volumului tranzac\u021biilor, \u00een care sunt incluse \u0219i achizi\u021biile aflate \u00een stadiul de precontract, cu anumite obliga\u021bii de \u00eendeplinit pentru finalizare, consultan\u021bii Colliers subliniaz\u0103 c\u0103 2021 se anun\u021b\u0103 a fi unul dintre cei mai buni ani pentru pia\u021ba terenurilor de la recesiunea din 2008. \u201eRetailerii \u0219i dezvoltatorii de reziden\u021bial sunt mai activi ca oric\u00e2nd, \u00een timp ce, din sectoarele care \u00eenc\u0103 au nevoie de mai mult\u0103 claritate privind evolu\u021bia viitoare (\u00een De exemplu, asocierile sunt mai des \u00eent\u00e2lnite, deoarece mul\u021bi dezvoltatori, \u00een special \u00een sectorul reziden\u021bial, urm\u0103resc s\u0103 \u00eempart\u0103 riscurile unui nou proiect, \u00een timp ce proprietarii de terenuri care nu au nevoie imediat\u0103 de lichidit\u0103\u021bi sunt interesa\u021bi s\u0103 beneficieze de o parte din profiturile din dezvoltare. Consultan\u021bii Colliers au observat interes din partea unei categorii largi de cump\u0103r\u0103tori, de la diver\u0219i operatori de retail (hipermarketuri, supermarketuri, magazine de bricolaj etc.) p\u00e2n\u0103 la dezvoltatori de parcuri de retail \u2013 at\u00e2t proiecte de mari dimensiuni, c\u00e2t \u0219i centre comerciale de tip strip mall \u00een ora\u0219e mici sau \u00een zonele reziden\u021biale cu cre\u0219tere rapid\u0103 din ora\u0219ele mari. <\/p>\n<blockquote><p>\u201eEste de remarcat \u0219i faptul c\u0103, f\u0103r\u0103 \u00eendoial\u0103, cele mai dinamice segmente de retail sunt cele care nu beneficiaz\u0103 at\u00e2t de mult de comer\u021bul electronic aflat \u00een plin\u0103 ascensiune (de ex. bunurile din partea inferioar\u0103 a gamei de pre\u021buri sau proiectele din ora\u0219ele mai mici). Av\u00e2nd \u00een vedere rapiditatea cu care se mi\u0219c\u0103 lucrurile \u00een zona de retail, observ\u0103m investitori care se re-activeaz\u0103 pe pia\u021b\u0103, dar \u0219i al\u021bii care intr\u0103 acum pe acest segment pentru a-\u0219i diversifica portofoliul de investi\u021bii. \u00cen ceea ce prive\u0219te sectorul terenurilor pentru reziden\u021bial, tendin\u021bele de anul trecut sunt \u00eenc\u0103 valabile \u0219i exist\u0103 un mare interes din partea multor tipuri de cump\u0103r\u0103tori care caut\u0103 s\u0103 profite de randamentele atractive, de\u0219i pia\u021ba devine mult mai aglomerat\u0103.
