391.700 de imobile, \u00een timp ce \u00een intervalul similar  al anului trecut au fost tranzac\u021bionate peste 456.700 de imobile.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img \/><\/figure>\n\n\n\n<p>\u0218i la nivelul cererii pentru propriet\u0103\u021bile scoase la v\u00e2nzare pe pia\u021ba reziden\u021bial\u0103 s-au putut observa, \u00een ultimul timp, unele sc\u0103deri, pe fondul costurilor de finan\u021bare mai mari.<\/p>\n\n\n\n<p>Potrivit celui mai nou raport Imobiliare.ro Market 360, cererea pentru casele \u0219i apartamentele noi \u0219i vechi listate pe pia\u021b\u0103 la v\u00e2nzare a \u00eenregistrat o sc\u0103dere cu 14% \u00een trimestrul al II-a din 2023. \u00cen Bucure\u0219ti, de exemplu, cererea s-a diminuat cu 10%, \u00een timp ce \u00een Bra\u0219ov sc\u0103derea a fost mai accelerat\u0103, cu 31%, iar \u00een ora\u0219e precum Ia\u0219i sau Constan\u021ba s-a men\u021binut \u00een jur de 20%. <a \u00ee\u0219i revine, sau de a opera aceste cre\u0219teri de pre\u021b pentru a-\u0219i p\u0103stra marja&#8221;, a mai explicat Crainic. <\/p>\n\n\n\n<p>\u00cen general, marja de profit pe care o poate ob\u021bine un dezvoltator pe \u00eentreaga perioad\u0103 a proiectului este, potrivit estim\u0103rilor din pia\u021b\u0103, \u00een jur de 30%.<\/p>\n\n\n\n<p>C\u00e2t despre pre\u021buri, acestea se men\u021bin \u00een continuare la un nivel \u00een mare parte similar cu cel de anul trecut, chiar \u0219i \u00een condi\u021biile \u00een care infla\u021bia a atins recent \u0219i 15%. &#8222;Salariile au crescut. Dac\u0103 ne uit\u0103m la puterea de cump\u0103rare de pe pia\u021ba imobiliar\u0103, teoretic, ast\u0103zi este mai mare. Ce ne \u00eencurc\u0103 pe noi to\u021bi, dac\u0103 dorim s\u0103 cump\u0103r\u0103m ast\u0103zi o locuin\u021b\u0103 este pre\u021bul finan\u021b\u0103rii&#8221;, a mai explicat reprezentantul Imobiliare.ro \u00een cadrul emisiunii &#8222;Forum economic&#8221;.<\/p>\n\n\n\n<p>Potrivit estim\u0103rilor speciali\u0219tilor<strong> <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/credite-ipotecare#calculator_credit\" target=\"_blank\" rel=\"noreferrer noopener\">Imobiliare.ro Finance<\/a><\/strong>, brokerul de credite din cadrul grupului Imobiliare.ro, volumul creditelor ipotecare noi acordate \u00een Rom\u00e2nia, excluz\u00e2nd refinan\u021b\u0103rile, s-a contractat cu aproximativ 20% pe fondul cre\u0219terii dob\u00e2nzilor. <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/imobiliare-ro-lanseaza-imobiliare-ro-finance_db\/\" target=\"_blank\" rel=\"noreferrer noopener\">Totu\u0219i pia\u021ba creditelor ipotecare performeaz\u0103<\/a> peste a\u0219tept\u0103ri sau chiar dep\u0103\u0219ind pie\u021be, ca de exemplu Polonia, unde au existat \u0219i sc\u0103deri de p\u00e2n\u0103 la 60%-70% \u00een unele perioade recente.<\/p>\n\n\n\n<p>Un alt aspect important cu privire la realitatea actual\u0103 din pia\u021ba imobiliar\u0103 este acela c\u0103 dezvoltatorii nu dispun de stocuri vaste pentru care s\u0103 depun\u0103 un efort considerabil pentru a le vinde. &#8222;Ne aducem aminte de criza din 2008-2010 c\u00e2nd foarte mul\u021bi dezvoltatori au construit \u00een avans baz\u00e2ndu-se pe o cre\u0219tere general\u0103 care nu se va opri niciodat\u0103. A venit apoi criza \u0219i au r\u0103mas cu sute de apartamente \u00een cl\u0103diri construite, nelocuite, nev\u00e2ndute. \u00cen ultimii ani dezvoltatorii au etapizat foarte bine proiectele, au v\u00e2ndut pe plan \u0219i au demarat construc\u021bia unui proiect \u00een momentul \u00een care aveau 30%-35% din el precontractat pe plan. S-au protejat foarte bine, nu au mai construit \u00een ne\u0219tire&#8221;, a mai detaliat Crainic.<\/p>\n\n\n\n<p>El consider\u0103, totodat\u0103, c\u0103 pentru cei care dispun deja de fonduri perioada care urmeaz\u0103 poate fi una ideal\u0103 pentru a g\u0103si bune oportunit\u0103\u021bi de investi\u021bii \u0219i \u00eei aten\u021bioneaz\u0103 pe cei care a\u0219teapt\u0103 o eventual\u0103 pr\u0103bu\u0219ire a pie\u021bei c\u0103 aceasta este &#8222;foarte pu\u021bin probabil s\u0103 se \u00eent\u00e2mple&#8221;.
