Singurul centru regional care se men\u021bine \u00een clasamentul ora\u0219elor cu apartamente de minimum 1.000 de euro pe metru p\u0103trat util este Br\u0103ila (990 \u20ac\/mp).<\/p>\n\n\n\n<p>Comparativ cu perioada similar\u0103 a anului anterior, datele Imobiliare.ro relev\u0103 doar major\u0103ri ale pre\u021burilor solicitate de v\u00e2nz\u0103torii din marile ora\u0219e. Cel mai semnificativ avans a avut loc \u00een Ia\u0219i (+9,8%), urmat de Cluj-Napoca (+8.1%), Oradea (+6,8%), Bra\u0219ov (+5,5%) \u0219i Ploie\u0219ti (+5,2%). Pe urm\u0103toarele locuri \u00een topul scumpirilor se afl\u0103 Timi\u0219oara (+4,6%), Craiova (+3,8%), Br\u0103ila (+3,6%), Gala\u021bi (+2,7%) \u0219i Constan\u021ba (+1,8%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Cererea_pentru_proprietati_rezidentiale_de_vanzarea_fost_cu_215_mai_ridicata_fata_de_trimestrul_anterior\"><\/span><strong>Cererea pentru propriet\u0103\u021bi reziden\u021biale de v\u00e2nzarea fost cu 21,5% mai ridicat\u0103 fa\u021b\u0103 de trimestrul anterior<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Comparativ cu trimestrul trecut, cererea pentru propriet\u0103\u021bi reziden\u021biale de v\u00e2nzare a fost, \u00een primul trimestru din 2023, cu 21.5% mai ridicat\u0103 la nivelul celor \u0219ase centre regionale supuse analizei. Din acest punct de vedere, cinci din \u0219ase ora\u0219e analizate au consemnat cre\u0219teri, respectiv&nbsp; Bucure\u0219ti (+32,5%), Cluj-Napoca (+30,1%), Timi\u0219oara (+8,4%), Ia\u0219i (+6,3%), Bra\u0219ov (+2,1%). Singurul ora\u0219 care a \u00eenregistrat o sc\u0103dere a interesului pentru achizi\u021bia de locuin\u021be a fost Constan\u021ba (-1,9%). Astfel, \u00een primul trimestru din 2023 aproximativ 124.000 de poten\u021biali cump\u0103r\u0103tori au c\u0103utat, pe Imobiliare.ro, locuin\u021be \u00een cele \u0219ase mari centre regionale ale \u021b\u0103rii.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"576\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/05\/cover-2-11-1024x576.jpg\" alt=\"\" class=\"wp-image-66482\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/05\/cover-2-11-1024x576.jpg 1024w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/05\/cover-2-11-300x169.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/05\/cover-2-11-768x432.jpg 768w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/05\/cover-2-11.jpg 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Oferta_in_scadere_a_proprietatilor_existente_la_vanzare\"><\/span><strong>Oferta \u00een sc\u0103dere a propriet\u0103\u021bilor existente la v\u00e2nzare<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Num\u0103rul propriet\u0103\u021bilor reziden\u021biale (at\u00e2t apartamente, c\u00e2t \u0219i case) disponibile spre v\u00e2nzare \u00een portalul Imobiliare.ro \u00een marile ora\u0219e ale \u021b\u0103rii s-a depreciat, per ansamblu, cu 18,8% \u00een ultimul an, fa\u021b\u0103 de cel anterior, ajung\u00e2nd la un total de 10.880. Pe parcursul ultimelor 12 luni, toate marile ora\u0219e analizate au consemnat deprecieri ale ofertei reziden\u021biale de pe pia\u021b\u0103.<\/p>\n\n\n\n<p>Astfel, cel mai mare recul, \u00een cuantum de circa 31,3%, a avut loc \u00een Ia\u0219i, unde au fost scoase la v\u00e2nzare, \u00een T1 2023, 610 propriet\u0103\u021bi reziden\u021biale. Pe locul al doilea se situeaz\u0103 Bucure\u0219ti, cu un minus de 22,9% (p\u00e2n\u0103 la 5.430 de propriet\u0103\u021bi reziden\u021biale), acesta fiind urmat de Cluj-Napoca, cu o sc\u0103dere de circa 19,1% (p\u00e2n\u0103 la un total de 1.260 de anun\u021buri). Sc\u0103deri anuale au mai avut loc \u00een Constan\u021ba (-17,4%), cu 810 propriet\u0103\u021bi scoase la v\u00e2nzare, fiind urmat de Timi\u0219oara (-6,8%), unde au fost scoase la v\u00e2nzare 1.940 de propriet\u0103\u021bi \u0219i Bra\u0219ov (-2,4%, p\u00e2n\u0103 la 840 de oferte).