class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> \u0219i <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong>, \u00een colaborare cu Prim\u0103ria \u0219i Direc\u021bia Venituri Sector 2 din Capital\u0103, anun\u021b\u0103 publicarea unui nou studiu cu privire la tranzac\u021biile cu propriet\u0103\u021bi imobiliare \u00eenregistrate anul trecut \u00een aceast\u0103 subdiviziune administrativ\u0103 a Bucure\u0219tiului. Astfel, aici au fost \u00eencheiate, pe tot parcursul lui 2020, un num\u0103r de 4.990 de tranzac\u021bii \u2013 cifr\u0103 foarte apropiat\u0103 de cea consemnat\u0103 \u00een 2019, c\u00e2nd erau consemnate 4.799 de asemenea opera\u021biuni (un avans anual de 4%). Ca valoare, achizi\u021biile de imobile \u00eencheiate aici s-au cifrat la un total de circa 372 de milioane de euro. Comparativ cu anul precedent, c\u00e2nd au fost \u00eenregistrate opera\u021biuni \u00een valoare de aproximativ 345 de milioane de euro, aceast\u0103 cifr\u0103 marcheaz\u0103 un avans de 8%, echivalentul a 27 de milioane de euro.<\/p>\n<blockquote><p>\u201e2020 a fost un an plin de provoc\u0103ri, ca efect al pandemiei generate de Covid-19. \u00cencep\u00e2nd cu 9 martie au intrat \u00een vigoare primele restric\u021bii de c\u0103l\u0103torie, iar pe 16 martie a fost instituit\u0103 starea de urgen\u021b\u0103 pe \u00eentregul teritoriu al Rom\u00e2niei. V\u00e2nz\u0103torii \u0219i cump\u0103r\u0103torii s-au aflat \u00een imposibilitatea de a viziona \u0219i tranzac\u021biona propriet\u0103\u021bi. \u00cencep\u00e2nd cu luna aprilie, am observat o revenire gradual\u0103 a interesului pentru achizi\u021bia de propriet\u0103\u021bi imobiliare, inclusiv \u00een Sectorul 2 al Capitalei, astfel \u00eenc\u00e2t p\u00e2n\u0103 la sf\u00e2r\u0219itul anului a recuperat \u0219i a dep\u0103\u0219it at\u00e2t volumul, c\u00e2t \u0219i valoarea tranzac\u021biilor \u00eenregistrate anul anterior.\u201d<\/p>\n<p><strong>Dorel Ni\u021b\u0103, Head of Data &#038; Research, Imobiliare.ro<\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Achizitiile_de_apartamente_circa_80_din_piata\"><\/span>Achizi\u021biile de apartamente, circa 80% din pia\u021b\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La fel ca \u00een anii trecu\u021bi, cele mai multe tranzac\u021bii \u00eencheiate pe parcursul lui 2020, anume 3.943, au avut ca obiect apartamente, acestea echival\u00e2nd cu o cot\u0103 de aproape 79% din total, \u00een sc\u0103dere de la un nivel de 84% valabil \u00een 2019. Pe de alt\u0103 parte, ponderea achizi\u021biilor de case sau vile s-a men\u021binut la o cot\u0103 de 5% din total (cu 234 de contracte \u00eencheiate), \u00een vreme ce tranzac\u021biile cu terenuri (\u00een num\u0103r de 173) s-au majorat de la 2% la 3%, iar cele cu alte tipuri de imobile, de la 9% la 13% (p\u00e2n\u0103 la un total de 640 de opera\u021biuni).