revenirea la (o oarecare) normalitate dup\u0103 starea de urgen\u021b\u0103 instituit\u0103 \u00een contextul COVID-19, pia\u021ba reziden\u021bial\u0103 s-a \u00eenscris, \u00een mod evident, pe o traiectorie ascendent\u0103 \u00een ultimul p\u0103trar al anului. Astfel, datele centralizate de Analize Imobiliare relev\u0103 c\u0103, \u00een perioada octombrie-decembrie, pre\u021burile solicitate pentru propriet\u0103\u021bile reziden\u021biale din Rom\u00e2nia (apartamente, dar \u0219i case) au consemnat un avans trimestrial specific unor condi\u021bii normale de pia\u021b\u0103. <\/p>\n<blockquote><p>\u201e\u00cen ultimele trei luni am \u00eenregistrat o cre\u0219tere de 1,9% a pre\u021bului cerut pentru propriet\u0103\u021bile reziden\u021biale, \u00een compara\u021bie cu trimestrul anterior, astfel \u00eenc\u00e2t diferen\u021ba fa\u021b\u0103 de anul trecut a ajuns la +3,5%. Rom\u00e2nia a trecut sub marja de cre\u0219tere consemnat\u0103 la nivelul UE<\/a><\/strong><\/p>\n<p>Spre compara\u021bie, preten\u021biile v\u00e2nz\u0103torilor de locuin\u021be \u00eenregistrau un avans u\u0219or \u00een cele trei luni anterioare, de 0,3% mai exact, dup\u0103 un recul de 1,7% resim\u021bit \u00een al doilea trimestru din an. Cu alte cuvinte, pre\u021burile solicitate s-au diminuat strict pe parcursul st\u0103rii de urgen\u021b\u0103, c\u00e2t\u0103 vreme restric\u021biile de circula\u021bie au afectat cererea \u0219i au ridicat o serie de dificult\u0103\u021bi \u00een procesul de concretizare a unei tranzac\u021bii imobiliare. Dup\u0103 trecerea la starea de alert\u0103, \u00eens\u0103, acestea s-au stabilizat, iar ulterior \u0219i-au reluat vizibil cre\u0219terea. Dat\u0103 fiind iner\u021bia ce caracterizeaz\u0103, \u00een general vorbind, pia\u021ba imobiliar\u0103, este semnificativ faptul c\u0103 situa\u021bia general\u0103 creat\u0103 de COVID-19 a avut ca efect, practic, un singur trimestru de sc\u0103dere a pre\u021burilor solicitate pentru propriet\u0103\u021bile reziden\u021biale.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresteri_pe_linie_in_marile_orase\"><\/span>Cre\u0219teri pe linie \u00een marile ora\u0219e<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ultimul trimestru din 2020, toate cele 11 mari ora\u0219e (cu peste 200.000 de locuitori) analizate au consemnat major\u0103ri ale sumei medii solicitate la v\u00e2nzarea unui apartament \u2013 spre deosebire de cele trei luni anterioare, c\u00e2nd au avut loc \u0219i sc\u0103deri. Marjele trimestriale de cre\u0219tere s-au situat, \u00een general vorbind, sub pragul de 2%, excep\u021bie de la regul\u0103 f\u0103c\u00e2nd doar Capitala, cu un plus de 2,1% (p\u00e2n\u0103 la o medie de 1.470 de euro pe metru p\u0103trat). Pe urm\u0103toarele locuri \u00een clasamentul major\u0103rilor de pre\u021b se afl\u0103 Bra\u0219ovul (+1,9%, p\u00e2n\u0103 la 1.220 de euro pe metru p\u0103trat) \u0219i Gala\u021biul (+1,9%, p\u00e2n\u0103 la 970 de euro pe metru p\u0103trat), apoi Oradea (+1,3%, p\u00e2n\u0103 la 1.060 de euro pe metru p\u0103trat), Craiova (+1%, p\u00e2n\u0103 la 1.180 de euro pe metru p\u0103trat), Br\u0103ila (+0,9%, p\u00e2n\u0103 la 860 de euro pe metru p\u0103trat), Ia\u0219i (+0,7%, p\u00e2n\u0103 la 1.080 de euro pe metru p\u0103trat), Cluj-Napoca (+0,6%, p\u00e2n\u0103 la 1.810 euro pe metru p\u0103trat util), Constan\u021ba (+0,6%, p\u00e2n\u0103 la 1.250 de euro pe metru p\u0103trat), Timi\u0219oara (+0,3%, p\u00e2n\u0103 la 1.270 de euro pe metru