investi\u021biilor \u00een activele imobiliare de pe pia\u021ba local\u0103 a ajuns la aproape 290 de milioane de euro \u00een primele \u0219ase luni din 2021, tranzac\u021biile pe segmentul birourilor reprezent\u00e2nd aproximativ 66% din volum, relev\u0103 un raport de pia\u021b\u0103 elaborat recent de compania de consultan\u021b\u0103 Colliers. Comparativ cu perioada similar\u0103 a anului anterior, c\u00e2nd erau consemnate tranzac\u021bii \u00een valoare de 409 milioane de euro, rrezultatele \u00eenregistrate \u00een S1 2021 marcheaz\u0103 o sc\u0103dere de circa 29%. Aceast\u0103 evolu\u021bie se afl\u0103, \u00eens\u0103, \u00een corela\u021bie cu cea consemnat\u0103 la nivel regional, iar consultan\u021bii Colliers sunt de p\u0103rere c\u0103 fundamentele pie\u021bei r\u0103m\u00e2n puternice, cu un nivel s\u0103n\u0103tos al tranzac\u021biilor \u0219i \u00eencredere din partea b\u0103ncilor pentru sporirea credit\u0103rii \u00een 2021. Exist\u0103, de asemenea, c\u00e2teva tranzac\u021bii mari \u00een diferite stadii ale procesului de v\u00e2nzare. Trei tranzac\u021bii mari pe segmentul office au generat mai mult de jum\u0103tate din volumele investite \u00een primul semestru. Prima dintre ele a fost reprezentat\u0103 de v\u00e2nzarea cl\u0103dirilor de birouri Campus 6.2 \u0219i 6.3 de Skanska c\u0103tre S IMMO. Tranzac\u021bia s-a cifrat la 97 de milioane de euro \u0219i a marcat atingerea unui randament minim record pe pia\u021ba local\u0103, dup\u0103 criza financiar\u0103 global\u0103 din 2008, de 6,75% \u2013 nivel dep\u0103\u0219it ulterior \u00een trimestrul trei al anului. O alt\u0103 tranzac\u021bie important\u0103 a fost realizat\u0103 de Uniqa Real Estate, care a finalizat achizi\u021bia cl\u0103dirii de birouri The Light One din Bucure\u0219ti de la River Development, pentru 54 de milioane de euro. Acestora li s-a ad\u0103ugat preluarea cl\u0103dirii de birouri Bucharest Financial Plaza, din centrul Bucure\u0219tiului, de c\u0103tre compania austriac\u0103 Immofinanz, \u00eentr-o tranzac\u021bie \u00een valoare de 36 de milioane de euro.<\/p>\n<p><strong>Cite\u0219te \u0219i:<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/piata-birourilor-din-bucuresti-la-un-an-dupa-declansarea-pandemiei-de-covid-19_db\/\">Pia\u021ba birourilor din Bucure\u0219ti, la un an dup\u0103 declan\u0219area pandemiei de Covid-19<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Spatiile_logistice_si_industriale_favorizate_de_pandemie\"><\/span>Spa\u021biile logistice \u0219i industriale, favorizate de pandemie<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ulterior, \u00een al treilea trimestru din 2021, au mai avut loc dou\u0103 tranzac\u021bii demne de men\u021bionat. Cea mai mare tranzac\u021bie \u00eenregistrat\u0103 p\u00e2n\u0103 acum \u00een acest an a fost \u00eencheiat\u0103 \u00een trimestrul trei din acest an \u0219i este reprezentat\u0103 de v\u00e2nzarea Hermes Business Campus, \u00eentr-o tranzac\u021bie de aproximativ 150 de milioane de euro, de c\u0103tre dezvoltatorul belgian Atenor c\u0103tre Adventum Group \u0219i partenerii s\u0103i (o companie de gestionare a fondurilor de investi\u021bii de tip boutique, axat\u0103 pe propriet\u0103\u021bi imobiliare \u00een Europa Central\u0103 \u0219i de Est). Tot \u00een trimestrul al treilea a avut loc achizi\u021bia Dacia One de c\u0103tre Dedeman de la Atenor; aceasta a marcat o sc\u0103dere randamentelor prime, \u00eens\u0103 durata lung\u0103 a contractului de \u00eenchiriere a fost un factor a avut o contribu\u021bie important\u0103.