Cum a\u021bi reac\u021bionat \u0219i ce m\u0103suri&nbsp;a\u021bi&nbsp;luat?<\/strong><\/p>\n\n\n\n<p><strong>Alexandru Pricop (A. P.):<\/strong> 2022 a fost perioada cu cel mai redus nivel de predictibilitate din ultimii ani \u2013 \u0219i asta \u00eentr-un context \u00een care anul 2020 a fost marcat de pandemia Covid-19. Chiar \u0219i a\u0219a, acest an a fost cel mai pu\u021bin previzibil fiind influen\u021bat de \u00eenceperea r\u0103zboiului din Ucraina, care a afectat puternic inten\u021bia de cump\u0103rare a unei locuin\u021be \u2013 cel pu\u021bin \u00een primele luni, fapt care s-a coroborat cu cre\u0219terea infla\u021biei \u0219i cu contextul post pandemic.<\/p>\n\n\n\n<p>Toate acestea au dus, evident, la o sc\u0103dere semnificativ\u0103 a lead-urilor \u0219i a num\u0103rului de vizion\u0103ri \u00een perioada imediat urm\u0103toare declan\u0219\u0103rii r\u0103zboiului. \u00cen 2022 am mai sesizat, pentru prima oar\u0103 \u00een ultimii ani \u0219i un efect de sezonalitate pe pia\u021ba reziden\u021bial\u0103 din Bucure\u0219ti. Astfel, datele Agen\u021biei Na\u021bionale de Cadastru \u0219i Publicitate Imobiliar\u0103 arat\u0103 c\u0103 num\u0103rul de locuin\u021be v\u00e2ndute \u00een Bucure\u0219ti \u0219i \u00eemprejurimi a sc\u0103zut \u00een august cu 20,5%, comparativ cu august 2021, pe fondul unui num\u0103r ridicat de concedii.<\/p>\n\n\n\n<p>Cererea \u0219i-a revenit \u00eens\u0103 \u00een ultimele luni, fapt vizibil \u0219i \u00een statisticile oficiale: septembrie a adus un plus anual de 3,4% \u0219i de 19,6% \u00een luna octombrie, din punct de vedere al num\u0103rului de case \u0219i apartamente v\u00e2ndute \u2013 foarte important, baza de raportare este reprezentat\u0103 de 2021, cel mai bun an din istoria recent\u0103 pentru pia\u021ba reziden\u021bial\u0103, deci cre\u0219terile din toamna anului 2022 sunt cu at\u00e2t mai importante. Acest fapt s-a produs ca urmare a cre\u0219terii dob\u00e2nzilor \u0219i a unui nivel ridicat de incertitudine pentru evolu\u021biile pe termen scurt \u0219i mediu. Am \u00eencercat s\u0103 men\u021binem costurile la un nivel c\u00e2t mai sustenabil, suntem foarte aten\u021bi la toate lead-urile existente \u0219i am investit \u00een tehnologie, astfel \u00eenc\u00e2t s\u0103 sprijinim c\u00e2t mai mult brokerii, cu scopul s\u0103 maximiz\u0103m poten\u021bialul de business.<\/p>\n\n\n\n<p>Ne-am extins de asemenea portofoliul de propriet\u0103\u021bi de pe pia\u021ba secundar\u0103 dar l-am \u0219i diversificat, astfel \u00eenc\u00e2t s\u0103 satisfacem c\u00e2t mai bine dorin\u021bele poten\u021bialilor cump\u0103r\u0103tori.<\/p>\n\n\n\n<p>De asemenea, am inovat \u0219i am conceput noi produse destinate micilor investitori, anticip\u00e2nd c\u0103 activitatea acestora va cre\u0219te \u00een actualul context infla\u021bionist. Datele noastre arat\u0103 c\u0103 pre\u021burile pe segmentul nou din Bucure\u0219ti au crescut cu aproximativ 16% \u00een ultimul an, \u00een timp ce cele de pe segmentul locuin\u021belor finalizate \u00eenainte de 1990 au crescut cu aproximativ 6%. Concomitent, salariul mediu net la nivel na\u021bional s-a majorat cu 13,8%, \u00een timp ce cursul de schimb leu-euro a r\u0103mas stabil.<\/p>\n\n\n\n<p>Astfel, \u00een luna septembrie \u2013 ultima lun\u0103 cu date disponibile \u00een acest moment privind salariul mediu din Rom\u00e2nia \u2013 erau necesare 103,8 salarii medii la nivel na\u021bional (8,6 ani) pentru a cump\u0103ra un apartament nou cu dou\u0103 camere (50 metri p\u0103tra\u021bi utili) \u00een Bucure\u0219ti, potrivit indexului de profil al SVN Romania. Comparativ, \u00een septembrie 2021 erau necesare 102,3 salarii medii, sau 8,5 ani, pentru a cump\u0103ra acela\u0219i apartament. A se lua \u00een calcul \u0219i c\u0103 veniturile din Bucure\u0219ti sunt semnificativ mai mari.<\/p>\n\n\n\n<p><strong>Ce \u00eencetine\u0219te activitatea de investi\u021bii? Care sunt principalele preocup\u0103ri ale investitorilor \u00een aceste zile?<\/strong><\/p>\n\n\n\n<p><strong>A.P.:<\/strong> Yield-urile anuale \u00een euro au un nivel mediu de aproximativ 5% \u0219i pot urca, \u00een unele cazuri, \u00een func\u021bie de criterii \u0219i detalii specifice \u0219i la 6% \u00een unele cazuri.
