Nu cumva, \u00een acest moment, de\u0219i cererea indic\u0103 o sc\u0103dere \u00een compara\u021bie cu anul anterior, ne afl\u0103m oricum \u00eentr-o situa\u021bie \u00een care nevoia de achizi\u021bie este mai mare fa\u021b\u0103 de oferta existent\u0103? Dac\u0103 acest procent de sc\u0103dere este pentru toate propriet\u0103\u021bile aflate la \u00eenchiriere, \u00een ceea ce prive\u0219te pe cele nou intrate \u00een pia\u021b\u0103 \u00een cele 3 luni analizate, se remarc\u0103 o sc\u0103dere de -31,8% fa\u021b\u0103 de anul anterior.<\/p>\n<p>Cea mai mare sc\u0103dere a ofertei a fost \u00eenregistrat\u0103 \u00een Cluj-Napoca fiind de -50,5% fa\u021b\u0103 de anul anterior, urm\u00e2nd Ia\u0219i cu -38,2% \u0219i Bucure\u0219ti cu -35,6%.<\/p>\n<p>Clasamentul se modific\u0103 u\u0219or \u00een momentul \u00een care analiz\u0103m \u00een func\u021bie de propriet\u0103\u021bile nou intrate \u00een pia\u021b\u0103, astfel c\u0103 Municipiul Cluj Napoca se men\u021bine lider \u00een sc\u0103dere cu -39%, \u00eens\u0103 este urmat de Bra\u0219ov (-38,2%) \u0219i Bucure\u0219ti (-32%).<\/p>\n<p>Cu o cerere \u00een cre\u0219tere \u0219i ofert\u0103 \u00een sc\u0103dere, pre\u021burile propriet\u0103\u021bilor listate la \u00eenchiriere \u00ee\u0219i continu\u0103 ascensiunea, astfel c\u0103 fa\u021b\u0103 de anul anterior, Cluj Napoca indic\u0103 o cre\u0219tere a pre\u021bului mediu de \u00eenchiriere pe mp de aprox. 17%, urmat de Constan\u021ba cu +12,7%, Sibiu cu +11,5% \u0219i Bra\u0219ov cu +10,9%.<\/p>\n<p><span style=\"text-decoration: underline;\"><em><strong>Concluzii:<\/strong> <\/em><\/span>Pentru perioada urm\u0103toare exist\u0103 o probabilitate destul de mare s\u0103 asist\u0103m la corec\u021bii de pre\u021b pe anumite segmente, cel mai impactat fiind segmentul mass-market \u0219i segmentul vechi.<\/p>\n<p>Pe de alt\u0103 parte, dezvolt\u0103rile imobiliare de tip premium \u00ee\u0219i vor consolida pozi\u021bionarea \u00een pia\u021b\u0103 \u0219i vom vedea o stratificare mai accentuat\u0103 a ofertei care va reflecta calitatea proiectelor. Clasa medie este cea mai impactat\u0103 \u00een aceast\u0103 perioad\u0103 de cre\u0219tere a costului nivelului de trai. Tot aceast\u0103 categorie este cea care resimte accesul din ce \u00een ce mai dificil la creditare \u0219i prin urmare va fi o ezitare \u00een ceea ce prive\u0219te achizi\u021bia unei propriet\u0103\u021bi.
