Per ansamblu, din 2015, de c\u00e2nd pia\u021ba reziden\u021bial\u0103 se \u00eenscrie pe un trend predominant ascendent al pre\u021burilor, locuin\u021bele disponibile spre v\u00e2nzare \u00een Rom\u00e2nia s-au scumpit, \u00een medie, cu aproximativ 83%, dup\u0103 o sc\u0103dere consinderabil\u0103 de la valoarea maxim\u0103 istoric\u0103 \u00eenregistrat\u0103 \u00een martie 2008 de 2.058 de euro\/mp p\u00e2n\u0103 la valoarea minima de 891 euro\/mp atins\u0103 la \u00eenceputul lui 2015. <\/em><\/p>\n<p><em>Totu\u0219i, la nivel na\u021bional, cu o valoare medie de 1745 euro\/mp, apartamentele nu au atins \u00eenc\u0103 nivelul de pre\u021b solicitat \u00een 2008. Ne afl\u0103m \u00een fa\u021ba unei noi perioade de incertitudine, pe de-o parte infla\u021bia \u0219i cre\u0219terea costului de finan\u021bare afecteaz\u0103 direct cererea, pe de alt\u0103 parte cre\u0219terea costului de construc\u021bie pune presiune pe pre\u021buri, iar nu \u00een ultimul r\u00e2nd blocajele administrative din Bucure\u0219ti \u0219i lipsa stocurilor pe nou \u2013 cu anumite excep\u021bii pe litoral \u0219i pe segmentul mass market \u2013 cre\u0219te presiunea pe ofert\u0103. <\/em><\/p>\n<p><em>Cu siguran\u021b\u0103 vor fi corec\u021bii pe anumite segmente supra\u00eenc\u0103lzite, \u00een vreme ce proiectele premium cu un concept bine g\u00e2ndit \u0219i amplasament atractiv \u00ee\u0219i vor consolida pozi\u021bia. Pia\u021ba va avea nevoie de o perioad\u0103 de 6 p\u00e2n\u0103 la 12 luni pentru a accepta noile condi\u021bii, perioad\u0103 \u00een care vom asista \u0219i la o stratificare ceva mai clar\u0103 \u00eentre segmentele mass-market, medium market \u0219i premium, dup\u0103 care, cel mai probabil \u00ee\u0219i va continua dezvoltarea. Cluj-Napoca este, \u00een continuare, singurul mare centru regional al \u021b\u0103rii \u00een care apartamentele sunt mai scumpe acum cu peste 30% dec\u00e2t \u00een urm\u0103 cu doi ani.<\/p>\n<p>\u00cen cel de-al doilea trimestru al anului (spre deosebire de primul trimestru), a\u0219tept\u0103rile proprietarilor din Bucure\u0219ti s-au majorat cu 4%, p\u00e2n\u0103 la 1.720 de euro pe metru p\u0103trat util (de la 1.660 de euro pe metru p\u0103trat util). Comparativ cu perioada similar\u0103 din 2021, apartamentele din Capital\u0103 sunt cu 8,8% mai scumpe; fa\u021b\u0103 de T2 2008, \u00eens\u0103, acest gen de propriet\u0103\u021bi sunt cu 19,59% mai ieftine \u2013 Capitala av\u00e2nd, dintre marile centre regionale analizate, cel mai mult de \u201erecuperat\u201d din declinul provocat de perioada de recesiune.<\/p>\n<p>Ca \u0219i \u00een primul trimestru al anului curent, \u00een cel de-al doilea Bra\u0219ovul s-a situat \u00een topul clasamentului scumpirilor \u00eenregistrate \u00een marile ora\u0219e ale \u021b\u0103rii. Aici, suma medie solicitat\u0103 de c\u0103tre v\u00e2nz\u0103torii de apartamente s-a majorat cu 3,6% \u00een decursul a trei luni, ajung\u00e2nd la o valoare de 1.550 de euro pe metru p\u0103trat util (de la 1.500 de euro pe metru p\u0103trat util). Diferen\u021ba de pre\u021b la 12 luni se situeaz\u0103 acum la 17,7% (comparativ cu aproximativ 18,9% \u00een trimestrul anterior). Evolu\u021bia pre\u021burilor la apartamentele din Bra\u0219ov din ultimii doi ani este oarecum similar\u0103 cu cea din Cluj-Napoca, \u00eenregistr\u00e2ndu-se o cre\u0219tere de 29,5%, comparativ cu al doilea trimestru din 2020.<\/p>\n<p>La nivel trimestrial, din perspectiva cre\u0219terilor pre\u021burilor apartamentelor au mai fost \u00eenregistrate urm\u0103toarele evolu\u021bii: Ia\u0219i (+5,6%), Craiova (+4,9%), Oradea (+4,1%), Br\u0103ila (+3,1%), Timi\u0219oara (+2,4%), Gala\u021bi (+2,1%), Ploie\u0219ti (+1,8%), Constan\u021ba (+1,7%).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"O_scadere_a_cererii_dar_si_a_ofertei_pentru_proprietatile_rezidentiale\"><\/span>O sc\u0103dere a cererii, dar \u0219i a ofertei pentru propriet\u0103\u021bile reziden\u021biale<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Comparativ cu un an \u00een urm\u0103, cererea pentru propriet\u0103\u021bi reziden\u021biale (apartamente, dar \u0219i case) se situa, \u00een trimestrul 2 din 2022, la un nivel cu 29% mai mic \u00een marile centre regionale ale \u021b\u0103rii. Cu toate acestea, comparativ cu cele trei luni anterioare, interesul pentru propriet\u0103\u021bile reziden\u021biale disponibile spre v\u00e2nzare \u00een cele mai mari \u0219ase ora\u0219e ale \u021b\u0103rii a sc\u0103zut \u00eentr-o propor\u021bie mai mic\u0103 \u0219i anume, cu -22,7%.