class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ciuda men\u021binerii m\u0103surilor restrictive impuse \u00een contextul COVID-19, pia\u021ba reziden\u021bial\u0103 autohton\u0103 s-a men\u021binut, \u00een primul trimestru din 2021, pe o traiectorie ascendent\u0103 \u2013 cel pu\u021bin din punctul de vedere al pre\u021burilor solicitate de c\u0103tre v\u00e2nz\u0103torii de locuin\u021be. Astfel, cel mai recent raport realizat de <strong><strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong>, platforma lansat\u0103 \u0219i sus\u021binut\u0103 de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>, relev\u0103 c\u0103, \u00een perioada ianuarie-martie, valorile de listare ale propriet\u0103\u021bilor reziden\u021biale din Rom\u00e2nia (apartamente, dar \u0219i case) au consemnat un avans trimestrial specific unor condi\u021bii normale de pia\u021b\u0103.<\/p>\n<blockquote><p>\u201eConform Analize Imobiliare, pre\u021bul mediu solicitat de v\u00e2nz\u0103torii de apartamente \u0219i case s-a majorat cu 2,2% \u00een primul trimestru din 2021 fa\u021b\u0103 de trimestrul anterior. Ritmul anual de cre\u0219tere a pre\u021burilor a \u00eencetinit din cauza sc\u0103derii cererii si a major\u0103rii ofertei existente; acest indicator s-a situat, \u00een perioada analizat\u0103, la 3%, fa\u021b\u0103 de 3,5% la sf\u00e2r\u0219itul anului trecut. [&#8230;] Cre\u0219terea medie anual\u0103 de 3% s-a reflectat diferit pe cele dou\u0103 segmente ale pie\u021bei: pre\u021bul imobilelor existente (vechi) a \u00eenregistrat o u\u0219oar\u0103 sc\u0103dere, de 0,5%, \u00een timp ce pre\u021bul imobilelor noi s-a majorat cu 6,8%.\u201d <\/p>\n<p><strong>Dorel Ni\u021b\u0103, Head of Data &#038; Research, Imobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<p>De men\u021bionat este c\u0103, \u00een cele trei luni anterioare, a\u0219tept\u0103rile proprietarilor care aveau imobile de v\u00e2nzare se majorau cu 1,9%, dup\u0103 un avans u\u0219or, \u00een cuantum de 0,3%, resim\u021bit \u00een al treilea trimestru din 2020. Astfel, o tendin\u021b\u0103 de sc\u0103dere a pre\u021burilor locuin\u021belor s-a manifestat strict pe parcursul st\u0103rii de urgen\u021b\u0103, dup\u0103 care acestea au cunoscut un trimestru de stabilizare, iar, apoi, \u0219ase luni de cre\u0219tere.<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/piata-rezidentiala-din-romania-si-a-reluat-cresterea-in-t4-2020-cum-au-evoluat-preturile-locuintelor-in-raport-cu-cererea-si-oferta_db\/\">Pia\u021ba reziden\u021bial\u0103 din Rom\u00e2nia \u0219i-a reluat cre\u0219terea \u00een T4 2020. Cum au evoluat pre\u021burile locuin\u021belor, \u00een raport cu cererea \u0219i oferta?<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Majorari_de_preturi_in_toate_marile_orase\"><\/span>Major\u0103ri de pre\u021buri \u00een toate marile ora\u0219e<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen consonan\u021b\u0103 cu tendin\u021ba general ascendent\u0103 a pie\u021bei, toate cele 11 mari ora\u0219e (cu peste 200.000 de locuitori) monitorizate constant de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong> au \u00eenregistrat, \u00een primul trimestru din 2021, major\u0103ri ale pre\u021bului mediu solicitat la v\u00e2nzarea unui apartament. Spre deosebire de cele trei luni anterioare, c\u00e2nd marjele de cre\u0219tere se situau, cu o singur\u0103 excep\u021bie, sub pragul de 2%, la \u00eenceputul lui 2021 mai multe centre regionale au reu\u0219it s\u0103 dep\u0103\u0219easc\u0103 acest prag.<\/p>\n<p>Astfel, cel mai semnificativ avans trimestrial a fost consemnat de Gala\u021bi (+3,2%, p\u00e2n\u0103 la 1.000 de euro pe metru p\u0103trat util), pe urm\u0103toarele locuri \u00een clasamentul cre\u0219terilor de pre\u021b situ\u00e2ndu-se Bra\u0219ovul (+3,1%, p\u00e2n\u0103 la 1.260 de euro pe metru p\u0103trat), apoi Oradea (+2,8%, p\u00e2n\u0103 la 1.090 de euro pe metru p\u0103trat), Br\u0103ila (+2,5%, p\u00e2n\u0103 la 890 de euro pe metru p\u0103trat), Ploie\u0219tiul (+2,3%, p\u00e2n\u0103 la 960 de euro pe metru p\u0103trat), Constan\u021ba (+2,1%, p\u00e2n\u0103 la 1.280 de euro pe metru p\u0103trat), Cluj-Napoca (+1,9%, p\u00e2n\u0103 la 1.850 de euro pe metru p\u0103trat util), Craiova (+1,6%, p\u00e2n\u0103 la 1.200 de euro pe metru p\u0103trat), Timi\u0219oara (+1,3%, p\u00e2n\u0103 la 1.290 de euro pe metru p\u0103trat), Ia\u0219iul (+1,3%, p\u00e2n\u0103 la 1.090 de euro pe metru p\u0103trat) \u0219i, \u00een cele din urm\u0103, Capitala (+0,4%, p\u00e2n\u0103 la 1.480 de euro pe metru p\u0103trat). De remarcat este faptul c\u0103 Bucure\u0219tiul consemna, trimestrul trecut, cel mai semnificativ avans dintre marile ora\u0219e, anume +2,1%.