Dup\u0103 un avans de +0,7% \u00een T2 2023 \u0219i de +1,9% \u00een ultimul an, Bra\u0219ov a ajuns la o medie de 1.580 de euro pe metru p\u0103trat util.<\/p>\n\n\n\n<p>Pe urm\u0103toarele locuri \u00een clasamentul na\u021bional al ritmului de evolu\u021bie a pre\u021burilor din T2 2023 se afl\u0103 Constan\u021ba (1.460 \u20ac\/mp), Timi\u0219oara (1.450 \u20ac\/mp), Craiova (1.440 \u20ac\/mp), Ia\u0219i (1.330 \u20ac\/mp), Oradea (1.330 \u20ac\/mp),&nbsp; Ploie\u0219ti (1.080 \u20ac\/mp), Gala\u021bi (1.070 \u20ac\/mp) \u0219i Br\u0103ila (1.010 \u20ac\/mp).<\/p>\n\n\n\n<p>Comparativ cu perioada similar\u0103 a anului anterior, datele Imobiliare.ro relev\u0103 c\u00e2teva major\u0103ri ale pre\u021burilor solicitate de v\u00e2nz\u0103torii din marile ora\u0219e. Cel mai semnificativ avans a avut loc \u00een Ploie\u0219ti (+3,7%), urmat de Br\u0103ila (+2,9%), Cluj-Napoca (+2,7%), Oradea (+2,2%), Ia\u0219i (+2,1%), Bra\u0219ov (+1,9%), Timi\u0219oara (+1,8%) \u0219i Constan\u021ba (+0,1%). Sc\u0103deri ale pre\u021burilor solicitate de v\u00e2nz\u0103torii din marile ora\u0219e au fost \u00eenregistrate doar \u00een Bucure\u0219ti (-4%) \u0219i Craiova (-2,5%). Singura stagnare de pre\u021b a fost \u00eenregistrat\u0103 \u00een Gala\u021bi.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Scaderi_importante_ale_ofertei_de_inchiriere_din_trimestrul_doi_al_anului_2023_Bucuresti_si_Brasov_inregistreaza_cele_mai_pronuntate_scaderi\"><\/span><strong>Sc\u0103deri importante ale ofertei de \u00eenchiriere din trimestrul doi al anului 2023: Bucure\u0219ti \u0219i Bra\u0219ov \u00eenregistreaz\u0103 cele mai pronun\u021bate sc\u0103deri<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Comparativ cu perioada similar\u0103 a anului precedent, oferta total\u0103 de apartamente \u0219i case disponibile spre \u00eenchiriere pe portalul Imobiliare.ro, \u00een cele mari centre regionale analizate a fost, \u00een T2 2023, cu 30% mai sc\u0103zut\u0103 \u2013 aceasta cifr\u00e2ndu-se, mai exact, la 11.570 de oferte.<\/p>\n\n\n\n<p>O tendin\u021b\u0103 descendent\u0103 la acest capitol a putut fi observat\u0103 \u00een toate marile ora\u0219e, \u00een frunte cu Bucure\u0219ti, unde a fost consemnat un declin de -33%, p\u00e2n\u0103 la 6.150 de anun\u021buri. Bra\u0219ov, pe de alt\u0103 parte, a avut loc o sc\u0103dere anual\u0103 de -30% (p\u00e2n\u0103 la aproape 780 de oferte), iar \u00een Ia\u0219i, una de -28% (p\u00e2n\u0103 la 850 de anun\u021buri).<\/p>\n\n\n\n<p>Sc\u0103deri semnificative au mai fost consemnate \u00een Timi\u0219oara (-27%, p\u00e2n\u0103 la 1.870 oferte) \u0219i Constan\u021ba (-15%, p\u00e2n\u0103 la aproape 570 de oferte).<\/p>\n\n\n\n<p>O tendin\u021b\u0103 general\u0103 de sc\u0103dere poate fi observat\u0103 \u0219i \u00een ceea ce prive\u0219te num\u0103rul de noi propriet\u0103\u021bi de \u00eenchiriat, ce s-a situat la circa 7.210 \u00een T2 2023, echival\u00e2nd cu un minus de -27% fa\u021b\u0103 de perioada similar\u0103 din 2022. O evolu\u021bie descendent\u0103 poate fi observat\u0103 \u00een toate ora\u0219ele analizate, \u00eencep\u00e2nd cu Bucure\u0219ti (-35%) \u0219i continu\u00e2nd cu Timi\u0219oara (-24), Ia\u0219i (-24%) \u0219i Cluj-Napoca (-16%). Bra\u0219ov a \u00eenregistrat o sc\u0103dere a num\u0103rului de noi propriet\u0103\u021bi de \u00eenchiriat \u0219i anume, cu -7%. Astfel, num\u0103rul de oferte nou introduse pe pia\u021b\u0103 \u00een perioada aprilie &#8211; iunie s-a cifrat la 3.500 \u00een Capital\u0103, 1.060 \u00een Timi\u0219oara, 1.020 \u00een Cluj-Napoca, 710 \u00een Bra\u0219ov, 540 \u00een Ia\u0219i \u0219i 380 \u00een Constan\u021ba.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Chiriile_din_Bucuresti_si_Cluj-Napoca_sunt_printre_cele_mai_scumpe_in_timp_ce_Oradea_ofera_cele_mai_convenabile_optiuni\"><\/span><strong>Chiriile din Bucure\u0219ti \u0219i Cluj-Napoca sunt printre cele mai scumpe, \u00een timp ce Oradea ofer\u0103 cele mai convenabile op\u021biuni<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>\u00cen ceea ce prive\u0219te chiriile solicitate pe categorii de apartamente, Bucure\u0219tiul se afl\u0103, \u00een mod firesc, \u00een fruntea marilor ora\u0219e, cu valori medii de 320 de euro pe lun\u0103 pentru garsoniere, 500 de euro pe lun\u0103 pentru dou\u0103 camere \u0219i, respectiv, 700 de euro pe lun\u0103 pentru trei camere.<\/p>\n\n\n\n<p>Capitala \u021b\u0103rii este urmat\u0103 \u00eendeaproape de Cluj-Napoca, unde proprietarii solicit\u0103 330 de euro pe lun\u0103 pentru o garsonier\u0103, respectiv 500 de euro pe lun\u0103 pentru un apartament cu dou\u0103 camere \u0219i 650 de euro pe lun\u0103 pentru apartamentele cu trei camere. La polul opus, cu cele mai accesibile locuin\u021be de \u00eenchiriat, se situeaz\u0103 Municipiul Oradea.