<\/p>\n<p>Din punct de vedere valoric, tranzac\u021biile cu apartamente din Sectorul 2 s-au cifrat anul trecut la 311,6 milioane de euro, echival\u00e2nd cu o cot\u0103 de pia\u021b\u0103 de 84% din total, \u00een u\u0219oar\u0103 sc\u0103dere fa\u021b\u0103 de 2019, de la o pondere de 85%. Aceast\u0103 discrepan\u021b\u0103 fa\u021b\u0103 de situa\u021bia numeric\u0103 a tranzac\u021biilor relev\u0103 c\u0103, de\u0219i anul trecut au fost achizi\u021bionate mai pu\u021bine apartamente, acestea au fost, totu\u0219i, mai scumpe \u2013 fapt ce confirm\u0103 tendin\u021ba rom\u00e2nilor de a se orienta spre locuin\u021be mai spa\u021bioase \u0219i mai confortabile, observat\u0103 pe fondul pandemiei de Covid-19.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Mai_multe_tranzactii_finantate_din_surse_proprii\"><\/span>Mai multe tranzac\u021bii finan\u021bate din surse proprii<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Raportat la sursele de finan\u021bare, anul trecut poate fi observat\u0103, comparativ cu 2019, o cre\u0219tere important\u0103 a achizi\u021biilor din surse proprii. Din punct de vedere valoric, ponderea acestui gen de tranzac\u021bii s-a majorat de la 59% la 67%, respectiv de la 203, la circa 250 de milioane de euro. Achizi\u021biile cu finan\u021bare bancar\u0103 sau mixt\u0103 s-au men\u021binut la o cot\u0103 de pia\u021b\u0103 similar\u0103 celei din 2019, respectiv 31% \u2013 chiar dac\u0103 valoric acestea au consemnat o cre\u0219tere de la circa 103, la 114 milioane de euro. O sc\u0103dere sensibil\u0103, de la 11% la 2%, a avut loc \u00een cazul tranzac\u021biilor cu finan\u021bare necunoscut\u0103, fapt ce sugereaz\u0103 c\u0103 pia\u021ba de profil devine mai transparent\u0103.<\/p>\n<p>Din punctul de vedere al num\u0103rului de tranzac\u021bii, cota de pia\u021b\u0103 a opera\u021biunilor finan\u021bate din surse proprii s-a majorat de la 60% \u00een 2019, la 70% \u00een 2020, respectiv de la 2.862 de opera\u021biuni, la 3.476. Acest avans important relev\u0103 c\u0103, \u00een ciuda contextului pandemic, mai mul\u021bi rom\u00e2ni care dispuneau de lichidit\u0103\u021bi au apelat la acestea pentru a finan\u021ba o achizi\u021bie imobiliar\u0103 considerat\u0103 oportun\u0103. \u00cen acela\u0219i timp, ponderea tranzac\u021biilor sus\u021binute prin finan\u021bare bancar\u0103 sau mixt\u0103 a r\u0103mas neschimbat\u0103: aceasta s-a situat la 28% din total, chiar dac\u0103 num\u0103rul opera\u021biunilor din aceast\u0103 categorie s-a majorat de la 1.341 la 1.383. \u0218i din punct de vedere numeric poate fi observat\u0103 o sc\u0103dere sensibil\u0103 a opera\u021biunilor cu finan\u021bare necunoscut\u0103, de la 12% la 3%.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Preturile_de_tranzactionare_case_versus_apartamente\"><\/span>Pre\u021burile de tranzac\u021bionare: case versus apartamente<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ceea ce prive\u0219te pre\u021burile medii de tranzac\u021bionare, primul trimestru din 2020 s-a situat, pe segmentul caselor \u0219i vilelor, la un nivel foarte apropiat de punctul maxim al ultimilor trei ani \u0219i jum\u0103tate, atins \u00een T1 2018, respectiv peste 95.000 de euro per unitate locativ\u0103; dup\u0103 o sc\u0103dere la sub 80.000 de euro, acest indicator a revenit, \u00een T4 2020, la un nivel de circa 90.000 de euro per unitate locativ\u0103. Pe segmentul apartamentelor, curba evolu\u021biei a fost mult mai lin\u0103 \u2013 \u0219i, \u00een mod interesant, ascendent\u0103 per ansamblu: valoarea medie de tranzac\u021bionare pentru acest gen de propriet\u0103\u021bi s-a majorat \u00een trimestrul al doilea, ajung\u00e2nd la circa 70.000 de euro, pentru ca, \u00een ultimele trei luni ale anului, s\u0103 dep\u0103\u0219easc\u0103 acest nivel.