<\/p>\n<p>\u0218i comparativ cu aceea\u0219i perioad\u0103 din 2020 au avut loc cre\u0219teri pe linie ale pre\u021burilor solicitate de v\u00e2nz\u0103torii din marile ora\u0219e. Cea mai important\u0103 diferen\u021b\u0103 anual\u0103 poate fi observat\u0103 \u00een Gala\u021bi (+7%), pe urm\u0103toarele locuri afl\u00e2ndu-se Craiova (+6,2%), Bra\u0219ovul (+5,5%), Cluj-Napoca (+5,2%), Ia\u0219iul (+4,9%), Oradea (+4,6%), Ploie\u0219tiul (+3,9%), Constan\u021ba (+3,8%), Br\u0103ila (+3,2%), Timi\u0219oara (+1,3%) \u0219i, respectiv, Bucure\u0219tiul (+1,1%). <\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-apartamentelor-in-martie-2021-dintre-marile-orase-cele-mai-mari-cresteri-au-avut-loc-in-cluj-napoca-si-bucuresti_db\/\">Pre\u021burile apartamentelor \u00een martie 2021. Dintre marile ora\u0219e, cele mai mari cre\u0219teri au avut loc \u00een Cluj-Napoca \u0219i Bucure\u0219ti<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_s-a_mentinut_stabila_in_primele_3_luni_din_2021\"><\/span>Cererea s-a men\u021binut stabil\u0103 \u00een primele 3 luni din 2021<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ca urmare a schimb\u0103rilor provocate de COVID-19, cererea pentru propriet\u0103\u021bi reziden\u021biale (apartamente \u0219i case disponibile spre v\u00e2nzare) s-a situat, trimestrul trecut, la un nivel mai sc\u0103zut comparativ cu perioada similar\u0103 din 2020 \u2013 adic\u0103 \u00eenainte de declan\u0219area epidemiei. Astfel, aproximativ 132.400 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, locuin\u021be \u00een cele mai mari \u0219ase centre regionale ale \u021b\u0103rii. Aceast\u0103 cifr\u0103 este similar\u0103 cu cea consemnat\u0103 \u00een cele trei luni anterioare, \u00eens\u0103 relev\u0103 un declin de 16% fa\u021b\u0103 de primul trimestru al anului anterior.<\/p>\n<p>\u00cen Bucure\u0219ti, cererea pentru propriet\u0103\u021bi reziden\u021biale s-a majorat cu 5% \u00een ultimul an, num\u0103rul poten\u021bialilor cump\u0103r\u0103tori ajung\u00e2nd la 96.000 de persoane. O analiz\u0103 a evolu\u021biei cererii de locuin\u021be (apartamente \u0219i case) din Capital\u0103 relev\u0103 c\u0103 acest indicator a \u00eenceput anul 2021 la un nivel similar celui din 2020, dup\u0103 care interesul din partea poten\u021bialilor cump\u0103r\u0103tori s-a men\u021binut, practic, stabil \u2013 spre deosebire de anul trecut, c\u00e2nd o tendin\u021b\u0103 de sc\u0103dere s-a manifestat \u00eenc\u0103 din februarie. Acela\u0219i echilibru poate fi observat \u0219i \u00een alte centre regionale, respectiv Cluj-Napoca, Timi\u0219oara \u0219i Ia\u0219i. \u00cen contextul creat de COVID-19, se remarc\u0103 men\u021binerea unui interes ridicat nu doar pentru achizi\u021bia de case, ci \u0219i de terenuri. <\/p>\n<blockquote><p>\u201eDe la \u00eenceputul pandemiei, \u00een urm\u0103 cu un an, munca de acas\u0103 a devenit o normalitate pentru mul\u021bi rom\u00e2ni. De remarcat este faptul c\u0103 pe segmentul unit\u0103\u021bilor individuale a avut loc un avans \u0219i mai semnificativ, \u00een cuantum de 42,7%, p\u00e2n\u0103 la un total de 40.000 de imobile.<\/p>\n<blockquote><p>\u201eO pondere important\u0103 a tranzac\u021biilor din pia\u021ba imobiliar\u0103 reziden\u021bial\u0103 este finan\u021bat\u0103 prin credit. Indicele privind accesul la pia\u021ba creditului ipotecar pune \u00een eviden\u021b\u0103 faptul c\u0103 o gospod\u0103rie tipic\u0103 de\u021bine, conform datelor la luna decembrie 2020, la nivel na\u021bional, aproximativ 71% din venitul necesar pentru achizi\u021bionarea unei locuin\u021be cu 2 camere. \u00cen Bucure\u0219ti, \u00eencep\u00e2nd cu anul 2013, indicele de accesibilitate a devenit supraunitar, respectiv venitul unei familii a devenit suficient pentru a-\u0219i permite achizi\u021bia unei locuin\u021be.
