prima jum\u0103tate din 2021, arat\u0103 cel mai recent raport de pia\u021b\u0103 publicat de Colliers. \u201eExist\u0103 semne limitate de revenire la nivelurile prepandemice, \u00een contextul \u00een care companiile \u00eenc\u0103 nu au claritate asupra momentului \u00een care majoritatea angaja\u021bilor va reveni la birou\u201d, subliniaz\u0103 autorii acestuia. <\/p>\n<p>Datele Finalizarea Campus 6.2 de c\u0103tre Skanska (aproape de 19.800 de metri p\u0103tra\u021bi) \u0219i a Tiriac Tower din portofoliul \u021airiac Imobiliare (16.500 de metri p\u0103tra\u021bi) reprezint\u0103 cele mai semnificative livr\u0103ri, acestea ridic\u00e2nd stocul modern de birouri al Bucure\u0219tiului peste nivelul de trei milioane de metri p\u0103tra\u021bi. \u201eCum estimarea ini\u021bial\u0103 pentru 2021 a fost de livrare a aproximativ 260.000 de metri p\u0103tra\u021bi de noi birouri moderne, se anun\u021b\u0103 o a doua jum\u0103tate a anului destul de aglomerat\u0103, de\u0219i unele dintre livr\u0103rile viitoare ar putea mai degrab\u0103 s\u0103 fie am\u00e2nate pentru prima parte a lui 2022\u201d, explic\u0103 reprezentan\u021bii companiei de consultan\u021b\u0103. <\/p>\n<blockquote><p>\u201eManagerii \u00eenc\u0103 exploreaz\u0103 noul sistem de lucru post-pandemic, mixul dintre birou \u0219i munca la distan\u021b\u0103 fiind decis de fiecare companie \u00een parte. Ace\u0219tia abordeaz\u0103 nevoile imobiliare cu precau\u021bie, iar pentru unii modelul de lucru hibrid genereaz\u0103 nevoia unor spa\u021bii mai mici de birouri \u00een viitor. \u00cen general, cererea nou\u0103 sc\u0103zut\u0103 de birouri poate fi explicat\u0103 \u0219i prin faptul c\u0103 exist\u0103 noi preocup\u0103ri cu privire la un nou val de coronavirus, \u00een special pe fondul faptului c\u0103 Rom\u00e2nia ar putea fi lovit\u0103 mai puternic dec\u00e2t majoritatea \u021b\u0103rilor din regiune din cauza unei rate de vaccinare mult mai sc\u0103zute. \u00cen prezent, \u00eentre 10 \u0219i 20% dintre angaja\u021bi lucreaz\u0103 din birouri \u00een mod constant, iar mult a\u0219teptata \u00eentoarcere la birouri pentru cel pu\u021bin 50% dintre angaja\u021bi va mai avea probabil de a\u0219teptat cel pu\u021bin c\u00e2teva trimestre. Totodat\u0103, cl\u0103dirile mai noi \u0219i cu specifica\u021bii tehnice mai ridicate stau mult mai bine \u00een ceea ce prive\u0219te gradul de ocupare general\u0103, at\u00e2t datorit\u0103 atractivit\u0103\u021bii lor, c\u00e2t \u0219i pentru c\u0103 sunt \u00eenchiriate de companii solide, dintre care destul de multe continu\u0103 s\u0103 se extind\u0103.<\/p>\n<p>\u00cen momentul de fa\u021b\u0103, pia\u021ba de birouri este \u00een mod clar \u00een favoarea chiria\u0219ilor, observ\u0103 consultan\u021bii Colliers \u2013 motiv pentru care pot fi observate presiuni asupra nivelului agreat al chiriei (de\u0219i mai degrab\u0103 la nivelul net al acesteia, nu la cel brut). Deci, pentru unii, urm\u0103torii c\u00e2\u021biva ani vor fi buni, \u00een timp ce al\u021bii vor avea de suferit. Decalajul dintre proiectele vechi \u0219i mai pu\u021bin calitative \u0219i cl\u0103dirile mai vechi\/noi se va l\u0103rgi probabil pe toate fronturile: chirie, grad de ocupare, randament investi\u021bional\u201d, explic\u0103 ace\u0219tia.<\/p>\n<p>Rapotul citat face trimitere la faptul c\u0103 sondajele Eurostat arat\u0103 inten\u021bii de angajare pe termen scurt care sunt deja peste media istoric\u0103 pentru majoritatea sectoarelor de servicii comerciale, cu unii indicatori de angajare afla\u021bi la niveluri comparabile cu maximele prepandemice. Cu alte cuvinte, datele din pia\u021ba reprezint\u0103 o premis\u0103 pozitiv\u0103  pentru evolu\u021bia pie\u021bei de birouri \u00een perioada urm\u0103toare.<br \/>\nPe de alt\u0103 parte, este de a\u0219teptat ca actualele condi\u021bii de pia\u021b\u0103, corelate cu nivelul mai ridicat al costurilor de construc\u021bie, s\u0103 diminueze entuziasmul pentru noile dezvolt\u0103ri. \u00cen condi\u021biile \u00een care, \u00eencep\u00e2nd cu 2022, livr\u0103rile vor r\u0103m\u00e2ne sub 100.000 de metri p\u0103tra\u021bi pe an, recuperarea pie\u021bei de birouri bucure\u0219tene ar trebui s\u0103 fie mai accelerat\u0103. Pe fondul ofertei reduse de birouri moderne din Bucure\u0219ti (pe cap de locuitor), consultan\u021bii Colliers estimeaz\u0103 c\u0103 stocul modern de birouri \u00ee\u0219i va relua ritmul de cre\u0219tere \u00een c\u00e2\u021biva ani.
