Excep\u021bie face Timi\u0219oara \u0219i Bra\u0219ov, dou\u0103 centre regionale \u00een care pre\u021bul apartamentelor a crescut, potrivit datelor centralizate de Imobiliare.ro Market 360, \u00een cel mai nou raport de pia\u021b\u0103. Ritmul anual al cre\u0219terii pre\u021burilor este \u00een continuare mai ridicat dec\u00e2t \u00een aceea\u0219i perioad\u0103 a anului trecut, diferen\u021ba la nivelul \u021b\u0103rii fiind de 9,2%, se arat\u0103 \u00een acela\u0219i raport.<\/strong><\/p>\n\n\n\n<p><strong>Bucure\u0219ti:<\/strong> Cele mai scumpe apartamente pot fi g\u0103site \u00een arealul central \u0219i ultracentral, unde valoarea medie de listare se cifreaz\u0103 la 2.568 de euro pe metru p\u0103trat util, dup\u0103 un u\u0219or avans trimestrial de 1% \u0219i unul anual de 10,5%.<\/p>\n\n\n\n<p>\u00cen zonele semicentrale, o asemenea locuin\u021b\u0103 este scoas\u0103 la v\u00e2nzare pentru 1.769 de euro pe metru p\u0103trat, dup\u0103 o depreciere de -1,7% la trei luni \u0219i, respectiv, dup\u0103 o cre\u0219tere de 2,1% la 12 luni. La periferia ora\u0219ului, pre\u021bul mediu solicitat de v\u00e2nz\u0103tori este 1.522 de euro pe metru p\u0103trat util, \u00een sc\u0103dere cu -0,5% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, \u00een cre\u0219tere cu 6,5% fa\u021b\u0103 de T2 2021.<\/p>\n\n\n\n<p><strong>Cluj-Napoca:<\/strong> Clasamentul zonelor cu cele mai scumpe apartamente din Cluj-Napoca a suferit anumite modific\u0103ri comparativ cu cele trei luni anterioare. Arealul central \u0219i ultracentral se situeaz\u0103, \u00een continuare, pe prima pozi\u021bie \u00een top, cu o medie de pre\u021b de 2.708 de euro pe metru p\u0103trat util, \u00eenregistr\u00e2nd \u00een T3 2022 o cre\u0219tere de 0,3%, iar la nivel anual, o cre\u0219tere de 14,6%. Acesta este urmat de zona semicentral\u0103, unde pre\u021burile s-au majorat la nivel trimestrial cu 0,4%, p\u00e2n\u0103 la 2.530 de euro pe metru p\u0103trat util.<\/p>\n\n\n\n<p>La nivel anual, zona semicentral\u0103 are parte de o cre\u0219tere de 19.8%. \u00cen cartierele m\u0103rgina\u0219e ale ora\u0219ului, preten\u021biile v\u00e2nz\u0103torilor se situeaz\u0103 la 2.177 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 1% fa\u021b\u0103 de cele trei luni anterioare \u0219i, respectiv, cu 20,9% fa\u021b\u0103 de perioada similar\u0103 din 2021.<\/p>\n\n\n\n<p><strong>Timi\u0219oara:<\/strong> \u00cen Timi\u0219oara, locuin\u021bele din arealul central \u0219i ultracentral pot fi achizi\u021bionate, \u00een medie, cu 1.657 de euro pe metru p\u0103trat util, dup\u0103 un avans de 1,6% la trei luni, \u0219i, respectiv, 12,3% la 12 luni. \u00cen zonele semicentrale, un apartament este disponibil spre v\u00e2nzare cu 1.423 de euro pe metru p\u0103trat, dup\u0103 o cre\u0219tere de 0,8% la trei luni \u0219i, respectiv, 7,2% la 12 luni. La periferia ora\u0219ului, pre\u021bul mediu solicitat de v\u00e2nz\u0103tori se cifreaz\u0103 la 1.417 euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 1,5% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, cu 8,3% fa\u021b\u0103 de T2 2021.<\/p>\n\n\n\n<p><strong>Ia\u0219i:<\/strong> Apartamentele din zona central\u0103 \u0219i cea ultracentral\u0103 a Ia\u0219iului au o valoare medie de listare de 1.896 de euro pe metru p\u0103trat util, dup\u0103 o depreciere trimestrial\u0103 de -2,3% \u0219i un avans anual de 14,8%. \u00cen arealul semicentral, o asemenea locuin\u021b\u0103 este scoas\u0103 la v\u00e2nzare pentru 1.328 de euro pe metru p\u0103trat, dup\u0103 o cre\u0219tere de 1,7% la trei luni \u0219i, respectiv, 15,5% la 12 luni. \u00cen cartierele m\u0103rgina\u0219e, suma medie solicitat\u0103 de proprietari este 1.296 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 2% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, cu 14,5% fa\u021b\u0103 de T2 2021<\/p>\n\n\n\n<p><strong>Constan\u021ba:<\/strong> \u00cen Constan\u021ba, apartamentele scoase la v\u00e2nzare \u00een arealul central \u0219i ultracentral cost\u0103, \u00een medie, 1.627 de euro pe metru p\u0103trat util, \u00een condi\u021biile unui u\u0219or avans trimestrial de 0,7% \u0219i, respectiv, unuia anual de 9,9%. \u00cen zonele semicentrale, o asemenea locuin\u021b\u0103 are un pre\u021b mediu solicitat de 1.500 euro pe metru p\u0103trat, ceea ce \u00eenseamn\u0103 o stagnare a pre\u021bulurilor \u00een ultimele trei luni \u0219i, respectiv, o cre\u0219tere de 6,5% la 12 luni. La periferia ora\u0219ului, pre\u021bul mediu solicitat de v\u00e2nz\u0103tori ajunge la 1.298 de euro pe metru p\u0103trat util, \u00een sc\u0103dere cu -0,2% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, \u00een cre\u0219tere cu 8,1% la 12 luni.<\/p>\n\n\n\n<p><strong>Bra\u0219ov:<\/strong> Locuin\u021bele din zona central\u0103 \u0219i ultracentral\u0103 a Bra\u0219ovului au o valoare medie de listare de 1.663 de euro pe metru p\u0103trat util, dup\u0103 un u\u0219or avans de 1,4% la trei luni \u0219i, respectiv, 9% la 12 luni. \u00cen cartierele semicentrale, un apartament poate fi achizi\u021bionat cu 1.528 de euro pe metru p\u0103trat, dup\u0103 un plus de 0,6% la trei luni \u0219i, respectiv, 11,8% la 12 luni. \u00cen cartierele m\u0103rgina\u0219e, pre\u021bul mediu solicitat de v\u00e2nz\u0103tori ajunge la 1.542 de euro pe metru p\u0103trat util, \u00een cre\u0219tere cu 1,1% fa\u021b\u0103 de trimestrul anterior \u0219i, respectiv, cu 15,4% fa\u021b\u0103 de T3 2021.<\/p>\n\n\n\n<p><strong>Oradea:<\/strong> \u00cen Oradea, apartamentele din arealul central \u0219i ultracentral pot fi achizi\u021bionate, \u00een medie, cu 1.367 de euro pe metru p\u0103trat util, dup\u0103 o sc\u0103dere de -0,6% la trei luni \u0219i, respectiv, o cre\u0219tere de 19,9% la 12 luni. \u00cen zonele semicentrale, suma medie solicitat\u0103 pe acest segment de pia\u021b\u0103 se situeaz\u0103 la 1.298 euro pe metru p\u0103trat, dup\u0103 un avans trimestrial de 0,9% \u0219i, respectiv, unul anual de 13,9%.
