rom\u00e2ni, achizi\u021bia unei locuin\u021be reprezint\u0103 un obiectiv major pentru anul \u00een curs \u2013 chiar (sau mai ales!) \u00een contextul Covid-19.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> a derulat, pe parcursul lunii mai a acestui an, un studiu de pia\u021b\u0103 menit s\u0103 ilustreze preferin\u021bele \u0219i comportamentul cump\u0103r\u0103torilor de locuin\u021be pe fondul epidemiei de Covid-19. Chestionarul a fost aplicat de compania de cercetare Unlock Research la solicitarea Imobiliare.ro. Dintre cei care au participat la studiu, 36,5% au cump\u0103rat o locuin\u021b\u0103 (apartament sau cas\u0103\/vil\u0103) \u00een ultimul an, \u00een vreme ce restul de 63,5% inten\u021bioneaz\u0103 s\u0103 fac\u0103 o asemenea achizi\u021bie \u00een urm\u0103toarele \u0219ase luni. De men\u021bionat este c\u0103, potrivit datelor furnizate de compania de cercetare, unul din patru rom\u00e2ni declar\u0103, \u00een mod spontan, c\u0103 achizi\u021bia unei locuin\u021be reprezint\u0103 un obiectiv principal pentru 2021. <\/p>\n<p>Per ansamblu, studiul men\u021bionat a relevat c\u0103 persoanele care au achizi\u021bionat \u00een ultimul an o locuin\u021b\u0103 \u00een zona marilor ora\u0219e s-au orientat \u00een principal spre apartamente cu dou\u0103 camere, amplasate \u00een cl\u0103diri finalizate \u00eenainte de anul 2015, bugetele de achizi\u021bie situ\u00e2ndu-se, \u00een majoritatea cazurilor, sub 60.000 de euro. \u201ePe de alt\u0103 parte, cei care au de g\u00e2nd s\u0103 cumpere o locuin\u021b\u0103 \u00een perioada urm\u0103toare sunt interesa\u021bi mai degrab\u0103 de imobile noi, mai ales case\/vile \u0219i au la dispozi\u021bie bugete mai mari. 32% dintre responden\u021bi dispun de bani din resurse proprii pentru o achizi\u021bie, \u00een vreme ce 60% au nevoie de o finan\u021bare bancar\u0103, iar 8% ar fi interesa\u021bi de sistemul de rate la dezvoltator\u201d, subliniaz\u0103 Daniel Crainic, director marketing Imobiliare.ro. Dintre tendin\u021bele majore \u00een materie de locuire reperabile \u00een contextul epidemiei de Covid-19, de men\u021bionat este dorin\u021ba de a locui mai aproape de natur\u0103, inclusiv \u00een comunit\u0103\u021bi situate \u00een afara marilor ora\u0219e. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"90_dintre_respondenti_au_venituri_medii_si_peste_medie\"><\/span>90% dintre responden\u021bi au venituri medii \u0219i peste medie<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Dintre participan\u021bii la studiu, 55% au fost femei, iar 45%, b\u0103rba\u021bi, cu v\u00e2rste cuprinse \u00eentre 18 \u0219i 25 de ani (10%), \u00eentre 26 \u0219i 35 de ani (41%), \u00eentre 36 \u0219i 45 de ani (29%) \u0219i, respectiv, \u00eentre 46 \u0219i 55 de ani (20%). 57% dintre responden\u021bi au declarat c\u0103 sunt c\u0103s\u0103tori\u021bi, \u00een vreme ce 22% locuiesc cu p\u0103rin\u021bii, 17% locuiesc singuri, iar 4%, sunt divor\u021ba\u021bi\/v\u0103duvi. Din punctul de vedere al reparti\u021biei geografice, 50% dintre persoanele intervievate sunt din zona Bucure\u0219tiului, 10% din Cluj-Napoca \u0219i \u00eemprejurimi, 10% din zona Constan\u021bei, 14% din Ia\u0219i \u0219i \u00eemprejurimi, 8% din zona Timi\u0219oarei, iar 9% din Bra\u0219ov \u0219i localit\u0103\u021bile \u00eenvecinate. <\/p>\n<p>\u00cen ceea ce prive\u0219te nivelul de educa\u021bie, 78% dintre responden\u021bi au studii superioare, 22% au studii medii \u0219i doar 1%, studii sub medie. Majoritatea participan\u021bilor la studiu au o situa\u021bie solid\u0103 din punct de vedere financiar: 46% au venituri ridicate (peste 3.500 de lei per membru de familie), 42% au venituri medii (\u00eentre 1.500 \u0219i 3.500 de lei de persoan\u0103), iar doar 3% au venituri sc\u0103zute (sub 1.500 de lei de persoan\u0103) \u2013 \u00een vreme ce 10% nu au r\u0103spuns la aceast\u0103 \u00eentrebare. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen zona Capitalei, 57,5% dintre cei chestiona\u021bi sunt poten\u021biali cump\u0103r\u0103tori, \u00een vreme ce 42,5% au \u00eencheiat deja o tranzac\u021bie \u2013 70% din totalul achizi\u021biilor fiind pentru uzul personal, 15% \u00een scop investi\u021bional, iar 15% pentru alt\u0103 persoan\u0103 (cum ar fi un membru al familiei). Din totalul responden\u021bilor, 9% au declarat c\u0103 au achizi\u021bionat\/inten\u021bioneaz\u0103 s\u0103 achizi\u021bioneze un apartament cu 2 camere, 35%, o cas\u0103, 19%, un apartament cu 3 camere, 7%, o garsonier\u0103, iar 28%, un apartament cu 4 camere sau mai mult. Imobilele mai noi de 2015 sunt preferate de 66,2% dintre locuitorii marilor ora\u0219e, iar, ca buget, 6% dintre ace\u0219tia se situeaz\u0103 sub 40.000 de euro, 22%, \u00eentre 40.001 \u0219i 60.000 de euro, 33%, \u00eentre 60.001 \u0219i 80.000 de euro, 19%, \u00eentre 80.001 \u0219i 100.000 de euro, iar 20% dep\u0103\u0219esc 100.000 de euro. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span>Bra\u0219ov:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la poalele T\u00e2mpei (\u0219i \u00eemprejurimi), 74,5% dintre cei intervieva\u021bi sunt persoane care ar dori s\u0103 fac\u0103 o achizi\u021bie \u00een perioada urm\u0103toare, \u00een vreme ce 25,5% au f\u0103cut deja asta; 69% dintre tranzac\u021bii au \u00een vedere uzul personal, 15%, o investi\u021bie, iar 16%, sunt \u00een beneficiul unei alte persoane. 11% dintre clien\u021bii din zona Bra\u0219ovului au avut\/au \u00een vedere un apartament cu 2 camere, 38%, o cas\u0103, 16%, un apartament cu 3 camere, 4%, o garsonier\u0103, iar 31%, un apartament cu 4 camere sau mai mult. Imobilele finalizate dup\u0103 2015 sunt preferate \u00een propor\u021bie de 67,3%, iar bugetele sunt distribuite \u00een felul urm\u0103tor: 11% sub 40.000 de euro, 27% \u00eentre 40.001 \u0219i 60.000 de euro, 33% \u00eentre 60.001 \u0219i 80.000 de euro, 15% \u00eentre 80.001 \u0219i 100.000 de euro, iar 15% peste 100.000 de euro. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj\"><\/span>Cluj:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Transilvaniei, 62% dintre responden\u021bi sunt poten\u021biali cump\u0103r\u0103tori, iar 38% au devenit deja proprietari \u2013 \u00een condi\u021biile \u00een care 76% dintre tranzac\u021bii au fost pentru uzul personal, 19%, \u00een scop investi\u021bional, iar 5%, pentru alt\u0103 persoan\u0103. 7% dintre clien\u021bii din aceast\u0103 zon\u0103 a \u021b\u0103rii au avut\/au \u00een vedere un apartament cu 2 camere, 29%, o cas\u0103, 31%, un apartament cu 3 camere, 5%, o locuin\u021b\u0103 monocameral\u0103, iar 28%, un apartament cu 4 camere sau mai mult. Construc\u021biile finalizate dup\u0103 2015 sunt preferate de 63,8% dintre clien\u021bi, 5% dintre ace\u0219tia au avut\/au bugete mai mici de 40.000 de euro, 24% se \u00eencadreaz\u0103 \u00eentre 40.001 \u0219i 60.000 de euro, 22%, \u00eentre 60.001 \u0219i 80.000 de euro, 24%, \u00eentre 80.001 \u0219i 100.000 de euro, iar 24% dep\u0103\u0219esc 100.000 de euro. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span>Constan\u021ba:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, 64,4% dintre participan\u021bii la studiu sunt persoane care doresc s\u0103 achizi\u021bioneze o locuin\u021b\u0103 anul acesta, \u00een vreme ce 35,6% au f\u0103cut deja acest lucru \u00een ultimul an; 61% dintre tranzac\u021bii au avut\/au ca scop uzul personal, 27%, o investi\u021bie, iar 12%, beneficiul altei persoane. 5% dintre cei intervieva\u021bi au optat\/vor opta pentru un apartament cu 2 camere, 41%, pentru o cas\u0103, 17%, pentru un apartament cu 3 camere, 5%, pentru o garsonier\u0103, iar 32%, pentru un apartament cu 4 camere sau mai mult. Per ansamblu, preferin\u021bele cump\u0103r\u0103torilor se \u00eendreapt\u0103, \u00een propor\u021bie de 66%, spre imobile mai noi de 2015, iar puterea de cump\u0103rare este \u00eemp\u0103r\u021bit\u0103 astfel: 5% sub 40.000 de euro, 31% \u00eentre 40.001 \u0219i 60.000 de euro, 29% \u00eentre 60.001 \u0219i 80.000 de euro, 15% \u00eentre 80.001 \u0219i 100.000 de euro, iar 20% peste 100.000 de euro. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span>Ia\u0219i:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, 73,2% din totalul celor intervieva\u021bi sunt poten\u021biali cump\u0103r\u0103tori, \u00een vreme ce 26,8% au trecut deja printr-o tranzac\u021bie imobiliar\u0103 \u00een ultimul an; 70% dintre achizi\u021bii au vizat\/vizeaz\u0103 uzul personal, 16%, o investi\u021bie, iar 15% se fac \u00een beneficiul altor persoane. Din punctul de vedere al dimensiunii locuin\u021bei, 5% dintre clien\u021bi vor un apartament cu 2 camere, 39%, o cas\u0103, 17%, un apartament cu 3 camere, 2%, o garsonier\u0103, iar 37%, un apartament cu 4 camere \u0219i peste. Imobilele mai noi sunt preferate \u00een propor\u021bie de 62,2%, iar 15% dintre clien\u021bi dispun de p\u00e2n\u0103 la 40.000 de euro, 30% au \u00eentre 40.001 \u0219i 60.000 de euro, 38%, \u00eentre 60.001 \u0219i 80.000 de euro, 15%, \u00eentre 80.001 \u0219i 100.000 de euro, iar 2%, peste 100.000 de euro. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen zona Timi\u0219oarei, 72,3% dintre persoanele intervievate sunt poten\u021biali cump\u0103r\u0103tori, iar restul de 27,7% au f\u0103cut deja o achizi\u021bie \u2013 77% dintre tranzac\u021bii av\u00e2nd ca scop uzul personal, 9%, o investi\u021bie, iar 15% fiind \u00een beneficiul altei persoane. 9% dintre clien\u021bii din aceast\u0103 zon\u0103 a \u021b\u0103rii au fost\/sunt interesa\u021bi de apartamente cu 2 camere, 30%, de o cas\u0103, 11%, de un apartament cu 3 camere, 9%, de o garsonier\u0103, iar 43%, de un apartament cu 4 camere sau mai mult. Imobilele noi atrag aten\u021bia a 63,8% dintre cump\u0103r\u0103tori, iar bugetele sunt defalcate \u00een felul urm\u0103tor: 15% sub 40.000 de euro, 15% \u00eentre 40.001 \u0219i 60.000 de euro, 30% \u00eentre 60.001 \u0219i 80.000 de euro, 32% \u00eentre 80.001 \u0219i 100.000 de euro, iar 9% peste 100.000 de euro. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Majoritatea_cumparatorilor_au_colaboratar_colabora_cu_un_agent_imobiliar\"><\/span>Majoritatea cump\u0103r\u0103torilor au colaborat\/ar colabora cu un agent imobiliar<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Studiul desf\u0103\u0219urat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong> mai relev\u0103 c\u0103 53% dintre cei care au achizi\u021bionat o proprietate \u00een ultimul an au lucrat cu un agent imobiliar, \u00een vreme ce un procent similar (tot 53%) dintre poten\u021bialii cump\u0103r\u0103tori sunt interesa\u021bi de o asemenea colaborare.