<\/p>\n<p>\u0218i din punctul de vedere al pre\u021burilor de tranzac\u021bionare pe metru p\u0103trat, \u00een cazul apartamentelor curba de evolu\u021bie a fost destul de lin\u0103 \u0219i general ascendent\u0103 pe parcursul anului trecut; acest gen de locuin\u021be se vindeau cu circa 1.200 de euro pe metru p\u0103trat util \u00een T1 2020, pentru ca \u00een T2 s\u0103 ajung\u0103 la circa 1.250 de euro pe metru p\u0103trat, iar \u00een T4 s\u0103 dep\u0103\u0219easc\u0103 1.300 de euro pe metru p\u0103trat. Pe segmentul caselor \u0219i vilelor, pe de alt\u0103 parte, valoarea medie de tranzac\u021bionare a sc\u0103zut \u00een T2 2020, apropiindu-se de 800 de euro pe metru p\u0103trat (de suprafa\u021b\u0103 desf\u0103\u0219urat\u0103), pentru ca, \u00een urm\u0103toarele dou\u0103 trimestre, s\u0103 dep\u0103\u0219easc\u0103 pragul de 1.000 de euro pe metru p\u0103trat \u2013 acesta fiind cel mai mare nivel consemnat din 2017 \u00eencoace.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Evolutia_tranzactiilor_imobiliare_pe_zone\"><\/span>Evolu\u021bia tranzac\u021biilor imobiliare, pe zone<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Datele centralizate de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong> relev\u0103 c\u0103, din punctul de vedere al num\u0103rului de tranzac\u021bii \u00eencheiate pe parcursul lui 2020, \u00een clasamentul celor mai active zone din Sectorul 2 au intervenit c\u00e2teva schimb\u0103ri comparativ cu 2019. Astfel, pe primul loc s-a situat tot zona Central\u0103 (1.207 achizi\u021bii, fa\u021b\u0103 de 1.096), urmat\u0103 de Pantelimon (966 de v\u00e2nz\u0103ri, fa\u021b\u0103 de 953), dar pe locul al treilea a trecut zona Pipera Sud (cu 739 de contracte, fa\u021b\u0103 de 451). Raportat la volumul tranzac\u021biilor, acelea\u0219i zone ocup\u0103 primele trei pozi\u021bii din clasament: zona Central\u0103 cu achizi\u021bii \u00een valoare de circa 108 milioane de euro, Pantelimon cu 56,9 milioane de euro, iar Pipera Sud la nu o foarte mare distan\u021b\u0103, cu 56,4 milioane de euro.<\/p>\n<p>Compar\u00e2nd rezultatele consemnate \u00een 2020 cu cele din 2019, \u00een zonele ce intr\u0103 \u00een componen\u021ba Sectorului 2 al Capitalei au putut fi observate at\u00e2t cre\u0219teri, c\u00e2t \u0219i sc\u0103deri ale num\u0103rului de tranzac\u021bii \u00eenregistrate, cel mai semnificativ avans av\u00e2nd loc \u00een Pipera Sud (+64%), iar cea mai mare sc\u0103dere petrec\u00e2ndu-se \u00een Floreasca (-49%). Din punctul de vedere al valorii tranzac\u021biilor, \u00eens\u0103, evolu\u021bii pozitive pot fi remarcate \u00een majoritatea zonelor analizate, \u00een frunte cu Ion Creang\u0103 (+34%), \u00een vreme ce Pipera Sud se situeaz\u0103 pe locul al doilea \u00een clasamentul cre\u0219terilor (cu +27%).
