aceasta se adaug\u0103 aspecte precum  accesul la utilit\u0103\u021bi \u0219i la infrastructura de transport, disponibilitatea \u0219i abilit\u0103\u021bile for\u021bei de munc\u0103, dar \u0219i accesul la stimulente pentru investi\u021bii.<\/p>\n<p>Cele 17 pie\u021be industriale \u0219i logistice majore din regiunea CEE se afl\u0103 \u00een diferite stadii de maturitate, at\u00e2t \u00een ceea ce prive\u0219te dimensiunea, c\u00e2t \u0219i ritmul de dezvoltare.
