Astfel, \u00een pia\u021ba veche se observ\u0103 o cre\u0219tere de 7.7% a pre\u021burilor, pe c\u00e2nd \u00een pia\u021ba nou\u0103 pre\u021burile au crescut \u00eentr-un ritm mai u\u0219or \u0219i anume, cu 7.2%. Cele mai mari pre\u021buri pe metru p\u0103trat la apartamentele de \u00eenchiriat pot fi observate \u00een Cluj-Napoca \u0219i Bucure\u0219ti.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p>\u201ePre\u021burile cerute pe apartamentele date spre \u00eenchiriere au crescut \u00een ultimul an din cauza presiunii venite din cre\u0219terea cererii. Ne a\u0219tept\u0103m la chirii mai scumpe \u00een ora\u0219ele mari din \u021bar\u0103 \u0219i \u00een 2023 sub impactul infla\u021biei, dar \u0219i a modific\u0103rilor fiscale. Timi\u0219oara r\u0103m\u00e2ne cel mai accesibil centru regional \u0219i pe segmentul chiriilor, raportat la puterea de cump\u0103rare versus costul locuirii\u201d.<\/p><cite>explic\u0103 Daniel Crainic, directorul de marketing Imobiliare.ro<\/cite><\/blockquote>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Ritmul anual de cre\u0219tere al pre\u021burilor apartamentelor oferite spre \u00eenchiriat din marile centre regionale<\/h2>\n\n\n\n<p><strong>Bucure\u0219ti: cre\u0219tere procentual\u0103 de 9,2% la pre\u021bul apartamentelor de \u00eenchiriat cu o camer\u0103<\/strong><\/p>\n\n\n\n<p>\u00cen Bucure\u0219ti, \u00een perioada ianuarie \u2013 decembrie 2022, suma medie solicitat\u0103 pentru \u00eenchirierea unei garsoniere a ajuns la 300 de euro\/lun\u0103, \u00een cre\u0219tere cu 9.2%, de la nivelul de 270 de euro pe lun\u0103, consemnat \u00een perioada similar\u0103 din 2021.<\/p>\n\n\n\n<p>\u00cen ceea ce prive\u0219te apartamentele cu dou\u0103 camere din Bucure\u0219ti, acestea au ajuns s\u0103 fie \u00eenchiriate cu 450 de euro pe lun\u0103, \u00een cre\u0219tere cu 6.7%, de la o medie de 400 de euro pe lun\u0103, \u00eenregistrat\u0103 \u00een aceea\u0219i perioad\u0103 a anului 2021.<\/p>\n\n\n\n<p>Suma medie necesar\u0103 pentru \u00eenchirierea unui apartament cu 3 camere s-a majorat cu 6.9% \u00een anul 2022, situ\u00e2ndu-se la valoarea medie de 600 de euro\/lun\u0103, \u00een cre\u0219tere de la 575 de euro pe lun\u0103 (valoarea medie \u00eenregistrat\u0103 \u00een perioada ianuarie &#8211; decembrie 2021).<\/p>\n\n\n\n<p><strong>Cluj-Napoca: Chiriile pentru 3 camere au crescut cu 14,7%<\/strong><\/p>\n\n\n\n<p>\u00cen Cluj-Napoca, suma medie necesar\u0103 pentru \u00eenchirierea unei garsoniere s-a majorat semnificativ \u00een ultimul an, situ\u00e2ndu-se \u00een prezent la valoarea medie de 300 de euro pe lun\u0103, fa\u021b\u0103 de 250 de euro pe lun\u0103, pe parcursului anului 2021, ceea ce reprezint\u0103 o cre\u0219tere de 12.2%.<\/p>\n\n\n\n<p>Pre\u021bul mediu cerut la \u00eenchiriere, \u00een perioada ianuarie &#8211; decembrie 2022, s-a majorat semnificativ \u0219i pe segmentul apartamentelor cu dou\u0103 camere, care au ajuns s\u0103 coste 450 de euro pe lun\u0103, comparativ cu 399 de euro, \u00een aceea\u0219i perioad\u0103 de timp din anul 2021, valoare care semnific\u0103 o cre\u0219tere procentual\u0103 de 13.3%.<\/p>\n\n\n\n<p>Compar\u00e2nd perioada ianuarie &#8211; decembrie 2022 cu perioada similar\u0103 a anului 2021, pre\u021burile segmentului locuin\u021belor cu trei camere au crescut cu 14,7%, ajung\u00e2nd la 550 de euro pe lun\u0103, comparativ cu 470 de euro pe lun\u0103.