Potrivit <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicelui Imobiliare.ro<\/a>, suma medie solicitat\u0103 pentru un apartament la nivel na\u021bional a suferit un declin de 1,3% pe parcursul lunii decembrie, de la 1.704 la 1.682 de euro pe metru p\u0103trat util.<\/p>\n\n\n\n<p><strong>Bucure\u0219ti:<\/strong><\/p>\n\n\n\n<p>\u00cen luna decembrie, a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente din Bucure\u0219ti au ajuns la o medie de 1.704 de euro pe metru p\u0103trat util, \u00een sc\u0103dere cu 0,7% fa\u021b\u0103 de finele lui noiembrie (c\u00e2nd costau 1.716 de euro pe metru p\u0103trat). Comparativ cu luna decembrie 2021, apartamentele din acest centru regional se situeaz\u0103 la o diferen\u021b\u0103 de 5,2% (fa\u021b\u0103 de o valoare de 1.620 euro pe metru p\u0103trat util).<\/p>\n\n\n\n<p>Tendin\u021bele de cre\u0219tere consemnate pe cele dou\u0103 segmente majore de pia\u021b\u0103 au fost destul de apropiate: locuin\u021bele din blocurile vechi s-au depreciat cu 0,9% \u00een ultimele 30 de zile (de la 1.593 de euro pe metru p\u0103trat util), \u00eens\u0103 \u00een decursul a 12 luni s-au apreciat cu 0,8%, de la 1.567 la 1.579 de euro pe metru p\u0103trat. Apartamentele noi, pe de alt\u0103 parte, au ajuns, la finalul anului 2022, la un pre\u021b de 1.850 de euro pe metru p\u0103trat util, \u00een condi\u021biile unei cre\u0219teri lunare de 0,1% (de la 1.848 de euro pe metru p\u0103trat util) \u0219i a unei evolu\u021bii anuale de 7% (de la 1.729 de euro pe metru p\u0103trat util).<\/p>\n\n\n\n<p><br><strong>Bra\u0219ov:<\/strong><\/p>\n\n\n\n<p>\u00cen Bra\u0219ov, apartamentele au atins o medie de 1.623 de euro pe metru p\u0103trat \u00een decembrie 2022, \u00een cre\u0219tere cu 0,1% fa\u021b\u0103 de noiembrie (de la 1.621 de euro pe metru p\u0103trat) \u0219i respectiv, cu 11,2% fa\u021b\u0103 de decembrie 2021 (c\u00e2nd se situau la 1.459 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p>Unit\u0103\u021bile locative vechi au ajuns la o valoare de listare de 1.499 euro pe metru p\u0103trat util, \u00een condi\u021biile unui declin lunar de 0,5% \u0219i a unui avans anual de 7,7% (de la 1.392 de euro pe metru p\u0103trat). Locuin\u021bele noi, pe de alt\u0103 parte, au consemnat o stagnare \u00een ultimele 30 de zile ale anului 2022, situ\u00e2ndu-se la 1.813 de euro pe metru p\u0103trat. La nivel anual, au \u00eenregistrat o cre\u0219tere de 19.4% (de la 1.519 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p><strong>Cluj-Napoca:<\/strong><\/p>\n\n\n\n<p>Comparativ cu luna noiembrie, \u00een ultima luna din anul 2022, Indicele Imobiliare.ro a \u00eenregistrat o u\u0219oar\u0103 sc\u0103dere a pre\u021burilor apartamentelor din acest centru regional, \u00een valoare de 0.2%, pre\u021burile ajung\u00e2nd la o medie de 2.410 de euro pe metru p\u0103trat.&nbsp; Cluj-Napoca a consemnat, dintre marile centre regionale, cea mai semnificativ\u0103 marj\u0103 de cre\u0219tere anual\u0103 a pre\u021burilor, aici \u00eenregistr\u00e2ndu-se un avans de 14.5%.