c\u0103 pre\u021burile solicitate pentru propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia (apartamente, dar \u0219i case) au tins s\u0103 se stabilizeze \u00een perioada iulie-septembrie. <\/p>\n<blockquote><p>\u201eDatele centralizate de Analize Imobiliare indic\u0103 faptul c\u0103 pre\u021burile solicitate pentru propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia (apartamente \u0219i case) s-au stabilizat \u00een perioada iulie-septembrie, consemn\u00e2nd o cre\u0219tere u\u0219oar\u0103, de 0,3%, fa\u021b\u0103 de trimestrul anterior. \u00cen mod similar, pre\u021burile de tranzac\u021bionare ale locuin\u021belor au cunoscut un avans de doar 0,1% \u00een al doilea trimestru, conform Institutului Na\u021bional de Statistic\u0103. Pre\u021burile cerute pentru propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia au fost cu 4,6% mai mari \u00een al treilea trimestru fa\u021b\u0103 de anul trecut, \u00een sc\u0103dere de la 7,6% trimestrul anterior, iar pre\u021burile tranzac\u021biilor au crescut cu 6,6%, comparativ cu 8,1% \u00een al doilea trimestru. Ca urmare a dificult\u0103\u021bilor ap\u0103rute \u00een concretizarea unei tranzac\u021bii imobiliare c\u00e2t\u0103 vreme au func\u021bionat restric\u021biile de circula\u021bie, preten\u021biile v\u00e2nz\u0103torilor de locuin\u021be \u00eenregistrau, \u00een urm\u0103toarele trei luni, un recul de 1,7%. Dat\u0103 fiind iner\u021bia pie\u021bei imobiliare, este semnificativ c\u0103 aceasta a revenit at\u00e2t de rapid pe o traiectorie (u\u0219or) ascendent\u0103 \u2013 chiar dac\u0103 avansul nu a fost unul de propor\u021bii, el r\u0103m\u00e2ne, totu\u0219i, sugestiv. Marjele trimestriale de cre\u0219tere din ultimii \u0219ase ani s-au men\u021binut, per ansamblu, sub pragul de 5%, iar major\u0103ri de sub 0,5% au mai fost consemnate \u00een T2 2019 (+0,38%), \u00een T1 2015 (+0,17%), dar \u0219i \u00een T3 2014 (+0,19%).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Marile_orase\"><\/span>Marile ora\u0219e<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Din cele 11 ora\u0219e cu peste 200.000 de locuitori analizate, \u0219ase au consemnat cre\u0219teri ale sumei medii solicitate la v\u00e2nzarea unui apartament, \u00een vreme ce \u00een alte patru au avut loc sc\u0103deri, iar un centru regional a fost caracterizat de o tendin\u021b\u0103 de stagnare. Mai exact, preten\u021biile v\u00e2nz\u0103torilor s-au majorat \u00een Craiova (+1,3%, p\u00e2n\u0103 la 1.170 de euro pe metru p\u0103trat), Ia\u0219i (+1%, p\u00e2n\u0103 la 1.070 de euro pe metru p\u0103trat), Ploie\u0219ti (+1,1%, p\u00e2n\u0103 la 940 de euro pe metru p\u0103trat), Cluj-Napoca (+0,4%, p\u00e2n\u0103 la 1.800 de euro pe metru p\u0103trat util), Constan\u021ba (+0,3%, p\u00e2n\u0103 la 1.240 de euro pe metru p\u0103trat) \u0219i, respectiv, Bra\u0219ov (+0,2%, p\u00e2n\u0103 la 1.200 de euro pe metru p\u0103trat). Tendin\u021ba de cre\u0219tere a fost, deci, mai accentuat\u0103 \u00een ora\u0219ele cu un nivel mai redus al pre\u021burilor medii (sub 1.200 de euro pe metru p\u0103trat). Astfel, cea mai mare majorare de pre\u021b din perioada analizat\u0103, respectiv 4,2%, a avut loc \u00een T\u00e2rgovi\u0219te, p\u00e2n\u0103 la o medie de 770 de euro pe metru p\u0103trat util. Cu un avans de 3,7%, p\u00e2n\u0103 la 780 de euro pe metru p\u0103trat util, Drobeta Turnu-Severin ocup\u0103 pozi\u021bia secund\u0103 \u00een top, urmat\u0103 fiind de Vaslui (+3,6%, p\u00e2n\u0103 la 860 de euro pe metru p\u0103trat), Giurgiu (+3,2%, p\u00e2n\u0103 la p\u00e2n\u0103 la 630 de euro pe metru p\u0103trat) \u0219i, respectiv, Miercurea-Ciuc (+2,6%, p\u00e2n\u0103 la 1.030 de euro pe metru p\u0103trat).