Excep\u0163ie nu face nici <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-comerciale-bucuresti-2350993\">sectorul spa\u0163iilor comerciale stradale<\/a>. \u201e\u00cen toate zonele Bucure\u015ftiului chiriile au \u00eenregistrat sc\u0103deri consistente\u201d, spune <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/IliasPapageorgiadis\/\">Ilias Papageorgiadis<\/a>, CEO al More Real Estate Services. Potrivit unui raport de pia\u0163\u0103 realizat de companie, din a doua jum\u0103tate a anului 2008 p\u00e2n\u0103 \u00een primul semestru din 2010, chiriile la care se \u00eencheie tranzac\u0163ii pe acest segment au cunoscut deprecieri de p\u00e2n\u0103 la 60% \u015fi chiar peste acest nivel. Potrivit lui Ilias Papageorgiadis, cel mai mare declin a fost \u00eenregistrat \u00een zonele unde se practicau cele mai ridicate pre\u0163uri \u00eenainte de izbucnirea crizei \u2013 cea ultracentral\u0103 \u015fi central\u0103. \u201eEste evident c\u0103 nivelul foarte ridicat al chiriilor din 2008 nu a fost justificat\u201d, subliniaz\u0103 Papageorgiadis. \u00cen acela\u015fi timp, gradul de neocupare a spa\u0163iilor comerciale stradale a crescut de la 5-6% \u00een 2008 la 15% sau chiar 25% \u00een prima jum\u0103tate a acestui an. Cea mai semnificativ\u0103 majorate a ratei de neocupare a fost \u00eenregistrat\u0103 pe Bulevardul Unirii.<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/09\/falslipscani.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-6252\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/09\/falslipscani-200x300.jpg\" alt=\"\" width=\"200\" height=\"300\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/09\/falslipscani-200x300.jpg 200w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/09\/falslipscani.jpg 320w\" sizes=\"auto, (max-width: 200px) 100vw, 200px\" \/><\/a><strong>Lipscaniul, viitorul balon imobiliar al Capitalei<\/strong><br \/>\n\u00cen zona ultracentral\u0103 de lux, rata de sc\u0103dere a chiriilor spa\u0163iilor comerciale stradale se situeaz\u0103 \u00eentre 40% (Pia\u0163a Doroban\u0163ilor\/Radu Beller) \u015fi 60% (Bulevardul Gheorghe Magheru \u015fi Calea Victoriei).<\/p>\n<p>\u00cen zona ultracentral\u0103, pre\u0163urile de \u00eenchiriere s-au diminuat cu valori cuprinse \u00eentre 33% (Pia\u0163a Victoriei) \u015fi peste 60% (Pia\u0163a Roman\u0103\/Pia\u0163a Amzei). \u00cen Pia\u0163a Unirii \u015fi pe Bulevardul Unirii, deprecierea a fost de 55%, \u00een timp ce la Universitate aceasta a fost de 50%. <\/p>\n<p>O excep\u0163ie \u00een zona ultracentral\u0103 este reprezentat\u0103 de strada Lipscani, \u00een centrul vechi. Aici, chiriile s-au diminuat cu doar 35%, una dintre cele mai mici rate de depreciere pe acest segment. Mai mult dec\u00e2t at\u00e2t: chiar dac\u0103 trendul general al chiriilor a fost unul descendent, chiriile practicate pentru unele spa\u0163ii comerciale sunt chiar mai mari dec\u00e2t \u00een 2008, ca urmare a ofertei limitate \u015fi a cererii mari pentru aceast\u0103 zon\u0103. \u201ePersonal, consider centrul vechi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/articole\/cum-ar-fi-putut-fi-evitat-bubble-ul-imobiliar-si-ce-se-mai-poate-face\/\">viitorul balon imobiliar al Bucure\u015ftiului<\/a>\u201d, spune managerul More Real Estate.<\/p>\n<p><strong>Camil Ressu, cea mai mic\u0103 depreciere <\/strong><br \/>\n\u00cen zona central\u0103, sc\u0103derea chiriilor s-a situat \u00eentre 43% (Bulevardul Dacia\/Eminescu) \u015fi 60% (Pia\u0163a Alba Iulia\/Bulevardul Decebal, Pia\u0163a Muncii\/Calea C\u0103l\u0103ra\u015filor \u015fi Bulevardul Ferdinand I\/Bulevardul Pache Protopopescu).<\/p>\n<p>\u00cen regiunea semicentral\u0103, cea mai mic\u0103 depreciere a chiriilor, respectiv 39%, a fost \u00eenregistrat\u0103 \u00een zona Mihai Bravu Nord. La polul opus, cel mai mare declin, de 58%, a avut loc \u00een zona Timpuri Noi\/Tineretului.<\/p>\n<p>\u00cen zona periferic\u0103, Bulevardul Camil Ressu a cunoscut cea mai mic\u0103 sc\u0103dere, de 32%, \u00een timp ce pe Bulevardul Iuliu Maniu a fost atins\u0103 rata maxim\u0103 de depreciere, respectiv 50%.<\/p>\n<p><strong>Un nou val de renegocieri \u00een 2011<\/strong><br \/>\nChiar dup\u0103 aceste sc\u0103deri substan\u0163iale, lucrurile nu par s\u0103 se opreasc\u0103 aici. \u201ePrognoza economic\u0103 rom\u00e2neasc\u0103 r\u0103m\u00e2ne negativ\u0103 \u015fi sunt a\u015fteptate noi m\u0103suri de austeritate, astfel c\u0103 ajust\u0103ri de 5-15% nu trebuie s\u0103 surprind\u0103 pe nimeni. \u00cen 2011 o s\u0103 \u00eenceap\u0103 un nou val de renegocieri dac\u0103 situa\u0163ia economic\u0103 va r\u0103m\u00e2ne pe un trend descendent\u201d, spune <a class=\"article-body-links\"href=\"http:\/\/www.realinromania-blog.com\/\">Ilias Papageorgiadis<\/a>.
