De\u0219i nu una substan\u021bial\u0103, aceast\u0103 regresie plaseaz\u0103 Indicele Imobiliare.ro la valori apropiate cu cele \u00eenregistrate \u00een primul trimestru al anului 2022. \u00cen ceea ce prive\u0219te evolu\u021bia anual\u0103, Indicele Imobiliare.ro a \u00eenregistrat o cre\u0219tere de 4,1%. Se poate observa o tendin\u021b\u0103 de u\u0219oar\u0103 cre\u0219tere a pre\u021burilor \u0219i la nivelul Uniunii Europene. Contrar a\u0219tept\u0103rilor, tendin\u021ba de cre\u0219tere&nbsp; este mult mai stabil\u0103 spre deosebire de ritmul de cre\u0219tere al pre\u021burilor propriet\u0103\u021bilor reziden\u021biale din Rom\u00e2nia.<\/p>\n\n\n\n<p>\u00cen ceea ce prive\u0219te pre\u021burile de tranzac\u021bionare a locuin\u021belor, cele mai recente date publicate de Eurostat \u0219i Institutul Na\u021bional de treilea, ritmul de evolu\u021bie al pre\u021burilor a\u00a0 \u00eenregistrat \u00een trimestrul patru o depreciere de 1,4%. Cu toate acestea, comparativ cu perioada similar\u0103 din 2021, s-a \u00eenregistrat o cre\u0219tere de 4,1%.<\/p>\n\n\n\n<p>Cu o valoare de 2.410 euro pe metru p\u0103trat, Cluj-Napoca ocup\u0103 \u00een continuare primul loc \u00een clasamentul ora\u0219elor cu cele mai scumpe apartamente. Cel mai semnificativ avans a avut loc \u00een Cluj-Napoca (+17,2%), marje de cre\u0219tere de dou\u0103 cifre fiind consemnate \u0219i \u00een celelalte centre regionale: Ia\u0219i (+13.1%), Oradea (+12,5%), Craiova (+11%) \u0219i Bra\u0219ov (+10,1%). Pe urm\u0103toarele locuri \u00een topul scumpirilor se afl\u0103 Timi\u0219oara (+7%), Br\u0103ila (+6,9%), Ploie\u0219ti (+5,2%), Constan\u021ba (+5%) \u0219i Gala\u021bi (+4%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Cererea_si_oferta_de_proprietati_rezidentiale_oferite_spre_vanzare_inregistreaza_scaderi\"><\/span><strong>Cererea \u0219i oferta de propriet\u0103\u021bi reziden\u021biale oferite spre v\u00e2nzare \u00eenregistreaz\u0103 sc\u0103deri<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Raportat la perioada similar\u0103 a anului trecut, interesul cump\u0103r\u0103torilor se \u00eenscrie pe un curs descendent \u00een toate pie\u021bele. Tendin\u021ba descendent\u0103 este valabil\u0103 pentru toate pie\u021bele analizate, cea mai mare sc\u0103dere (-31%) av\u00e2nd loc \u00een Bucure\u0219ti, iar cea mai mic\u0103 (-17%) \u00een Bra\u0219ov.<\/p>\n\n\n\n<p>\u00cen trimestrul patru din 2022 aproximativ 96.500 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, locuin\u021be \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii.<\/p>\n\n\n\n<p>Comparativ cu trimestrul trecut, interesul pentru achizi\u021bia de locuin\u021be a fost, \u00een ultimul trimestru din 2022, cu 9% mai redus la nivelul celor \u0219ase centre regionale supuse analizei. Din acest punct de vedere, toate ora\u0219ele analizate au consemnat sc\u0103deri, respectiv&nbsp; Ia\u0219i (-14,3%), Timi\u0219oara (-12,3%), Bra\u0219ov (-8,8%), Bucure\u0219ti (-8,6%), Constan\u021ba (-7,9%) \u0219i Cluj-Napoca (-3%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Ritmul_anual_de_crestere_a_preturilor_apartamentelor_oferite_spre_inchiriat_in_T4_2022\"><\/span><strong>Ritmul anual de cre\u0219tere a pre\u021burilor apartamentelor oferite spre \u00eenchiriat \u00een T4 2022<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>\u00cen ceea ce prive\u0219te chiriile solicitate pe categorii de apartamente, Cluj-Napoca se afl\u0103 \u00een fruntea marilor ora\u0219e, cu valori medii de 500 de euro pe lun\u0103 pentru dou\u0103 camere.
