De la Camil Ressu p\u00e2n\u0103 la Iuliu Maniu \u015fi de la Obor p\u00e2n\u0103 la 13 Septembrie \u015fi \u00een partea de nord a zonei Mihai Bravu &#8230; pute\u0163i sim\u0163i cu u\u015furin\u0163\u0103 diferen\u0163a dintre aceste loca\u0163ii \u015fi alte zone, \u00eentr-adev\u0103r mai centrale, dar cu poten\u0163ial mai sc\u0103zut pentru investitori. \u00cen ciuda sc\u0103derii pre\u0163urilor de \u00eenchiriere, aceste zone atrag \u00eenc\u0103 investitorii <span id=\"more-5294\"><\/span>care \u00eentr-adev\u0103r caut\u0103. De ce? Exist\u0103 multe motive \u015fi ast\u0103zi putem descoperi c\u00e2teva dintre acestea \u00a0&#8230;<\/p>\n<p><strong>Loca\u0163ia, loca\u0163ia, loca\u0163ia <\/strong><br \/>\nCu excep\u0163ia \u00a0zonei Drumul Taberei \u015fi Militari, celelalte zone nu sunt departe de centrul ora\u015fului. Acesta este motivul pentru care acestea sunt foarte importante. \u00cen ochii oamenilor, centrul este scump. Cu excep\u0163ia c\u00e2torva zone, ar trebui evitat. Pe de alt\u0103 parte, cei care stau \u00een zona Camil Ressu (de exemplu) ajung \u00een centru, \u00een doar c\u00e2teva minute, cu metroul sau cu masina. Exist\u0103 desigur mai multe op\u0163iuni, dar aceste zone acoper\u0103 circa 70 &#8211; 80% din r\u0103spunsurile oamenilor. Din punct de vedere rezidential, aceste zone sunt populare. Datorit\u0103 pozi\u0163iei lor, costului sc\u0103zut de via\u0163\u0103 \u015fi a pachetului format din &#8220;facilit\u0103\u0163i optime \u015fi mediu social la un pre\u0163 accesibil&#8221;.<\/p>\n<p><strong>Pre\u0163uri similare cu locatiile centrale! <\/strong><br \/>\nAcesta este motivul pentru care multe apartamentele din aceste zone au preturi similare cu cele din locatiile centrale! Aceste spa\u021bii constitue surse constante de venituri pentru retaileri care \u015fi-au extins afacerile \u00een aceste zone dat fiind faptul c\u0103 suma care o pl\u0103tesc pentru chirie nu este una nebuneasc\u0103.<\/p>\n<p><strong>Compara\u021bia \u015fi alegerea investitorului <\/strong><br \/>\nDe multe ori ajungem \u00een punctul \u00een care un investitor trebuie s\u0103 decid\u0103: Ar trebui sa investeasca intr-un imobil situat \u00een centrul Bucure\u015ftiului, pe o strad\u0103 mic\u0103? Sau ar trebui s\u0103 aleag\u0103 un imobil\u00a0 periferic, situate pe\u00a0 cel mai circulat bulevard al zonei? C\u00e2nd caracteristicile sunt acelea\u015fi \u015fi \u00een cazul \u00een care proprietatea central\u0103 nu are nici o valoare ad\u0103ugat\u0103 atunci investitorii care cunosc\u00a0 pia\u021ba imobiliar\u0103 aleg, de obicei, o proprietate periferic\u0103<\/p>\n<p><strong>Acesta este motivul pentru care propriet\u0103\u0163ile de top semicentrale sau periferice nu se vor prabusi &#8230;<\/strong> <br \/>\n Se a\u0219teapt\u0103 ca preturile de \u00eenchiriere s\u0103 se mai contracteze . Cererea pentru aceste zone nu va \u00eenceta, interesul retailerilor va r\u0103m\u00e2ne puternic, doar \u00a0c\u0103 pre\u0163urile de \u00eenchiriere vor fi &#8220;ajustate&#8221;<\/p>\n<p><strong>&#8220;Cum r\u0103m\u00e2ne cu propriet\u0103\u0163ile \u00a0secundare periferice \u015fi semicentrale din Bucuresti?&#8221;<\/strong><br \/>\n\u00centr-adev\u0103r acestea vor avea de suferit&#8230;&#8230;. Investitorii nu au nici o motiva\u0163ie puternic\u0103 pentru a-\u0219i plasa banii \u00eentr-o proprietate secundar\u0103 din zona periferic\u0103 sau semicentral\u0103. Riscul de a r\u0103m\u00e2ne cu o proprietate goal\u0103 este foarte mare, din acest motiv investitorul va veni acolo numai dac\u0103 pre\u0163ul este foarte sc\u0103zut. \u0218i fire\u0219te mul\u021bi proprietari nu sunt preg\u0103ti\u021bi s\u0103 \u00eencheie o astfel de afacere \u0219i din acest motiv\u00a0 \u00een anii urm\u0103tori vom vedea aceste propriet\u0103\u021bi goale sau &#8221;