<\/p>\n\n\n\n<p><strong>Timi\u0219oara: Garsonierele se \u00eenchiriaz\u0103 la 210 de euro lunar<\/strong><\/p>\n\n\n\n<p>\u00cen Timi\u0219oara, suma medie solicitat\u0103 pentru \u00eenchirierea unei garsoniere s-a situat, la finalul anului 2022, la 210 de euro pe lun\u0103, comparativ cu suma de 200 de euro pe lun\u0103 \u00eenregistrat\u0103 \u00een perioada similar\u0103 a anului 2021. Astfel, compar\u00e2nd pre\u021burile actuale cu cele din aceea\u0219i perioad\u0103 a anului anterior, valorile pre\u021burilor medii la \u00eenchiriere pentru aceast\u0103 categorie au suferit o cre\u0219tere de 5.5%.<\/p>\n\n\n\n<p>Segmentul apartamentelor cu dou\u0103 camere a consemnat \u00een perioada ianuarie &#8211; decembrie 2022, comparativ cu anul 2021, o cre\u0219tere u\u0219oar\u0103 a pre\u021bului mediu solicitat, acesta ajung\u00e2nd la 350 de euro pe lun\u0103, fa\u021b\u0103 de 300 de euro pe lun\u0103, a\u0219adar se poate constata o cre\u0219tere de 8.3%.<\/p>\n\n\n\n<p>A\u0219tept\u0103rile proprietarilor pentru apartamentele cu trei camere, pe de alt\u0103 parte, s-au situat \u00een anul 2022 la un nivel de 400 de euro pe lun\u0103, comparativ cu 350 de euro, consemnat \u00een 2021. A\u0219adar, pre\u021burile medii la \u00eenchiriere pentru aceast\u0103 categorie sunt mai scumpe cu 7.5%.<\/p>\n\n\n\n<p><strong>\u00cen Ia\u0219i, 420 de euro pentru 3 camere<\/strong><strong><\/strong><\/p>\n\n\n\n<p>\u00cen Ia\u0219i, \u00een perioada ianuarie &#8211; decembrie 2022, suma medie solicitat\u0103 pentru \u00eenchirierea unei garsoniere sau un studio a fost de 250 de euro pe lun\u0103, ceea ce semnific\u0103 o cre\u0219tere de 11%, comparativ cu aceea\u0219i perioad\u0103 din anul 2022, unde se \u00eenregistra o valoare medie de 240 de euro pe lun\u0103.<\/p>\n\n\n\n<p>Segmentul apartamentelor cu dou\u0103 camere oferite spre \u00eenchiriere a consemnat \u00een ianuarie &#8211; decembrie 2022, comparativ cu aceea\u0219i perioad\u0103 a anului 2021, o cre\u0219tere de la 320 euro\/lun\u0103 la 350 de euro pe lun\u0103. Astfel, pre\u021burile medii actuale sunt cu aproape 9.2% mai mari.<\/p>\n\n\n\n<p>Respect\u00e2nd aceea\u0219i tendin\u021b\u0103 ca celelalte categorii de apartamente propuse spre \u00eenchiriere, locuin\u021bele cu trei camere s-au situat \u00een anul 2022 la un nivel de pre\u021b mai ridicat dec\u00e2t \u00een 2021, cu o chirie medie de 420 de euro pe lun\u0103, fa\u021b\u0103 de 399 de euro pe lun\u0103, \u00eenregistr\u00e2ndu-se astfel o cre\u0219tere procentual\u0103 a pre\u021bului de 10.5%.<\/p>\n\n\n\n<p><strong>Bra\u0219ov: Chiria medie pentru dou\u0103 camere a ajuns la 390 de euro<\/strong><\/p>\n\n\n\n<p>\u00cen Bra\u0219ov, o locuin\u021b\u0103 cu o camer\u0103 a putut fi \u00eenchiriat\u0103 \u00een anul 2022, \u00een medie, cu 260 de euro pe lun\u0103, \u00een cre\u0219tere cu 12.2%, de la 250 de euro pe lun\u0103, \u00een perioada similar\u0103 a anului 2021.<\/p>\n\n\n\n<p>Pentru apartamentele cu dou\u0103 camere, chiria medie solicitat\u0103 de c\u0103tre proprietari,&nbsp; s-a majorat \u00een anul 2022, ajung\u00e2nd la 390 de euro pe lun\u0103 (fa\u021b\u0103 de 350 de euro pe lun\u0103 \u00een 2021). Astfel, pre\u021burile au dep\u0103\u0219it cu 10.8% valorile practicate cu un an \u00een urm\u0103.<\/p>\n\n\n\n<p>\u0218i a\u0219tept\u0103rile proprietarilor de apartamente cu trei camere au crescut pe parcursul anulului 2022, ajung\u00e2nd la aproximativ 500 de euro pe lun\u0103, de la 449 euro pe lun\u0103 \u00een 2021.
