solicitat pe segmentul apartamentelor, relev\u0103 cel mai recent raport de pia\u021b\u0103 publicat de <strong><a class=\"article-body-links\"href=\"https:\/\/www.analizeimobiliare.ro\/\">Analize Imobiliare<\/a><\/strong>, platforma de real estate intelligence dezvoltat\u0103 \u0219i sus\u021binut\u0103 de <strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/\">Imobiliare.ro<\/a><\/strong>. Astfel, Bra\u0219ovul a consemnat un avans de 4,7% \u00een perioada analizat\u0103 (p\u00e2n\u0103 la 1.320 de euro pe metru p\u0103trat), ora\u0219ul din centrul \u021b\u0103rii fiind urmat, \u00een clasamentul cre\u0219terilor de pre\u021b, de Bucure\u0219ti (+4%, p\u00e2n\u0103 la 1.540 de euro pe metru p\u0103trat), Constan\u021ba (+3,3%, p\u00e2n\u0103 la 1.320 de euro pe metru p\u0103trat), Cluj-Napoca (+2,2%, p\u00e2n\u0103 la 1.890 de euro pe metru p\u0103trat util), Ia\u0219i (+1,9%, p\u00e2n\u0103 la 1.110 de euro pe metru p\u0103trat) \u0219i Timi\u0219oara (+1,6%, p\u00e2n\u0103 la 1.310 euro pe metru p\u0103trat).<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/evolutia-pietei-rezidentiale-autohtone-in-t2-2021-preturile-cererea-oferta-si-tendintele-de-achizitie_db\/\">Evolu\u021bia pie\u021bei reziden\u021biale autohtone \u00een T2 2021: pre\u021burile, cererea, oferta \u0219i tendin\u021bele de achizi\u021bie<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/piata-rezidentiala-in-t1-2021-preturile-locuintelor-cererea-oferta-si-tranzactiile-evolutie-specifica-unor-conditii-normale-de-piata_db\/\">Pia\u021ba reziden\u021bial\u0103 \u00een T1 2021 \u2013 pre\u021burile locuin\u021belor, cererea, oferta \u0219i tranzac\u021biile. Evolu\u021bie specific\u0103 unor condi\u021bii normale de pia\u021b\u0103<\/a><\/strong><\/p>\n<p>Pe cartiere, \u00eens\u0103, au fost \u00eenregistrate \u0219i evolu\u021bii negative de pre\u021buri trimestrul trecut. Iat\u0103 cum arat\u0103 clasamentul zonelor cu cele mai mari pre\u021buri pe segmentul apartamentelor din marile ora\u0219e:<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Bucuresti\"><\/span>Bucure\u0219ti:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen urma varia\u021biilor de pre\u021b ce au avut loc trimestrul trecut, \u00een clasamentul cartierelor bucure\u0219tene cu cele mai scumpe apartamente, format din acelea\u0219i zone exclusiviste din nordul \u0219i centrul Capitalei, a avut loc o inversare de pozi\u021bii. Astfel, pe primul loc \u00een top a trecut zona Her\u0103str\u0103u &#8211; Nordului (unde pre\u021burile s-au diminuat cu 0,9%, p\u00e2n\u0103 la 2.710 de euro pe metru p\u0103trat), aceasta surclas\u00e2nd Kiseleff &#8211; Aviatorilor (unde a avut loc o sc\u0103dere de 6,6%, p\u00e2n\u0103 la 2.630 de euro pe metru p\u0103trat util). Urm\u0103toarele locuri sunt ocupate tot de Doroban\u021bi &#8211; Floreasca (cu un plus de 4,5%, p\u00e2n\u0103 la 2.390 de euro pe metru p\u0103trat), Avia\u021biei (+1,5%, p\u00e2n\u0103 la 2.210 euro pe metru p\u0103trat) \u0219i Dacia &#8211; Eminescu (unde preten\u021biile v\u00e2nz\u0103torilor s-au majorat cu 4,4%, p\u00e2n\u0103 la 2.070 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cluj-Napoca\"><\/span>Cluj-Napoca:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen