pentru achizi\u021bia de locuin\u021be s-a men\u021binut la un nivel ridicat, \u00een ciuda situa\u021biei create de Covid-19, pia\u021ba reziden\u021bial\u0103 autohton\u0103 \u0219i-a continuat trendul ascendent \u0219i \u00een al patrulea trimestru din 2021, relev\u0103 cel mai recent raport Market360 lansat de Imobiliare.ro. Astfel, valorile de listare ale propriet\u0103\u021bilor reziden\u021biale din Rom\u00e2nia (apartamente, dar \u0219i case) au consemnat, \u00een perioada analizat\u0103, un avans de 3,4% comparativ cu trimestrul precedent. De men\u021bionat este c\u0103, \u00een al treilea p\u0103trar al anului trecut, preten\u021biile v\u00e2nz\u0103torilor de locuin\u021be \u00eenregistrau un avans de 2,8%, dup\u0103 ce \u00een cele dou\u0103 trimestre anterioare se majoraser\u0103 cu 3,1% (\u00een T2 2021) \u0219i, respectiv, cu 2,2% (\u00een T1 2021). \u00cen ceea ce prive\u0219te diferen\u021ba anual\u0103 de pre\u021b, aceasta a ajuns, \u00een al patrulea trimestru din 2021, la o valoare de +12% \u2013 ceea ce marcheaz\u0103 un avans de 1,7% puncte procentuale fa\u021b\u0103 de cele trei luni anterioare, c\u00e2nd aceasta se cifra la +10,3%. <\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresteri_pe_linie_in_marile_orase\"><\/span>Cre\u0219teri pe linie \u00een marile ora\u0219e<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen conformitate cu tendin\u021ba ascendent\u0103 a pre\u021burilor propriet\u0103\u021bilor reziden\u021biale observat\u0103 la nivel na\u021bional, toate marile ora\u0219e (cu peste 200.000 de locuitori) monitorizate constant de Imobiliare.ro au \u00eenregistrat, \u00een al patrulea trimestru din 2021, major\u0103ri ale sumei medii solicitate la v\u00e2nzarea unui apartament. Pe primul loc \u00een clasamentul na\u021bional al ora\u0219elor cu cele mai mari pre\u021buri se situeaz\u0103 \u00een continuare Cluj-Napoca (cu o medie de 2.060 de euro pe metru p\u0103trat util, dup\u0103 un avans de 5% la trei luni), capitala Transilvaniei fiind urmat\u0103 de Bucure\u0219ti (cu +0,7%, p\u00e2n\u0103 la 1.640 de euro pe metru p\u0103trat), apoi de Bra\u0219ov (+3,7%, p\u00e2n\u0103 la 1.430 de euro pe metru p\u0103trat), care a devansat Constan\u021ba (+1,5%, p\u00e2n\u0103 la 1.380 de euro pe metru p\u0103trat) \u0219i Timi\u0219oara (+1,4%, p\u00e2n\u0103 la 1.340 de euro pe metru p\u0103trat), acestea fiind urmate de Craiova (+1,2%, p\u00e2n\u0103 la 1.300 de euro pe metru p\u0103trat), Ia\u0219i (+2,9%, p\u00e2n\u0103 la 1.170 de euro pe metru p\u0103trat) \u0219i, respectiv, Oradea (+0,5%, p\u00e2n\u0103 la 1.160 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Perioada_de_vanzare_si_marja_de_negociere\"><\/span>Perioada de v\u00e2nzare \u0219i marja de negociere<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen patru dintre cele \u0219ase mari centre regionale analizate, perioada medie de v\u00e2nzare pentru un apartament a fost mai mic\u0103 trimestrul trecut comparativ cu perioada similar\u0103 a anului anterior. Cea mai mic\u0103 valoare a acestui indicator este consemnat\u0103 \u00een Capital\u0103, unde timpul necesar pentru tranzac\u021bionarea unei asemenea unit\u0103\u021bi locative a fost de 38 de zile \u00een intervalul octombrie-decembrie 2021.<br \/>\n\u00cen ceea ce prive\u0219te marja de negociere, \u00een\u021beleas\u0103 ca diferen\u021ba dintre ultimul pre\u021b cerut \u0219i valoare de tranzac\u021bionate a unui apartament, raportul Market360 relev\u0103 c\u0103, fa\u021b\u0103 de perioada similar\u0103 a anului anterior, major\u0103ri au avut loc \u00een toate marile ora\u0219e analizate. Acest indicator a atins, astfel, pragul de 4% \u00een Bucure\u0219ti, \u00een vreme ce \u00een Timi\u0219oara a ajuns la 3%, la fel ca \u00een Cluj-Napoca, Bra\u0219ov \u0219i Constan\u021ba \u2013 \u00een vreme ce, \u00een Ia\u0219i, disponibilitatea de negociere a proprietarilor se situeaz\u0103 la 2%.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_oferta_si_achizitiile_de_imobile\"><\/span>Cererea, oferta \u0219i achizi\u021biile de imobile<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pe fondul \u00een\u0103spririi restric\u021biilor privitoare la Covid-19, dar \u0219i al sezonalit\u0103\u021bii pie\u021bei, cererea pentru propriet\u0103\u021bi reziden\u021biale (apartamente \u0219i case disponibile spre v\u00e2nzare) s-a situat, \u00een T4 2021, la un nivel ceva mai sc\u0103zut dec\u00e2t cel consemnat \u00een cele trei luni anterioare. Astfel, aproximativ 134.000 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, locuin\u021be \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii, fa\u021b\u0103 de 152.000 \u00een trimestrul anterior. Raportat la T3 2021, interesul pentru achizi\u021bia de propriet\u0103\u021bi reziden\u021biale s-a \u00eenscris, \u00een toate cele \u0219ase mari centre regionale monitorizate constant de Imobiliare.ro, pe o traiectorie descendent\u0103.<\/p>\n<p>Comparativ cu trimestrul precedent, oferta total\u0103 de apartamente \u0219i case construite \u00eenainte de anul 2000 disponibile spre v\u00e2nzare \u00een cele \u0219ase mari ora\u0219e analizate s-a cifrat, \u00een T4 2022, la 11.560 de oferte, \u00een sc\u0103dere de la 18.920 \u00een cele trei luni anterioare. \u00cen contextul situa\u021biei din domeniul sanitar, raportat la perioada similar\u0103 a anului anterior poate fi observat\u0103 o diferen\u021b\u0103 negativ\u0103, \u00een cuantum de 15,6%. Pe parcursul ultimelor 12 luni, aproape toate marile ora\u0219e analizate au consemnat diminu\u0103ri ale ofertei reziden\u021biale de pe pia\u021b\u0103 \u2013 marjele de sc\u0103dere fiind, \u00een majoritatea cazurilor, de dou\u0103 cifre. <\/p>\n<p>\u00cen ciuda dificult\u0103\u021bilor create de epidemia de Covid-19, anul 2021 a fost caracterizat, per ansamblu, de o evolu\u021bie pozitiv\u0103 din punctul de vedere al v\u00e2nz\u0103rilor de propriet\u0103\u021bi imobiliare, at\u00e2t comparativ cu 2020, c\u00e2t \u0219i cu 2019. Astfel, datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) relev\u0103 c\u0103 pe tot parcursul anului trecut au fost tranzac\u021bionate la nivelul \u00eentregii \u021b\u0103ri 698.756 de imobile, adic\u0103 cu aproape 16% mai mult, respectiv 95.951 de imobile, comparativ cu anul anterior.
