\u00eenregistrat anul trecut cea mai ridicat\u0103 valoare din 2007 p\u00e2n\u0103 \u00een prezent, relev\u0103 datele Colliers. Astfel, volumul total al achizi\u021biilor s-a cifrat la peste 800 de milioane de euro, cifr\u0103 de peste 2,5 ori mai mare dec\u00e2t cea estimat\u0103 pentru 2020, respectiv 310 milioane de euro. Potrivit reprezentan\u021bilor companiei de consultan\u021b\u0103 imobiliar\u0103, aceast\u0103 sum\u0103 reprezint\u0103 un record al ultimilor 15 ani, ea fiind dep\u0103\u0219it\u0103 doar de rezultatele consemnate \u00een 2007. Capitala a r\u0103mas \u00een fruntea clasamentului regional, aceasta cumul\u00e2nd trei sferturi din volumul nominal de tranzac\u021bii, adic\u0103 o valoare de peste 600 de milioane de euro. \u00cen jur de 70% din tranzac\u021biile din Bucure\u0219ti sunt destinate proiectelor reziden\u021biale, estimeaz\u0103 consultan\u021bii Colliers, cu precizarea c\u0103 exist\u0103 numeroase tranzac\u021bii mari, \u00eencheiate \u00een vederea dezvolt\u0103rii unor proiecte mixte, pentru care dezvoltatorii nu au stabilit \u00eenc\u0103 cu certitudine ponderea alocat\u0103 diverselor componente. <\/p>\n<blockquote><p>\u201ePlanetele s-au aliniat \u00een 2021 \u0219i, gra\u021bie mai multor \u00abingrediente\u00bb, pia\u021ba s-a dublat fa\u021b\u0103 de 2019 \u0219i a ajuns la valori nemaiv\u0103zute de la precedentul boom din perioada 2006-2008. 2021 se dovede\u0219te a fi un an record pentru c\u0103 a existat un interes bun pentru terenuri, sus\u021binut \u0219i de o lichiditate adecvat\u0103, contextul economic actual, cu o infla\u021bie foarte ridicat\u0103, sporind atractivitatea plasamentelor imobiliare. Investitorii caut\u0103 \u00een continuare terenuri, inclusiv pentru proiecte reziden\u021biale<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Si_resedintele_de_judet_mai_mici_devin_atractive_pentru_dezvoltatori\"><\/span>\u0218i re\u0219edin\u021bele de jude\u021b mai mici devin atractive pentru dezvoltatori<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen afara Capitalei, consultan\u021bii Colliers au observat un interes sporit al dezvoltatorilor pentru o serie de ora\u0219e mari, cum sunt Timi\u0219oara, Bra\u0219ov, Constan\u021ba, Cluj-Napoca, Craiova, Gala\u021bi, Br\u0103ila, Oradea, Sibiu, dar \u0219i pentru anumite ora\u0219e cu o popula\u021bie mai mic\u0103, precum Vaslui, Tulcea, Giurgiu sau C\u0103l\u0103ra\u0219i.<\/p>\n<p>Totodat\u0103, a crescut semnificativ num\u0103rul de tranzac\u021bii mari (de peste cinci milioane euro), inclusiv \u00een ora\u0219ele din afara Bucure\u0219tiului, iar consultan\u021bii Colliers subliniaz\u0103 \u0219i c\u0103 s-au \u00eenregistrat tranzac\u021bii la valori rar v\u0103zute dup\u0103 2008. Spre exemplu, pentru un teren din zona Prim\u0103verii, dezvoltatorul Hagag a pl\u0103tit aproape 6.000 de euro pe metrul p\u0103trat, apropiindu-se de recordul absolut pe pia\u021ba local\u0103 din Rom\u00e2nia \u2013 \u00een condi\u021biile \u00een care un teren din zona Aviatorilor s-a v\u00e2ndut cu aproximativ 7.000 de euro pe metrul p\u0103trat \u00een urm\u0103 cu un deceniu \u0219i jum\u0103tate. <\/p>\n<p>\u00cen medie, pre\u021burile r\u0103m\u00e2n u\u0219or sub valorile din 2007-2008, \u00eens\u0103 reprezentan\u021bii Colliers atrag aten\u021bia \u0219i c\u0103 datele fundamentale ale pietei sunt complet schimbate: spre exemplu, \u00een ultimii 15 ani, puterea de cumparare a salariului mediu din Bucure\u0219ti (ajustat\u0103 la infla\u021bie) aproape s-a triplat.<\/p>\n<p><strong>Cite\u0219te \u0219i<br \/>\n<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/cum-au-evoluat-investitiile-in-activele-imobiliare-autohtone-in-s1-2021_db\/\">Cum au evoluat investi\u021biile \u00een activele imobiliare autohtone \u00een S1 2021<\/a><\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/piata-birourilor-din-bucuresti-la-un-an-dupa-declansarea-pandemiei-de-covid-19_db\/\">Pia\u021ba birourilor din Bucure\u0219ti, la un an dup\u0103 declan\u0219area pandemiei de Covid-19<\/a><\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresterea_preturilor_limitata_de_conditiile_din_piata\"><\/span>Cre\u0219terea pre\u021burilor, limitat\u0103 de condi\u021biile din pia\u021b\u0103<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen acela\u0219i timp, oferta generoas\u0103 de terenuri, la care se adaug\u0103 \u0219i faptul c\u0103 marjele de dezvoltare viitoare vor fi puse sub presiune de scumpirea materialelor de construc\u021bii, au limitat cre\u0219terea de pre\u021buri la terenuri la o medie de 10-15%. \u00cen mod excep\u021bional, s-au \u00eenregistrat cre\u0219teri mai consistente de pre\u021buri pentru terenurile foarte bune \u0219i urbanizate din Bucure\u0219ti, unde a existat o competi\u021bie crescut\u0103 \u00eentre mai mul\u021bi dezvoltatori interesa\u021bi. <\/p>\n<blockquote><p>\u201ePerspectivele pentru 2022 sunt bune, \u00eens\u0103 u\u0219or mai rezervate. Dup\u0103 un an care a f\u0103cut c\u00e2t doi, ar fi nevoie de ceva timp pentru ca pia\u021ba s\u0103 poat\u0103 absorbi viitoarele proiecte imobiliare, mai ales din sectorul reziden\u021bial.