Cluj-Napoca, clasamentul zonelor cu cele mai scumpe apartamente s-a men\u021binut, practic, neschimbat \u00een al doilea trimestru din 2021. Arealul central \u0219i ultracentral se situeaz\u0103, \u00een continuare, pe prima pozi\u021bie, cu o medie de pre\u021b de 2.250 de euro pe metru p\u0103trat util (un avans de 2% fa\u021b\u0103 de cele trei luni anterioare), urm\u0103toarele locuri fiind ocupate, la fel ca \u00een cele trei luni anterioare, de Plopilor (+3,2%, p\u00e2n\u0103 la 2.070 de euro pe metru p\u0103trat), Gheorgheni &#8211; Andrei Mure\u0219anu (unde a avut loc un avans de 4%, p\u00e2n\u0103 la 2.050 de euro pe metru p\u0103trat util), apoi de Bun\u0103 Ziua &#8211; Europa &#8211; Calea Turzii (cu un avans trimestrial de 5,8%, p\u00e2n\u0103 la 2.020 de euro pe metru p\u0103trat) \u0219i, respectiv, Zorilor (\u00een condi\u021biile unei cre\u0219teri de 5,5%, p\u00e2n\u0103 la o valoare medie de 2.000 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Timisoara\"><\/span>Timi\u0219oara:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul din sud-vestul \u021b\u0103rii, topul cartierelor cu cele mai scumpe apartamente disponibile spre v\u00e2nzare a suferit anumite modific\u0103ri \u00een T2 2021, comparativ cu cele trei luni anterioare. Astfel, primul loc este ocupat \u00een continuare de arealul Ultracentral &#8211; Medicin\u0103 &#8211; Pia\u021ba Unirii (cu un avans de 3%, p\u00e2n\u0103 la 1.620 de euro pe metru p\u0103trat util pentru un apartament), acesta fiind urmat de Central &#8211; B\u0103lcescu &#8211; Take Ionescu &#8211; Pia\u021ba Maria (cu 1.410 euro pe metru p\u0103trat, \u00een condi\u021biile unui recul trimestrial de 0,4%), la egalitate cu Complex Studen\u021besc &#8211; Dacia &#8211; Elisabetin &#8211; Olimpia &#8211; Stadion (cu 1.410 euro pe metru p\u0103trat, dup\u0103 un avans de 1,9%), \u00een vreme ce Torontalului (+4,5%, p\u00e2n\u0103 la 1.390 de euro pe metru p\u0103trat) a surclasat Circumvala\u021biunii (-0,7%, p\u00e2n\u0103 la 1.370 de euro pe metru p\u0103trat).<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2021\/07\/preturi-cartiere-T2-2021-a.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-62879\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2021\/07\/preturi-cartiere-T2-2021-a.jpg\" alt=\"\" width=\"886\" height=\"508\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2021\/07\/preturi-cartiere-T2-2021-a.jpg 886w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2021\/07\/preturi-cartiere-T2-2021-a-300x172.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2021\/07\/preturi-cartiere-T2-2021-a-768x440.jpg 768w\" sizes=\"auto, (max-width: 886px) 100vw, 886px\" \/><\/a><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Brasov\"><\/span>Bra\u0219ov:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen condi\u021biile unui avans trimestrial de 4% a valorii medii de listare, p\u00e2n\u0103 la 1.780 de euro pe metru p\u0103trat util, \u00een Drumul Poienii pot fi g\u0103site, \u00een continuare, cele mai scumpe apartamente din ora\u0219ul de la poalele T\u00e2mpei; ecartul fa\u021b\u0103 de zona Schei &#8211; Stupini s-a mic\u0219orat, \u00eens\u0103, considerabil, aceasta din urm\u0103 consemn\u00e2nd un avans