<\/p>\n<p>Dintre re\u0219edin\u021bele de jude\u021b analizate, au existat \u0219i c\u00e2teva care au consemnat sc\u0103deri de pre\u021b trimestrul trecut \u2013 varia\u021biile negative nu au fost, \u00eens\u0103, substan\u021biale, ci s-au situat, f\u0103r\u0103 excep\u021bie, sub pragul de 2%. Pe primul loc \u00een clasamentul ieftinirilor se situeaz\u0103 Tulcea, cu un minus de 1,5% (p\u00e2n\u0103 la 1.000 de euro pe metru p\u0103trat util), aceasta fiind urmat\u0103 de Sf\u00e2ntu Gheorghe (-1,2%, p\u00e2n\u0103 la o medie de 870 de euro pe metru p\u0103trat), Re\u0219i\u021ba (-0,9%, p\u00e2n\u0103 la 580 de euro pe metru p\u0103trat), Bucure\u0219ti (-0,8%), dar \u0219i Br\u0103ila (-0,5%).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_si_achizitiile\"><\/span>Cererea \u0219i achizi\u021biile<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dup\u0103 sc\u0103derea consemnat\u0103 \u00een T2 2020, pe fondul situa\u021biei din domeniul sanitar, cererea pentru propriet\u0103\u021bi reziden\u021biale a revenit pe cre\u0219tere \u00een perioada iulie-septembrie. Astfel, aproximativ 154.500 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, apartamente \u0219i case \u00een cele mai mari \u0219ase centre regionale ale \u021b\u0103rii \u2013 \u00een cre\u0219tere cu circa 14% fa\u021b\u0103 de cele trei luni anterioare. Cu toate acestea, fa\u021b\u0103 de perioada similar\u0103 a anului 2019 poate fi observat\u0103 \u00eenc\u0103 o diferen\u021b\u0103 negativ\u0103, respectiv -12%.<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/cum-s-au-schimbat-preferintele-cumparatorilor-din-imobiliare-pe-fondul-covid-19_db\/\">Cum s-au schimbat preferin\u021bele cump\u0103r\u0103torilor din imobiliare pe fondul Covid-19<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/achizitiile-pe-categorii-de-proprietati-in-2020-cum-arata-curbele-de-crestere-dupa-perioada-de-lockdown_db\/\">Achizi\u021biile pe categorii de propriet\u0103\u021bi \u00een 2020: cum arat\u0103 curbele de cre\u0219tere dup\u0103 perioada de lockdown<\/a><\/strong><\/p>\n<p>O analiz\u0103 a evolu\u021biei cererii de locuin\u021be din marile centre regionale din ianuarie p\u00e2n\u0103 \u00een septembrie 2020 relev\u0103 c\u0103 acest indicator a fost afectat, \u00eentr-adev\u0103r, de m\u0103surile luate de autorit\u0103\u021bi ca reac\u021bie la noul coronavirus, dar \u0219i c\u0103 el \u0219i-a revenit, \u00een destul de bun\u0103 m\u0103sur\u0103, dup\u0103 trecerea la starea de alert\u0103. \u00cen toate marile centre regionale ale \u021b\u0103rii, interesul pentru apartamente \u0219i case disponibile spre v\u00e2nzare a atins punctul minim \u00een aprilie (lun\u0103 petrecut\u0103 \u00eentegral sub imperiul st\u0103rii de urgen\u021b\u0103), \u00eens\u0103 s-a majorat vizibil din luna mai. La nivelul lunii septembrie, Capitala recuperase aproximativ 85% din volumul ini\u021bial al cererii, \u00een vreme ce Timi\u0219oara se situa la pu\u021bin peste 80%, Bra\u0219ovul, Ia\u0219iul \u0219i Constan\u021ba dep\u0103\u0219eau pragul de 70%, iar Cluj-Napoca ajungea la aproape 65%.<\/p>\n<p>\u0218i datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) \u0219i centralizate de Analize Imobiliare relev\u0103, ca urmare a \u201erelax\u0103rii\u201d restric\u021biilor impuse de autorit\u0103\u021bi \u00een cadrul st\u0103rii de urgen\u021b\u0103, confirmarea tendin\u021bei de revenire a activit\u0103\u021bii de tranzac\u021bionare de pe pia\u021ba imobiliar\u0103 autohton\u0103 \u2013 aceasta const\u00e2nd nu doar \u00eentr-o stabilizare, ci chiar \u00eentr-o u\u0219oar\u0103 cre\u0219tere comparativ cu rezultatele consemnate \u00een 2019.
