class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Un sondaj realizat de Colliers International relev\u0103 c\u0103 aproape trei sferturi dintre proprietarii \u0219i chiria\u0219ii de pe pia\u021ba office autohton\u0103 consider\u0103 c\u0103 epidemia de Covid-19 le va afecta \u00een continuare opera\u021biunile, iar evolu\u021bia general\u0103 a afacerilor va deveni satisf\u0103c\u0103toare fie \u00een a doua jum\u0103tate a anului 2021, fie \u00een 2022. \u00cen timp ce majoritatea chiria\u0219ilor se a\u0219teapt\u0103 ca peste 50% dintre angaja\u021bii lor s\u0103 revin\u0103 la sediu p\u00e2n\u0103 la jum\u0103tatea anului viitor, proprietarii estimeaz\u0103 c\u0103 cererea pentru spa\u021bii office va fi, pe termen mediu, cu cel pu\u021bin 10% mai mic\u0103 dec\u00e2t \u00een ultimii ani. Studiul companiei de consultan\u021b\u0103 a fost realizat \u00een r\u00e2ndul a peste 100 de chiria\u0219i \u0219i proprietari de pe pia\u021ba local\u0103 de profil \u2013 din Bucure\u0219ti, dar \u0219i din alte ora\u0219e regionale.<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/munca-in-sistem-hibrid-de-acasa-si-de-la-birou-o-alternativa-si-post-covid-19_db\/\">Munca \u00een sistem \u201ehibrid\u201d, de acas\u0103 \u0219i de la birou, o alternativ\u0103 (\u0219i) post-Covid-19<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Numeroase_companii_continua_angajarile\"><\/span>Numeroase companii continu\u0103 angaj\u0103rile<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dintre chiria\u0219i, aproximativ 42% se confrunt\u0103 cu un impact negativ sau oarecum negativ al Covid-19 asupra afacerilor. Astfel, jum\u0103tate dintre responden\u021bi aveau mai pu\u021bin de 10% din angaja\u021bi la birou \u00een septembrie, o alt\u0103 treime av\u00e2nd \u00eentre 10% \u0219i 50% din echip\u0103 la sediu. Ponderea marilor companii (cu peste 500 de angaja\u021bi) cu mai pu\u021bin de 10% din for\u021ba de munc\u0103 \u00een birou este mai mare dec\u00e2t ponderea companiilor mai mici cu acelea\u0219i niveluri de prezen\u021b\u0103 la locul de munc\u0103 \u2013 63% fa\u021b\u0103 de aproape 43% \u2013, fapt ce influen\u021beaz\u0103 impactul asupra ocup\u0103rii, dar \u0219i impresia asupra revenirii angaja\u021bilor la birou.<\/p>\n<p>Interesant este c\u0103 o mare parte dintre chiria\u0219i continu\u0103 angaj\u0103rile, iar pu\u021bine companii apeleaz\u0103 \u00een prezent la solu\u021bia disponibiliz\u0103rilor \u2013 sau inten\u021bioneaz\u0103 s\u0103 fac\u0103 acest lucru. Pe de alt\u0103 parte, destul de multe companii \u0219i-au am\u00e2nat planurile de cre\u0219tere cu p\u00e2n\u0103 la un an \u0219i \u00ee\u0219i vor men\u021bine pozi\u021bia dac\u0103 activitatea nu se \u00eembun\u0103t\u0103\u021be\u0219te din cauza impactului economic al Covid-19.<\/p>\n<blockquote><p>\u201e\u00cen viitor, majoritatea companiilor fie \u00ee\u0219i p\u0103streaz\u0103 neschimbat\u0103 suprafa\u021ba de birouri ocupat\u0103, fie caut\u0103 o sc\u0103dere moderat\u0103, \u00eentre 10 \u0219i 30%, ambele variante av\u00e2nd ponderi destul de egale. Totu\u0219i, observ\u0103m c\u0103 angajatorii mari sunt mai predispu\u0219i s\u0103-\u0219i reduc\u0103 spa\u021biul de birouri ocupat \u00een viitor fa\u021b\u0103 de companiile mai mici, ceea ce \u00eenseamn\u0103 mai multe spa\u021bii disponibile pentru sub\u00eenchiriere. Totu\u0219i, nivelul chiriilor din Rom\u00e2nia r\u0103m\u00e2ne unul redus comparativ cu standardele la nivel de regiune \u2013 acesta este motivul pentru care  reprezentan\u021bii Colliers International nu se a\u0219teapt\u0103 la schimb\u0103ri semnificative \u00een aceast\u0103 privin\u021b\u0103, ci, mai degrab\u0103, la condi\u021bii de leasing \u00eembun\u0103t\u0103\u021bite \u00een ceea ce prive\u0219te termenii contractuali sau stimulentele.<\/p>\n<p>Pe de alt\u0103 parte, majoritatea proprietarilor de spa\u021bii de birouri (67%) mizeaz\u0103 pe o pia\u021b\u0103 stabil\u0103, cu chirii \u00een stagnare, \u0219i doar 24% se a\u0219teapt\u0103 la corec\u021bii la acest capitol. \u00cen ceea ce prive\u0219te rata de neocupare a spa\u021biilor de birouri \u00een urm\u0103toarele 12 luni, 64% dintre responden\u021bi se a\u0219teapt\u0103 s\u0103 creasc\u0103 \u00eentr-o oarecare m\u0103sur\u0103, pe fondul unei disponibilit\u0103\u021bi sporite de a oferi stimulente (79% dintre responden\u021bi) \u2013 ceea ce eviden\u021biaz\u0103 o schimbare c\u0103tre o pia\u021b\u0103 a chiria\u0219ilor.<\/p>\n<p>Cu privire la re\u00eennoirea contractelor de \u00eenchiriere, ponderea semnificativ\u0103 a responden\u021bilor nu confirm\u0103 nicio modificare fa\u021b\u0103 de anii preceden\u021bi. Astfel, majoritatea responden\u021bilor declar\u0103 c\u0103 proiectele lor progreseaz\u0103 normal, \u0219i doar o mic\u0103 parte dintre ace\u0219tia (9%) au fost nevoi\u021bi s\u0103-\u0219i \u00eent\u00e2rzie involuntar planurile cu p\u00e2n\u0103 la un an.<\/p>\n<blockquote><p>\u201eComparativ cu perioada 2018-2019, cererea este semnificativ mai mic\u0103 pentru majoritatea proprietarilor care au participat la acest sondaj, ceea ce ofer\u0103 argumente pentru ca termenii de leasing s\u0103 devin\u0103 mai favorabili pentru chiria\u0219i. De asemenea, proprietarii de birouri iau m\u0103suri menite s\u0103 atenueze un eventual impact negativ \u0219i vor \u00eencerca s\u0103 r\u0103m\u00e2n\u0103 \u00een leg\u0103tur\u0103 cu chiria\u0219ii lor \u0219i s\u0103 \u021bin\u0103 cont de nevoile acestora.