p\u0103trat) \u0219i, respectiv, Ploie\u0219tiul (+0,2%, p\u00e2n\u0103 la 940 de euro pe metru p\u0103trat). <\/p>\n<p>Dintre re\u0219edin\u021bele de jude\u021b ale \u021b\u0103rii, cea mai mare majorare de pre\u021b din perioada analizat\u0103, respectiv 5,6%, a avut loc \u00een Miercurea-Ciuc, p\u00e2n\u0103 la o medie de 1.080 de euro pe metru p\u0103trat util \u2013 capitala jude\u021bului Harghita dep\u0103\u0219ind, astfel, pragul de 1.000 de euro pe metru p\u0103trat util. Cu un avans de 5,6%, p\u00e2n\u0103 la 830 de euro pe metru p\u0103trat util, Slobozia se situeaz\u0103 la egalitate cu Harghita, \u00een vreme ce C\u0103l\u0103ra\u0219iul ocup\u0103 pozi\u021bia secund\u0103 \u00een topul scumpirilor (+3,6%, p\u00e2n\u0103 la 770 de euro pe metru p\u0103trat), urmat fiind de Re\u0219i\u021ba (+3,5%, p\u00e2n\u0103 la 600 de euro pe metru p\u0103trat) \u0219i, respectiv, Giurgiu (+2,4%, p\u00e2n\u0103 la 650 de euro pe metru p\u0103trat). <\/p>\n<p>\u00cen ultimul trimestru din 2020 au existat \u0219i c\u00e2teva re\u0219edin\u021be de jude\u021b \u00een care au avut loc sc\u0103deri de pre\u021b \u2013 cu men\u021biunea c\u0103 aceste varia\u021bii negative s-au situat, cu o singur\u0103 excep\u021bie, sub pragul de 1%. Pe primul loc \u00een clasamentul ieftinirilor se afl\u0103, astfel, Vasluiul, cu un minus de 1,1% (p\u00e2n\u0103 la 850 de euro pe metru p\u0103trat util), ora\u0219ul din Moldova fiind urmat de Alexandria (-0,4%, p\u00e2n\u0103 la 620 de euro pe metru p\u0103trat), Zal\u0103u (-0,2%, p\u00e2n\u0103 la 790 de euro pe metru p\u0103trat) \u0219i, respectiv, Sf\u00e2ntu Gheorghe (-0,1%, p\u00e2n\u0103 la 870 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_si_activitatea_de_tranzactionare\"><\/span>Cererea \u0219i activitatea de tranzac\u021bionare<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>O analiz\u0103 a evolu\u021biei cererii de locuin\u021be din marile centre regionale pe tot parcursul lui 2020 relev\u0103 c\u0103, dup\u0103 impactul m\u0103surilor luate de autorit\u0103\u021bi ca reac\u021bie la noul coronavirus, acest indicator \u0219i-a revenit \u00een destul de bun\u0103 m\u0103sur\u0103 \u00een T3, dar a mai sc\u0103zut \u00een T4 \u2013 tendin\u021b\u0103 explicabil\u0103, cel pu\u021bin \u00een parte, prin ciclicitatea sezonier\u0103 a pie\u021bei. Astfel, dup\u0103 atingerea unui punct minim \u00een luna aprilie, interesul pentru apartamente \u0219i case disponibile \u00ee\u0219i revenise vizibil la nivelul lunii septembrie, c\u00e2nd Bucure\u0219tiul recuperase aproximativ 85% din volumul consemnat \u00een ianuarie, \u00een vreme ce Timi\u0219oara se situa la pu\u021bin peste 80%, Bra\u0219ovul, Ia\u0219iul \u0219i Constan\u021ba dep\u0103\u0219eau pragul de 70%, iar Cluj-Napoca ajungea la aproape 65%.<\/p>\n<p>Dup\u0103 prima lun\u0103 de toamn\u0103, \u00eens\u0103, recunoscut\u0103 ca fiind cea mai activ\u0103 \u00een materie de tranzac\u021bii imobiliare, interesul cump\u0103r\u0103torilor s-a mai diminuat \u00een lunile urm\u0103toare, astfel c\u0103, \u00een decembrie, acesta cobor\u00e2se la sub 70% \u00een Bucure\u0219ti \u0219i, respectiv, la sub 60% \u00een celelalte mari centre regionale ale \u021b\u0103rii. Per ansamblu, \u00een T4 2020 aproximativ 132.400 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, apartamente \u0219i case \u00een cele mai mari \u0219ase centre regionale ale \u021b\u0103rii. Aceast\u0103 cifr\u0103 relev\u0103 un declin de circa 14% fa\u021b\u0103 de cele trei luni anterioare (c\u00e2nd de asemenea imobile se interesau aproximativ 154.500 de vizitatori), iar comparativ cu perioada similar\u0103 a anului 2019 poate fi observat\u0103 o diferen\u021b\u0103 asem\u0103n\u0103toare, respectiv -16%.