Valoarea medie de listare pentru o asemenea unitate locativ\u0103 a ajuns, potrivit <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a>, la 1.705 euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.733 de euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui august). Pre\u021burile r\u0103m\u00e2n mai ridicate cu 13.9% fa\u021b\u0103 de septembrie 2021.<\/p>\n\n\n\n<p><em>Este o perioad\u0103 \u00een care pia\u021ba reziden\u021bial\u0103 caut\u0103 un punct de echilibru \u0219i inevitabil vom continua s\u0103 avem oscila\u021bii de pre\u021b specifice de la o lun\u0103 la alta. Chiar dac\u0103 \u00een septembrie am \u00eenregistrat sc\u0103deri de pre\u021b \u00een jurul a 1%, fa\u021b\u0103 de aceea\u0219i perioad\u0103 a anului trecut, diferen\u021bele de pre\u021b sunt \u00een continuare peste rata infla\u021biei. Ne a\u0219tept\u0103m ca pe segmentele mass-market \u0219i reziden\u021bialul vechi acest reglaj inerent s\u0103 fie mai vizibil, \u00een vreme ce pre\u021burile pentru locuin\u021bele premium, cu localizare privilegiat\u0103, proiectele calitative, \u00een general, cel mai probabil vor continua s\u0103 se consolideze, reprezent\u00e2nd o bun\u0103 alternativ\u0103 investi\u021bional\u0103 \u00een perioada cu infla\u021bie mare. De altfel, \u00een anumite ora\u0219e \u2013 precum Timi\u0219oara \u2013 observ\u0103m evolu\u021bii diametral opuse, sc\u0103deri pe segmentul vechi \u0219i cre\u0219teri pe cel nou<\/em> \u2013 Daniel Crainic, director marketing Imobiliare.ro.<\/p>\n\n\n\n<p><strong>Bucure\u0219ti:<\/strong><\/p>\n\n\n\n<p>Pe parcursul lunii trecute, Bucure\u0219ti a consemnat o cre\u0219tere de 0,4% al pre\u021bului mediu solicitat de proprietari, p\u00e2n\u0103 la un nivel de 1.737 de euro pe metru p\u0103trat util (de la 1.730 de euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui august). Cre\u0219teri au avut loc, \u00een perioada men\u021bionat\u0103, doar pe segmentul vechi. Astfel, locuin\u021bele din blocurile vechi s-au apreciat cu 1,7% (de la 1.571 la 1.597 de euro pe metru p\u0103trat), iar cele nou-construite au \u00eenregistrat un declin de -0,6% (de la 1.931 la 1.920 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p><strong>Bra\u0219ov:<\/strong><\/p>\n\n\n\n<p>\u00cen Bra\u0219ov, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a> relev\u0103, pentru luna septembrie, o sc\u0103dere de -1,7% pe segmentul apartamentelor, de la nivelul de 1.656 euro pe metru p\u0103trat util atins \u00een august, p\u00e2n\u0103 la 1.628 de euro pe metru p\u0103trat. O tendin\u021b\u0103 de sc\u0103dere a fost consemnat\u0103 pe ambele segmente de locuin\u021be. \u00cen ceea ce prive\u0219te apartamentele noi, s-a constatat o depreciere de -1,4%, de la 1.779 la 1.754 de euro pe metru p\u0103trat. Locuin\u021bele vechi, pe de alt\u0103 parte, au \u00eenregistrat o sc\u0103dere de -1,1% luna trecut\u0103, de la 1.529 la 1.512 de euro pe metru p\u0103trat.<\/p>\n\n\n\n<p><strong>Cluj-Napoca:<\/strong><\/p>\n\n\n\n<p>\u0218i Cluj-Napoca s-a conformat, luna trecut\u0103, tendin\u021bei general descendente a pre\u021burilor: a\u0219tept\u0103rile v\u00e2nz\u0103torilor s-au diminuat, aici, cu -1%, ajung\u00e2nd la 2.394 euro pe metru p\u0103trat util (fa\u021b\u0103 de 2.418 euro pe metru p\u0103trat \u00een august). Apartamentele din blocurile vechi s-au ieftinit cu -0,7%. Acestea au ajuns s\u0103 coste, \u00een medie, 2.337 de euro pe metru p\u0103trat (fa\u021b\u0103 de 2.354 de euro pe metru p\u0103trat). Unit\u0103\u021bile locative din cadrul noilor ansambluri reziden\u021biale au consemnat un minus de 1%, de la 2.473 la 2.448 de euro pe metru p\u0103trat.<\/p>\n\n\n\n<p><strong>Constan\u021ba:<\/strong><\/p>\n\n\n\n<p>\u00cen Constan\u021ba a\u0219tept\u0103rile v\u00e2nz\u0103torilor s-au diminuat \u00een prima lun\u0103 de toamn\u0103. Este vorba, mai exact, despre o sc\u0103dere \u00een cuantum de -3,2% fa\u021b\u0103 de august, de la 1.475 la 1.428 de euro pe metru p\u0103trat util. Valoarea medie de listare pentru apartamentele vechi a consemnat un recul de -1,9%, de la 1.403 la 1.376 de euro pe metru p\u0103trat. Pre\u021bul solicitat pentru locuin\u021bele nou-construite a consemnat o sc\u0103dere de -3,4% (de la 1.579 la 1.526 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p><strong>Ia\u0219i:<\/strong><\/p>\n\n\n\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a> relev\u0103 o evolu\u021bie negativ\u0103 pentru luna septembrie: apartamentele scoase la v\u00e2nzare aici s-au depreciat, per ansamblu, cu -1,1%, ajung\u00e2nd astfel s\u0103 coste, \u00een medie, 1.325 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.340 de euro pe metru p\u0103trat la finele lui august). Locuin\u021bele din blocurile vechi ale Ia\u0219iului au consemnat un recul de -1,4% \u00een perioada analizat\u0103, de la 1.319 la 1.301 de euro pe metru p\u0103trat. Apartamentele nou-construite au p\u0103strat acela\u0219i trend de sc\u0103dere, cu -1,1%, de la 1.356 la 1.341 de euro pe metru p\u0103trat.<\/p>\n\n\n\n<p><strong>Timi\u0219oara:<\/strong><\/p>\n\n\n\n<p>\u00cen Timi\u0219oara a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente s-au redus, per ansamblu, cu -0,8% \u00een prima lun\u0103 de toamn\u0103, de la 1.471 la 1.459 de euro pe metru p\u0103trat util. Pe segmentul locuin\u021belor vechi a avut loc o sc\u0103dere de -1% \u00een perioada analizat\u0103, acestea ajung\u00e2nd s\u0103 coste 1.431 euro pe metru p\u0103trat (fa\u021b\u0103 de 1.445 euro pe metru p\u0103trat \u00een luna anterioar\u0103).