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Timpul_mediu_de_tranzactionarea_unui_apartament_in_primul_trimestru_din_2023\"><\/span><strong>Timpul mediu de tranzac\u021bionarea unui apartament \u00een primul trimestru din 2023<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Av\u00e2nd \u00een vedere perioada medie de v\u00e2nzare pentru un apartament, Bucure\u0219ti poate fi considerat, \u00een momentul de fa\u021b\u0103, drept cea mai activ\u0103 pia\u021b\u0103 pe plan na\u021bional. Acest centru regional este urmat, din acest punct de vedere, de Timi\u0219oara, Constan\u021ba, Bra\u0219ov, \u0219i, respectiv, Cluj-Napoca.<\/p>\n\n\n\n<p>Pe de alt\u0103 parte, \u00een ceea ce prive\u0219te pia\u021ba bucure\u0219tean\u0103, timpul necesar pentru tranzac\u021bionarea unui apartament a fost, \u00een intervalul ianuarie-martie 2023, de 41.5 zile, iar \u00een trimestrul I din 2022 a fost de 56 de zile. O cre\u0219tere semnificativ\u0103 a perioadei de v\u00e2nzare pe segmentul apartamentelor a avut loc trimestrul trecut \u0219i \u00een Bra\u0219ov, unde acest indicator a ajuns la 61 de zile (fa\u021b\u0103 de 49 zile \u00een perioada similar\u0103 din 2022).<\/p>\n\n\n\n<p>\u00cen Timi\u0219oara, timpul necesar pentru \u00eencheierea unei v\u00e2nz\u0103ri a crescut de la 47.5 de zile \u00een trimestrul I din 2022 la 56 de zile \u00een perioada similar\u0103 din 2023. \u00cen Constan\u021ba, \u00een perioada ianuarie &#8211; martie 2023, o locuin\u021b\u0103 este tranzac\u021bionat\u0103, \u00een medie, \u00een 59 de zile (valoare ce reprezint\u0103 o stagnare a perioadei, comparativ cu anul anterior). \u00cen Cluj-Napoca, acest indicator a sc\u0103zut u\u0219or, de la 97 de zile (\u00een T1 2022) la 96.5 de zile, \u00een T1 2023.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Marja_de_negociere_a_apartamentelor_din_marile_orase_ale_tarii\"><\/span><strong>Marja de negociere a apartamentelor din marile ora\u0219e ale \u021b\u0103rii<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Marja de negociere este calculat\u0103 ca diferen\u021b\u0103 \u00eentre pre\u021bul de v\u00e2nzare \u0219i ultimul pre\u021b cerut. \u00cen patru din cele cinci mari ora\u0219e ale \u021b\u0103rii acest indicator s-a situat, trimestrul trecut, la un nivel mai sc\u0103zut comparativ cu perioada similar\u0103 a anului trecut. \u00cen momentul de fa\u021b\u0103, cea mai mare marj\u0103 de negociere, de peste 3,5%, poate fi g\u0103sit\u0103 \u00een Bucure\u0219ti \u0219i Timi\u0219oara. Spre compara\u021bie, \u00een perioada similar\u0103 a anului trecut, aceasta se situa la aproximativ 3,7%. Un alt ora\u0219 \u00een care disponibilitatea v\u00e2nz\u0103torilor de a l\u0103sa la pre\u021b dep\u0103\u0219e\u0219te u\u0219or pragul de 3% este Cluj-Napoca \u2013 unde, \u00een urm\u0103 cu un an, acest indicator se situa la 3,5%. Urm\u0103torul centru regional din clasamentul celor mai mari marje de negociere este Bra\u0219ov, cu 2,7% (\u00een sc\u0103dere fa\u021b\u0103 de perioada similar\u0103 a anului trecut).<\/p>\n\n\n\n<p>Pe de alt\u0103 parte, acest indicator s-a depreciat semnificativ \u0219i \u00een Constan\u021ba.