<\/p>\n\n\n\n<p>Apartamentele vechi au ajuns la o valoare de 2.325 de euro pe metru p\u0103trat, ceea ce echivaleaz\u0103 cu un declin de 0.5% \u00een luna decembrie, comparativ cu noiembrie \u0219i un plus de 10% la 12 luni (de la 2.113 de euro pe metru p\u0103trat). \u00cen ceea ce prive\u0219te evolu\u021bia lunar\u0103 a pre\u021burilor la locuin\u021bele nou-construite, a fost \u00eenregistrat\u0103 o cre\u0219tere de 0,9% (de la 2.557 de euro pe metru p\u0103trat util). Pe de alt\u0103 parte, la nivel anual s-a \u00eenregistrat o cre\u0219tere \u00een cuantum de 23%, de la 2.097 la 2.580 de euro pe metru p\u0103trat.<\/p>\n\n\n\n<p><strong>Constan\u021ba:<\/strong><strong>&nbsp;<\/strong><\/p>\n\n\n\n<p><a><\/a>\u00cen Constan\u021ba, suma medie solicitat\u0103 pentru un apartament s-a majorat cu 0,2% pe parcursul lui decembrie 2022 (de la 1.428 la 1.431 de euro pe metru p\u0103trat util) \u0219i s-a majorat cu 1,6% la 12 luni (de la 1.408 euro pe metru p\u0103trat util).<\/p>\n\n\n\n<p><a><\/a>Apartamentele vechi din Constan\u021ba se situau la un nivel de pre\u021b de 1.373 de euro pe metru p\u0103trat util la sf\u00e2r\u0219it de an, \u00een cre\u0219tere cu 0.1% fa\u021b\u0103 de luna noiembrie \u0219i \u00een sc\u0103dere cu 0,7% fa\u021b\u0103 de luna decembrie 2021 (c\u00e2nd ajungeau la 1.383 euro pe metru p\u0103trat). Locuin\u021bele noi din ora\u0219 au cunoscut un avans u\u0219or \u00een decembrie, comparativ cu noiembrie, anume 0,1%, de la 1.512 la 1.514 de euro pe metru p\u0103trat util. La nivel anual, pre\u021burile apartamentelor noi au \u00eenregistrat o cre\u0219tere de 4.5% (de la 1.449 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p><a><\/a><strong>Ia\u0219i:<\/strong><\/p>\n\n\n\n<p>\u00cen Ia\u0219i <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele Imobiliare.ro<\/a> a consemnat o cre\u0219tere de pre\u021b a apartamentelor, \u00een valoare de 0,1% \u00een decembrie 2022, de la 1.339 \u00een luna noiembrie, la 1.340 de euro pe metru p\u0103trat util. Fa\u021b\u0103 de decembrie 2021, \u00eens\u0103, c\u00e2nd locuin\u021bele se tranzac\u021bionau cu 1.203 de euro pe metru p\u0103trat, avansul se cifreaz\u0103 la 11,4%.<\/p>\n\n\n\n<p>\u00cen acest centru regional, apartamentele din blocurile vechi s-au apreciat cu 0,3% \u00een decembrie 2022 comparativ cu luna anterioar\u0103, de la 1.198 la 1.327 de euro pe metru p\u0103trat util. Cu toate acestea, \u00een decursul a 12 luni, pre\u021burile apartamentelor vechi au crescut cu 10.8% (de la 1.198 de euro pe metru p\u0103trat). Locuin\u021bele din cadrul noilor ansambluri reziden\u021biale au consemnat o cre\u0219tere lunar\u0103 de 0,5%, de la 1.206 la 1.335 de euro pe metru p\u0103trat \u0219i o cre\u0219tere anual\u0103 de 10.7% (de la 1.206 de euro pe metru p\u0103trat).<\/p>\n\n\n\n<p><strong>Timi\u0219oara:<\/strong><\/p>\n\n\n\n<p>\u00cen Timi\u0219oara, a\u0219tept\u0103rile v\u00e2nz\u0103torilor de apartamente s-au majorat cu 0,1% \u00een luna decembrie, fa\u021b\u0103 de noiembrie (de la 1.453 la 1.454 de euro pe metru p\u0103trat util), \u00een vreme ce, la 12 luni, avansul a fost de 5,5% (de la 1.378 de euro pe metru p\u0103trat util).<\/p>\n\n\n\n<p>Cu un pre\u021b mediu de 1.428 de euro pe metru p\u0103trat, \u00een luna decembrie, locuin\u021bele vechi din ora\u0219 sunt, \u00een prezent, cu 4,5% mai scumpe dec\u00e2t \u00een urm\u0103 cu un an (c\u00e2nd costau 1.367 de euro pe metru p\u0103trat). Pe de alt\u0103 parte, compar\u00e2nd luna decembrie cu luna anterioar\u0103, pre\u021burile au stagnat.