<\/p>\n<blockquote><p>\u201eDe\u0219i \u00een u\u0219oar\u0103 sc\u0103dere fa\u021b\u0103 de 2019, de la un total de 482.000 de poten\u021biali cump\u0103r\u0103tori, cererea pentru achizi\u021bia de apartamente \u0219i case \u00een cele \u0219ase ora\u0219e mari \u0219i-a revenit gradual odat\u0103 cu ridicarea restric\u021biilor \u0219i a atins 455.000 de poten\u021biali cump\u0103r\u0103tori \u00een 2020. Din estim\u0103rile noastre, cererea poten\u021bial\u0103 este de patru ori mai mare dec\u00e2t oferta de propriet\u0103\u021bi reziden\u021biale, at\u00e2t pe pia\u021ba nou\u0103, c\u00e2t \u0219i pe cea existent\u0103. De\u0219i segmentul majoritar de c\u0103ut\u0103ri \u00een principalele \u0219ase jude\u021be \u00eel reprezint\u0103 apartamentele, totu\u0219i, \u00eencep\u00e2nd cu luna aprilie a anului trecut, s-a eviden\u021biat \u00een mod clar interesul crescut pentru achizi\u021bia de case \u0219i terenuri pentru construc\u021bii, at\u00e2t \u00een zonele periurbane ale marilor ora\u0219e, c\u00e2t \u0219i \u00een zonele cu poten\u021bial turistic.\u201d<\/p>\n<p><strong>Dorel Ni\u021b\u0103, Head of Data &#038; Research, Imobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/achizitiile-pe-categorii-de-proprietati-in-2020-cum-arata-curbele-de-crestere-dupa-perioada-de-lockdown_db\/\">Achizi\u021biile pe categorii de propriet\u0103\u021bi \u00een 2020: cum arat\u0103 curbele de cre\u0219tere dup\u0103 perioada de lockdown<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-apartamentelor-in-cele-mai-apreciate-cartiere-ale-marilor-orase_db\/\">Pre\u021burile apartamentelor \u00een cele mai apreciate cartiere ale marilor ora\u0219e<\/a><\/strong><\/p>\n<p>\u00cen ciuda provoc\u0103rilor generate de situa\u021bia din domeniul sanitar, 2020 a fost, per ansamblu, un an de cre\u0219tere \u00een ceea ce prive\u0219te activitatea de tranzac\u021bionare de pe pia\u021ba imobiliar\u0103. Astfel, datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) relev\u0103 c\u0103 pe parcursul anului trecut au fost achizi\u021bionate la nivel na\u021bional un total de 602.805 de imobile \u2013 ceea ce echivaleaz\u0103 cu un avans de 11,6% (sau 62.625 de unit\u0103\u021bi) fa\u021b\u0103 de 2019, c\u00e2nd erau \u00eenregistrate 540.180 de contracte de v\u00e2nzare. Este semnificativ faptul c\u0103 \u0219i privind exclusiv la tranzac\u021biile cu unit\u0103\u021bi individuale \u2013 direct corelabile cu achizi\u021biile de locuin\u021be \u2013, poate fi observat\u0103 o intensificare a activit\u0103\u021bii de tranzac\u021bionare: astfel, datele ANCPI relev\u0103 un avans de 8,2% pe acest segment, de la 113.752 de achizi\u021bii \u00een 2019, la 123.126 \u00een 2020.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Oferta_pe_piata_veche_si_pe_cea_noua\"><\/span>Oferta, pe pia\u021ba veche \u0219i pe cea nou\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Comparativ cu trimestrul anterior, oferta total\u0103 de apartamente \u0219i case construite \u00eenainte de anul 2000 \u0219i disponibile la v\u00e2nzare \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii a fost, \u00een T4 2020, cu 18% mai sc\u0103zut\u0103 \u2013 aceasta s-a cifrat, mai exact, la 13.690 de oferte, fa\u021b\u0103 de 16.740 \u00een cele trei luni anterioare.
