Cu c\u00e2t scorul t\u0103u este mai mic, cu at\u00e2t mai reduse sunt \u0219ansele de a primi creditul dorit. Cel mai adesea, un scor de credit de cel pu\u021bin 620 \u00ee\u021bi poate garanta aprobarea creditului, \u00eens\u0103 \u021bine cont c\u0103 p\u00e2n\u0103 la valorea de 700 vei pl\u0103ti o rat\u0103 a dob\u00e2nzii mai mare.&nbsp;<\/p>\n\n\n\n<p>Cump\u0103rarea unei locuin\u021be cu un scor de credit mic \u00eenseamn\u0103 c\u0103 vei pl\u0103ti o sum\u0103 mai mare pe \u00eentreaga durat\u0103 a credit\u0103rii. A\u0219sadar, \u00eencearc\u0103 s\u0103 cre\u0219ti valoarea scorului pl\u0103tind datoriile, efectu\u00e2nd pl\u0103\u021bile la timp \u0219i totodat\u0103 evit\u0103 s\u0103 solici\u021bi un alt credit \u00een perioada premerg\u0103toare ob\u021binerii \u00eemprumutului.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"2_Marja_datorie-venit\"><\/span><strong>2. Marja datorie-venit<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Raportul datorie-venit reprezint\u0103 suma datoriei pe care o ai \u00een raport cu venitul. \u00cen cazul \u00een care costurile pentru locuin\u021b\u0103, \u00eemprumuturile pentru ma\u0219in\u0103 \u0219i alte datorii privind creditele de nevoi personale s-au ad\u0103ugat p\u00e2n\u0103 la 2.500 lei pe lun\u0103 \u00een total \u0219i ai un venit net lunar de 5.000 lei, raportul datorie-venit va fi de 2.500\/5.000 sau 50%.<\/p>\n\n\n\n<p>Pentru a te califica pentru un credit ipotecar, raportul t\u0103u datorie-venit este recomandat s\u0103 fie p\u00e2n\u0103 la 43%, de\u0219i pot exista unele excep\u021bii. Creditorii mai mici \u00ee\u021bi pot permite un \u00eemprumut peste aceast\u0103 limit\u0103, \u00een timp ce creditorii cunoscu\u021bi au reguli mai stricte \u0219i pot limita rata DTI la 36%.<\/p>\n\n\n\n<p>\u00cen cazul \u00een care ai prea multe datorii, va trebui fie s\u0103 cumperi o cas\u0103 mai ieftin\u0103 cu un credit ipotecar mai mic, fie s\u0103 depui un efort suplimentar pentru a pl\u0103ti o bun\u0103 parte dintre datorii \u00eenainte de a contracta un credit ipotecar.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"3_Avansul_de_care_dispui\"><\/span><strong>3. Avansul de care dispui<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>\u00cen mod ideal, po\u021bi reduce 20% din costul creditului atunci c\u00e2nd achizi\u021bionezi o cas\u0103 \u0219i te \u00eemprumu\u021bi p\u00e2n\u0103 la 80% din valoarea acesteia. Cu toate acestea, cei mai mul\u021bi dintre oameni ofer\u0103 un avans mult mai mic. Majoritatea institu\u021biilor financiare solicit\u0103 un avans de minim 15%.<\/p>\n\n\n\n<p>Pentru a ob\u021bine mai multe informa\u021bii cu privire la costurile asociate unui credit ipotecar, po\u021bi apela cu \u00eencredere la<a class=\"article-body-links\"href=\"https:\/\/bit.ly\/3bmhC8d\">&nbsp;expertiza unui broker de credite<\/a>. Cu ajutorul unui astfel de specialist, vei putea g\u0103si&nbsp;<strong><em>gratuit&nbsp;<\/em><\/strong>solu\u021bia de refinan\u021bare ideal\u0103 pentru obiectivele tale financiare.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"4_Vechimea_in_munca\"><\/span><strong>4. Valoarea \u0219i starea locuin\u021bei<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Institu\u021biile financiare vor s\u0103 se asigure c\u0103 proprietatea pe care dore\u0219ti s\u0103 o cumperi se afl\u0103 \u00eentr-o stare bun\u0103 \u0219i c\u0103 valoreaz\u0103 suma pe care urmeaz\u0103 s\u0103 o \u00eemprumu\u021bi.<\/p>\n\n\n\n<p>Dac\u0103 dore\u0219ti s\u0103 pl\u0103te\u0219ti 150.000\u20ac pentru o cas\u0103 care valoreaz\u0103 doar 100.000\u20ac, institu\u021bia financiar\u0103 nu te va \u00eemprumuta cu suma ini\u021bial\u0103. A\u0219adar, vei fi \u00eemprumutat un procent din valoarea evaluat\u0103 de 100.000 \u20ac.
