apartamentelor din cele mai mari centre regionale s-au men\u021binut pe o traiectorie ascendent\u0103, \u00een ciuda declan\u0219\u0103rii conflictului militar din Ucraina<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Potrivit celui mai recent raport de pia\u021b\u0103 realizat de Imobiliare.ro Market 360, \u00een perioada ianuarie-martie 2022, a\u0219tept\u0103rile v\u00e2nz\u0103torilor autohtoni de propriet\u0103\u021bi reziden\u021biale s-au majorat, \u00een medie, cu 7,5% \u00een ultimele 12 luni din anul trecut. Astfel, din punct de vedere a evolu\u021biei trimestriale, preten\u021biile v\u00e2nz\u0103torilor de locuin\u021be au \u00eenregistrat o cre\u0219tere de 2,7%. Compar\u00e2nd cu perioada similar\u0103 a anului trecut, pre\u021burile locuin\u021belor s-au majorat cu 12,6%.<\/p>\n<blockquote><p><em>\u201eDup\u0103 un debut spectaculos \u00een prima parte a anului, at\u00e2t din punct de vedere al cererii, c\u00e2t \u0219i din punctul de vedere al tranzac\u021biilor finalizate \u00een pia\u021b\u0103, criza politic\u0103 \u0219i umanitar\u0103 generat\u0103 de r\u0103zboi \u0219i-a pus amprenta asupra climatului din pia\u021ba reziden\u021bial\u0103 local\u0103, determin\u00e2nd agregat, \u00een primul trimestru al anului 2022, o sc\u0103dere cu 15% a interesului de achizi\u021bie \u00een compara\u021bie cu primul trimestru al anului anterior. Revenirea gradual\u0103 a cererii spre finalul lunii martie, \u00een contextul continu\u0103rii sc\u0103derii ofertei pe pia\u021b\u0103 (-14,9% fa\u021b\u0103 de trimestrul I 2021) \u0219i a acceler\u0103rii cre\u0219terii pre\u021burilor propriet\u0103\u021bilor imobiliare, creeaz\u0103 premisele unei reveniri rapide a pie\u021bei, at\u00e2t din punct de vedere a cererii, c\u00e2t \u0219i a num\u0103rului de tranzac\u021bii \u00een perioada urm\u0103toare.\u201d<\/em><\/p>\n<p><strong><em>Andreea Popa, Senior Consultant Imobiliare.ro Market 360<\/em><\/strong><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cresteri_pe_linie_ale_preturilor_in_marile_orase\"><\/span><strong>Cre\u0219teri pe linie ale pre\u021burilor \u00een marile ora\u0219e<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>\u00cen primele trei luni ale anului \u00een curs, toate marile centre regionale ale \u021b\u0103rii cu valori medii ale apartamentelor de peste 1.000 de euro pe metru p\u0103trat util au consemnat major\u0103ri de pre\u021b la acest capitol.<\/p>\n<p>Cu o valoare de 2.240 de euro pe metru p\u0103trat, Cluj-Napoca continu\u0103 s\u0103 ocupe cel dint\u00e2i loc \u00een clasamentul celor mai mari pre\u021buri (medii) solicitate pentru apartamentele scoase la v\u00e2nzare \u00een marile ora\u0219e, \u00eenregistr\u00e2nd un avans de 27,3% \u00een ultimii doi ani. Astfel, locuin\u021bele din acest centru regional s-au apreciat cu 8,6% \u00een ultimele trei luni, cele din Bucure\u0219ti cu 0,8% (p\u00e2n\u0103 la 1.660 de euro pe metru p\u0103trat), cele din Timi\u0219oara cu 3,6% (p\u00e2n\u0103 la 1.390 de euro pe metru p\u0103trat), cele din Constan\u021ba cu 3,8% (p\u00e2n\u0103 la 1.440 de euro pe metru p\u0103trat), cele din Bra\u0219ov cu 4,8% (p\u00e2n\u0103 la 1.500 de euro pe metru p\u0103trat), cele din Craiova cu 8,1% (p\u00e2n\u0103 la 1.400 de euro pe metru p\u0103trat), cele din Ia\u0219i cu 5,2% (p\u00e2n\u0103 la 1230 de euro pe metru p\u0103trat), iar cele din Oradea cu 7,9% (p\u00e2n\u0103 la 1.250 de euro pe metru p\u0103trat).<\/p>\n<p>De remarcat este c\u0103 Oradea, Craiova, Gala\u021bi (1.050 \u20ac\/mp) \u0219i Ploie\u0219ti (1.030 \u20ac\/mp) se men\u021bin \u00een clasamentul ora\u0219elor cu apartamente de minimum 1.000 de euro pe metru p\u0103trat util. \u00cen momentul de fa\u021b\u0103, doar Br\u0103ila se mai situeaz\u0103 sub acest nivel (cu 950 de euro pe metru p\u0103trat).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"La_nivel_trimestrial_cererea_si_oferta_au_crescut_insa_au_inregistrat_scaderi_comparativ_cu_anul_trecut\"><\/span><strong>La nivel trimestrial, cererea \u0219i oferta au crescut, \u00eens\u0103 au \u00eenregistrat sc\u0103deri comparativ cu anul trecut<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Raportat la perioada similar\u0103 a anului trecut, interesul cump\u0103r\u0103torilor s-a \u00eenscris pe un curs descendent \u00een toate pie\u021bele. Trimestrul analizat cuprinde mai mult de o lun\u0103 \u00een care a avut loc conflictul militar al\u0103turi de grani\u021ba Rom\u00e2niei, factor care a influen\u021bat dinamica pie\u021bei. Dup\u0103 \u015focul resim\u0163it la \u00eenceputul crizei umanitare din \u0163ara vecin\u0103, cererea a \u00eenceput s\u0103 scad\u0103 brusc, situa\u021bia fiind dominat\u0103 de incertitudine \u00een pia\u021b\u0103.