trimestrial de 18,6%, p\u00e2n\u0103 la 1.700 de euro pe metru p\u0103trat. Urm\u0103toarele pozi\u021bii \u00een top sunt ocupate \u00een continuare de arealul Centrul Istoric &#8211; Centrul Civic &#8211; Ultracentral &#8211; Dealul Cet\u0103\u021bii (+7,5%, p\u00e2n\u0103 la 1.500 de euro pe metru p\u0103trat), apoi de Central &#8211; Bra\u0219ovul Vechi &#8211; Blumana &#8211; Aurel Vlaicu (cu o medie de 1.400 de euro pe metru p\u0103trat, dup\u0103 un plus de 5,1% la trei luni) \u0219i, \u00een fine, de zona Tractorul &#8211; 13 Decembrie (cu o medie de pre\u021b de 1.370 de euro pe metru p\u0103trat, \u00een urma unei cre\u0219teri de 5,3% la trei luni).<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/preturile-apartamentelor-la-inceput-de-vara-evolutia-din-iunie-2021_db\/\">Pre\u021burile apartamentelor la \u00eenceput de var\u0103: evolu\u021bia din iunie 2021<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Constanta\"><\/span>Constan\u021ba:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen ora\u0219ul de la malul m\u0103rii, cele mai scumpe apartamente pot fi g\u0103site tot \u00een arealul Falez\u0103 Nord &#8211; Trocadero &#8211; City Park Mall &#8211; Capitol \u2013 Delfinariu: o asemenea unitate locativ\u0103 poate fi achizi\u021bionat\u0103 aici cu 1.560 de euro pe metru p\u0103trat util, \u00een urma unui avans de 6% fa\u021b\u0103 de cele trei luni anterioare. Urm\u0103toarele dou\u0103 locuri din clasament sunt ocupate de Tomis III &#8211; Dacia &#8211; Tomis II &#8211; Brot\u0103cei &#8211; Tomis I (cu un avans de 3,4%, p\u00e2n\u0103 la 1.350 de euro pe metru p\u0103trat), care a devansat Central &#8211; Ultracentral &#8211; Peninsula (un plus de 2%, p\u00e2n\u0103 la 1.340 de euro pe metru p\u0103trat). Urm\u0103toarele dou\u0103 zone din clasament nu se mai situeaz\u0103, \u00eens\u0103, pe o pozi\u021bie de egalitate, Tomis Nord &#8211; Inel II &#8211; Inel I &#8211; Primo &#8211; Far (un plus de 3,4%, p\u00e2n\u0103 la 1.330 de euro pe metru p\u0103trat) dep\u0103\u0219ind Casa de Cultur\u0103 &#8211; Tomis Plus (un avans de 1,1%, p\u00e2n\u0103 la 1.300 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Iasi\"><\/span>Ia\u0219i:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen capitala Moldovei, cele mai scumpe apartamente disponibile spre v\u00e2nzare pot fi g\u0103site tot \u00een arealul Centru Civic &#8211; Gar\u0103 &#8211; Central \u2013 Ultracentral, care a \u00eenregistrat un avans de 5,3% \u00een T2 2021, p\u00e2n\u0103 la o valoare medie de listare de 1.450 de euro pe metru p\u0103trat util. \u00cen zona Podul de Fier &#8211; Moara de V\u00e2nt, pre\u021burile solicitate s-au majorat cu 2,5%, p\u00e2n\u0103 la 1.350 de euro pe metru p\u0103trat, iar \u00een Copou a avut loc un avans de 4,1%, p\u00e2n\u0103 la 1.250 de euro pe metru p\u0103trat. Pe locul al patrulea \u00een clasamentul la nivel de ora\u0219 se afl\u0103 tot T\u0103t\u0103ra\u0219i &#8211; Tudor Vladimirescu (cu un avans de 0,7% la trei luni, p\u00e2n\u0103 la 1.150 de euro pe metru p\u0103trat), \u00een vreme ce zona Alexandru cel Bun &#8211; Dacia a fost iar\u0103\u0219i scoas\u0103 din clasament de Podu Ro\u0219 (cu un avans de 3,5%, p\u00e2n\u0103 la 1.110 de euro pe
