Ace\u0219tia ar putea \u00eencerca s\u0103 refinan\u021beze facilit\u0103\u021bile de credit pe care le-au primit \u00een trecut cu prelungirea perioadei de creditare, sc\u0103z\u00e2nd astfel rata\/ ratele. \u00cen felul acesta scade presiunea pe gradul de \u00eendatorare \u0219i se poate g\u0103si o solu\u021bie pentru finan\u021barea achizi\u021biei.<\/p>\n\n\n\n<p>Pe l\u00e2ng\u0103 aceste solu\u021bii, Doru Iliescu aten\u021bioneaz\u0103 cump\u0103r\u0103torii s\u0103 fie mult mai aten\u021bi la promisiunile de v\u00e2nzare-cump\u0103rare pe care le semneaz\u0103. \u201cNoi recomand\u0103m tuturor clien\u021bilor no\u0219tri s\u0103 introduc\u0103 \u00eentotdeauna \u00een antecontract clauze care s\u0103 \u00eei protejeze \u0219i s\u0103 \u00eei ajute s\u0103 recupereze avansul pl\u0103tit \u00een cazul, nedorit, \u00een care creditul nu se poate acorda. Este adev\u0103rat c\u0103 nu acesta este obiectivul, ci achizi\u021bia unei propriet\u0103\u021bi, \u00eens\u0103 \u00een felul acesta, m\u0103car limit\u0103m pierderile \u0219i ne conserv\u0103m resursele \u00een a\u0219teptarea unor momente mai prielnice, care cu siguran\u021b\u0103 nu se vor l\u0103sa prea mult a\u0219teptate.\u201d<\/p>\n\n\n\n<p>\u00cen ceea ce prive\u0219te promisiunea de v\u00e2nzare-cump\u0103rare, \u0219i mai concret, din punct de vedere juridic, <strong>Alexandra Hila-Antiu, avocat \u00een cadrul biroului Hila Legal<\/strong>, spune c\u0103 rom\u00e2nii care inten\u021bioneaz\u0103 s\u0103 \u00ee\u0219i achizi\u021bioneze un apartament trebuie s\u0103 \u0219tie c\u0103 au dou\u0103 op\u021biuni: <\/p>\n\n\n\n<p><strong>1.<\/strong> <strong>Op\u021biuni<\/strong>\/<strong>Solu\u021bii&nbsp;prev\u0103zute&nbsp;\u00een scris \u00een promisiunea de v\u00e2nzare-cump\u0103rare<\/strong> <\/p>\n\n\n\n<p><strong>2.<\/strong> <strong>Op\u021biuni&nbsp;alternative, \u00een situa\u021bia \u00een care acestea&nbsp;nu s-au prev\u0103zut&nbsp;\u00een promisiunea de v\u00e2nzare-cump\u0103rare<\/strong>.<\/p>\n\n\n\n<p>Alexandra Hila-Antiu aten\u021bioneaz\u0103 c\u0103 \u00een prima categorie, se insereaz\u0103&nbsp;\u00een promisiunea de v\u00e2nzare (la ini\u021biativa&nbsp;cump\u0103r\u0103torului, de regul\u0103) o clauz\u0103 care prevede posibilitatea promitentului &#8211; cump\u0103r\u0103tor de a se retrage din angajament \u00een situa\u021bia \u00een care nu ob\u021bine&nbsp;finan\u021barea din partea institu\u021biei bancare\/financiare.