<\/p>\n<p>Investi\u021biile \u00een sectorul industrial au reprezentat 24% din volumul total \u00eenregistrat \u00een primul semestru, cu tranzac\u021bii semnificative \u00een ora\u0219ele regionale (CTP \u0219i Globalworth au fost cump\u0103r\u0103tori), \u00een timp ce restul de 10% a fost direc\u021bionat c\u0103tre sectorul de retail \u0219i sectorul hotelier, marc\u00e2nd intrarea a doi noi investitori pe pia\u021ba local\u0103, precum \u0219i o revenire a interesului pentru aceste pie\u021be. Consultan\u021bii Colliers remarc\u0103 faptul c\u0103 lipsa proiectelor noi de pe pia\u021b\u0103, disponibile spre v\u00e2nzare, subliniaz\u0103 adev\u0103rata amploare a interesului investitorilor pentru acest segment, sus\u021binut de pia\u021ba logistic\u0103 puternic\u0103 din timpul pandemiei. Vezi de ce<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Perspective_pozitive_pentru_restul_anului\"><\/span>Perspective pozitive pentru restul anului<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La nivelul Europei Centrale \u0219i de Est (ECE), volumul investi\u021biilor a \u00eenregistrat o sc\u0103dere  de circa 22% \u00een S1 2021 fa\u021b\u0103 de S1 2020, tranzac\u021biile consemnate \u00een prima jum\u0103tate a acestui an cifr\u00e2ndu-se la aproximativ 4,9 miliarde de euro. Polonia a r\u0103mas lider \u00een regiune, volumele de investi\u021bii reprezent\u00e2nd mai mult de jum\u0103tate din totalul \u00eenregistrat \u00een cele mai mari \u0219ase \u021b\u0103ri din Europa de Est. Potrivit datelor Colliers, aceasta este urmat\u0103 de Republica Ceh\u0103 \u0219i Ungaria, cu o pondere de 20%, respectiv 10%.<br \/>\n\u00cen perioada analizat\u0103, sectorul birourilor a fost dominant \u00een toat\u0103 regiunea, cu o pondere de 39% din volumul total al investi\u021biilor, urmat de spa\u021biile industriale \u0219i logistice, un segment ce s-a dovedit rezistent la Covid-19 \u00ee\u0219i continu\u0103 cre\u0219terea (25%), iar, apoi, de sectoarele de retail \u0219i ospitalitate (20%).<\/p>\n<p>Consultan\u021bii Colliers estimeaz\u0103 c\u0103 volumul investi\u021biilor imobiliare va cre\u0219te la nivelul Europei Centrale \u0219i de Est \u0219i va atinge niveluri similare anului 2020, respectiv aproximativ zece miliarde de euro p\u00e2n\u0103 la sf\u00e2r\u0219itul lui 2021. Ace\u0219tia observ\u0103, de asemenea, un interes crescut pentru imobiliare de la diferi\u021bi investitori, chiar \u0219i de la cei care nu sunt neap\u0103rat specializa\u021bi, dar caut\u0103 s\u0103 \u00ee\u0219i diversifice clasele de active. Criteriile-cheie pentru astfel de active sunt contractele de leasing pe termen lung, respectiv mai mult de zece ani, al\u0103turi de existen\u021ba unui chiria\u0219 solid din punct de vedere financiar.  <\/p>\n<blockquote><p>\u201eSitua\u021bia e similar\u0103 \u0219i pe pia\u021ba din Rom\u00e2nia. De asemenea, perspectivele economice solide ale Rom\u00e2niei pe  termen lung o fac atr\u0103g\u0103toare pentru investitorii care caut\u0103 at\u00e2t randamente ridicate, c\u00e2t \u0219i o pia\u021b\u0103 sigur\u0103 din Uniunea European\u0103. Rom\u00e2nia pare deosebit de atr\u0103g\u0103toare \u00een compara\u021bie cu \u021b\u0103rile vecine, mai ales dac\u0103 lu\u0103m \u00een considerare dimensiunea economiei. Altfel, segmentarea pie\u021bei r\u0103m\u00e2ne o tendin\u021b\u0103 clar\u0103 care ar putea fi \u0219i mai accentuat\u0103 \u00een lumea post-pandemic\u0103. Investitorii se vor concentra pe activele sigure \u0219i defensive, adic\u0103 pe proiectele bune care produc venituri \u0219i pot ob\u021bine chiar \u0219i randamente mai mici, dar pentru restul pie\u021bei, \u00een special pentru activele cu dificult\u0103\u021bi, lucrurile vor ar\u0103ta diferit.
