Trei centre regionale monitorizate constant de Imobiliare.ro au consemnat cre\u0219teri u\u0219oare de pre\u021b.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><strong>\u201ePia\u021ba reziden\u021bial\u0103 a evoluat conform a\u0219tept\u0103rilor noastre \u00een acest final de an, \u00eenregistr\u00e2nd cre\u0219teri u\u0219oare pe anumite segmente, dar \u0219i corec\u021bii pe altele. Pia\u021ba se afl\u0103 \u00een continuare \u00een c\u0103utarea punctului de echilibru, lucru care cel mai probabil se va \u00eent\u00e2mpla spre mijlocul anului viitor, odat\u0103 cu stabilizarea pre\u021burilor materialelor \u0219i costurile de construc\u021bie. Un factor de risc r\u0103m\u00e2ne costul finan\u021b\u0103rii.\u201d<\/strong><\/p><cite>Daniel Crainic, director de marketing Imobiliare.ro<\/cite><\/blockquote>\n\n\n\n<p><\/p>\n\n\n\n<p><strong>Bucure\u0219ti:<\/strong><\/p>\n\n\n\n<p>Pe parcursul lunii trecute, Capitala a consemnat un recul de 0,7% al pre\u021bului mediu solicitat de proprietari, p\u00e2n\u0103 la un nivel de 1.716 de euro pe metru p\u0103trat util (de la 1.728 de euro pe metru p\u0103trat la sf\u00e2r\u0219itul lui octombrie). Sc\u0103deri au avut loc, \u00een perioada men\u021bionat\u0103, pe ambele segmente de pia\u021b\u0103 analizate: locuin\u021bele din blocurile vechi s-au depreciat cu 0,4% (de la 1.599 la 1.593 de euro pe metru p\u0103trat), iar cele nou-construite au \u00eenregistrat un declin de 0,7% (de la 1.874 la 1.848 de euro pe metru p\u0103trat).<br><strong>Bra\u0219ov:<\/strong><\/p>\n\n\n\n<p>\u00cen Bra\u0219ov, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a> relev\u0103 pentru luna noiembrie o u\u0219oar\u0103 sc\u0103dere de 0,1% pe segmentul apartamentelor, de la nivelul de 1.623 euro pe metru p\u0103trat util atins \u00een octombrie, p\u00e2n\u0103 la 1.621 de euro pe metru p\u0103trat. O tendin\u021b\u0103 de sc\u0103dere a fost consemnat\u0103, \u00eens\u0103, doar pe segmentul vechi: este vorba, mai exact, despre un minus de 0,3%, de la 1.512 la 1.507 de euro pe metru p\u0103trat. Locuin\u021bele nou construite, pe de alt\u0103 parte, au \u00eenregistrat un avans de 2% luna trecut\u0103, de la 1.777 la 1.813 de euro pe metru p\u0103trat.<\/p>\n\n\n\n<p><strong>Cluj-Napoca:<\/strong><\/p>\n\n\n\n<p>\u00cen luna noiembrie, Cluj-Napoca nu s-a conformat tendin\u021bei general descendente a pre\u021burilor: a\u0219tept\u0103rile v\u00e2nz\u0103torilor au crescut, cu 0,6%, ajung\u00e2nd la 2.415 euro pe metru p\u0103trat util (fa\u021b\u0103 de 2.401 euro pe metru p\u0103trat \u00een octombrie). Pre\u021burile apartamentelor din blocurile vechi au stagnat, astfel acestea cost\u0103 \u00een medie 2.337 de euro pe metru p\u0103trat. Unit\u0103\u021bile locative din cadrul noilor ansambluri reziden\u021biale au consemnat o cre\u0219tere de 3,3%, de la 2.475 la 2.557 de euro pe metru p\u0103trat.<\/p>\n\n\n\n<p><strong>Constan\u021ba: &nbsp;<\/strong><\/p>\n\n\n\n<p><a><\/a>\u00cen Constan\u021ba a\u0219tept\u0103rile v\u00e2nz\u0103torilor s-a majorat \u00een ultima lun\u0103 de toamn\u0103. Mai exact, este vorba, despre o cre\u0219tere \u00een cuantum de 0,6% fa\u021b\u0103 de octombrie, de la 1.419 la 1.428 de euro pe metru p\u0103trat util. Asemenea lunii octombrie valoarea medie de listare pentru apartamentele vechi a stagnat la 1.372 de euro pe metru p\u0103trat. Pre\u021bul solicitat pentru locuin\u021bele nou-construite a consemnat, \u00eens\u0103, o cre\u0219tere de 3,8% (de la 1.457 la 1.512 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p><strong>Ia\u0219i:<\/strong><\/p>\n\n\n\n<p>\u00cen Ia\u0219i <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a> relev\u0103 o evolu\u021bie pozitiv\u0103 pentru luna noiembrie: apartamentele scoase la v\u00e2nzare aici s-au apreciat, per ansamblu, cu 0,5%, ajung\u00e2nd astfel s\u0103 coste, \u00een medie, 1.339 de euro pe metru p\u0103trat util (fa\u021b\u0103 de 1.332 de euro pe metru p\u0103trat la finele lui octombrie). Conform tendin\u021bei generale de cre\u0219tere, pre\u021burile locuin\u021belor din blocurile vechi ale Ia\u0219iului au consemnat o majorare de 0,9% \u00een perioada analizat\u0103, de la 1.311 la 1. 323 de euro pe metru p\u0103trat. Apartamentele nou construite, pe de alt\u0103 parte, au \u00eenregistrat o stagnare a pre\u021bului, astfel acestea cost\u0103 \u00een medie 1.328 de euro pe metru p\u0103trat<\/p>\n\n\n\n<p><strong>Timi\u0219oara:<\/strong><\/p>\n\n\n\n<p>\u00cen Timi\u0219oara, a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente s-au redus, per ansamblu, cu 0,4% \u00een luna noiembrie, de la 1.459 la 1.453 de euro pe metru p\u0103trat util. Pe segmentul locuin\u021belor vechi a avut loc o sc\u0103dere de 0,4% \u00een perioada analizat\u0103, acestea ajung\u00e2nd s\u0103 coste 1.428 euro pe metru p\u0103trat (fa\u021b\u0103 de 1.434 euro pe metru p\u0103trat \u00een luna anterioar\u0103).