<\/p>\n<p>Cu toate acestea, comparativ cu cele trei luni anterioare, interesul pentru propriet\u0103\u021bile reziden\u021biale disponibile spre v\u00e2nzare \u00een cele mai mari \u0219ase ora\u0219e ale \u021b\u0103rii a mai crescut. Astfel, dup\u0103 un recul de -11,9% \u00een T3 2021, \u00een T4 2022 cererea a crescut cu 3,9%. Tendin\u021ba ascendent\u0103 este valabil\u0103 pentru toate pie\u021bele analizate, cea mai mare cre\u0219tere (+11,6%) av\u00e2nd loc \u00een Timi\u0219oara, iar cea mai mic\u0103 (+1,5%) \u00een Bucure\u0219ti.<\/p>\n<p>\u00cen primul trimestru din 2022 aproximativ 139.400 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, locuin\u021be \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii, fa\u021b\u0103 de 134.200 \u00een trimestrul anterior. Pe de alt\u0103 parte, comparativ cu aceea\u0219i perioad\u0103 a anului trecut, interesul pentru achizi\u021bia de locuin\u021be a fost, \u00een primul trimestru din 2022, cu 15% mai redus la nivelul celor \u0219ase centre regionale supuse analizei. Din acest punct de vedere, cinci ora\u0219e au consemnat sc\u0103deri, respectiv Constan\u021ba (-20%), Cluj-Napoca (-19%), Bucure\u0219ti (-17%), Timi\u0219oara (-11%), Bra\u0219ov (-10%) \u0219i Ia\u0219i (-6%).<\/p>\n<p>La capitolul ofert\u0103, num\u0103rul propriet\u0103\u021bilor reziden\u021biale (at\u00e2t apartamente, c\u00e2t \u0219i case) disponibile spre v\u00e2nzare \u00een marile ora\u0219e ale \u021b\u0103rii s-a apreciat, per ansamblu, cu 13,7% \u00een ultimul trimestru fa\u021b\u0103 de cel anterior, ajung\u00e2nd la un total de 13.400 de propriet\u0103\u021bi. Cu toate acestea, pe parcursul ultimelor 12 luni, aproape toate marile ora\u0219e analizate au consemnat deprecieri ale ofertei reziden\u021biale de pe pia\u021b\u0103 \u2013 marjele de sc\u0103dere fiind, \u00een majoritatea cazurilor, de dou\u0103 cifre. Astfel, cel mai mare recul, \u00een cuantum de circa 35,9%, a avut loc \u00een Cluj-Napoca, unde au fost scoase la v\u00e2nzare, trimestrul trecut, 1.560 de propriet\u0103\u021bi reziden\u021biale. Pe locul al doilea se situeaz\u0103 Ia\u0219i, cu un minus de 28,3% (p\u00e2n\u0103 la 880 de propriet\u0103\u021bi reziden\u021biale), acesta fiind urmat de Bra\u0219ov, cu o sc\u0103dere de circa 17,6% (p\u00e2n\u0103 la un total de 860 de anun\u021buri).<\/p>\n<p>Un declin anual de 15,8% a avut loc \u0219i \u00een Constan\u021ba (unde au fost scoase la v\u00e2nzare 980 de propriet\u0103\u021bi), acesta fiind urmat de Timi\u0219oara (-10,9%, p\u00e2n\u0103 la 2.080 de oferte) \u0219i Bucure\u0219ti (-6,7%, p\u00e2n\u0103 la 7.040 de oferte).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"In_primul_trimestru_din_2022_activitatea_de_tranzactionare_imobiliara_nu_doar_ca_s-a_stabilizat_ci_chiar_a_consemnat_cresteri_semnificative\"><\/span><strong>\u00cen primul trimestru din 2022, activitatea de tranzac\u021bionare imobiliar\u0103 nu doar c\u0103 s-a stabilizat, ci chiar a consemnat cre\u0219teri semnificative <\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) \u0219i centralizate de Market 360 relev\u0103 o tendin\u021b\u0103 de revenire a activit\u0103\u021bii de tranzac\u021bionare de pe pia\u021ba imobiliar\u0103 autohton\u0103 \u2013 aceasta const\u00e2nd nu doar \u00eentr-o stabilizare, ci chiar \u00eentr-o u\u0219oar\u0103 cre\u0219tere comparativ cu rezultatele consemnate \u00een 2021 \u0219i 2020. Astfel, num\u0103rul caselor, terenurilor \u0219i apartamentelor care au f\u0103cut obiectul unor contracte de v\u00e2nzare-cump\u0103rare s-a cifrat, \u00een martie 2022, la un total de 72.123 la nivel na\u021bional; aceast\u0103 cifr\u0103 ar reprezenta o cre\u0219tere semnificativ\u0103, \u00een cuantum de 12,8%, fa\u021b\u0103 de perioada similar\u0103 a anului anterior (c\u00e2nd aveau loc 62.891 de achizi\u021bii).<\/p>\n<p>Este, desigur, semnificativ c\u0103 ultimele dou\u0103 luni ale acestui trimestru au adus major\u0103ri ale num\u0103rului de achizi\u021bii de imobile comparativ cu anul 2021. \u00cen februarie au avut loc, mai exact, 58.663 de asemenea opera\u021biuni pe plan na\u021bional, \u00een timp ce \u00een perioada similar\u0103 a anului anterior, \u00een \u00eentreaga \u021bar\u0103 erau tranzac\u021bionate 35.231 propriet\u0103\u021bi.