<\/p>\n<p>Astfel, dup\u0103 un recul de -6% \u00een T1 2022, \u00een T2 2022 cererea a sc\u0103zut \u00eentr-un ritm mai dinamic. Tendin\u021ba descendent\u0103 la nivel trimestrial este valabil\u0103 pentru toate pie\u021bele analizate, cea mai mare sc\u0103dere (-32,6%) av\u00e2nd loc \u00een Cluj-Napoca, iar cea mai mic\u0103 (-18%) \u00een Constan\u021ba.<\/p>\n<p>\u00cen cel de-al doilea trimestru din 2022 aproximativ 107.700 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, locuin\u021be \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii, fa\u021b\u0103 de 140.500 \u00een trimestrul anterior.<\/p>\n<p>Comparativ cu aceea\u0219i perioad\u0103 a anului trecut, interesul pentru achizi\u021bia de locuin\u021be a fost, \u00een al doilea trimestru din 2022, mult mai mic la nivelul celor \u0219ase centre regionale supuse analizei. Din acest punct de vedere, toate ora\u0219ele au consemnat sc\u0103deri, respectiv Cluj-Napoca (-41%), Bucure\u0219ti (-31%), Bra\u0219ov (-28%), Constan\u021ba (-28%), Timi\u0219oara (-21%) \u0219i Ia\u0219i (-14%).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Oferta_a_urmat_acelasi_trend_de_scadere_ca_cel_al_cererii\"><\/span>Oferta a urmat acela\u0219i trend de sc\u0103dere ca cel al cererii<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Oferta total\u0103 de apartamente \u0219i case construite \u00eenainte de anul 2000 scoase la v\u00e2nzare \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii a fost, trimestrul trecut, mai sc\u0103zut\u0103 dec\u00e2t cea consemnat\u0103 \u00een perioada similar\u0103 a anului anterior. Poate fi observat\u0103, astfel, o diferen\u021b\u0103 anual\u0103 de -29,4% la nivelul ora\u0219elor analizate.<\/p>\n<p>Pe parcursul ultimelor 12 luni, cea mai mare sc\u0103dere al acestui indicator, \u00een cuantum de -41,3%, a avut loc \u00een Ia\u0219i, unde au fost scoase la v\u00e2nzare, trimestrul trecut, 830 propriet\u0103\u021bi reziden\u021biale; o sc\u0103dere de 16,5% a fost resim\u021bit\u0103, pe de alt\u0103 parte, \u00een Constan\u021ba, unde \u00een aprilie-iunie s-a ajuns la un total de 970 de anun\u021buri. Un procent al deprecierii apropiat de aceast\u0103 valoare, anume -21,8%, poate fi observat\u0103 \u00een Bra\u0219ov, unde trimestrul trecut au fost scoase la v\u00e2nzare 860 de propriet\u0103\u021bi. \u00cen Cluj-Napoca a fost consemnat\u0103 o sc\u0103dere de -39% a ofertei totale (p\u00e2n\u0103 la 1.430 de anun\u021buri \u00een T2 2022), iar \u00een Timi\u0219oara a avut loc un recul de -33,3% (p\u00e2n\u0103 la 1.810 de propriet\u0103\u021bi), \u00een timp ce \u00een Bucure\u0219ti a fost \u00eenregistrat\u0103 o sc\u0103dere de -26,4% (p\u00e2n\u0103 la 6.670 de propriet\u0103\u021bi).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cererea_pentru_proprietati_rezidentiale_de_inchiriat_la_un_nivel_ridicat\"><\/span>Cererea pentru propriet\u0103\u021bi reziden\u021biale de \u00eenchiriat, la un nivel ridicat<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cu toate c\u0103 lucrul de la distan\u021b\u0103 se men\u021bine pe pia\u021ba muncii, datele centralizate de Imobiliare.ro relev\u0103 c\u0103 cererea pentru apartamente \u0219i case de \u00eenchiriat se afl\u0103, per ansamblu, la un nivel mult mai ridicat comparativ cu anul anterior la nivelul celor \u0219ase mari centre regionale monitorizate. Astfel, \u00een perioada aprilie-iunie, aproximativ 68.400 de vizitatori au c\u0103utat locuin\u021be de \u00eenchiriat pe portal, \u00een cre\u0219tere cu 11% fa\u021b\u0103 de intervalul similar din 2021.<\/p>\n<p>De remarcat este c\u0103 toate cele \u0219ase mari ora\u0219e analizate au consemnat un avans la acest capitol. Major\u0103ri ale interesului pe acest segment de pia\u021b\u0103 au fost observate, astfel, \u00een Ia\u0219i (+37%), Timi\u0219oara (+21%), Bra\u0219ov (+19%), Constan\u021ba (+18%), Cluj-Napoca (+13%) \u0219i respectiv, Bucure\u0219ti (+4%).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Numarul_de_tranzactii_comparabil_cu_T2_2021\"><\/span>Num\u0103rul de tranzac\u021bii comparabil cu T2 2021<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Datele publicate de Agen\u021bia Na\u021bional\u0103 de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI) \u0219i centralizate de Imobiliare.ro relev\u0103 o cre\u0219tere a tendin\u021bei de tranzac\u021bionare de pe pia\u021ba imobiliar\u0103 autohton\u0103 \u00een luna mai 2022.
