Cluj-Napoca este, \u00een continuare, singurul mare centru regional al \u021b\u0103rii \u00een care apartamentele sunt mai scumpe acum cu peste 30% dec\u00e2t \u00een urm\u0103 cu doi ani.<\/p>\n<p>\u00cen cel de-al doilea trimestru al anului (spre deosebire de primul trimestru), a\u0219tept\u0103rile proprietarilor din Bucure\u0219ti s-au majorat cu 4%, p\u00e2n\u0103 la 1.720 de euro pe metru p\u0103trat util (de la 1.660 de euro pe metru p\u0103trat util).<\/p>\n<p>Comparativ cu perioada similar\u0103 din 2021, apartamentele din Capital\u0103 sunt cu 8,8% mai scumpe; fa\u021b\u0103 de T2 2008, \u00eens\u0103, acest gen de propriet\u0103\u021bi sunt cu 19,59% mai ieftine \u2013 Capitala av\u00e2nd, dintre marile centre regionale analizate, cel mai mult de \u201erecuperat\u201d din declinul provocat de perioada de recesiune.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-65296\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2022\/08\/evolutie-preturi-1-1024x460.jpg\" alt=\"\" width=\"1024\" height=\"460\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2022\/08\/evolutie-preturi-1-1024x460.jpg 1024w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2022\/08\/evolutie-preturi-1-300x135.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2022\/08\/evolutie-preturi-1-768x345.jpg 768w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2022\/08\/evolutie-preturi-1.jpg 1180w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p>Ca \u0219i \u00een primul trimestru al anului curent, \u00een cel de-al doilea, Bra\u0219ovul s-a situat \u00een topul clasamentului scumpirilor \u00eenregistrate \u00een marile ora\u0219e ale \u021b\u0103rii. Aici, suma medie solicitat\u0103 de c\u0103tre v\u00e2nz\u0103torii de apartamente s-a majorat cu 3,6% \u00een decursul a trei luni, ajung\u00e2nd la o valoare de 1.550 de euro pe metru p\u0103trat util (de la 1.500 de euro pe metru p\u0103trat util). Diferen\u021ba de pre\u021b la 12 luni se situeaz\u0103 acum la 17,7% (comparativ cu aproximativ 18,9% \u00een trimestrul anterior).<\/p>\n<p>Evolu\u021bia pre\u021burilor la apartamentele din Bra\u0219ov, din ultimii doi ani este oarecum similar\u0103 cu cea din Cluj-Napoca, \u00eenregistr\u00e2ndu-se o cre\u0219tere de 29,5%, comparativ cu al doilea trimestru din 2020.<\/p>\n<p>La nivel trimestrial, din perspectiva cre\u0219terilor pre\u021burilor apartamentelor au mai fost \u00eenregistrate urm\u0103toarele evolu\u021bii: Ia\u0219i (+5,6%), Craiova (+4,9%), Oradea (+4,1%), Br\u0103ila (+3,1%), Timi\u0219oara (+2,4%), Gala\u021bi (+2,1%), Ploie\u0219ti (+1,8%), Constan\u021ba (+1,7%).<\/p>\n<p>Comparativ cu perioada similar\u0103 a anului anterior, datele Imobiliare.ro relev\u0103 doar major\u0103ri ale pre\u021burilor solicitate de v\u00e2nz\u0103torii din marile ora\u0219e. Marje de cre\u0219tere de dou\u0103 cifre au fost consemnate \u0219i \u00een: Oradea (+18%), Craiova (+17%), Ia\u0219i (+17%), Constan\u021ba (+10,8%). Pe urm\u0103toarele locuri \u00een topul scumpirilor se afl\u0103 Br\u0103ila (+8,9%), Timi\u0219oara (+8,6%), Ploie\u0219ti (+6,8%) \u0219i Gala\u021bi (+5,9%).<\/p>\n<p><strong>Pre\u021burile apartamentelor \u00een func\u021bie de zone<\/strong><\/p>\n<p>\u00cen<strong> Bucure\u0219ti<\/strong> cele mai scumpe apartamente pot fi g\u0103site \u00een arealul central \u0219i ultracentral, unde valoarea medie de listare se cifreaz\u0103 la 2.542 de euro pe metru p\u0103trat util, dup\u0103 un avans trimestrial de 2,4% \u0219i unul anual de 12,8%.<\/p>\n<p>\u00cen zonele semicentrale, o asemenea locuin\u021b\u0103 este scoas\u0103 la v\u00e2nzare pentru 1.800 de euro pe metru p\u0103trat, dup\u0103 un plus de 2,1% la trei luni \u0219i, respectiv, 6,4% la 12 luni.<\/p>\n<p>La periferia ora\u0219ului, pre\u021bul mediu solicitat de v\u00e2nz\u0103tori este 1.530 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 5,2% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, cu 11,4% fa\u021b\u0103 de T2 2021.<\/p>\n<p>\u00cen <strong>Cluj-Napoca<\/strong> apartamentele scoase la v\u00e2nzare \u00een zona central\u0103 \u0219i cea ultracentral\u0103 cost\u0103, \u00een medie, 2.699 de euro pe metru p\u0103trat util, dup\u0103 ce au consemnat un avans trimestrial de 2,6% \u0219i unul anual de 20%. \u00cen arealul semicentral, o locuin\u021b\u0103 la bloc are o valoare medie de listare de 2.520 euro pe metru p\u0103trat (+4,7% la trei luni \u0219i, respectiv, +23,5% la 12 luni).<\/p>\n<p>\u00cen cartierele m\u0103rgina\u0219e ale ora\u0219ului, a\u0219tept\u0103rile v\u00e2nz\u0103torilor se situeaz\u0103 la 2.156 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 5,8% fa\u021b\u0103 de cele trei luni anterioare \u0219i, respectiv, disponibil spre v\u00e2nzare cu 1.412 de euro pe metru p\u0103trat, dup\u0103 o cre\u0219tere de 1,9% la trei luni \u0219i, respectiv, 7,8% la 12 luni.<\/p>\n<p>La periferia ora\u0219ului, pre\u021bul mediu solicitat de v\u00e2nz\u0103tori se cifreaz\u0103 la 1.396 euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 1,9% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, cu 7,7% respectiv, 16,1% la 12 luni.<\/p>\n<p>\u00cen cartierele m\u0103rgina\u0219e, suma medie solicitat\u0103 de proprietari este 1.270 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 5,1%
